Home Partners is a great company to work with on the buying or selling side. They pay fair prices and charge reasonable rent. Getting through the transaction is smooth and easy. We will work with them again in the future!

Perfect transaction from start to finish. Everything was just as it was presented, shown on their website and explained by my broker. I highly recommend Home Partners and appreciate dealing with a company with such high integrity and values.

We had a really great experience getting into our home with home partners. We applied online and were approved the next day. Our realtor wasn’t familiar with HP, but they guided her through the process and really made things smooth. We initially got our second home we put in an offer for. HP was very quick to submit our offer to the sellers, they unfortunately picked another buyer. The second house (which was even better for us!) the resubmit the offer for that house same day. (Approval of the property and offer submission) Both times they agreed to come to full asking price (it’s a hot market here). We signed our paperwork and submit our escrow money within 72 hours. Inspection was done and all good within 24 of that, and we closed in just 21 days. Communication has always been great, with the exception of the point person who was discussing the inspection report, then stopped responding to me. I think the biggest thing is to make sure you have a realtor that really communicates with you like ours did. Anyway, we move in soon and hopefully our opinion of this company won’t change in the coming months! Thanks HP!

HomePartners is an amazing company to work with! They really have a heart for helping people and the back that up in how well they negotiate for homes. Defiantly a great solution for home purchasing in this market!

Advice to ANY property sellers about to SELL their home to this company. Insist that all contingencies BE removed at least 3 business days before closing. They will, and have walked away at the very last minute due to concerns about HOA covenants they had more than enough time to discover were unfavorable to them. They will also give you an offer, a low ball one initially, perhaps up the offer and then try to ask you to lower your price for repairs... In my case to repair gutters...actually to add gutters the home did not have , nor does have, in other words to add value to the home which was listed for Sale AS IS. YOU should also ask for a contingency from them to pay for your MOVING expenses if they fail to close and you already moved out, put that in the contract and be sure to INCLUDE a survivorship clause, meaning that this clause survives the contract when it fails to close due to their negligence in properly reading and interpreting HOA covenants. MY advice would be DO NOT MOVE until the home actually closes... sells. Insist on a lease back option from them, then move out, NOT before.( they will deny and walk away). Also insist that they confirm with any HOA, that they have NOT reached the limit of homes owned in your community. Many communities HOA covenants do not want Businesses to own more than one property to be leased out in that community. Some communities many allow more, just verify to protect yourself. Make sure your HOA would allow the sale of your home to this company or others like it. Also make sure the real estate agent they send to show your house , identifies the prospective buyers as RENTERS , not potential buyers and identifies himself as a buyer’s agent. Many agents who work with this company do not and will NOT disclose who the actual buyers are until it’s too late. In short, if you decide to continue in negotiations with this company and eventually proceed to contract, protect yourself. Once you move out of your house before closing at their insistence and the deal, fails to finalize, they will NOT release the deposit money to cover your moving expenses from your house and BACK to your house. In the end I understand that they did not want to purchase a house they could not RENT out to their clients, however they forced me to incur $5,000 dollars in moving expenses, not including the time to pack, supplies and time necessary to unpack. As far the how equitable their offer was? It was equitable and I considered fair, without the attempt to have me pay to install gutters after a price was agreed upon by all parties involved, quite a bit underhanded, I’m sure you would all agree. Key POINT here is do not allow Home partners of america to dictate the terms of the contract , Insist that all contingencies be removed after the home inspection, otherwise you may experience financial loss.

The Home Partner model provided a great solution to our specfic needs. We were able to to choose a home we wanted to eventually purchase, as we await the proceeds from the sale of our original home. We avoided a temporary relocation and second move efforts.

Just moved in to the new property and my agent was exceptional in suggesting I try the rent yo own option while looking for a property to rent. So far, it's been a very good experience with a few bearable hiccups. This may be a bit too soon but so far so good.

Awesome company to work with!

My experience with Home Partner has been beyond exceptional! If you are thinking of using a rent to own program , please go with this company! There are professional, courteous and responsive. I sent them dozens of emails and I would always get a response quickly. The time span it takes to find a home and go to closing is pretty quick. If you are serious and have all you ducks in a row, home partners will match your effort and help you find the home of your dreams!
