The Basement Doctor has been our go-to basement/foundation contractor since 2006. Our most recent project was very challenging and required top expertise, experience and equipment. They did a great job on it, from bidding through final clean-up, always communicating effectively with us, always on time, and always efficient. They also gladly honored a lifetime warranty given by their predecessor company. Our special thanks for a job well done go out to Production Manager Rob G, Field Supervisor Dan ***, Project Manager Jim S Foreman Jamison R, Zach W and the rest of the assigned team. All are true professionals. I highly recommend this company.

The process from contract signing to completion went very smoothly and solved my problem of the water main leaking into the basement. The wait time was a little longer than I had hoped, but I guess that can be explained by their services are in high demand.

I had a couple of leaks in the basement after heavy rain. The sales rep explained how water was coming in and what they could do to resolve the problem. After I scheduled the repair, the guy who was going to do the work (Santos) came by to see first-hand what needed to be done. On the day of the job, he covered the floors leading to the basement and put up a plastic barrier around the work areas. He explained everything he was doing, and cleaned up afterward.
From initial call to completion of the job, everyone I talked to knew what they were doing and they all were very respectful.
I highly recommend The Basement Doctor.

All personnel associated with the Basement Doctor were kind, considerate and very professional. All scheduled visits were accomplished on time and personnel were very informative regarding inspection procedures and installation procedures. The work that was estimated to take one whole working day was satisfactorily completed within four hours with the help of one added crew member. The finished basement area was well protected from their work activities. Everything was accomplished in a timely manner and their workmanship was excellent.
I received several quotes, but their quote and appraisal of the work needed to repair cracked and bowed basement wall was most sound. I would recommend The Basement Doctor to anyone in need of basement waterproofing.

We Hired The Company Back In Fall To Have Work Done On Our House! It was A Totally Nite Mare. The Guys Where To Be Here For 2 Week It Only Took Them 3 Days Which Basically They Rushed The Job! We Have Had Them Back Out More Then I Can Count On My Fingers . Did Inspection In The Pitch Dark! Had To Change Layout Serval Times Because Us As Home Owners Told Them That It Would Not Work The Way They Wanted To Do It! So There For We Had To Prove Are Point Cause They Way They Did We Had Nothing But Problems With . I Would Not Recommend This Company To Anyone! They Did Not Listen To Any Of Are Concerns That We Had. The Last Year We Were Making Our Payments And Job Was Not Even Done Yet Nor Done Right!

Hired the Basement Doctor two weeks ago to fix a bowed basement wall. The repair included excavation work that took a total of three days. The crew that was sent to my residence was nothing short of excellent. I actually enjoyed have them at the house. They were respectful and hardworking and professional. The crew chief was easy to work with explained every step that was taken and was very knowledgeable. No worries about the clean up after they were finished as they took extra steps to leave the site in excellent condition. I made a good decision with going with the Basement Doctors vs some of their competitors. I would highly recommend them for your basement repair needs.

We hired the Basement Doctor to address the water intrusion in our basement. The problem was diagnosed as water intrusion based on the lack of a sub-pump and improper drainage. We invested over $15,000.00 in the Basement Doctor’s solution of their basement encapsulation system, sub pump installation and mold remediation. The work was performed in October 2019. We began experiencing water in our basement again on 3/20/2020. We immediately reached out to our assigned Basement Doctor Project Manager, Charlie M, with no response. Please see the timeline below

3/20/2020-Water in the basement & contacted Project Manager via email
4/6/2020-With no response to our email on 3/20/2020 we sent a text message to the project manager again communicating our concern with the water in the basement
4/10/2020-Project Manager responded via text & due to our family member’s exposure to COVID, the assessment of the basement was scheduled for 5/8/2020
5/8/2020-Project Manager came to assess the issue & communicated that he or a Production Manager would be contacting us to address the problem. During this assessment Mr. M agreed the issue with the basement was caused because the waterproofing should have included drilling in the foundation to allow excess water to drain away from the structure. We communicated the importance of having this addressed immediately, as we will be listing our house in less than a month and would be having our stair rebuilt, trim work in the basement and drywall replaced to address previous water issues. We were assured this would be address within a matter of days.
5/13/2020-We sent message via text to the Project Manager regarding the status of our repair. We received no response.
5/15/2030-We called the Project Manager and left a voicemail with no response.
5/19/2020-We connected the Basement Doctor directly and left several voicemails, sent emails and text messages to Project Manager regarding additional water intrusion that damaged newly installed stairs, drywall and trim work performed in the basement the week prior. This work cost us over $2000.
We are concerned the water intrusion will impede us from selling our home and likely cause a decrease in the sale pricing as buyers are adverse to water damage.
Today, 5/19/2020, the Project Manager contacted us via text message communicating that a Production Manager would be in contact with us and would address the issue before the end of the week. The office closes at 5pm today, it is nearing the close of business and we have yet to receive any further contact. We no longer have confidence in the Basement Doctor’s ability to properly remedy the issue. I have attached pictures of the water damage to the repaired areas of the basement and the contract, which includes language regarding the Basement Doctor’s responsibility to address repair issues within the first year of installation of the system.

I write to initiate a complaint against one of your members, J&D Home Improvement, Inc. dba “The Basement Doctor.” Our paperwork says “The Basement Doctor” is a subsidiary of J&D but documents filed at the Ohio Secretary of State’s office say “The Basement Doctor” is just a fictitious name.

On March 17, 2015 we were provided an estimate to install a “No-Water Drainage System” for $23,573.00 with a “lifetime transferable” warranty. We also purchased and have paid for annual inspections and maintenance from the company.

We kept having water issues, and in 2017 they discovered a 4” hole in our basement wall, which The Basement Doctor apparently never fixed. We had finished the basement and installed new carpet, all of which was ruined. The Basement Doctor did fix the 4" hole but wouldn’t reimburse us for the damages.

In January, 2020 we discovered that the water was coming in through gaps around the sewer pipe which they also didn’t fix. Sediment and water has been coming through this area, and The Basement Doctor is now saying it isn’t their responsibility. In fact, they now say our system might need to be replaced because it has become clogged up with the sediment that has washed into our basement.

This has been a nightmare for five years. Every time there is a heavy rain we have to mop up and shop vac the water. Our new carpet is gross. We used to enjoy listening to the rain but now it frequently causes panic attacks. We hired The Basement Doctor for peace of mind which we had only for a brief period of time.

We want The Basement Doctor to stand behind its warranty. The water is not coming in from a sewer backup, but ground water is infiltrating the wall around the pipe, so this isn’t excluded from our warranty, and as far as the hole goes that they were supposed to fix in 2017, none of the sediment would have gotten into our drainage system if they had properly sealed up all of the holes in our basement walls.

We believe The Basement Doctor failed to supply the agreed products in accordance with their contract with us, and are breaching their warranty by failing to honor it. We also believe their conduct violates the Ohio Consumer Sales Practices Act, for the following reasons:

We think they committed deceptive acts by telling us we would have a dry basement, telling us they gave us one, denying their warranty for problems they didn’t fix, and telling us we need to repair or replace our system at our own expense (ORC 1345.02(B)).

We think they committed unconscionable acts, because they knew or should have known about the holes in our basement walls and we wouldn’t get the substantial benefit of paying them more than $23,000 for a dry basement, and they made misleading statements of opinion we have relied on (ORC 1345.03).

We think we are entitled to an award of damages against The Basement Doctor if they will not fix our problems once and for all at their expense, and those damages should include attorney fees and punitive damages as authorized by the Ohio Consumer Sales Practices Act.

We have tried to contact this homeowner regarding their complaint on a couple of different occasions since the complaint was filed. We previously performed an inspection on this property as a result of this issue and we did not have a chance to address it with them homeowner directly, as we met with a third party. Before we had an opportunity to discuss and work through their concerns, the complaint was made. We would like an opportunity to work through the issues on this project and just need the customer to contact us so that we can discuss how to move forward. Any and all customer issues are very important to us and I am sure that we will be able to find a solution to this customer's concerns if given the chance.

I am rejecting this response because: Although the Basement Doctor did leave a message twice last week their response is incorrect. On two separate occasions an employee of The Basement Doctor met with two of our adult children (the third party mentioned). Following those visits I spoke directly with The Basement Doctor and they said they were not responsible for the problem and they would not correct the problem. In addition they said the system would probably have to be redone in the future at our, the homeowner's, expense. They also declined to pay for any damages to the carpet and room.

As *** said in her conversation with the Revdex.com on Friday, May 1, we do not feel comfortable dealing with The Basement Doctor directly. Their response to our complaint is not true. We would like a response in writing of what The Basement Doctor will take responsibility for, what they will do and who will pay for these problems and any future problems.

To Whom It May Concern:

I appreciate where the customer is coming from and they may have had some interaction at the level that they are outlining. Now that the complaint has been filed, I am involved in the issue and I would like to get my Service Manager out to the home to inspect it himself and provide me with direct information so that I can determine the level at which we will service this customer. I have attached a copy of the customers' original contract that specifically outlines what is and is not covered under the warranty for the work that was performed. As you can clearly see, the wall water issues as well as the consequential damages are not covered under any warranty for the work that was performed. In fact, the homeowner has to decline the wall warranty on this contract. This is clearly outlined and initialed/signed by the homeowner at the time the original contract was executed. The original service that was performed on this project in June of 2015 for the wall issue was performed as a courtesy to the customer at no additional cost even though it was not covered under their warranty. From what I understand with the documentation that I am reviewing, this is a similar issue in a totally different location. Even though that is the case, I am willing to take a look at the issue and see what we can do to help this customer. In order for me to outline the extent at which we are willing to provide service will depend on what my Service Manager, who has a lot of experience, sees during his inspection. I understand the reluctance but this issue has been elevated to the next level and we are committed to providing the best possible service we can. This requires an additional onsite inspection by a next level supervisor. I appreciate your understanding in this matter and look forward helping you.

They came when they said they would & finished in 1 day. The piping was done well but I will have to hoe down the mounds of dirt to flatten out. The downspout did not get some screws put in & the wind blew it out but Scott came out & fixed it for us which was very appreciated. The guys cut our cable line & swore they didn't. We found where it was cut & called *** who came out & ran a new line.

The Basement Doctor Team is extremely professional, considerate, and friendly. Charlie, the Project Manager, and Gary and his team were great. During the initial inspection of the basement by Charlie, he noticed some cracks and bowing on the west wall. He recommended landscaping of placing rocks, clay, and dirt to shore up the east and west concrete walls, which might help prevent any further issues. As a retiree and living on a fixed income, I really appreciated his recommendation to keep the repair of my basement within my financial means. Before the team started the process of removing the remaining fiberglass insulation in the crawlspace, applying the disinfectant and epoxy on all of the walls, including the crawl space, they explained the process, the time involved, and asked if I had any questions. The two basement window wells also had to be replaced, which included covers to prevent any water from continuing to flow down the west wall. During the process of replacing the window wells, they asked me to come outside to observe and explain the process, and make sure I was in agreement. The majority of the insulation had to be removed due to flooding in the basement in March. There was a noticeable drop in temperature in the basement and on the first floor. After the two coats of epoxy were applied, there was a noticeable rise in temperature. The difference was absolutely amazing. The team did an excellent job cleaning up the basement after everything was done. I am so well pleased with the team and the job they did. Thank you so very much.

After buying our home we discovered some issues with our basement that wasn’t discovered during the 2 inspections. We decided to call the experts and Basement Doctor delivered more than we expected! We ended up getting all down spouts and 3 sumps connected to drain away from the house with new lines. Windows installed, and a dehumidifier system installed. We are very happy with the work that was done, and with the crew that showed up to do the work! I would highly recommend this business, they offer the best warranty in the business.

We called the Basement Doctor to repair a leak in one of our basement walls. Scott *** arrived at our house to make an assessment and provide an estimate. We decided to not only have Basement Doctor repair the wall but also install a window well for our backyard basement window. Santos C was assigned our job. He performed a preliminary job inspection two days prior and then arrived on time on the scheduled day to do the work. The finished project is awesome. The hole in the wall is securely repaired from both the inside and outside and the window well looks great. We are very pleased with the end product. Both Scott and Santos were very professional, friendly and knowledgeable. Each performed his job well. In our present climate, both acknowledged the precautions they are taking to keep themselves and the customers’ safe and more importantly, each followed them while on the job at our home. We would recommend using the Basement Doctor for leak issues in a basement or if you need window wells installed.

These guys are absolutely fantastic. Jameson and his crew were absolute professionals. They came in, did the job, and left. They were extremely friendly and willing to answer all of our questions.
We HAD some pretty severe foundation issues. The fix included installing piers and pillars. We also had them install a new downspout drain, and encapsulate our crawl space. This only took them about 3.5 days.
My wife and I are extremely happy with the work they did for us.
Side note: I highly recommended a crawl space encapsulation. It's noticeably improved the air quality in our house and as a bonus we have extra storage space.

In the fall the sump pump that the Basement Doctor installed and has been maintaining for 4 years or so started making a lot of noise. In December, I paid them to inspect and they reported all was well, but may be at the end of the pumps life. It seems to be running more and more, so had it replaced to discover that was not the issue. So, I have spent $1880 with no result, Sleepless nights with the major rains and water seeping through basement walls. On March 6, I wrote the following email which has never been answered.

"Thanks for checking things out today and getting a proposal together. We bought our sump pump system in July 2015 and it has been great up until this point. We have paid annually to have it checked to make sure that it was in good working order. We are not sure that was money well spent.

Not by any fault of yours, but my disappointment in the Basement Doctor of late isn't getting any better. As you know from our earlier conversation that I called the Basement Doctor on 12/19/2019 regarding the noise the system was making and, after paying $130, was told everything was okay, but the pump could just be going bad. So, after a couple of months with the noise getting worse and more frequent, we had the system replaced on 2/14/2020 for $1750. By my own discovery, the pump wasn't bad at all, the outlet pipe was clogged.

So. today you determined that, due to the pipes being slotted, roots and such can get in and clog it and so needs to be replaced. This brings up two more concerns:
1) At the time of the sump pump installation, they wanted to be sure that there was a good line from house to street, it didn't appear that slotted pipe was a concern at that time! They originally quoted to replace the line from the house, around the end of the driveway to a point where I'd had an earlier repair made (Waterworks). This was 60 feet of pipe. When they did the installation, they found the line to be broken right at the house, so decided that we did not need to do the additional 60 of pipe.
2) The credit we were given for the 60 feet of pipe installation was $960. Your quote isn't broken down, but it is double the lineal foot cost. See attached.

I am interested in an alternate cost of replacing the line from the sump pump to curb only (not the front yard part). And another alternate cost to replace the line just to the sidewalk (115'?). I figure that there is gravel under the sidewalk, so shouldn't be a root problem there. From the walk to the curb, I can clean it out or even replace it myself, if needed. Let me know if you can produce these two alternate quotes for us?
