We find it hard to believe that every house around us that was built after ours was a VA loan because they all have the railings (5 houses). We have family members who cannot come up the steps because the hill is too steep and there is nothing to hold onto. We do not like the way they graded our front yard as our neighbor's is a little less steep.As for the bedroom, we told our supervisor, Joe, that we wanted both walls repainted and he said "No, There is no issue with the paint" He left a small can of paint but that is for touch ups not to repaint the entire wall. Just as a note this is NOT the master bedroom this is the middle (2nd) bedroom in the house.Paint was also applied by Maronda to the return vent in the hallway which looks just as bad as the bedroom. I know some of the items in my complaint are to be resolved at the 6-month inspection, however there are items left over from when we closed on the house and Joe told us "They are within Maronda Homes acceptable tolerance range."These items include, but are not limited to:- Extremely warped cabinet doors- Non functioning soft close cabinet doors (they slam shut)- Warped (sunken) floor in our kitchen- Various other punch out items that need to be addressed.My husband [redacted]'s cellphone number is below and he can be reached by Maronda at this email or that phone number to coordinate the repairs.Thank you for your timely response on this.[redacted] & [redacted]

The corner glass cabinet has been delivered to us, but we are waiting on the other door and shelves to be...

I will have our service manager in the area call the homeowner within 48hrs to either set a time to install the glass cabinet door and then set a time for the other items, or we can contact the homeowner once we receive all of the items for repair/replacement. I have confirmed with our selections department and the homeowners model of kitchen does not include a griddle. According tot he manufacture, the model in the home includes 3 professional style grates and not the griddle option. The griddle is also not available to fit that model. For your reference, details of the offer I reviewed appear below.I have attached a heating repair bill and on the first line it says "going out on pressure switch" The technician who worked on the furnace removed the pressure switch and the tubing and water came out of the switch and tubing. He then removed the boot from the inducer to the exhaust vent tube and more water came out. He cut the exhaust vent pipe and removed two pieces of grass. I told him about the issue I had in May with the birds getting into the Exhaust side of the vent tube. The technician from [redacted] said it was possible. He then put it all back together and tried it again and it only ran for three minutes and shut off. Then he proceeded to clean drains, pressure switch, tubing and inducer. Tried it again and the furnace still only ran for three minutes. The only way he could get the furnace to run was leaving the door off. I attached a picture showing how the furnace door is off. I have also attached a picture of the water that is accumulating under the furnace. If the furnace was installed correctly their would not be any water under it. The technician also told me to blow into the check valve and tubing when the furnace shuts off to get it running again. With the door off I have had to reset the furnace and blow out the water in the tubing and pressure switch about every three days.

Dear. Mrs [redacted], I have attached the copy of the warranty book regarding the concrete. this under section of Asphalt & Concrete. Maronda Homes does not install rods in any of our concrete that attaches to the house. While it can be argued that the rods will help to eliminate settlement, it does not guarantee the stoop will not settle or move. Should the stoop move or pull away it does allow a water access point in to the home, regardless of dead space or not. Unfortunately that is our policy on concrete during the build and on all builds. Pictures of the concrete we have are also attached. As for the HVAC I have confirmed the unit size with our HVAC company and a 3 ton unit is correct. I have attached a copy of my report showing what sizes are to be installed in the Hoover models, including coil sizes for reference. While I do not have the manual J calculations here, this is a complete list of homes and the appropriate sizes of HVAC systems installed in accordance with the townships records. The pantry area of the home the duct work runs along the back wall of the pantry as stated. When the heating system is running it is possible for the heat transfer to the pantry area as the walls are in contact with the duct work or in close proximity, and encapsulated in the wall. Mrs. [redacted] Maronda Homes has been to the home to review the step issue. The homeowner is the second homeowner, and a warranty is not provided to second homeowners. While at the home we did not find fault on the construction of the steps. The statement of the board attached to...
the steps is incorrect. The 2x4 is as wide as the steps and still attached to the brick stoop. This is standard construction during the home building process in 2007. In the attached pictures, it does show the steps have fallen, and the header board is still attached to the stoop. In the second picture, it shows why the steps failed and fell. The screws have rusted and broken off, as evidence of the rusted broken section still in the header board on the brick. While this is the cause, Maronda did offer to build a new set of steps, in the same original fashion as was supplied on the house , as a courtesy to the homeowner. She had refused this in our conversation last week, as she wanted a different style of step and contractor to build or replace them. The steps the selves, as well as the header boards, and stringers are in tact, and only the rusted screws are broken off. While this is a homeowner maintenance issue, we di offer the new steps to be build with new lumber, and new railing where needed. most of the original railing is ok, with the exception of some pieces that have cracked to angle stress. Maronda offers a one year warranty to the original home owner. I did offer to talk to the insurance company if need be as well, as the steps where built in February of 2007, and the house was inspected for occupancy. Thank You,Bob G[redacted]Maronda Homes

On the matter regarding the soft close option, I signed off on hand pulls and the soft-close option. No where did it state that it was for the cabinets only. The two Maronda employees asking if I wanted the soft-close option did not specify it was for the cabinets only. I don't think they even knew, if it is even true. The verbiage that was highlighted on the documents do not even state that. So, what they are saying now is that if I would have gotten one more level upgrade, this would have included the drawers. So same price and you get drawers and cabinet soft-close. How is this fair? Maronda Homes needs to do the right thing and provide the service I paid for. It is very disappointing to me that they were not even sorry for the distress they have put me through. I guess it's just all about the money to them.

Dear Mrs. Cook, Dear Mrs. Cook, Maronda Homes stated they where able to go to the home and Assess the issues in the prior response. Maronda Homes was in the area and we wanted to make an attempt to stop at the home to look at these complaints. The homeowner was home, and we did ask if it was ok to look at the items. While we do understand this was un announced, we where courteous of the homeowner stating we where in the area and if possible we would like to assess the complaints. We did preform a water test and found the that the caulking was cracked at the second floor window, and working from bottom to top, when this spot got wet, the water ran from the lower door almost immediately and aided in determining the infiltration point. Maronda Homes is willing to return to the home and attempt to correct or minimize the floor squeaks, and as stated in the prior response, please email our service department at [email protected] to start a work ticket for the proper email chain. While at the home we did review the garage door issue as well. The weather stripping on the door may need adjusted. On the right hand side of the door there was an area of the door that is dented and causing a larger gap then elsewhere. The garage door appeared to be installed correctly and operated correctly. The weather stripping on the out side of door was in need of adjustment. We are willing to as the door operation when we return to the home for the squeaks. The home manual does have information on garage doors and openers in section 3.24 and goes over the adjustment of the door and opener should that be that case. Thank You, Bob Goettel Maronda Homes

Dear Mrs. [redacted], I have been able to review the customers file on these complaints. As the homeowner states we are going to be replacing the door for them, and was notified this morning the new door has been delivered to our office. That should be in line soon. As for the yard, we...
received a complaint 07/07/2015 that There are a number of patches, and some areas that were washed away by heavy rains. We need grass seed for these areas. Maronda Homes did give the customer seed for these areas. As per our warranty manual we do not warrant weather related issues to the yard. We do offer seed and a service load of soil on a one time basis for storm run off, or patching. A copy of our warranty is attached pertaining to the yard, starter lawn, and soil conditions. I was able to find a complaint on 11/30/15 stating they are having issue with the Nest thermostat and asking how to control the nest thermostat. The issue was resolved by our HVAC contractor. We received another complaint for the thermostat on 04/04/16 stating : Please send someone to replace my nest thermostat as soon as possible. We haven't been online in months and it has a mind of its own. . we again had our HVAC contractor to the home, to resolve. The work ticket stated All past tickets have been resolved. the last visit to the home resulted in repairing damage to the connections of the back of the thermostat made by the homeowner. We can not warrant any further labor to the resident. The last ticket was completed just short of the one year warranty period. Based on the findings at the home at that time, the unit is not covered under the warranty. Our third party HVAC contractor is a repair center and supplier for the NEST thermostats for warranty. The customers are out of the one year warranty at this point, and would need to contact the manufacture for warranty purposes. Thank You, Bob G[redacted] Maronda Homes
Dear Mrs. [redacted] I have reviewed the customer complaint, and while I do understand his concerns the unit is out of Maronda Homes warranty. Looking at the pictures, the water appears to be under the unit and not inside, from the picture available, and directly below the condensation line which would lead me to believe the elbow may have a leak in it. It does not appear to be inside the unit. This would show why the water is on the floor int hat area. The homeowner also states that the tech he had come to the home, had found grass and other debris from the outside possibly during the grass cutting season. We have not had any other complaints throughout the warranty period other than the bird issue in 2014, and the unit was working properly at that time. Should he like to have our company go to the home, we can facilitate the service as they install and service the same units and may have more insight. This will be a billable call to the homeowner though. The manufactures warranty information on parts would be included in the homeowners handbook he received at closing, and if a malfunctioning part, it may be covered under the 5 yr parts warranty. Dear Mrs. [redacted] I have reviewed the customer complaint, and while I do understand his concerns the unit is out of Maronda Homes warranty. Looking at the pictures, the water appears to be under the unit and not inside, from the picture available, and directly below the condensation line which would lead me to believe the elbow may have a leak in it. It does not appear to be inside the unit. This would show why the water is on the floor int hat area. The homeowner also states that the tech he had come to the home, had found grass and other debris from the outside possibly during the grass cutting season. We have not had any other complaints throughout the warranty period other than the bird issue in 2014, and the unit was working properly at that time. Should he like to have our company go to the home, we can facilitate the service as they install and service the same units and may have more insight. This will be a billable call to the homeowner though. The manufactures warranty information on parts would be included in the homeowners handbook he received at closing, and if a malfunctioning part, it may be covered under the 5 yr parts warranty. Dear Mrs. [redacted], I have had a chance to review the sidewalk again. I was able to see the issue the homeowner was talking about while it was not raining. I will agree to have the concrete replaced, and our production supervisor will set this up with the homeowner in next 2 weeks. The drive way unfortunately is correct to the prints and to the plot plan agreed with the homeowner. The driveway and right of way, or common entrance, is correct in dimensions.
