Was getting ready to get into the program when I came across this website. Once reading several comments and replies from the company, we decided not to go along with this program. We were under the conclusion that part of the “rent” would go towards the payment of the home. This is not true! Basically what I gathered was that you pick a home, they buy the home, you pay them rent for the home and when you decide to buy the home you have first choice of the home. Keep in mind that you have to go through a third party to do so. I find this crazy that part of the money you put out don’t go towards the payment of the home. Could be a great program just not for us.

This company has a minimum credit score for acceptance. However, you do not know this until after you pay a $75.00 application fee. I would not have applied had I known this. This should be stated upfront. I asked for my $75.00 back and was told no. The party that I talked with has absolutely no tact.

I shared with my property manager (also a real estate agent) that things had grown for me dramatically from a financial perspective but I wanted to wait a year before purchasing a home in order to save a sufficient down payment. She shared with me the HPA home-purchasing program. Within a week, we found a home that I loved. We discovered that there was already another offer on the home but HPA's "cash investor" status incentivized the sellers to accept our offer. Things moved quickly and the home closed in less than 3 weeks.

Broken Fireplace that was not reported to me prior to me moving into the home. They refuse to repair and have lied in the past about repairing. On 12/15/17 I submitted work order for repair. Someone came out and they said would need to replace since it was so old. I was then giving the impression that this would be replaced. I was later informed the contracted company that they were directed to turn off the gas and that it would not be replaced because the landlord ( home partners) did not want to fix or replace. When I agreed to them purchasing the home, I was never informed that the fireplace would not be functioning. When I set out looking for a home a fireplace was one of the things that I wanted so there for I would have never accepted this home had I known that it was broken. I have had many other problems with this home. All kitchen and bathroom cabinets are water logged and gross to even place your personal items in, the railing going up the stairs in glued together and even one of the repair men they sent out said it was dangerous and needs to have a piece replaced. The master bathroom, half bath, and hallway bathroom all have issues with the sink faucets.I have put in two work orders for this and every time it works while they are there and stops working a day or two later. the frame on the front door pulls from the wall when you open the screen, the island in the kitchen is falling apart, the dishwasher is not affixed to the counter top so it pulls completely out when you open the door. The hood above the stove was place on wrong so the screws have come out and because they kept trying to patch it up instead of fixing it correctly the screw wont stay in place. These are ALL things that I have made them aware of .8/11/17 the fridge went out so I borrowed one from a friend until someone would come out once I told them that they decided that they would not fix the one that came with the home because I had one. January 25th a pipe broke under the house I called in an emergency request and I was told that someone would come out that night,but no one showed up even though I informed them of a 6:20am flight I had on 1/26/18. I called the next morning and was told the there was no work order placed. They finally showed up after 1:00pm on the 26th. I have been emailing with a Karla Rodriguez who replies at her leisure and when she thinks she needs to. Path light is the company I pay the rent to and who is responsible for all maintenance they are horrible to say the least. But Home Partners are the owners so I blame them since the path light gets their guidance for them.I have always been on time with payment and anything else that is asked of me. I need help in getting all things listed replaced or repaired. They lied about the fireplace on the leasing contract, in my experience that voids the contract.

I received a rejection letter from their Rent to Own program without a phone call or follow up. I've tried calling several times to find out the issue so that it could be resolved, but they never answer your calls nor call you back. Until I can find out the reason ( because they aren't answering my calls), I have no way of addressing. It apoears that they want to take the money for the application and reject people. I lead to believe that this was supposed to be a program that allows you time to fix issues.
It's false advertisement at best. Or at the least they need to change their prequalifying standards and advertisement because as it stands it is very misleading. This was a very misleading process that now has a hard inquiry on my credit plus their applicant fee.
Please be warned and don't utilize this company.
