I filled out an application via my *** to this company and they denied me even after the pre-approval. I had an underwriter whose name is Timothy *** whom made the decision on my application accusing me of wanting to add one of my kids in my household to the application so that I can get an approval. Which is totally false. I initially added myself and all my kids to my application and implicated everyone as full time employment except my son who works for the Army National Guard as part time. Upon being turned down and speaking to this underwriter to ask how is it i'm being denied due to debt to income if they didn't even ask for my sons information. I looked over the application to see was there an error and indeed it was. The reason my son wasn't added was a simple glitch in my *** that didn't allow me to see full time and part time refers to residence not occupation. That explained why it didn't ask for his information. So I brought that to the underwriters attention and instead of making a determination on my application after charging me a non refundable $75 fee he accused me of wanting to change my application so I can be approved. It's real strange for him to say that when this company claims to help consumers like me who want to buy a home but will be able to purchase in a few years due to credit issues. He has ignored my calls and had the audacity to send me an email which stated his accusation and told me he will add my son but not his income. So I figure he just wasn't trying to help me and that is wrong. Upon contacting the team they never responded to any of my emails however customer service told me he is the only one I can speak to. This company is not practicing good customer satisfaction and the underwriters especially Mr Timothy *** needs to find another profession. If Home Partners help all people not selective people then I can't tell. I don't recommend anyone to deal with this company until they right this wrong. I sent this underwriter via email all my sons information that's required of a full time resident he still refused to make a reasonable evaluation of my application. Told me he will add him and not his income which is wrong because they considered his debt in figuring the debt to income because he's a co applicant with me on some household debt. I ask that someone else from this company insure that full time is checked for all residents as its not asking for occupation as I had initially checked part/full time for and reevaluate this application because there is no debt to income issue in my household and that's only the right thing to do.
I'm not sure who is more evil out of the two, but between Home Partners and their property management group Pathlight, any consumer should be scared.
Currently per Home Partners agreements, we would need to purchase the house for $427,000, a house valued at $362,000. Purchase prices was $371,000 and more damage has been done by Pathlight then repairs, and somehow the value went up $56,000? I couldn't even apply for a loan as a bank will not give you $65,000 over the value of the house. So this company meant to "help first time buyers" has priced me out of a house. Or I'm expect to pay $65,000 over value.
Rent in comparison on our street, Home Partners are $900-$1000 over market value. Again the "first time buyers program" will leave you so short on cash you could never buy the overly inflated price you are required to pay by the contract.
You add the relationship with the worst property maintenance company, it truly is a predictory program.
No company claiming to be for first time buyers should be able to operate like this. Read reviews here and on Google, on both companies, before you decide to do business with them.
I'm sure from reading the other reviews they will give a long comment about how they are not responsible or my facts are wrong, but that is the issue, neither of the companies are responsible for anything other than taking your money. Just have a lawyer read the the contract, since most have money for that, it is totally built to confuse consumers.

Great company providing an option for home buyers that don't qualify for a loan currently yet want a home they can call their own soon enough. Very responsive to inquires and an easy to use online format. A little more paperwork then a standard transaction, yet worth the effort. As a realtor, it has helped me close 2 deals this month!
We are grateful for the opportunity Home Partners of America provides, but the demands of high financial commitments, short deadlines, and the total inflexibility in working with clients to come up with those amounts, is harsh and puts undue pressure and unrealistic pressure on clients, and in many cases can force clients to go into further debt to meet Home Partners of America's demanding standards. You are dealing with a clientele trying to build their credit and lives back. You should know to be flexible and more understanding. Shame on you for putting more pressure on people who need an extra hand up.

The inspections found NOTHING because my dad is a civil engineer so the 14 yr old house is like brand new. when I accepted their offer on the house, I also had 2 other offers in on the house but choose home partners of america because it was a cash offer and fast close. 16 days into the contract and 11 days before we were to close, they sent and email to their realtor saying they wanted to terminate the contract. I was given no reason and their realtor is unable to contact them about a termination of contract agreement. I have gone back to the previous offers on property and they are both wanting to submit and offer but I can not accept an offer because home partners of america is not signing a termination of agreement from their realtor. This company is ridiculous.

One house was $150,000.00 the other was $150,000.00 (same amount). One house was approved and the other was not. I called the Home Partners of America to inquiry and I was told that my area was not covered. That was a lie. This company does not know the area’s and if they are relying on the real estate agent to help, then they are not receiving the correct information. The two agents I had were horrible and did not want to work with Home Partners cause of the paper work. This caused me to lose out on two other homes. There was a problem with this companies website when I was trying to sign that I approved my offer and it would not submit, again, lost out on another home. Home Partners also checked my credit twice, bringing down my credit score. I asked for this to be fixed and it never was, nor did the gentlemen get back with me. Biggest mistake of my life. This was a huge scam!!!

As a realtor, working with Home Partners was a great experience. This was my first transaction, and everything went smooth. The communication was prompt and the company answered all my questions. The training videos are very detailed which helped tremendously in this first transaction. From the moment I referred my client, Home Partners communicated with me directly and assisted my client. After searching for a residence for many months, through rentals and purchase, Home Partners helped us secure housing within thirty days. I would recommend Home Partners to any realtor, as well as future clients.
Came across an ad on ***, and that should have been my first red flag to run and flee but checked it out anyway. I was told to pick out any house for sale in approved districts and they would buy and lease to me until I decided to terminate lease or purchase. When we selected a home we had no input as to purchase price and we were told we had to sign a wide margin of price points for negation on the sale of the home as it had multiple offers according to agent. We received a call from the agent and said we had the rights to the home but couldn't disclose purchase price to us. The house was purchased for $20,000 over listing price. Once sale was made, we asked if we could make arrangements to enter home for measurements for furniture etc.... The realtor then said the lockbox was removed and all future requests would have to go the pathlight property management. The agent for home partners was done with us at that point. Pathlight denied any request to access the home until the date on the contract for entry.
So we have been in the home close to 2 years and no real issues and not many maintenance issues to complain about.
So we decided we wanted to purchase the home, but the only problem is a house 6 doors down sold last week for $19,900 less than the current purchase price in our contact. Our house will never appraise 19,900 more than that home and thus we will not be able to obtain a loan above market value. During the process, that was a concern of ours as the purchase prices in the contract seemed high and unattainable even in a hot sellers market. We were told repeatedly that the prices were on the high end of market estimations and that ultimately Home Partners wants to sell the home and not become saturated with homes by families that terminate their leases and have to relist and re-lease or sell the homes they have purchased. It seemed reasonable enough to believe that home partners would revisit actual market appraisals in the area when a client chose to purchase.
So after emailing back and forth with homepartners they stand fast that they will not negotiate home sale price even if market fails to appreciate the homes value to the contract purchase price.
So to end my rant, don't pick home partners if your goal is to purchase the home!!! No flex in purchase price!!!

Home Partners is a good program for families unsure of buying and preparing for homeownership. Our process moved smoothly until we were switched over to pathlight management for the rental portion. We haven't even moved in yet and have ran into many inconsistencies and stress. This process has caused much headache and some hesitation with the possibility of purchasing process. Again Home Partners was excellent, however we have not been pleased with the Pathlight responses and what they will do. Seems like other rental companies are willing to do more than this company is, which is sad because people have put so much money into starting up to move and the consideration of purchasing the home.
