*** ** *** *** *** *** *** *** ** *** Date: December 15, 2015 Application: *** Regarding Your Recent Mortgage Loan Application Dear *** ** ***: We received a copy of the letter you sent to the Revdex.com regarding
your mortgage loan applicationWe appreciate the time you have taken to document your thoughts and concerns regarding this matter. On behalf of the Bank, please accept my sincere apologies for the level of service you received from our Mortgage DepartmentPlease be assured Fifth Third Bank takes these matters seriously, and we strive to provide an exceptional experience to our customersAfter receiving your letter, I forwarded your concerns to the relevant parties in our Mortgage DepartmentI also want you to know that customer concerns are reviewed by our senior and executive management teams as part of our ongoing commitment to improving our customers’ satisfactionHowever, I cannot inform you of any specific internal actions that may be taken. According to our records, the initial application for a mortgage loan with Fifth Third was received on October 7, According to my research, there is no record that your mortgage loan application received final approval from the Bank or that your loan was scheduled for a loan closing on October 22, On September 23, 2015, the Bank issued a Mortgage Pre-qualification letterPlease note that, as stated on the enclosed copy of that letter, a Mortgage Pre-qualification is not a commitment to lend but provides you with an estimate of how much you are likely to qualify for based upon a review of your credit report and information you provided regarding your incomeActual loan approval is conditioned upon other factors including verification of your income, calculation of your outstanding debt to income ratio, and determination of property value and condition in relation to the requested loan amount. I have provided the table below for your reference which briefly outlines the timeline of key events concerning your mortgage loan application. Date Description of Event September 23, Pre-qualification letter issued. 2015 October 6, Cathy Casto was contacted by Michael Sharamitaro to begin the loan process. October 7, Loan application date. October 8, Cathy Casto contacted you to inform you that she was taking over for Michael Sharamitaro, that he loan was transferred to her from Michael Sharamitaro because he was no longer taking new loan applications in the *** *** area. October 8, Cathy Csent the loan application disclosure package to you. October 16, Due to changes in Cathy Cposition with the Bank, the loan application was transferred to David S.. October 19, Cathy Cspoke with you and was informed that you had not received the loan application package that she originally sent you on October 8, The loan application package was sent to you a second time. October 20, The status of the application was pending until additional documentation was received, including documentation of your income, verification of your assets and funds from you that would be required to close the loanThe property appraisal was also ordered at this time. October 29, You were notified that that we needed documentation of additional funds for closing in order to move forward with your request for a mortgage loan. The property appraisal was receivedThe appraised value of the property was less than the sales price of the property. November 4, We received employment verification from your employer which showed that you were working fewer hours than what was originally stated by you when the loan application was completed. November 6, You called Cathy Cbecause the deadline for your purchase contract about to expireYou were notified by MsCthat the loan might not close because your debt to income ratio was outside of the Bank’s underwriting guidelinesYou informed MsCthat the Bank was not calculating all of your incomeMsCinformed you that the Bank would need tax returns from you, a copy of your child support award, and a copy of your divorce decree in order to document additional income for youYou informed MsCthat you had previously given all of this information to Michael S.; however, none of those documents were received by our underwriting department. November 17, The application was declined after a review of all the necessary documents. I have enclosed a copy of the letter dated October 29, 2015, which stated that the funds needed to move forward with your loan were short by $1,461.00. On November 17, 2015, your mortgage loan application was declined for the following reasons: Length of Employment Income Insufficient for Amount of Credit Requested Excessive Obligations in Relation to Income I will explain each of the bullet points above in more detailFirst, the length of time that you have been employed at your current place of employment is less than the amount of time required by the Bank’s underwriting guidelines for a mortgage loan to be approvedSecondly, the amount of income that was documented does not support the loan amount that was being requested. Lastly, your monthly recurring debt relative to your current documented income, which is also called your debt to income ratio, was also higher than the Bank’s current underwriting guidelines. While we certainly regret the inconvenience caused by the reassignments of your mortgage loan originators, our records indicated that we did not collect any fees from you, and none of the expenses that you incurred were required by the bankAs a result, we will not be refunding any of the costs that you incurred for services performed by other parties. If I could be of further assistance to you, please call me at ###-###-####, or toll free at ***, Monday through Friday, a.mto p.m., ET. Sincerely, Adam P. I have reviewed the response made by the business in reference to complaint ID ***, and have determined that this does not resolve my complaint Fifth third's response does not solve the problem regarding the bank's inability to maintain their ATMIf bank's ATMs are not reliable to deposit funds, then what is the point of even having them??? Several times including the day of this occurrence, I have visited this bank and found its ATMs either to be closed or our of orderI depend on the ATM during night hours to make sure I can deposit money, as I work throughout the day and cannot get to the bank until evening hoursThe second "courtesy-reversal" as you call it should not Even be considered a courtesy fee reversal as I was charged by your bank in errorThe teller gave me funds out of my account on that day, leaving me with a positive balance, yet I was charged an overdraft for that withdrawal even though I had a positive balanceI have read about this occurrence several times on the Revdex.com websiteIt appears that I am not the only customer 5/has done this to, but one of hundredsMy request was that fifth third refund all but two of the overdraft fees incurred as I only overdrew on two transactions, by time stampNot sevenI respectfully insist that further, with this locations' inability to properly maintain their ATMs, technically I should be receiving all of the overdraft fees backPlease be advised that I will be contacting state and federal government, attorneys and lawmakers regarding fifth third's unethical practices5/has gotten in trouble before for rearranging transactions, has had To pay out on settlements in class action lawsuits for this same type of behavior.

*** *** I'd also like you to look at the acct ending in *** as this account has had multiple issuesI'm still unclear as to why if the charge shows up it would disappear after a number of days, then when the balance shows up it is truly incorrect as a certain merchant has not taken our their funds and the bank has put it back making it look as if it is still thereI believe it should pend on the account until the merchant takes their funds so no confusion happens and these overdrafts don't happenI use the bank so that I do not have to personally keep up with my money as I have alot coming in and out as we have a small business, direct deposit from employers, ectWe also have children making mistakes like this very crusial since we are crunched for time daily and money is hard to come by when raising childrenNone of the bank representatives either in the bank or over the phone have helped resolve this matter as it has been very fustrating

Revdex.com:
I have reviewed the response made by the business in reference to complaint ID ***, and have determined that this does not resolve my complaint. For your reference, details of the offer I reviewed appear below
A one month credit does not cover the months of poor service and unusable internet during peak hoursI contacted Armstrong at least three times over the past months to complain about this issueArmstrong always denied they had an issue and did so in a very non-customer friendly wayI know they have the software tools to trace these problemsThey should have used them instead of merely denying the problemIt was not until that last go-around that Armstrong seemingly solved the problem. I pay over $70/mo and I demand a higher level of service for that priceHaving repeated internet bandwidth issues over the past months, and often unusable Internet, is unacceptable and in my estimation is not compensated for by a one month credit

Revdex.com:
I have reviewed the response made by the business in reference to complaint ID ***, and have determined that this does not resolve my complaint As you can see from the attached documents, Fifth Third Bank assessed late fees four times this year in the amount of $83.14.I have repeated myself enough times: I have NEVER made a late payment on this account, whatsoeverPeriod, end of story. It is not my responsibility if Fifth Third Bank has issues processing payments in a timely fashion, no is it my problem if they decide not to process payments on certain days, etcAs I have mentioned, I pay two other bills on the fifteenth of each month, which I send to *** at the same time as my Fifth Third paymentThese payments are always processed quickly, ALWAYS post prior to the twentieth of each month, and I have NEVER been assessed a late fee for these accountsIt's rather uncanny Fifth Third continually has a problem receiving their payments on time since two other companies in their same city do notSo, Fifth Third Bank can make up any nonsensical excuse or invented story they wist does not change the fact I have never paid this bill late- NOT ONCE- in the several years I've had this installment loan with this horrendous, unscrupulous joke of a company.Furthermore, I have no idea what Fifth Third is referring to when they mentioning changing my payment due dateI have attached a copy of my payment coupon which shows the due date as the 20th of each month, just as it has always beenOnce again, it seems Fifth Third is mistaken.I will reiterate my position for the final time: Fifth Third Bank will either remove all late fees they have erroneous charged me this year, or I will pursue renumeration in Small Claims court and seek additional damages to cover my court and travel fees and missed wages as a result of the appearance in court

*** accountWe appreciate the time you have taken to express your thoughts and concernsOn behalf of the Bank, please accept my sincere apologies for the frustration and inconvenience you experienced regarding this matter. Thank you for taking the time to speak with me about your account and your concernsI attempted to contact you via telephone regarding the outcome of my research; I am sorry that I was unable to reach youYou advised that you sent three (3) checks in one (1) envelope as payment for this credit card accountYou included a note with payment instructions and your full account numberThe checks from your friends that were included with your check were payable to Fifth Third Bank and included the last four digits of your account number as wellYou advised that one (1) of your friend’s checks posted to their own Fifth Third Bank credit card, and the other friend’s check was mailed back to them. I confirmed that your $check posted to your credit card twice in errorHowever the duplicate payment has been returned back to the Bank and the extra $payment was removed from the account on March 23, As we discussed, if the duplicate check presentment caused any fees to be charged to your checking account, please provide documentation showing the fees assessed as a direct result of our error and we can issue a refund to you for those feesThe documentation can be mailed to our address listed above or faxed to my attention at ###-###-####. I reached out to our Bankcard Department to verify why the additional checks were not posted to your credit card accountWhen multiple check payments are issued in one envelope with a note, the note is not always pulled from the envelope with the checksBecause only the last four (4) digits of your account number were on the two (2) checks from your friends, the Bank could not determine by looking at those checks individually that the payment was for your account. We recommend in the future that you ask your friends to write the checks payable to you for deposit, and then you write one (1) check to the Bank for the total payment from a check with your name on itI am sorry that the note you sent with the checks was not reviewed, causing two (2) of the three (3) checks to not be applied to your accountAs we discussed, you have made arrangements with your friends for covering the payments that we did not apply. Sirs,
Revdex.com
Dear Sirs,
My name is *** *** ***, and my complaint ID# ***
Regarding your last letter I must respond that, so far, it has not been
possible to get to any kind of agreement with the bank
My financial situation continues to be the same and does
not allow me to make any more payments
To avoid the sale of the property on Feb 29,I went to Port
Charlotte County and paid the taxes corresponding to and 2013, worth
$702.64.Then I found out that the original lot situated at ** *** ** had been divided into two lots, the second one is mine
located at ** *** ***
In the value for the original lot was $5.920, in
$14.800, in $7.920, $Please you can verify this
numbers with the *** *** County authority
I must call your attention that my lot has no electricity, no
telephone line, no cable, no water or any kind of public utilities
My complaint is that the appraisal of the property by The Fifth Third
Band over exceeded the real
market value of the property at that timeI can not possibly understand
why the bank agreed that I was charged $for a lot that had been
previously appraised by the county $at that time
I can not understand either why a financial institution incurs in
such a tremendous real estate evaluation differenceHonestly, I feel abused in
my good faith!!!
I began paying interest close to 8% and when I ceased making payments I
had already paid about $
I want the bank to explain the reason for such an absurd and
disproportional behaviorI hope the bank at least admit their wrongdoing
in this matter that I feel attempts against my rights to have a fair and
impartial financial credit
Sincerely,
