My experience with Home Partners has been wonderful. We filled out the application back in the Summer of 2018 and live in the home that Home Partners purchased for us. We have gone through A LOT of issues with finances, illness and now COVID-19 pay cuts. Home Partners & Pathlight continue to work with us no matter what. I am sorry for all the people and families that have not had the same experience with this company. But they are a blessing to me and my family. I have hope of owning very soon and would recommend Home Partners to any and everyone.

Dont even bother! Process was smooth until after moving in. My job ended up downsizing and letting some of us go. Note, as a single parents with the only source of income, thats a big deal. Unfortunately I had to move out of the home. Gave Home Partners a 2 week notice to vacate as there was no way possible to make rent with no income. Moved out two weekd later...three weeks after that, with no notification or awreness given to me, HPOA assessed a insufficient funds fee on the account. Mind you, the account was closed, I had already moved and I left the $4920 security deposit with Partners to cover any losses. Yes,I went ahead and took that loss.....here we are, almost 2 years later, and I get an email from them tellung me I owe almost $2300! Really!? Reached out and respinse back was "we require a 60 day notice to move. We didnt get that so we assessed a 3k fee". Please explain how you were expecting a 60 day notice? If I cannot make rent payment due to job loss, that means I cannot live in the home. And rest assured, Partners would have damn well evicted me and my children well before the 60 days were up. To add salt to the wound..you send this letter almost two years later telling me I have 60 days to pay? During an economic crisis were money is already an issue? Good looking out, vultures.

Home Partners/Pathlight Property Mgmt does not want to fix electrical problems in their homes. They have came to my residence in the past to fix pool light, just 2 months ago to fix Led circuit board lighting in the house (kitchen and bathroom), and GFCI and improper wiring of GCFI. THe pool light is out once again, The GCFI in the kitchen are popping off and lights are out again in the kitchen. AS well as the outside light fixture which is attached to the home and is permanent fixture. This outside light has since burned out and again it's a circuit board not a light bulb!
I put in work orders on 5/27/2020 to have the same prior issues fixed again and the work orders were denied. I was told that this is the residence responsibility. My responsibility to fix a home that does not belong to time and are major repairs! So for 1750.00 a month we can not use our pool at night, 2 lights in the kitchen are burned out, we can not use 2 outlets on wall near stove they do not work and when we reset them, they just pop and shut off again!
This company as anyone can read on the Revdex.com site doesn't want to fix major issues wrong with their houses. They put the responsibility on the tenants to fix major issues with their over priced rented homes! Then as anyone can read submits rebuttals of how pathlight has tried or explained per lease agreement! It is getting to the point of an attorney.
Stay away from this money grabbing company that takes ZERO responsibility for their shotty worked homes. The contractor that came to our home a few times wasn't even a licensed contractor! He was working under someone else's license.
Do not use this sham of a company. Potential Home owners BEWARE!

This was supposed to be a path to homeownership. I spoke with a realtor and obtained the details, most important being that I needed a credit score of 550 to be accepted, which I had. I've been working with *** to pay off creditors and improve my score. This was in April. It took about a week for me to determine that this was right for me so I applied, uploaded my proof of income and tried to pay my fee. The program was on hold due to COVID-19. No problem. I kept in touch with my realtor and waited. Once the program opened, I paid the fee only to be told that I was denied. The only people who would speak with me are not privy to the exact reason but suspect that it's because the minimum credit score in mpls/st paul was raised to 620 or 680 depending on who you speak with. My denial letter mentioned *** so I called them and found a clean background with a FICO of 552 which met the original information that I was told. Amber *** will not take a call, will not confirm or deny or even review the case. She sends single sentence emails that just vomit that same denial but with no specific reason. I sent an email explaining my situation and was met with a single sentence denial. It's horrible to change the game in the 9th inning but even worse not to tell anyone. Not only should this not be allowed but there should be a protocol or something that says those with an app in progress will be reviewed, a grandfathered time period even. We were told 550 so until 6/1, we should get 550. Those new to the process after 5/18 should be told the higher score (my agent was not aware of the change because I confirmed it with her just last week). Your approved agents don't even know the new information - how can you hold the applicant responsible? Still, the worst part is that I was depending on this - the final realization of a dream. Homeownership. Homepartners sold me snake oil instead.
Hi Tasha, due to the COVID-19 crisis, we did temporarily suspend accepting applications and purchasing homes for the health and safety of our employees, residents, and agents. Upon reopening, we did make a few adjustments to our program criteria which included our FICO requirements. We also enacted policy in which any applicant who was approved or had submitted a paid application prior to our temporary suspension, would be grandfathered in at our previous FICO requirements. Unfortunately, this grandfathering does not apply to applicants who had not paid the application fee prior to the temporary suspension. We sincerely apologize for any confusion that occurred through this time.

I would never ever recommend home partners to anyone. Their practice during the covid-19 makes me sick. They had been shut down for over a month and have had a $5000 deposit of mine that I haven't received back. We had put an offer on a house that the seller then backed out of. Once they opened after covid-19 they said our financial paperwork needed updating because it had expired a week before. They refused to push it out and help due to covid-19. We are currently out of work and receiving unemployment and the covid pay so with this updated financial of course we no longer qualify for the program. We will once we go back to work, who knows when that'll be with the covid. We are in a situation where we can no longer live where we live & may be forced to live on the street. We can't wait. I'm an sick to my stomach. We have wasted all this time & this company refused any help or any budging on this during the covid as most and all companies have made exceptions to their rules. But not home partners. Like many, we will be back to work once covid is over. We sent the unemployment showing that we have income for now. This company is horrible to work with. I do not suggest using them. Especially during the pandemic!!!!!!

Typically, when a transaction falls through such as yours, a household may be interested in selecting a different house for us to purchase in which case the deposit can be transferred to the next home. Households are also able to request that their deposit be refunded if they would not like to select a different house for us to purchase. We do see that you requested that your deposit be refunded on 5/27 and our team did mail a refund in the form a check on 5/28. Please reach out directly if you have not received this check.
We are also showing you as approved in our system since we do accept unemployment as a form of income, so you are welcome to work with your REALTOR® to select a qualified home for us to purchase within your approval amount.

It was a wonderful experience. The concierge service was unexpected and an amazing addition to the process!!! They were very kind and courteous. They explained the process quite well.

I had a fantastic experience with Home Partners. After I completed my online application, I was immediately sent contact information for the realtor who would be assisting me in finding a home. The realtor set me up in the FMLS system so that I could begin to receive notifications of homes in the areas I preferred to live. As well, she advised me to always go to the Home Partners site as well. Once I found a home, the realtor and Home Partners moved thoroughly and quickly, providing me with documentation throughout the process. From the time I identified the house I wanted to purchase, it took 3 weeks to close. Everyone involved in the process was amazing and I am very happy with the service and professionalism I received.

The realtor set me up in the FMLS system so that I could begin to receive notifications of homes in the areas I preferred to live. As well, she advised me to always go to the Home Partners site as well. Once I found a home, the realtor and Home Partners moved thoroughly and quickly, providing me with documentation throughout the process. From the time I identified the house I wanted to purchase, it took 3 weeks to close. Everyone involved in the process was amazing and I am very happy with the service and professionalism I received.

I did not like the service I received. They made a mistake and did not add up all of my income and when I caught it, it was after the denial.
I tried to call and speak with the supervisor, Amber Flores, and she was just as nasty and rude and short. She emailed me back and told me I needed to call the customer service number for help. I told her I did then she instructed me to send an email and I did that as well. I have yet to hear an apology, a return phone call, nor a return email.
I even tried to add my fiance's income and was told they couldn't do that. I would have to pay a separate application fee for her but her income can't be added...I found that to be outrageous if two of us are going to be living under the same roof. Why not add her income being as though she's going to be helping with the bills.
The realtor is nice but the company is lacking professionalism and concern.

We are only able to consider the income from household members who were originally listed on the application as full-time household members.

Home Partners of America is an amazing company to work with. Their process is simple and transparent. I knew what was going on during the whole process of searching for a home. Their terms of service are the most ethical of any rent-to-own company I have seen and even some traditional rental companies. They have very optimal terms both for rental agreements and their right to purchase that is fair to both the tenant and HPA. I would recommend them to anyone who is close but not quite ready to purchase a home within the next few years.

Their terms of service are the most ethical of any rent-to-own company I have seen and even some traditional rental companies. They have very optimal terms both for rental agreements and their right to purchase that is fair to both the tenant and HPA. I would recommend them to anyone who is close but not quite ready to purchase a home within the next few years.
