Home Partners is a great option for my relocation clients, especially if they don't know how long they are going to be stationed in a new area. They are able to get into a new home without having to sell their old home first. They also don't have to worry about selling their home here, if they are transferred again in a year or two, because they would have very little equity in it and it's likely they could lose money on the deal.

We used Hpme Partners to purchase our home in the Dallas area. When we moved to Dallas in 2014, the market was very tight for rentals, and we have moved twice in the past two years which made our rental applications not as good as others. So when I said to the real estate agent "Someone should buy the house I want and we just rent it" she said, there is a program. We did want to purchase eventually, and so we went with the program and found a home we would want to buy. And we closed on that home last month. We followed all the rules, we read the contract thoroughly, the real estate agent was deterined to get her sale, and the market value of the home went up 10% per year as forecasted by a website. The price of the home only went up 5% per year, so we were "in the money" as the trade says. Not everyone will experience the same results as each real estate market is different. Home Partners worked with us every step of the way - it's a great program for folks like us. You need to do your homework, they are not your advisor. They provide a program and it is your responsibility to understand the details as spelled out in your contract with them. We're happy with our home, and were prepared to walk away if the deal did not work for us. That's business.

I am finally a formal complaint about the horrific lack of service I received regarding an electrical problem in my home. On 9/30/2017 after returning home from my sons' cross country race at 10:30 a.m., I noticed the lights were flickering, I didn't have adequate light in the kitchen and other rooms and called your maintenance department. I was also without air conditioning. A technician came to the home about 3 hours later and confirmed the problem was electrical and the A/C could not be fixed until the power was resumed. For almost 72 hours, I was without light or A/C. Both refrigerators were not working and the house was unbearably hot. I called your maintenance department over a dozen times trying to determine what was going on. The only response I kept receiving was they can't find anyone in the network over the w/end. People said the lead technician or dispatcher would contact me but n ever did. No one called as a courtesy to give me updates. I found an electrician who could come to the home on Monday, gave the information to your home repair service. Someone was supposed to call back to confirm an appointment but didn't. I ultimately hired an electrician who came out on Sunday, diagnosed the problem and *** came out and repaired it at midnight. Please be advised that I'm going to send a copy of this email to your management department and I'm also going to write a very negative review about your company. It is shameful the way I was treated. Your company has no integrity and I will not be purchasing a home from you unless some drastic changes are made.

Ms. opened two work orders on Sunday, September 30th. The first work order was for intermittent electrical issues with the kitchen lights, garbage disposal, and the refrigerator going off and on. The second work order was opened for both AC units which were not properly cooling. The maintenance division of our property manager sent an HVAC vendor out the same day to investigate why the units were not cooling. The vendor reported that the issue stemmed from the same electrical problems the rest of the home was experiencing. The maintenance division scheduled to have an electrician at the property two days after the issue was reported. Rather than wait for the scheduled appointment, Ms. Burke-Galloway hired a vendor to come out the next day, Sunday, October 1st. Ms. Burke-Galloway’s vendor was unable to make any repairs but was able to inform her of the root of the problem in that there was a transformer issue with Duke Energy which had to be handled directly through that company. Duke Energy was onsite that evening and resolved the issue on Sunday, October 1st. We believe the work orders were handled in a timely manner, and we disagree with her allegation that we have no integrity.

I was looking to rent a home in the Atlanta suburbs and had started the process of trying to find a rental home. At this time I have a good credit score, but do not have tens of thousands of dollars for a down payment to buy a nice home in a nice neighborhood so for now I must rent. The problem is that most of the homes for rent were either too close in proximity to neighboring homes, did not accept pets or were in run-down areas. A realtor told me about the Home Partners of America Program - I applied and was accepted. Through the HPA program I was able to find a really beautiful home, which HPA purchased from the owner with no problem. The total amount of time from the date I submitted my application to HPA to the date I move to this beautiful home was only 7 weeks! The entire process was easy and painless, thanks in large part to HPA's completely automated application submission process, great customer service and also to the efforts of my real estate agent. (Note: It is essential to have a good real estate agent who will conduct the walk-through of the property and submit the required documents and other information to HPA in a timely manner. Because of HPA I found the home of my dreams and did not have to worry about some homeowner denying my rental application because of my dogs, my race/gender or some other discriminatory reason, which unfortunately happens all too often. The HPA program is a fair program which provided me the opportunity to rent and maybe buy the home of my dreams - and I did not have to wait months and months for it!. There are, however, hard and fast program rules, i.e., I have not moved in yet but it is clear via the communications I've received from the property management company that rent must be paid on time or there will be hefty fees (but in my opinion that's just business); the rental price may be slightly higher than it normally would be (however you get to choose from a wider variety of homes in some really nice areas and you don't run the risk of an owner deciding not to renew your lease for whatever reason and then having to find a new place). My review is a completely honest review, i.e. I have no affiliation with HPA or anyone who works there. I felt compelled to write my review as some of the negative reviews I've read about the program are somewhat misleading and I would hate for someone who is really in need of this great program to miss out on what might be a real blessing to them.

I am a real estate agent in San Antonio, Tx. I think that the concept upon which Home Partners operates is a great idea, but the execution is not good. I am also a resident, so I have first-hand knowledge of the process of obtaining the home and the lease process. In obtaining the home, the personnel making offers tend to lowball, which does not work well in a sellers' market. I had to push for an offering price that would even have a chance with the seller. A big positive that Home Partners offers is all cash and a quick close.
Once in the property, I began to experience the frustrations of dealing with the maintenance arm of their property management company, *** The main problems are dubiously-qualified repair people and horrible scheduling practices. I have experienced many instances in which the repair company (SMS) assigned technicians who simply selected a time they chose rather than honoring the original appointment. The real fun is when they don't bother to give you a call. I have wasted countless hours with their repair service people, and I am truly fed up.

I am in the process of purchasing my home from them..They did not give us the RTP within the 90 days window until I asked for it in April and we moved in November 2016. Also when I asked for a breakdown of the make ready cost,,no prices were listed just a list of the (jobs) completed in which one was not completed. The purchase price is $32,000 more than what they paid for it. So therefore of course the appraisal has come in at a lower amount and who has to pay the difference (We do) and we had to pay $2100 per month for rent in which none of it went towards the purchase price. Then you have to pay $1,000 to them to show you want to buy the home. I wish I would have waited a year or two and purchase the home on my own....This has not been a good experience at all and would not recommend them to anyone...

Home Partners of America, Inc. launched in November 2012 in Chicago and is committed to making homeownership a reality for more people through its Lease with a Right to Purchase program.
The Lease with a Right to Purchase program is resident-led, whereby approved prospective residents who have applied to HPA's program work with a licensed real estate agent to pick the home of their choice from available for sale housing stock in areas in which HPA invests. If the home that has been selected by the prospective resident meets HPA's eligibility criteria, HPA will try to purchase the home from the seller. If HPA is successful and buys the home, it leases the home to the resident under a lease that generally has a lease term of one year and automatically renews unless the resident gives HPA 60 days' notice prior to the end of the lease term that they do not want to renew. The lease can be renewed for a total of five years in the state in which Ms.' home is located. HPA also gives the resident the right to purchase the home from HPA while the resident is renting the home from HPA. This right is documented under a separate Right to Purchase Agreement.
The resident has absolutely no obligation to renew the lease or buy the home.
Before HPA tries to purchase the home that the resident chose, it sends the resident the monthly rental amounts for every year of the lease (e.g, what the rent would be for all five years) and an estimate of the price at which the resident can purchase the home from HPA each year (the "RTP price"). The resident has to approve these amounts before HPA will even try to purchase the home. The rent for each year and the RTP price for each year is also clearly laid out in the lease and the Right to Purchase Agreement that the resident signs.
HPA's website and documents make it clear how the Lease with a Right to Purchase program works, including that rent payments do not go towards the purchase of the home and that HPA does not provide financing/mortgage for the resident if they wish to purchase the home. The resident needs to get their own financing/mortgage from a third party if they wish to purchase the home. The resident has the right to buy the home, but is not obligated to buy the home. "11. Are the monthly rent payments that I make applied to the purchase price of the home?
No. Monthly rent payments are not applied to the purchase price of the home. If you decide to exercise your Right to Purchase, you must pay the full predetermined price as set forth in the Right to Purchase Agreement.
14. Do you provide me with a mortgage or other financing?
We are not a mortgage company and we will not provide or arrange a mortgage loan for you. We cannot guarantee that you will be able to obtain a mortgage loan if and when you wish to exercise the Right to Purchase."
In the case of Ms., she approved the rent amounts and the RTP prices before HPA even made an offer to purchase the home she chose. Ms. is under contract to purchase her home for an amount that is less than the amount she approved and also less than the original amount that was in her Right to Purchase Agreement. HPA is willing to provide documentation to *** if Ms. consents.
Ms.' statement that "Then you have to pay $1,000 to them to show you want to buy the home." is also misleading. Under Ms. contract to purchase the home, there is an earnest money deposit requirement of $1,000. This is a common requirement when a buyer wants to purchase a home. It is a deposit and will be credited to Ms. at the closing should she purchase the home.
HPA believes that its Lease with a Right to Purchase program provides many benefits to its residents, including Ms.. For example, Ms. was able to pick a home from homes available for sale (versus homes just available for rent). Ms. was able to rent that home for up to five years with rent certainty for every year (ie, she know what the monthly rent would be for every year even before HPA tried to buy the home) and transparency as to the RTP prices if she wished to purchase the home (ie, she knew what the RTP prices would be for every year). Ms. has had the opportunity to live in the home and determine if the home is one that she wishes to purchase and make a major financial commitment to do so.
Ms. has chosen to purchase her home, and again, she is not required to do so. In addition, she had an opportunity to terminate her purchase contract based on the appraisal. She could have chosen to continue renting the home or to move at the end of a lease term.
HPA prides itself on its transparency and good faith and fair dealing. HPA has fulfilled its obligations to Ms. and looks forward to a successful closing with her regarding her purchase of her home.

We entered a contract with HP to rent a house and luckily they backed out during the due dilligence period. We ended up buying the same house almost exactly a year later on our own and SO glad we did. Our mortgage payement is now 1000 dollars (no typo!) less than the rent we would have paid to HP and we did not have to buy it for ~30K more than they would have paid (which would have been the price increase we would have paid after the first year) - In retrospect, if we had gone through HP we would not have gotten a mortgage at all after one year because the HP stated asking price would have been about 15K or so over the appraisal !! As it is, we got it several thousand less. So even though we were heart-broken at the time that they backed out of the contract (for reasons that were not really legitiment in our opinion and this was confirmed with our own inspection the following year - the bottom line is they do not like to buy older homes in historic districts, which actually is understandable), we realized it was a blessing in disguise. HP may work for some folks but from my experience it was clearly best to buy the house ourselves working with a good broker or do a rent-to-own by owner... otherwise you pay way more than you need with HP program (the rent is top of the market) and after one or two years you will have to pay a huge amount over what it sold for... and in many cases the value will not match the new asking price from HP. It is not just 5% but other added costs as well... so do your homework on this one. It might work out for some folks, and my review is positive overall because they did refund my deposit promptly and were very open and transparent about the costs, etc., and I had no issue there. Furthermore, I am so glad they cancelled the contract because I would not be able to buy the house if they had under their terms - so I am happy with the company!! They saved me by backing out. I was just naive thinking it was a good way to go. I also thought I was not qualified to buy a house but if you really work at it and get a good broker it can be done. Don't take no for an answer.
Now I am in the same house, I actually own it, and I paid much less than I would have from HP, and have a significantly lower monthly payment, so there you go! If you find your dream house - try to buy it on your own! Use HP as a last resort or just to find a better rental (but know you will pay more for it than market - at least in our area). I hope this helps someone.... HP is good company but you will pay more for this service and might be priced out when time comes to buy... I wish they would be more flexible on rent and purchase price based more on market conditions and so forth - this would help more people. Further, they would serve more people well if they offered financing (they don't have to service the loans, they could sell them) - to give better piece of mind. I would be willing to bet that 75 to 80% of renters with HP are never able to buy their homes. I wish HP would share the actually numbers!
