If the key to a satisfied customer is good communication, they would have a 4 or 5 star rating.
Every single time we needed or waited for direction it either did not come or was incorrect.
From the very beginning we suffered with the turn-around time for closing which although it was over the Christmas holiday was delayed excessively causing us to incur additional storage charges and hotel fees.
The local agent also contributed to the poor communication as we did not realize you could request the broken blinds to be repaired, the holes in the wall patched and the patched on the walls and ceilings repainted. Our first 4-5 days in here were a s- - t show. They did send out a plumber and electrician to repair those issues which should have been addressed by the guy who still has not come back and finished the door he did not repair with the new key/lock. He was advised by Home Partners to do the work, he called me, but never showed. Another great sign of communication.
Finally, the repair portal is a joke! If it is an issue not in the drop down options, you are out of luck. And when you call they get just as confused. Must be a great way to save money.
I wish anyone working with this company the best of luck and remember, good communication goes a long way and it helps if it's a 2 way street!

My experience with home partners has been a nightmare. I’m just two months into my lease and I just can’t believe the lack of communication and follow-through, the unresponsiveness and unprofessionalism.
Since my move-in (December 14, 2018) I experienced major plumbing issues and an uncontrollable thermostat that either doesn’t work to the point of no heat or blast on extreme high of almost 95 degrees creating a utility bill of almost $600. Multiple vendors have informed home partners that the unit must be replaced due to age and, to date, this issue has not been addressed. I’ve been in my home with no heat with outside temperatures as low as 15 degrees. If that’s not enough, I’m dealing with a clogged kitchen sink where water drains out of the laundry hook ups. I can’t use the dish washer or the garbage disposal. Maintenance came in on the second day to snake the sink which stopped the water from draining through the laundry hooks and re-routed it to through the walls and up through the floors. They cut through the walls and capped the pipe. After multiple complaints of the carpet smell, the carpet was removed and (one good thing) mold remediation was done. I’m very hopeful that is not an issue. Now that the water can no longer drain through the walls, we’re back to draining through the laundry hook ups.
To date, this company has collected almost $10k, $4k of which they lost, found and lost again. That is another story that I won’t go into right now. I have not received services even close to that amount. I can’t seem to wake up from this nightmare. As of today (February 11, 2019) these issues remain unresolved. Warning: do not get involved with home partners.
The resident reported several issues to the property management company upon his move in. Pathlight Property Management contacted the resident to discuss the repair items once they were reported to gather more detail on the outstanding items. A vendor was dispatched and while onsite repaired the 3 items that were reported. The clogged drain, leaking kitchen sink, and damaged carpet were all investigated and addressed by the vendor. Additionally, the resident stated the heat had not been working so the vendor tested the system while onsite and found the unit to be working optimally.
The resident contacted Pathlight the following week as issues persisted. Since this time, two other vendors have been onsite in an attempt to address the concerns reported to us. Several vendors have been onsite to investigate the heating unit as the resident has reported it not working. Each vendor has reported the system to be functioning as normal. The unit will remain as-is since the home is heating sufficiently.
We have made every effort to address the items that are brought to our attention in need of repair. All reported items that the landlord will repair have been completed at this time. The best company. I don't know what we would have done if it wasn't for Home Partners. Very compassionate and professional. We have no complaints.
DON'T DO IT!! The program looks good on paper but the reality is anything but good. Their property management firm is a MESS and they are not ethical. Once you move in, you will learn that they will only fix items under $500 and hire the cheapest contractors they can find even if they aren't certified. I've had contractors with NO plumbing experience come to fix a plumbing issue with sewage backing into my basement! It takes weeks and multiple, lengthy phone calls to make anyone come out at all. They sent multiple vendors out for quotes which means you need to be home each time. Their repairs are shotty. That means the value of your home is decreasing but you have already agreed to the right to purchase the home amount. You will never meet anyone from Home Partners or the Property Management company. They don't care about the property, they only care that you pay your rent. I am not the only customer unhappy. Read the reviews and realize that most people don't take the time to write a review. This is NOT a good program. Also realize that in most cases, the right to purchase price is well above the appraised value of the home meaning that you will have a difficult time getting a mortgage company to approve the loan amount. You will need to put a LARGE down payment and lets face it, if we had that money we wouldn't be in Home Partners. I think it's RARE that anyone actually ends up buying the home. So you get a bad rental experience and will need to move in five years. Just keep looking for a place to rent until you can buy.

I’ve used them as a real estate agent 3x. Great experience and allows people to pick the home then eventually want to buy, that may not be able to for one reason or another.

I had high hopes for this company because their business model was unique and catered to higher-income renters like myself. Since moving into our house, I have had to deal with this company's property management team called *** Property Management to resolve more than 10 different issues with the house. Every single time I've had to deal with them, my experience has become increasingly worse. I have logged more than 10 hours of time on the phone with their maintenance team (SMS) and the property management west team (Pathlight) attempting to get updates and resolution to various issues with the house. We had sewer water flood the kitchen floor and leak into the basement more than 50 days ago. The damage to the kitchen has still not been repaired and there are signs of mold now growing as a result of the damage. It took them over 2 weeks just to get someone to come out and start looking at the damage. Now they are refusing to repair the floor even though the floor boards are so warped that they are a tripping hazard.
My experience with *** Property Management is so consistently poor that I can no longer believe it is just a one-off bad experience, but rather a "way of doing business" for this company. I hope others will avoid signing up with Home Partners of America so they can avoid being locked into such a terrible Property Management experience. If I would have known about this, I would never have signed up with them in the first place. Unfortunately for me, it's already too late.

We write to you in response to Complaint #*** (“Complaint”). Before addressing the specifics of the Complaint, we want to provide background on Home Partners of America, Inc. and its business model. Home Partners of America, Inc., formerly known as Hyperion Homes, launched in November 2012 and is committed to making homeownership a reality for more people through its Lease Purchase program. Our Lease Purchase program is resident-led, whereby approved individuals who have applied to our program work with a licensed real estate agent in their desired geographic area to select the home of their choice from available for-sale housing stock in areas in which we invest. If the home that has been selected by the prospective resident meets Home Partners’ eligibility criteria, we will try to purchase the home from the seller. If we are successful and buy the home, we lease it to the prospective resident. Home Partners also grants the resident the right to purchase the home during the term of the lease.
With respect to the Complaint, we respond to Mr.’s allegations as follows:
Mr. and Mrs. entered into a lease agreement and right to purchase agreement dated June 18, 2018 with a subsidiary of Home Partners of America, Inc. relating to the Property (collectively, the “Lease”). In response to Mr.’s work order requests as listed below, *** Property Management, Home Partners’ property management company (“Pathlight”), responded accordingly, as follows:
· On 11/29/18, Mr. contacted SMS, Pathlight’s third party vendor, to repair a leaking pipe in the basement of the Property. A vendor was scheduled to arrive on 11/30/18, but the appointment was cancelled. *** was advised that Mr. corrected the problem.
· On 12/9/18, Mr. reported that the dishwasher flooded the kitchen. A vendor was assigned and arrived on 12/11 to inspect the dishwasher. On 12/14/18, a vendor evaluated the condition of the kitchen floor and began water extraction and remediation work. The vendor returned on 12/18/18 and completed the work by 12/22/18. Once the flooring and kitchen were completely dry, the vendor provided a quote to replace the kitchen flooring. *** reviewed photos of the floor (taken on work order ***) and determined that replacement of the flooring was not necessary. However, in response to Mr.’s continued assertion that there is possible mold growth under the flooring, a moisture reading test was conducted. The test results confirmed that the moisture level is low. As such, no further action is warranted in regard to the kitchen flooring.
· On 12/13/18, Mr. reported that an outlet under the kitchen sink was charred and that the garbage disposal needed replacement. A vendor arrived on 12/14/18 to evaluate the problem. The outlet repair and garbage disposal replacement were completed on 1/3/19.
We hope the actions taken have addressed Mr.’s concerns in an adequate manner, but we would be pleased to discuss the matter further with him should any issues remain open.

This company and the property management company they use continuously try to get me to pay illegal fees that are specifically not allowed in my lease. I've already taken them to court once, and won, and it looks like I'm going to have to do it again since they are again trying the same shady practices. This is after they tried to charge me $17K for "repair" work that didn't last more than a month after I moved in.
Stay far, far, far away from this company. If you can get a home from them, you can get a home from a reputable company and you won't be paying outrageous and often illegal fees.
