This company and the property management company they use continuously try to get me to pay illegal fees that are specifically not allowed in my lease. I've already taken them to court once, and won, and it looks like I'm going to have to do it again since they are again trying the same shady practices. This is after they tried to charge me $17K for "repair" work that didn't last more than a month after I moved in.
Stay far, far, far away from this company. If you can get a home from them, you can get a home from a reputable company and you won't be paying outrageous and often illegal fees.
I originally thought this lease with the option to purchase program was a great idea! However, now I'm finding out there are major flaws that I want people to be aware of if considering this program. This company doesn't want to fix or repair anything including hail damage to the roof (and windows). They did replace torn screens but that was it. The catch is if you want to exercise your right to purchase the house, you buy "as is" so you get stuck paying to repair the hail damage! Actually I found out last year after I tried to purchase the house, one of the issues was I could not get homeowners insurance because of existing hail damage to the roof & without insurance the mortgage co would not approve a loan. This is a flawed system! Its not fair because Home Partners says it just "cosmetic damage" but I work for an insurance company & we pay to replace roofs/windows from hail - its still damage! They refuse to submit a claim to get it paid for even though I offered to pay their deductible. This is just outright unfair & not a good business practice. Please do you research before you sign up for this program.

I can assure you no repairs were ever made to the roof. Gutters yes, screens yes, roof no. Several roofers came out & confirmed the roof had hail damage. Then nothing was ever done. If any work was done to roof please provide an exact date . I work from home & can tell you if anyone was actually here to do anything. I understand it’s considered “cosmetic” but it’s still damaged & your lease with the option to purchase program won’t work when there is existing hail damage to the roof- no insurance co will insure this house & without insurance I can’t get approved for a mortgage. Explain how this is a fair ethical program if I can’t even buy the house please. Just trying to warn potential customers of how Home Partners operates.

They have listed that all you need is a 550 credit score, income of $50k, no evictions in past five years. No where does it state that if you have student loans you will get denied. They are false advertising and scamming hard working citizens out of $75. If the company was honest and provided detailed guidelines it would better help the individual prepare and not lose $75 in the process. Then on top of that no one is available to actually disclose what the issue is and how the customer service rep was very rude and unhelpful. I would like a full refund and the company should change their policy and stop targeting hard working middle class families.

I am rejecting this response because: I have been with my current rental property since January 2016 and they have no records of me being evicted seven times or going to court. This claim is fraudulent and Home Partners should take responsibility for their third party reporting inaccurate information on potential clients. The company's requirements are misleading. Also, my credit score is above their requirement of 550. I am requesting a refund of my $75 due to their misleading information and fraudulent reports.

Home Partners did not disclose additional information to prospective clients regarding their rent to own application process. I thought the lease to own program with Home Partners of America was a great opportunity to get on my feet while building my credit to purchase a home,Instead it has been a living nightmare. When we looked at the house it was under renovations. The house was totally gutted out from top to bottom. New wood floors, carpet, stainless steel appliances, counter tops, etc. The plumbing and various items were still being installed and remolded for selling it.We liked it and signed the lease. Home partners did a walk through with the seller but did not allow us to do a walk through. This should have been mentioned before we signed our lease but of course they did not tell us. They advised us that they would make sure that the seller had the house up to par and they would make sure the house was ready and made safe for us to move into. Home Partners had an additional repair list with the repairs we had requested on our one and only visit to the home. They had 3 weeks to get the home move in ready. I moved in on November 24th. Upon walking in the door, there was a long list of items that needed and should have been done. The main thing was someone had removed the brand new blinds, brand new garbage disposal, and ice maker tray in the brand new freezer from the home. It was a Saturday so I called Home Partner's emergency maintenance line (*** Property Management) twice trying to see where were the items and to get them replaced ASAP. They told me the property manager David Wood, would call me back. I never received a call, a email nothing. I called Home Partners they told me that there was nothing that they could do once the house closed and I would have to deal directly with *** Management. I told them that these are issues that should have been addressed before closing so that does make it there concern. I told them they should have done a walk through with the seller, buyer, and tenant then I could have pointed out issues that needed to be addressed. They told me oh we are going to start doing that in a couple of months. Meanwhile I just have a paper to fill out and fighting to get these items replaced. Every time I emailed them they just sent the complaint to Pathlight. After stressing all weekend it gave me a bad migraine headache which lasts for days, I could not sleep or eat, I just felt sick to my stomach)and having to put brown paper from Home Depot over my windows for my family's safety. On Wednesday I called back and I was told the property manager denied my request on Saturday but remember he never called , texted, or emailed me , a brand new tenant what he would or would not do. I told the supervisor Kenyetta on the phone, regardless if he was going to do it or not he is suppose to communicate with me and let me know instead of have me linger on wondering and worrying. She apologized and wrote up a work order to replace the garbage disposal and ice maker tray under warranty. She said she would have to reach back out to David about the blinds. At this point I am emailing and trying to call everyone I can think of to address my concerns. They make it almost impossible to talk to someone. You just have to email yet emails were unanswered or responded back days later and calls were never returned. Is this how you run a business?..I even email my resident support specialist Linda twice and she never responded. Now whatever they asked me to do or pay I need with no hesitation. Now I have to debate back and forth on getting issues resolved and I just moved in. Oh my goodness and I have to deal with this kind of treatment for a year? Finally got David on the phone and he told me they were not fulfilling my requests for the garbage disposal, ice maker tray, and blinds because the company did not view them as essential items. I told him and everyone else had I known these items would have been taken from the home I would have put them on the list to not be taken from the home. I should not be held accountable for items in a home I am merely renting. I have never rented a home without blinds and had I known they would be taken I would not have rented it. They have a $10,600 budget for maintenance on the home so why can they not use that money? They can not tell me they used all of it to make the home move in ready with the botched repair work done. Double pane glass missing on side of door, floor molding missing in bathroom, paint left on front and back patio, low water pressure, leaking toilets, hot and cold water is backwards, tub faucet falling off, instead of using sheet rock mud to repair the garage walls and ceilings they used caulking and left over fence from the back yard, and the list goes on and on. I have requested for them to send a representative to come out and see what I am describing and no response. I am still to this day fighting with them trying to get these items replaced. This is a nightmare, the worst decision in my life. I would not even refer my enemy to Home Partners of America.

With respect to the Complaint, we respond to Ms.’ allegations as follows:
Ms. leased this property through Home Partners’ Lease Purchase program in November 2018. Prior to Home Partners’ purchase thereof, a “walk through” was performed by Home Partners’ third party home inspection vendor to identify any health, safety or other unsatisfactory conditions. Although Ms. could have requested a walk-through of the home prior to signing her lease residents do not typically, participate in seller walk-throughs prior to purchase.
Prior to the purchase of a home, Home Partners develops a budget of estimated costs for potential maintenance that may be required to make a home ready for a resident’s occupancy. The estimate is based on Home Partners’ experience in purchasing homes in the same market and is adjusted based on the size, age and condition of the home. The estimated budget is specifically identified and included in the resident’s lease. Home Partners may perform certain renovations either as specifically agreed to by the resident and Home Partners in advance, or as dictated by the Renovation Checklist attached to the resident’s lease. If actual costs incurred by Home Partners to make a home ready for occupancy are less than as estimated, pursuant to the terms of the resident’s right to purchase agreement, the Lease Purchase Price will be adjusted downward and the resident will be notified thereof within 180 days following their lease commencement. As per Home Partners’ practice, a budget was created for make-ready repairs/improvements to Ms.’ home and included in her lease purchase documentation. However, a full renovation was completed just prior to Home Partners’ purchase of her home and, therefore, no repairs or improvements were required. Ms. will be notified of the adjusted Lease Purchase Price for her home within 180 days of her lease commencement.
In response to Ms.’ allegation that blinds were removed from the home, photos taken prior to Ms.’ move-in date show that a few, but not all, of the windows were covered with blinds and nothing was removed from the home. Further, the Renovation Checklist attached to her lease specifically states that Home Partners does not provide “windows blinds/window treatments whether now existing or hereafter installed”. Therefore, Home Partners will not approve the installation of additional blinds. However, arrangements are being made for the installation of a new garbage disposal and replacement of the missing windowpane.
Lastly, the *** Property Management office is closed on Saturdays and Sundays. The available weekend contact information is limited to emergencies only. We welcome Ms. to contact the *** regional team during business hours to discuss the outstanding items, if any, directly.

Ladies and Gentlemen:
Reference is made to Complaint # ***. As noted in our previous responses to Ms.’s complaints, we regret that her move-in experience was unsatisfactory. As we explained, we believe that there was an unfortunate misunderstanding in regard to the walk-through rights and obligations under her lease. While we do not permit post-acquisition, pre-move walk-throughs, we offered to arrange for Ms. to conduct a post move-in walk through. We have completed the requested plumbing repairs; the requested window replacement should be completed this week. The *** Regional Team reached out to Ms. to discuss any discrepancies in regard to utility charges. As they explained, the $30 account set up fee is a standard charge which is paid by all residents; if appropriate, any additional utility credits will be posted to her account within 1-2 billing cycles. We hope the actions taken have addressed Ms.’ concerns in an adequate manner, but we would be pleased to discuss the matter further with her should any issues remain open.

Customer's concerns should be addressed, not ignored upon the company knowing of the issues.The fact that this company does not conduct a pre-walk through of their homes should be mentioned up front and in the beginning, not after tenants sign the lease, or after closing, after moving in, or after a tenant has filed a Revdex.com complaint. In order to address my concerns, I just want this company to do what they are suppose to do. I ask for the utility bill to be voided, the old picnic table removed from my back yard, and finish all the repairs that should have been done before the closing by the seller done. I do not wish for those repairs to be added to the selling price of the home when I buy after my year contract of rental since they were suppose to originally been done by the seller before selling the property to this company.

With respect to the Complaint, we respond to Ms.’ allegations as follows:
Ms. leased this property through Home Partners’ Lease Purchase program in November 2018. Prior to Home Partners’ purchase thereof, a “walk through” was performed by Home Partners’ third party home inspection vendor to identify any health, safety or other unsatisfactory conditions. Although Ms. could have requested a walk-through of the home prior to signing her lease residents do not typically, participate in seller walk-throughs prior to purchase.
Prior to the purchase of a home, Home Partners develops a budget of estimated costs for potential maintenance that may be required to make a home ready for a resident’s occupancy. The estimate is based on Home Partners’ experience in purchasing homes in the same market and is adjusted based on the size, age and condition of the home. The estimated budget is specifically identified and included in the resident’s lease. Home Partners may perform certain renovations either as specifically agreed to by the resident and Home Partners in advance, or as dictated by the Renovation Checklist attached to the resident’s lease. If actual costs incurred by Home Partners to make a home ready for occupancy are less than as estimated, pursuant to the terms of the resident’s right to purchase agreement, the Lease Purchase Price will be adjusted downward and the resident will be notified thereof within 180 days following their lease commencement. As per Home Partners’ practice, a budget was created for make-ready repairs/improvements to Ms.’ home and included in her lease purchase documentation. However, a full renovation was completed just prior to Home Partners’ purchase of her home and, therefore, no repairs or improvements were required. Ms. will be notified of the adjusted Lease Purchase Price for her home within 180 days of her lease commencement.
In response to Ms.’ allegation that blinds were removed from the home, photos taken prior to Ms.’ move-in date show that a few, but not all, of the windows were covered with blinds and nothing was removed from the home. Further, the Renovation Checklist attached to her lease specifically states that Home Partners does not provide “windows blinds/window treatments whether now existing or hereafter installed”. Therefore, Home Partners will not approve the installation of additional blinds. However, arrangements are being made for the installation of a new garbage disposal and replacement of the missing windowpane.
Lastly, the *** Property Management office is closed on Saturdays and Sundays. The available weekend contact information is limited to emergencies only. We welcome Ms. to contact the *** regional team during business hours to discuss the outstanding items, if any, directly.

Reference is made to Complaint # ***. As noted in our previous responses to Ms.’s complaints, we regret that her move-in experience was unsatisfactory. As we explained, we believe that there was an unfortunate misunderstanding in regard to the walk-through rights and obligations under her lease. While we do not permit post-acquisition, pre-move walk-throughs, we offered to arrange for Ms. to conduct a post move-in walk through. We have completed the requested plumbing repairs; the requested window replacement should be completed this week. The *** Regional Team reached out to Ms. to discuss any discrepancies in regard to utility charges. As they explained, the $30 account set up fee is a standard charge which is paid by all residents; if appropriate, any additional utility credits will be posted to her account within 1-2 billing cycles. We hope the actions taken have addressed Ms.’ concerns in an adequate manner, but we would be pleased to discuss the matter further with her should any issues remain open.

Customer's concerns should be addressed, not ignored upon the company knowing of the issues.The fact that this company does not conduct a pre-walk through of their homes should be mentioned up front and in the beginning, not after tenants sign the lease, or after closing, after moving in, or after a tenant has filed a Revdex.com complaint. In order to address my concerns, I just want this company to do what they are suppose to do. I ask for the utility bill to be voided, the old picnic table removed from my back yard, and finish all the repairs that should have been done before the closing by the seller done. I do not wish for those repairs to be added to the selling price of the home when I buy after my year contract of rental since they were suppose to originally been done by the seller before selling the property to this company.

Our windows seals have been broken and the windows are pulling away from the frame now. We’ve contacted the owner and we’re told to called so that we can get this matter taken care of. Well every time we called we are told that the person is out of the office or in a meeting . We are force to carry high renters insurance until we buy the place but the owner filed a claim and pocket the money. These people really need to be out of business. I guess I will just start taking my rent money and fixing what’s wrong with it and sending in the receipts as my rent

I applied for a rent to own program I was approved for an amount I paid the 75.00 application fee and went looking for houses once I found a house my approval amount changed and I was unable to find a house for the amount I was approved for I was I able to get a reason as to why my approval amount changed and was left without being able to get a home and beat out of my 75.00. On September 4, 2018, after reviewing her actual income verification documents and other financial information, Home Partners sent Ms. an Approval Notice informing of her reduced maximum rental amount of $1260, which was lower than the conditionally approved amount due primarily to Ms.’s level of indebtedness. As noted in the Home Partners’ application materials, in addition to household income, we take several factors into consideration when reviewing an applicant’s financial information, including FICO scores and rent-to-income and debt-to-income ratios.
The nonrefundable $75 application fee paid by Ms. is paid by all applicants in consideration of administrative, review and processing costs incurred by Home Partners during the application process. We regret that Ms. was unable to find a desirable home for the amount of rent for which she was approved, but she was notified of the nonrefundable nature of the application fee during the application process and prior to payment thereof.

Me and My Wife move into one of their properties in the Colorado Springs Area at the beginning of the year. We signed up for the Rent to OWN programs as this will be our first home. Fast forward a few months ago in June we were hit with a major hail storm which did a lot of damage to the house. The day after we contacted the property management about all of the damage that we saw. We were told by numerous contractors that a lot of the stuff needed to be replace mainly the windows and the roof. The roof was redone only to be told by the roofing company that they were only told to reshingle the house . The roofing company told us that the house needed to have the decking redone on the roof, but because the weren't give enough that they wouldn't be re-doing it. No the roof has a clear dip in it because of the old would and it is visible from the ground. The people came to measure windows and took numerous pictures of the all of the windows and told us that they all needed to be replaced. It is now October and we still have not had any windows replaced and it is driving up the price of our utilities because all of the windows are pulling away from the house and the seals are broken. Not only that but on the outside of the house the siding is starting to pull away and the works were told to caulk the pieces that were coming apart as well as they were told to caulk the rain gutters to fill in the holes. We had another hail storm about two months after the really bad one which caused more damage to the roof and they only told the roofing company to put tarps on it because they are repairing it. When we signed up for the program we were require to carry a large amount of renters insurance to cover the house if something were to happened to it because of us. When we asked if the company still had insurance on the house we were given the run arounds and finally someone told us that the company had filed an insurance claim which we find odd since no one has come out to the house to access the damage besides the numerous contractors. We were also told that the company had received the money and had no plans to fix the house. You want to sell the house a top dollar but not keep up the maintence on the house. Needless to say we still have rain coming in our living room but they only painted over it so it would not be noticeable. If I could give a negative star I would. Whomever the CEO of this company needs to be aware of how the people you put in charge to manage your properties are doing so at this rate I am surprised that there hasn't been multiple lawsuits for this

Following the initial hail storm in June, the management company with whom we work did have the roof replaced, as well as, the vents and flashing. Following the second hail storm, another work order was opened to address the damaged roof for the second time. During this vendor's first visit to the home to inspect the damage, the holes on the roof were temporarily patched in order to prevent water intrusion to the home until the replacement could be made. The vendor submitted a quote to replace the roof underlayment, exposed decking, vents, and the shingles and that was approved on October 2nd and we have asked the vendor to schedule and perform this work as soon as possible. We are sorry to hear of Mr.s displeasure regarding the work done following the first hail storm, however, we hope the actions taken have addressed Mr. concerns in an adequate manner, but we would be pleased to discuss the matter further with him should any issues remain open.
Update: So since writing this review no one has been in touch with us. We have called and tried to speak with someone only to be told that he’s out of the office. None of our messages have been responded back to. They schedule the roof to be redone but no one has called to give a time or date, We can’t take showers without having the windows fog up as they have yet to replace any of the windows that were damaged in the storm. My electricity bill is going up because of it getting cold and us having two kids we have to attempt to keep the house warm. This is ridiculous for the amount that imwe pay in rent you’d think they would fix their investment. But the minute I’m late on rent I have a letter telling me to be out by a certain day which I found out is not legal by the way.
This company is a shill. They have untruthful realtors hawking their homes with total lies and deceit. I was told by realtor David *** (St. Pete Florida), that we could use any equity in the home towards closing cost and down payment. This was a flat out lie.

When we took up residency on April 30. 2016 the floors were not done properly, the wiring was outdated and was told to me by their own vendor and had to be replaced, the shelving in all the closets either fell out of the wall or was sitting in the closet to be installed. The garage door was rigged by metal sham and once it broke, the installer of the new door told me that the spring could of kill someone had they been in the garage. The dishwasher has broke. They do fix these after numerous phone calls and add it to the price of the house.
There is not follow up prior or after moving into the home. I sent an email to Kara *** in the leasing department, asking about the equity as down payment and no response, imagine that.
Now my credit is destroyed as well as my fiance and Home Partners is NO HELP at all and could care less of ones financial difficulties do to the lies being told by realtors "hawking" their home buying program.
I'm to the point of hiring an real estate attorney and suing or gathering customers with same issues as us and filing a class action lawsuit against them.

We pride ourselves on being extremely transparent and setting proper expectations when educating prospective residents about the program. A key benefit of the program is the flexibility that we offer to our residents; part of this flexibility is that none of the monthly rent paid applies towards building equity in a property, so that the household can choose to not renew their lease and walk away without penalty for any reason. We want to note that rental payments are not reported to the credit bureaus; because of this, we dispute the fact that participating in the program negatively affects the household's credit, aside from than the initial hard credit inquiry that is consented to at the time of submitting an application. We are pleased to hear that any outstanding concerns with the property's condition have been resolved through the property manager, and encourage Mr. to reach out to them in the future should any other concerns arise. If Mr. has any further questions about the household's Right to Purchase agreement, we are happy to further clarify.

I moved into one of your homes on September 8th and signed for a total estimate of repairs at just over $8000. When I arrived at the home there was a repair man still at the home and stated he lived 3 hours away and was looking to finish up things in the house. That said I entered the property find it wasn’t touched since the time I did the original walk through before signing a lease. To name the items that weren’t completed: (1) the dining room wasn’t painted, (2) the house was completely dirty, I swept up so much dog hair I thought the animal was still in the house, (3) the window that was broken in the dining room was still broken, (4) lights that were marked non-functioning were still not functioning in multiple rooms, (5) one of two garage doors doesn’t work, (6) the carpets weren’t cleaned, they weren’t even vacuumed, (6) the cooktop make a clicking sound that rattles off on a continuous basis and (7) they replaced the front door handle with an interior one and the “repair man” didn’t even paint where the old door handle was, how do I know this because the old door was red and the new current color is black. When I informed HP about these issues they challenged me stated they were sent many pictures of the home by their service providers however pictures don't provide an actual view of the home when they didn't go see it themselves, there were several persons that witnessed what I have stated in this review. The home was not provided to me in working order as they stated in the contract I signed.
I have now had to hire someone myself to clean the home properly. I sent this list along with other items to your Path Light your property management company on September 10th the only correspondence or service response received is someone coming to replace light bulbs and paint the front door… this has been an extremely disappointing experience since I am paying a small fortune to rent and possible purchase this home. When I informed HP about these issues they challenged me stated they were sent many pictures of the home by their service providers however pictures don't provide an actual view of the home when they didn't go see it themselves, there were several persons that witnessed what I have stated in this review. The home was not provided to me in working order as they stated in the contract I signed.
I have now had to hire someone myself to clean the home properly. I sent this list along with other items to your Path Light your property management company on September 10th the only correspondence or service response received is someone coming to replace light bulbs and paint the front door… this has been an extremely disappointing experience since I am paying a small fortune to rent and possible purchase this home. I was referred to Home Partners but if I had the opportunity to refer someone else from my experience thus far I couldn’t do the same.
I have had quite the experience with Home Partners of America. My fiancé and I are in the process of selling our own home. I am also in the process of building more credit.
Our good friend/realtor referred us to this program. He knew someone that went through Home Partners, and based on their criteria and our criteria, we would definitely get approved. So, we trusted his word, since he refers clients to Home Partners everyday.
We got “Pre-Qualified, Approved with a Monthly Lease Amount, and Qualified to pay them $75.
I have emailed them multiple times, called, and then had a Representative tell me that they can’t disclose the reasoning behind the application denial. I will receive a later stating the reason they denied it, in about 30 days. Well, it’s been about 45 days and still nothing.
Now I have spent $75.00, lost 12 points on my credit score, and still don’t even know why I was denied.
