I have had quite the experience with Home Partners of America. My fiancé and I are in the process of selling our own home. I am also in the process of building more credit.
Our good friend/realtor referred us to this program. He knew someone that went through Home Partners, and based on their criteria and our criteria, we would definitely get approved. So, we trusted his word, since he refers clients to Home Partners everyday.
We got “Pre-Qualified, Approved with a Monthly Lease Amount, and Qualified to pay them $75.
I have emailed them multiple times, called, and then had a Representative tell me that they can’t disclose the reasoning behind the application denial. I will receive a later stating the reason they denied it, in about 30 days. Well, it’s been about 45 days and still nothing.
Now I have spent $75.00, lost 12 points on my credit score, and still don’t even know why I was denied.

I paid 1800 a month and had rooms I could not use because of leaks. Furniture ruined. I had 8 maintenance request. I had to take off from work each time for the issue to remain unresolved because contractors told me oh they are not going to pay to go into the wall to find leak. I decided I was paying to much in rent for issues to remain unresolved so I put in my notice to leave. I spent 1000 and had the house cleaned and carpet cleaned. It's been passed 30 days and I still have not received my deposit.

We hope the actions taken have addressed Ms.’ concerns in an adequate manner, but we would be pleased to discuss the matter further with her should any issues remain open.

I applied for a 3rd time making sure I met all of there requirements and was quickly denied again. I have a score in the 600s, no credit Delinquencies in 3 years, a low dti and a stable income over 6 figures.
They denied me 3 months ago because I separated from my ex wife which was a non earner and she wasn’t on the application.
Beware!!!!!! They are horrible and could care less about doing honest, fair business.

After reading some of the reviews, I have to say that my process was very easy and I am happy that I went with HPA, everyone I have had in contact with, has only gave me excellent customer service, they answered all my questions, without having a attitude, I would recommend HPA to anyone that needs that lil extra help.

I have two issues with Home Partners of America
1. The pre-set sale price of a home. Our rental was purchased by home partners 2 years ago for $350,000, today they want over $400,000 to buy it. The problem is the appraisal. The home has not appreciated that much in the past two years making it impossible to secure a lone.
2. The maintenance side of this company is nearly criminal. We’ve waited and continue to wait for repairs to be made. All they do is send a contractor who takes pictures and we never see them again. I’ve contacted them dozens of times over one issue and nothing ever gets done. As a renter we live up to our end of the contract but they do not live up to there side.

I was short on time so I chose to continue to follow through with obtaining a home through this company after months of back and forth with little to no communication about where my application process was. The hardest part about dealing with this company is that during the application process there is no opportunity to talk to someone by phone about what they are needing from you or where your application is at in the process. I would email and then hope I would get an answer which most 9 times out of 10 I wouldn't until I became very persistent and would continue emailing/calling to attempt to get an answer.
The day I moved in the following issues have occurred and I either had to resolve them myself or the issues are STILL outstanding.
1. A former companies garbage can was at the end of the driveway with garbage in it. Republic was the new one (which I was also never informed of the company name) I had to call and set up the trash which was told to me that it was included in the contract for Pathlight to do. I also had to call Ace to pick up the garbage cans (old ones) and they informed me they have to be empty so I have to empty all the contents from the property managers work from before I even moved in, in order to get them to take it.
1. When I moved in the asked me to do a 72 hr move in inspection (i still have not received the form to complete this) I took pictures of broken light wall mounts, dead mice in the basement in plain view that looked like they have been there awhile.
3. Garage Door openers - none of the ones left for me work, In fact I was also never given the garage door code. I asked them for it and the response was to "google" how to reset this myself.
4. The house was NOT cleaned before move in (cupboards had food in them), extra furniture was left, extra materials like old rugs, wood in the garage.
All in all this process has been a complete headache and I will NOT be buying this house at the end of the year because of all of this. I am completely dissatisfied with the behaviors of this company and lack of accountability anyone seems to take to help me get these items addressed.
I would ask that someone looks into this companies business practices so someone else does not have to endure the same misfortunes.

I signed a lease with right to purchase agreement for a Minnesota personal residence property in June of 2015. Thank goodness we were able to vacate the premise July, 1, 2018.
This was not a pleasant rental experience.
My advice to people is, if you have any other option, take it!

Moved into one of your properties and you allowed $10,400 for repairs to the property. Nothing was done! The carpets were covered in cat urine, the powder room was covered in human urine, and we had mice. There was large stains all over the walls and needed to be painted as well. I dont think anyone inspected this property before move in. Your management company doesnt return emailed or phone calls. I had to do the work myself. The old owners should be responsible for not disclosing all this stuff.

Pathlight Property Management has been in communication with Ms. since her move in. Ms. initially declined carpet and painting of the home prior to move in. Pathlight provided a standard deep carpet clean throughout the home. After move in, Ms. reported carpet stains and an animal urine smell throughout the home, which she did not detect at her initial walk-through.
Ms. independently contracted to have new carpet and sub-flooring installed in the home. Pathlight is currently reviewing carpet replacement and sub-flooring repairs incurred by Ms.. This includes invoices and specific work completed by her vendor. We look forward to working with Ms. and the owner in order to formulate next steps to provide a fair and reasonable resolution. Ms. is currently in contact with a Pathlight manager and we will continue to update her and work with her until a resolution has been met.

I am rejecting this response because:
I am working with pathlight right now. Someone finally got back to me after leaving a negative review for them on Yelp. It shouldnt of taken that. Was I supposed to get down on my hands and knees to smell the carpet upon looking at the home? I didnt know that was a requirement. Cat urine is unsanitary and I could of called the health dept and got you in a lot of trouble with fines but I didnt. Cat urine should of been disclosed on the sellers disclosure from the old owners. They knew there cat was peeing all over the house. My small bathroom down stairs was also covered in human urine from the old owner missing the toilet. That also should of been disclosed in the disclosure. Also, my garage door leaks, we had storms over the weekend and water was just flowing under heath it. The old owner knew that as well but again also didnf disclose it. Theres a metal piece on the bottom of the door put on by the old owner so the door didn't rot out anymore. The old owners just wanted to sell this property and they didnt care if they lied on the discloser to sell. I want your company to go after the old owners for ALL these repairs and if that's not done and if its added to the cost of the home when I am ready to buy I will be contacting an attorney and we will be in court where you will be forced to go after them. I'm really hoping to get my $8300 for the floors asap as well. I really hope the women from pathlight I'm working with gets back to me soon and tells me I am getting it.

I tried this company and they are not in tune with the growing areas as well as their prices for the rent for the first year enable you to save for the purchase of the home. I have never been so immensely disappointed with a company in all my life. I ended up going through a company that works with you and understands what day to day living is and 'something home partners don't get and doesn't care to get. They made the process stressful and made no sense in their numbers all they want is your money not to help.

I would be very careful with this company and research complaints/reviews and document everything. Also report to outside agencies accordingly. In our opinion, we were treated very badly and things were escalated because of their behavior and hiding things. One of the questions we asked was about the inspection report. We were told we were not allowed to it. We then questioned about repairs, we were not directly answered and lied to on more than one occasion and then told we couldn't have it. We spoke to "Jeff" he spoke down to us and informed us we are "just the renter," and thought it was okay to insult and talk down to us. Keep in mind that most property management companies as well as their rent to own program competitor will release that information should the renter ask. It also prevents liability in the future and protects the property owner, especially if the tenant complains of health issues. If you research the reviews, there are many complaints that this company will not repair items and later pass it on to the customer. Some of the reviews have people moving in with animal urine/feces in the carpet or mold in the house. So why wouldn't someone want to know the condition and why would the company refuse to answer and be downright nasty? Advice to Jeff: People may just be renters to you; however, in order to sustain the rent to own program your company is advertising/offering, you need renters. If you don't have renters, you don't have a company; therefore not a job. Treat people how you want to be treated. Run a business so you have well-known and respected company that people want to do business with. Should the company want to respond as a way to make me look bad and themselves good, remember I have strong documentation.
I filled out an application via my *** to this company and they denied me even after the pre-approval. I had an underwriter whose name is Timothy *** whom made the decision on my application accusing me of wanting to add one of my kids in my household to the application so that I can get an approval. Which is totally false. I initially added myself and all my kids to my application and implicated everyone as full time employment except my son who works for the Army National Guard as part time. Upon being turned down and speaking to this underwriter to ask how is it i'm being denied due to debt to income if they didn't even ask for my sons information. I looked over the application to see was there an error and indeed it was. The reason my son wasn't added was a simple glitch in my *** that didn't allow me to see full time and part time refers to residence not occupation. That explained why it didn't ask for his information. So I brought that to the underwriters attention and instead of making a determination on my application after charging me a non refundable $75 fee he accused me of wanting to change my application so I can be approved. It's real strange for him to say that when this company claims to help consumers like me who want to buy a home but will be able to purchase in a few years due to credit issues. He has ignored my calls and had the audacity to send me an email which stated his accusation and told me he will add my son but not his income. So I figure he just wasn't trying to help me and that is wrong. Upon contacting the team they never responded to any of my emails however customer service told me he is the only one I can speak to. This company is not practicing good customer satisfaction and the underwriters especially Mr Timothy *** needs to find another profession. If Home Partners help all people not selective people then I can't tell. I don't recommend anyone to deal with this company until they right this wrong. I sent this underwriter via email all my sons information that's required of a full time resident he still refused to make a reasonable evaluation of my application. Told me he will add him and not his income which is wrong because they considered his debt in figuring the debt to income because he's a co applicant with me on some household debt. I ask that someone else from this company insure that full time is checked for all residents as its not asking for occupation as I had initially checked part/full time for and reevaluate this application because there is no debt to income issue in my household and that's only the right thing to do.
