This letter is response to your written inquiries dated January 21, January 23 and February 6, 2015 to the Revdex.com (Revdex.com), Congresswoman [redacted] and the [redacted] Attorney General, respectively, regarding your referenced loan. We appreciate your patience while we...

researched our records to respond to your concerns. Our records indicate that this account has been discharged in bankruptcy. PNC Mortgage is not attempting to collect against you personally, but is simply responding to your request. In your correspondences, you stated that you filed Chapter 7 Bankruptcy on April 13, 2011 and included copies of documentation reflecting the filing and discharge of the bankruptcy, which occurred on July 29, 2011. You stated that your Statement of Intent advised PNC Mortgage that you wanted to reaffirm the mortgage debt; however, instead of providing the reaffirmation agreement, PNC Mortgage offered you a loan modification that you accepted on June 21, 2011. You stated that you have made all of your payments in a timely manner; but PNC refuses to report your payments to the credit bureau agencies, as well as provide you with a payment book or monthly billing statement. In addition, you stated that you were informed that you would need to re-open your bankruptcy case in order to have a reaffirmation agreement entered, which will cost you $260.00. You requested that PNC Mortgage send a correction request to the credit bureau agencies to update your payment history and provide you with monthly statements. According to our records, your loan is due for the April 1, 2015 payment. Please be advised that PNC Mortgage does not automatically send out a reaffirmation agreement when a loan is in active bankruptcy. You or your attorney would have had to contact our Bankruptcy Department and request for a reaffirmation agreement to be sent out. I was supposed to have a notification set up on my account for overdraft when I recently changed the type of account I had. No overdraft notice was sent to me and ultimately I incurred almost consecutively 13 overdraft fees. I had to contact PNC several times and go to several different branches which ultimately only some of my overdraft fees were refunded. I am a 16 year customer with PNC and very disappointed in the treatment received.

I deposited two checks in my account via ATM on yesterday. They were made out to my husband who is not on my account however he endorsed both checks... they show up today as on my account as "unpresentable". I messaged PNC via their Facebook page and I'm being told my husband would have needed to be present to prove his signature... I now have to wait for the checks to be mailed back to me. He and I are going today (taking off work) to have him added to the account, however we needed this money now. I have deposited his payroll checks in my account before and no one has said anything. I have all my contact info listed on my account. I wish someone would have contacted me. This is going to create some issues for us.

Review: I would like to make a complaint against PNC Mortgage. My wife and I bought a house in [redacted] but we moved to [redacted] in November of 2014. Since we decided to rent out our house, we continued to make mortgage payments. By February of 2016, unbeknownst to us, our insurance company stopped insuring us with homeowner’s insurance. They apparently sent us a notice to our Illinois address; since after a year, mail was not forwarded, we never did get the notice. We did receive some type of correspondence from PNC mortgage, but nothing stating that they were charging a particular amount starting on a particular date. In the meantime, we continued to remit the exact same mortgage payment, part of which always included the homeowner’s insurance.

Finally, in May, PNC informs us that our monthly mortgage payments will be increasing by about 400 dollars to account for the insurance they acquired for us in February! We finally realized that our first insurance company had dropped our homeowner’s insurance (although we thought we were still paying for it, as PNC continued to accept the same mortgage payment). We immediately were on the phone to procure insurance for well under $1000 per year. My wife first talked to a very nice lady from PNC who assured us that everything was now in order. Then, out of the clear blue sky, we received a notice saying that PNC was charging us $775 for a few months insurance, from February to present. We spoke twice to customer service representatives, who could only say that they sent us notices (none of which stated that a new insurance was now implemented by them, nor saying how much we were paying). Again, we thought we were still paying the same insurance.

We admit that we should have followed up and investigated what was going on as soon as we received a notice. Nevertheless, we find it abhorrent and totally unfair that PNC could charge us (five times what normal insurance would cost) without even telling us that a huge charge was being made. NEVER did they tell us what we were paying in February and March (until April or May rolled around). And for this reason, we believe that it would be only fair that PNC would refund at least a good portion – if not all - of the $775 that they have charged us.Desired Settlement: Since we were forced to pay for expensive insurance we never asked for, we would like PNC to refund at least a good portion - if not all - of the $775.

We did not have insurance from February to May. NOW we know that our insurance was dropped in February, but we were UNAWARE until May that we were not covered. Apparently, we had mail in IL which was not forwarded to our present address in WA. PNC continued to charge us the same mortgage amount in February, March, and April, which included the insurance, so we naturally assumed that we were still covered. The fact remains that PNC did not inform us until May 19th that we were being charged a certain (exorbitant) amount. If we had received that May letter in February, we would have immediately acted upon it, as we indeed did upon its reception in May. We are amazed and extremely disappointed that PNC will not accept at least some of the responsibility of the mix-up, and reimburse us at least a good part of the huge amount of money we were forced to pay. Review: Pnc sold/lease me a clover station. They said it comes with training and support. They also said that I would only need to buy one app. After getting the station, it needed way more apps each with monthly cost the support the give was no good and doesn't help with third party apps like they said it would. Nothing they told me was true. It's been a month and still no help from them. I've made contact multiple times but they push me off and said someone will contact me. I'm tired of trying to reach out to them and not getting anywhere.Desired Settlement: Take the product back!

Review: I have been dealing with a nightmare of a situaion with PNC bank since December 2008 concerning a property in [redacted] Originally, I sent many emails requesting assistance on payment arrangements and when told "they could not help me because my credit was too good and I made too much money. I eventually ended up trying to short sale the home and filed a bankruptcy. Ironically, I had several offers with valid buyers providing "good faith" money on the home at the time, though the short sale dept at PNC was "moving too slow" for the foreclosure dept and they foreclosed on the home. This foreclosure was completed AFTER a personal bankruptcy was filed in which the house was surrendered. That Chapter 13 bankrupcty officially occurred in May 2009. Finally, PNC re-acquisitioned the home (according to the 1099-A they sent me) in 9/21/2010, though they had people living in it well before then.

Over all this time and even today, in various contacts with the company concerning incorrect reporting on my credit report, their own depts all have conflicting information. While the story has changed multiple times over the years, I have been told "sometimes it takes our lawyer a year or more to file the foreclosure", to "we cant help when the paperwork gets filed" to "we don't really know what is going on because only the foreclosure dept can help".

In February 2012 I sent multiple phone and secure message (written) inquiries concerning the fact that though PNC foreclosed in the 2010 timeframe and though the 1099A was sent in the Spring of 2011, the account on my credit report still remained as "pending foreclosure". In my various conversations I was again told that "it was the PNC lawyer that not "closed" out of the foreclosure process and that there was nothing I could or should do".

Now, it is May 2016 and I am trying to get a Parent Loan to send my child to college. According to the loan representative, the only "issue" with my credit is that the E[redacted] pull is still showing the PNC account as "pending foreclosure" and 120 days past due. This has been going on now for over 5 years and I am not going to be able to send my child to college because the representative can do nothing until PNC fixes the credit report status on the account - not in the notes FYI - and then provides a "Deed in lieu" which I am told is another set of hoops I will have to jump through. Additionally, the foreclosure dept is now telling me there is nothing they can do because the account is "closed" on their end. Yet my credit report still remains incorrect.

At this point, I am never going to work with PNC Mortgage again. However, I am requesting that my credit reports (all 3) be IMMMEDIATELY corrected with the CORRECT FORECLOSURE/BANKRUPTCY date and the "Deed in Lieu" be sent to me immediately so that I can get my daughter into college.Desired Settlement: I am requesting that my credit reports (all 3) be IMMMEDIATELY corrected with the CORRECT FORECLOSURE/BANKRUPTCY date and the "Deed in Lieu" be sent to me immediately so that I can get my daughter into college.

While the representative I talked to did say it should be corrected from what she could see, she also said I need to officially send a written request with documentation. More hoops to jump through after almost 8 years and I do not understand why it would take up to 30 days and they need more requests in writing when the problem has already been clearly documented here, on their secure message site and in their own files through various phone and written communications in the past. I have wasted many hours over all this time and I am not sure what more I can provide at this point - they have the short sale documentation, the Revdex.com complaint, details on the credit report that is incorrect, copies of the 1099 they sent me showing their acquisition date of the home, etc. This feels like more work to make me give up the effort.Regards,

Review: PMI insurance

I financed my house approx 6 years ago for 85,000.00 I was told after I owed less than 80% on the load that the PMI included in the payment would drop off. I contacted PNC approx 1 yr ago when I owed less than 80% and requested this to be removed and heard nothing else from them. Again the first of Feb, I contacted them about removing the PMI from my payment, now owing only around 45% of what I financed and less than half of the homes value and heard nothing from them in return. Once again I called them approx 30 days after this and I was told I had to have an appraisal done with there over priced appraiser to have this removed. I was told all I had to do was call when it was paid down and this could be taken care of and now they are refusing to take the PMI off the loan even after paying it down almost 60%Desired Settlement: Take the PMI off my payment, and refund the PMI I paid after the load was 20% paid off.

I have read the laws on having PMI insurance dropped. The laws at the time of the loan are what apply. It states mortgage companies are required to drop PMI insurance after the loan had reached 78% of the original appraised value at the time of the load. Now I am well under half of the loan value and they still will not drop the PMI. I will only be satisfied when this is taken off my loan and I an credited all the money paid to PMI after my loan to value was below 78%. Thank You James Clanin

Review: I have been a customer for nearly a decade. I put in more then enough to cover my debts. I realize that due to the way they post things that I will [redacted] up every once in awhile with non PNC checks and get an OD fee. I understand that. how ever my husband (his company does not have direct deposit yet) puts his paycheck, drawn on PNC, into my account so that should, or always has been, treated like cash and given immediate availability. Also I put cash in thru the ATM this last weekend and had deposits that more then covered the items coming out of the account. Yet, they managed to twist the way they credited the account so that they could get 3 OD fees. Plus the 4 from earlier this month. I do not know what has happened at PNC over the last 6 weeks, but it has been months and months since my last OD fee, and that was a single item, not 7.Desired Settlement: I want the OD fees for the last 5 weeks put back into my account.

Review: I have been with PNC bank for over 20 Years, I made cell phone service purchased with [redacted] In JAN 2016 but my service didn't work at all I went to merchant few times he said he will issue me refund, Ultimately he never issued me the refund and end up filing a dispute with PNC BANK. Pnc bank issued me credit and I provided all the detail VIA Fax to PNC dispute center. Today after 8 months I received a letter from PNC bank they tried to contact me and now they are taking the temporary credit back from me. I have never been contacted by anyone from PNC bank. I have left numerous messages to PNC dispute department never received a phone call back from anyone.

Review: PNC bank is an absolute scam, with the worst customer service ever. I overdrafted my account by $9 and tried to transfer funds from another account to cover it. However, their app was not working. I tried at 3 separate times throughout the day and kept receiving the same error message, so could not transfer funds, and did not have time to call that day. Then, the next day I wake up to find I have THREE separate overdraft fees! I called, and was told it was an error, then that it was not an error - I've been told so many different things by different representatives at this point that it's ridiculous. I simply asked them to remove the $36 (each) overdraft fees as a courtesy, as they have stated in the past that they are able to do. They removed some of the fee, but refused to refund the last $36. Then the next day, they charged me another $36 fee! Again I called them to ask why this was the case, and I was treated like an it by the customer service rep. I work in a call center and I know people can be annoying, so I was very polite when calling. Still, they became exasperated extremely quickly and spoke to me in a way unlike I'd ever heard a CS rep speak to a customer. There's no reason I should feel so terrible after disconnecting from a phone call with a bank. Each time I call, I get a rude, snobby script about how "technology isn't always reliable" so I should have called to transfer the funds, therefore it is my fault. This is honestly ludicrous to me. Why have an app if it doesn't work? I realize that I am not technically owed the $72 but at this point I've more than earned that courtesy. This business needs to be held accountable for treating their customers like dirt.Desired Settlement: Return of the $72 overdraft fee.

Review: I had my debit card stolen from the beach. My husband had his lost/stolen a few weeks later. We called in to report those to the bank and they gave us new cards. We were each charged $7.50 per new card issued. That was the first time in 25 years I have even been charged for a lost/stolen card. A few weeks later I go into the local branch to see if someone had turned in my husbands debit card, and the bank said no. I asked Allison if she could put a freeze on that card or just cancel it. She said she could and she will also get us another one. We told her we didn't want a new one if we had to pay the $7.50 replacement fee. Allison checked with Romi the manager and Romi advised us that they don't charge for lost/stolen cards so we agreed to get the other card. Allison then advised my husband and me that Romi will take care of the other 2 $7.50 charges. I was supposed to get a call back from Romi, but needless to say Romi did not handle anything I was advised she would do. I have now been into the local branch 4 different days trying to get in touch with Romi. Then she talks down to my husband like we don't understand how to use a debit card. Then Romi stated that her manager said it looked funny because we had other lost/stolen cards so there was nothing he could do. The entire time the whole management dept has dropped the ball and failed to reach out to us not even once! I had to follow up with them. Allison was very nice, but they set my expectations and now they are not following through. I will be going back to [redacted] within the month. Review: My husband and I took out a home equity loan in January of 2005 with [redacted] It was a balloon loan. After educating ourselves more we realized this was not a good loan to have. I started calling PNC after they acquired our loan to ask about refinancing this loan into an installment loan. Every time I called they told me it was an installment loan and could be paid off Feb. 2020. I called numerous times over the years and was told the same thing. I asked to talk to supervisors and was told the same thing. I told them to do the math...it didn't make sense and we wanted to refinance so we didn't have a balloon loan. They insisted we had an installment loan which would be paid off in 2020. I did not write down every person I talked to at PNC or the times I talked to them but I did make a note in August of 2008 when I talked to Ruth [redacted]. She again insisted we had a simple interest loan...not a balloon loan. We didn't know what to do as they kept telling us it wasn't' a balloon loan. We didn't want to have a balloon loan but they insisted over and over it wasn't so we had no reason to refinance. The last time I called to inquire about this again and to get some proof (I had asked for it before but they never sent any) was in June of 2014. I spoke to Joanne B[redacted] at PNC's [redacted] Illinois branch. She told me the same thing...that we don't have a balloon loan but a simple interest loan so there is nothing we should do. I explained to her the math didn't add up. She said that's what it says in my file. After we got off the phone she did some investigating and called me back when she realized it is a balloon loan. She said that when PNC bought it from [redacted], PNC has no option for balloon loans because they don't offer them so whoever entered it into the computer must have just put it under installment loan. So for at least 6-8 years if not more PNC has told us our balloon loan is an installment loan and insisted we did not refinance because it would be paid off in Feb. 2020. In June of 2014, Joanne B[redacted] told me that they made a mistake, it is a balloon loan and in Feb. 2020 we will owe them one lump sum of $28,013.93. Since finding out this information we have tried to refinance this loan with PNC and they refuse to do so, saying we don't have enough equity in our home to refinance it. Had they refinanced it when I originally called, our interest rate would be low on this loan and our house was valued much higher than it is now. They have ripped us off for thousands of dollars by doing this and now won't even refinance to make it right. I don't know what else to do but to file a complaint. Also we refinanced our house in July 2013. We could have refinanced this balloon loan into our mortgage had they not been giving us the wrong information about what kind of loan it was for years, and denying our requests to refinance it.

I filed a complaint with the Consumer Financial Protection Bureau not long ago. PNC responded that they do not have any records of us calling which is disturbing. They either or lying, or they deleted them as every time I called, they had a record of all the other times I called. They also said they have no records of us applying for a different loan to get out of this bad one, I then posted the letter from one of their employees that we saw when we were trying to refinance this loan, but they always told us no. And still no one from PNC has contacted me.Desired Settlement: It would be fair if they took thousands off our loan as they have treated us so unethically, but at the least, they should contact us and refinance our loan. Taking responsibility for what they have done that has so greatly affected our lives would be the right thing to do.

Review: Last week I had contacted PNC regarding an issue where $104 vanished from my bank account. I noticed it because at 3AM PST my balance was at $221 and when I woke up the next morning it was at $117. I called PNC to ask what happened and they were trying to tell me that it might have been other pending transactions that just posted, which I told them wasn't true, because I keep an eye on all of my transactions and I know what is posted and also that everything that was pending was already posted, etc! They then said they don't know what happened to my $104. They than tried to say that it might have been a Mobile Issue through my mobile bank, which wasn't true, because for all the years I never had that issue before. So still they said they could not do anything, not even a credit, or anything. I was on the phone with them for 4 hours, and because of that I lost money from my job, and had to pay extra from the car I rented because the money wasn't in my account because the $104 just vanished. It is an issue I was told has happened before by other PNC customers, they have told me that I am not the only one this has happened to. Review: I went to PNC bank to get a lien release for my mobile home. I initially went to bank and they stated the old loan was paid over 22 years ago and the lien was no longer in effect. I gave them the information they required and they said the lien release would be sent to me in 2 weeks. Review: The bank is posting transactions in an order that allows them the most fees.

They had transactions 6/1/16, that would not have withdrawn my account that were received showing a positive balance, but then 6/2/16, show a check posted 6/1/16, that was not deducted from my available balance on the posting date. This caused me to overdraft because I would have otherwise covered the charges while they were pending. So in other words- this bank is posting checks with the date prior to when they are deducted from the consumer's balance. This allows them to collect overdraft fees of $36 (up to 4 a day) so they leave the pending transactions pending 6/2/16 even though they were there 6/1/16, so that they can charge additional fees 6/3/16.Desired Settlement: Reverse my 2 $36 fees and receive notice on lawful check posting as this is only in the banks favor as I did not authorize overdrafts to occur for 'convenience'.
