The original air conditioning outage was reported in JulyIt took multiple aattempts and visits from the air conditioning company and their delay in getting the air conditioning fixed was because progress residential would not approve the order nor would they call us backWe had no air conditioning for a total of days from the original report until the evening of 8/25/The 8/fix was still from 8/requestProgress residential offered $consession but but they collected $in rent for those days ($rent%days=40.35/day)Their offer is barely a third of what we paid for comfort yet had to make accommodations to begin our move earlier and spend some very hot nights at a hotel due to the extreme conditions and I am months pregnant and could not stay in a home with over degree temperaturesTheir offer is pitiful and doesn't begin to cover our losses from accommodations, food, time, etcPlus they have made no efforts to follow up with us and confirm the issue is indeed correctedTerrible service from beginning to end and we never chose to rent from them, they took over from another company

Our assessment is as follows: Policies and Procedures: Progress Residential’s policies and procedures are developed and maintained to ensure that all residents receive the same exceptional level of customer service and care, experience equal treatment and respect in all circumstances, and for the protection of their best interests and those of Progress Residential Per Progress Residential policy and procedures, refunds for denied applications where the prospective resident made payment by check require business days before a refund can be submitted This is done to ensure the payment made by the prospective resident clears the bank before a refund is completed Timeline of Events: Ms***’s application was denied on 2/25/ As of 3/7/the check has been created and is being sent out to Ms [redacted] via overnight delivery We regret that Ms***’s experience was not viewed as the red carpet experience that Progress is known for Based upon our investigation, the refund check has been issued within the business day time frame We would appreciate Ms [redacted] removing her complaint due to the findings of this investigation and deposit being reimbursed

My husband and I moved from Georgia to Arizona in We signed our lease contract, the company gave us the house keys but when we drove to the house the keys wouldn't workWe called the company and they refused to come to the house and open the door for us with the correct key, instead they gave us the lock box code to get the key outThis house was filthy, and I had called days before we arrived to confirm the house was cleaned and ready for move in, they said yes it was but instead we arrive to a home that was so dirty you couldn't even use the bathrooms or showers Since moving in we have had so many problems with this home, ceiling leaking when it rains, water bubbles in the ceiling, our furniture, floors are soaked when it rainsThe entire garage gets flooded due to the leakingAfter many work requests, took them year and half before they fixe the ceilingAs of today the leaking from the window seals have not been fixed yet! Even the inspector put it in his notes to have it fixed! Cracked window in master bedroom bathroom which it took them year and half to fix! My sons room smelled like pigeon poop, where we couldn't even use his roomI contacted the company numerous times, it took them over a year to fix the problem Pool was cracking and falling apart when we moved in, my children cut themselves many times from the sharp rocksThis took them a year and months before they fixed itIt cost $to refill the pool, but they would only pay $for this water billCountless times we wouldn't receive pool service, ( which pool services is included in our rent) the pool turned green, literally looked like a pond many times and my daughter and I were in and out of ER for infections due to the pool chemical balances were off and not cared for We sign out of this home this month in August but till this day there's so many things that need to be fixed in this home that they still haven't fixed or even bothered to respond, we just got tired of requesting and hitting a dead end! Lastly they have this home advertised as a bedroom car garage but it's a bedroom one car garage! Whoever they decide to rent this home out to next, I hope they take better care of them because this is the worst experience we've encountered and I dealt with this mess on my own while my husband was deployed for a year! Their customers service is unacceptable!

I would highly discourage anyone from doing business with this companyI have had nothing but terrible experiences, and I hope that I can save others from the same predicamentI just relocated to [redacted] several months ago and although everything seemed promising at first, renting from this company has been a complete nightmareAfter driving hours to move into my rental house, I found that the "inspection" prior to my move in did not include the essential basics of any home in NC, including functional ACMy first days here, I was stuck in a house in the middle of August with my thermostat reading degreesDespite my plea, it took several days for someone to come fix the AC even though I was promised daily that someone would be over before The fun really started when I began being charged for waste removal (garbage, recycling, etc) with no waste removal service whatsoeverAfter many phone calls, meetings, and dealings with both the office manager and regional manager, nothing has been resolvedUltimately, I have been struggling to live in sanitary conditionsI have reached the point of complete unsanitary living conditionsAfter countless calls, emails, and meetings, my house is still collecting garbage, flies, and other undesirablesI have boxes of waste stinking up my garage because it has no place else to goCommunication with appropriate personnel is next to impossible, and even when I am finally graced with a phone call, nothing is resolvedI had reached the point of hopelessness that I held a meeting about breaking my lease with no financial penalty- given the circumstancesThe response I got (over weeks later) was denied on the basis that "they have to treat all tenants the same and hold everyone to the same standards based on their lease." In any other situation, I would agreeHowever, who will hold Progress Residential to their standards? When I signed a lease with them, I had basic, reasonable sanitary standards that have been completely neglectedIf they "treat all of their tenants the same"do they treat all of their tenants this poorly? It was, is, and will continue to be, completely unacceptableI am a young professional who moved to [redacted] for work, and this company has made my experience here unnecessarily miserableI consider myself a reasonable professional, so before taking legal action to break my lease I tried to reason with appropriate personnel which was a waste of timeI even called corporate, which was also completely useless since they wouldn't let me speak with anyone who could help meI refuse to pay a large sum of money to break my lease when deciding to vacate a property, on the premise that I will no longer live under these kinds of conditionsAfter I realized that reason was a lost cause, I consulted several lawyers who have affirmed that Progress Residential is in violation of NC law by not taking care of these living conditionsI'd much rather not waste my time by taking this company to court, but this has become my only optionIn my opinion, by making me take this to court, Progress Residential cannot afford the reputation that they have earned, eitherWhen I was first searching for a house in [redacted] , Progress Residential did not have any reviews so I gave them the benefit of the doubtIf there were any online reviews of this company at the time I was house hunting, I would have steered clear of this companyI would like to warn others to beware of this company in hope that they do not have to go through the same frustration that I have experiencedI have spoken with both the office manager, [redacted] as well as the regional manager, [redacted] ; neither have been able to help meAfter deciding to break my lease (and now have to go the hassle, time, and money of an attorney), I have looked for other places to live and can offer other recommendations of companies that hold themselves to much higher standards and actually treat their tenants with dignity and respectMy last words about Progress Residential: even if a house looks gorgeous and seems promising, please think twice about renting from this company because I can assure you that to this company, you will not be treated with the standards of living that you deserveThank you for reading, I wish you better luck with other companies!

I should have known by the 39-page lease that this was not going to be a good experience I should have been more alarmed when I had questions about the lease and there was no contact information providedI should have completely backed out when I had trouble even submitting my signed lease online Moday was April 3rdI have experienced nothing but inconvenience, frustration and stress in dealing with this company I had submitted work orders by the end of April because the home was not moreadyThe first work order - no option or information there for emergenciesLuckily, the guy who did the pre mowalk through had left his cardI called him and left a messageHe called back immediately and had a contractor come on MondayThere had been a slow leak soaking into the floor for days It took almost two full months to get the floor replaced - and I had to fight them not to replace the hardwood floor with carpetMuch lesser quality than before, but not carpet I would try to open the blinds and they would fall out in my handsI tried to open a window and it slammed shutThe bathroom counter had been spray painted white and it reeks when I try to clean itThe light fixtures were poorly wiredThe door locks were not installed properlyThere were bugs coming in from under the floorThe dishwasher didn't workThe house was filthy After two full months of poor communication, changing my schedule, waiting on contractors and then them not showing up or not getting all the work done and having to come back, then me having to rearrange my schedule again, the initial work orders were finally completeExcept the sinkThe bathroom counter still stinks and is peeling July - rain and storms have caused the fence to weakenNeighbors' fences fell and now ours is about toI put in a work orderFence needs to be replacedIt's rotting and fallingProgress' maintenance guy tells me they won't replace the fenceToo much moneyTheir contractor calls and asks for picturesToo lazy to come look at the fenceThen he sends his workers unannounced on a Saturday while we are awayHe said the work would take about 1/hours (we knew better)When we got home 1/hours later, they were still thereThey did not speak to us, introduce themselves, say what company they were with or tell us what they were doing to fix the fenceWhen my husband tried to speak to the lead man (who had a cigarette hanging out of his mouth the entire time he was here), he grunted at him and kept walkingMy husband quickly saw that they were not doing a good job of fixing the fence and he tried to talk to the lead guy againWhen he was ignored again, he began to check the fence out and look at the work they'd doneThe lead man asked him if he was finished playing with the fence because he had work to doLater, when my husband tried to talk to the other worker, the lead man yelled at his coworker, telling him not to talk to customersThey left without ever giving their names, the company they worked for or saying anything about the fence August - I put in work orders for the garage door and the sprinkler systemBoth work intermittentlyProgress' maintenance guy comes out and does what he can Jerry rigs the garage sensorsWe will need contractors to come out for the sprinklers, he says and he also says to let him know if I have any more issues with the garage doorTwo hours after he left I sent him a text that it was still not workingI heard nothing backTwo days later, I texted him again asking for an update, as I had not heard from Progress or from any contractorsFive days later, I texted him again asking for an updateStill nothingTwo days after that, a sprinkler contractor showed up at 8am, unannouncedHe was much nicer and more professional than the fence guy, but I had to completely rearrange my day because I was not expecting him Progress has done a decent job of fixing the maintenance and repair issuesTheir communication is horrible which translates into a complete disregard for their tenants' timeI have spent way too many hours missing work and dealing with maintenance issues that should have been taken care of before we ever moved in As I write this, I got a call from the head maintenance guy in DallasI had sent a letter of complaint to them less than minutes beforeIt makes me feel a little better that he plans to address the communication issues and the vendor issues and he tells me he wants to help make this experience betterIf only it were up to himHe and his team (except for the lack of communication this week) are the only ones who have ever bothered to make things right

Where do I start, me and my husband is a military family who moved to Texas from Virginia and found this companyI was so happy about the price and service they offered We signed lease 7/1/and moved in after military brought us 7/10/and I had problems the day I walked through the door I first got locked in the house and my husband had to take door apartI called made a report and never heard from them, let me back up to when I first walked in and all my lights where on and a/c was on I ask them why would they do that especially if I'm responsible for charges and they told me they didn't know who left it onNot once did anyone ask about helping with the billI then tried to cook dinner to find out my stove didn't work it was shot and the dishwasher leaked waterI called them and got the run around for wks till they sent someone out just to tell me it was not working and he couldn't help I ask what should I do he said I should hear from the office another week went by and still no call it's now 4wks past wks in my house and no working appliances I hate that we are dealing with this especially in a new home and all the hard work my husband does to serve this country he has to come home to all these issuesI just need people to know so they don't have to experience the pain we are going through right nowI still haven't heard from anyone and still getting the run around and no help with the usage they used or anything off the rent after not having working appliances DONT send yourself through thisI now have to find a lawyer and call the military to help us with these issues

I am so disappointed with this company! In the beginning when I was dealing with the "Haven National" company it was excellent! But for the last year and a half we have been dealing with this horrible company! There are always repairs to be made and they are always done weeks after requested and they always have to come back out to the repair! The AC in the attic leaked different times and put water down the walls of different rooms! The came out and killzed the walls and repainted! I KNOW for a fact that there is mold behind the walls! My son has Asthma and for the last two weeks has been extremely flared up! I submitted a request to have the fence in the backyard repaired and they marked it as completed but they didn't do anything and the fence panel is still laying in my backyard with nails sticking out of it! I called on October to discuss them double billing me for the electric through conservice and I called again on November and not one person has called meI went in person and delivered them the money order today with the over charged amount and they told me I owe them a late fee of $now because nobody would call me back to address their issue? its one thing after another with this company! Please stay away from them!

I called progress residential on several occasions to have some plumbing fixed in the housei specifically said I had to have someone come after pmthe cust serv reps said ok every timei do get a call, I let the tech know that I can't be there until after 5pmhe said I only work from 8-Then I called progress again, they said no problemthis happened timesToday I filed request online that I needed someone to come out, I got a call back from a Tiffany from the Peoria office location, she stated no one can come after pmi told her why did I request someone at that time if I could be thereshe said in a rude from that's how it happensand that's what needs to happenwho cares what you want? I told her to calm down, at this moment she got ruder and ruderi tried to tell her how unprofessional she was being she didn't careit seemed like it was her way or the highwaywhat happened to the customer is right or at least baring some sympathythis is unacceptable in my line of business and it should be in hersAfter arguing with me and talking over me for minutes, she hung up on methen minutes later she called again and her attitude seemed to changeshe then told me if I moved she'd bill me for what was brokenHow can you do that when I reported these things she said well who cares we'll bill youafter her talking for a while andi just sat and listened because she would just talk over me, she said are you listeningI said yes I don't feel like being talked overshe then changed her tune and had a rep call me to schedule a time when I can be availablethis is very rude and she should take a customer service class, beucase its very unacceptable how you treat a clienti know in my line of business if I spoke to someone like that I would be fired and I work with customers on a daily

There was no investigation done by this business They ignored all of my requests to produce an explanation of fees until I moves out because it was their intention to simply keep my $security depositThey investigated all of mins and emailed me saying they were keeping my money They had months to look into this late fee and they ignored all of my requestsThey have produced no proof that my rent was ever late or which office even received itAnd although their calls are supposedly recorded, they have not produced the phone call where their own representative said the error was on their end and they would remove their late fee This buainess knows nothing about customer service as they have the qorst business practices I have ever seenNo I will never remove my complaint and I will place reviews of this company all over the internet so that other people don't make the mistake I made by renting from them

the response from progress residential does not address the poor jobs done and time missed from work to be present for these numerous jobs.....the misaligned toilet seats, the nails all around the outside of the house, the electric utility outlets hanging outside of the house these items should also be responded to by progress residential, and the compensation for missed time from work
