For your reference, details of the offer I reviewed appear below.With all do respect, you have not been inside my home in 2+ years when this happened initiallySecondly, yes there is leftover epervescense on my wall from the continual water issueEvery time it rains or snows and melts there is water on my block wallThirdly, your previous employee by the name of *** was at my home several months ago when I sent my complaint to Maronda serviceHe took one look outside and said we had a serious grading issueI suggest you find his notes from that visit because I know he took them as well as photos from inside my basementHe also stated that there was indeed a leak somewhere that water was getting into my foundation wallI'm guessing that because of his findings that is why he no longer works for youLord forbid someone admit to a mistake made by MarondaHe stated that this issue needs to be fixed by waterproofing the rest of my wall on the exterior as well as regrading the horrific job that Maronda did the first time around It doesn't solve anything all it does is cause my kids to fall in the ditch you dugI will be contacting the news reporter who handles consumer reports to get this out there to the publicI also know of neighbors who had prior issues and sued Maronda and won due to water issues If you would like to discuss this further I suggest you call my directly as I have never heard back from you since you called to say you may stop out at my houseWhich you claim you did but conveniently waited until you knew I was not home Please see photos of water damage attachedAlso attached is a photo from when my house was built that shows that the wall was not waterproofed all the way which is why it is now leaking.

For your reference, details of the offer I reviewed appear below.Dear Mrs***We do agree that the rods will eliminate settlement and if it is rodded into the wall, which is on a footer and the bottom step is poured where the base of the step is below the frost line, settlement WILL NOT occur. This is exactly how it SHOULD be completed. Maronda’s practice of installing “floating” concrete steps is incorrect. Furthermore, Maronda needs to acknowledge our point……We are stating that the concrete was poured and it froze before it cured- due to the fact that it was not properly protected during the installation process. The actual pictures that we sent previously prove this!! Again, Maronda and/or the subcontractors are wrong. In their policy, they state they do not warranty concrete due to freeze/thaw cycles. Freeze/thaw cycles can affect rising and/or settling of concrete. What we are stating is that the concrete froze before it cured. Maronda needs to address THIS ISSUE!! Lastly, in Maronda’s last correspondence they referenced attached photos but failed to produce any photo attachments (which was noted by the Revdex.com). In regards to the HVAC system, the attached general excel spreadsheet proves nothing. There is no science to that. The only way to accurately determine the proper size system is to complete the Manual J Load calculations. We are requesting those calculations on this specific home at Granite Drive. J Load calculations are not just generic to a specific model. Many factors come into play, such as where the home is situated in relation to sunrise/sunset. We are asking to be provided a copy of those calculations. Maronda and/or the subcontractor must have these, otherwise it is simply guessing. There are no shortcuts to this process. Again, we are requesting a copy of those calculations. We are not certain what Maronda is referring to “in accordance to township records”. Is he implying that the township dictates what HVAC systems are installed in homes? Lastly, Maronda states that the pantry issue is per the print. Well did they ever consider that this is a design flaw? Again, Maronda’s design, not ours. Let’s look at the facts. Maronda designed or approved a design that overheats the pantry and does not cool the home properly. Plain and simple the system does not cool the home. There is an eight-degree differential between the first and second floor. Let’s just say for sake of argument, the HVAC system is correct, then the issue must be with the duct work. Maronda needs to acknowledge this issue, be responsible and make this right. We look forward to receiving the Manual J Load calculations that we requested. Regards, *** ***

landscapers are to be at the home this upcoming weekThe problem is that even though we have had a day or two between the rain, the amount we have received has left the yards to wet to run machinery onWe are working to get the yards done as soon as possible, and again, appears to be next week for this customer. For your reference, details of the offer I reviewed appear below.Good Afternoon, I am not in agreement with MrG***s response to the concrete in question nor the HVAC system. As stated- the air conditioner unit isn’t malfunctioning, the issue is that the unit isn’t cooling the home properly. As far as the grading of the home, we did install a retaining wall but this in NO WAY would affect the sidewalk in anyway shape or form. I am including several attachments and please see the notes made on the attachmentsThe photos that were included in Maronda’s response do not clearly depict the spalling issues, nor other issues such as them being rodded in and expansion being used. As far as the air conditioner, I have included information with regard to how units are supposed to be chosen, based on location of the home, how much direct sun the home receives and of course the square footage of the home. Also included are the specs/brochure on our home, in which every possible option was chosen as far as sun room, exercise room …etc. That would max the square footage as you see also in the detail I have included. I also feel it is important to state that we have installed opaque blinds in every single window, which also assists in keeping the sun out and ultimately would only help in keeping the home cooler. I have included information for a home energy audit. We are willing to split the cost of the audit 50/50, if the unit is within the correct range, the duct work and everything else involved in cooling the home is also acceptable then we will pay the entire cost of the audit and will not pursue any further. However, if the unit is too small and/or, issues with the duct work and so forth are an ISSUE due to the fault of Maronda then we want the correct size unit installed and/or any other faulty work fixed. I think that is more than fair considering we have suffered the entire summer going back and forth with this issue and not one person with Maronda actually contacted us to go over the unit or to try and resolve why it isn’t cooling. One other thing I feel necessary to mention is the duct work that runs under the pantry actually heats the pantry when the furnace is in use, therefore in colder months the food pantry is quite warm. This was addressed at our month inspection on May 9th and we were informed that Dave K*** would contact comfy home. Now that the cooler temps are upon us, it has occurred to us that this hasn’t been addressed. Our focus for months has been on the air conditioner unit and trying to get that resolved Thank you *** ***

I have attached a rejection letter in this responseInside the document, you will see copied/pasted e-mail correspondence between Maronda and myself regarding the Nest thermostat which documents the persistent problems we have had with the Nest since long before MayIf there is an email address for me to forward the e-mail threads to, I will do so happily.In the attachment you will find e-mails from 11/29/15, 11/29/15, 1/13/16, 4/3/16, 5/2/16, 5/26/This is not including contact we have had directly with Maronda in personIt also does include the multiple visits we have had from Wade because these dealings have taken place via phone callThis is simply e-mail documentationWe have been having issues with the Nest since moving in.I am unable to copy and paste the e-mails in this, so please refer to my attachment.Regarding the front door, I am very happy that the front door has been replacedThe service manager assured me that he also replaced the part of the doorframe that had mold in itI would just like to know for sure that all mold is removed per the recommendation of the CDCPerhaps if there is a way to have someone come to our house and ensure that there is no mold/moisture in the doorframe or anywhere else surrounding the front entrance That would ease my mind greatlyAs I have stated in the past, I do have two toddlers in my houseIf not for the safety of my husband and myself, then it would be nice to see some concern for my two children at the very leastDue to the nature of mold and the way it stays in wood, I want to ensure it is not all the way through my door frameThere will be no point for a brand new door if the mold is just going to be present again in a couple of weeks once it makes it way back through the frame.It was stated that there was a design flaw with the initial installation of our front door and I would feel much safer if Maronda would work with us to get a screen door installed to ensure water does not come back and do the same thingMy husband and I would be happy to install the door and do all of the work to ensure that it is done on our own time and responsibility, but if Maronda would be willing to offer money toward the screen door, it would make up for the fact that we now have to buy more paint for the back of our door to match our color scheme as it was before, we have to have our blinds reinstalled, and have been dealing with this back and forth mold issue since MayIt has been an extreme inconvenience on so many levelsAt this point, I want to ensure the issue is taken care of indefinitely and for the inconvenience, reimbursement for a screen door would be fairWe would be happy to go to Home Depot and mail in a receipt for a reimbursement.

dear Mrs***, Maronda Homes does cover the original owner of the home for a period of one yearThis is stated in the first page that the homeowner has sent inWhile I understand that there was a roof issue, the homeowners report does not state that it was a construction defect or
reasons why these items where replacedCertinted does have a warranty on there shingles as well, but I believe it states to the original owner as well. contact us. Our service manager in the area did talk with the homeowners daughter on the day the vents where repaired. We do have a screen on order form the manufacture but unfortunately we do not have that yet. Once we receive it we will call to have it installed. As for the yard, Maornda Homes does install a starter lawn. According to our homeowner handbook, we do offer a service load of soil and bag of seed for touch up of the yard. If this service is wanted a request to [redacted] can be sent asking for the soil and seed. Maronda Homes installs the top soil that was stripped off of the land prior to building. It may contain rocks and organic material in it and may show it self once the ground settles and surface is washed with rain.  This information is also explained in our homeowner policy and guidelines. Dear Mrs. [redacted],       Maronda Homes has reviewed the complaint, and has been to the home with the homeowner on different occasions. Maronda Homes does not warrant floor squeaks in the home, and is stated in our warranty manual. A copy of the page is attached, under the...

flooring section. We did however return to the home and attempt to correct these issue for the homeowner as a courtesy, and in most cases have settled the sound. As the wood materials in the home shrink and dry out it is possible to find spots where wood will squeak where attached. This is something we cannot control completely.  Maronda Homes has returned to the home to review the drip at the front door. To the best of my knowledge there has not been any water infiltration to the home, and olnly drips at the door header. The homeowner does have a screen door installed, and Maronda Homes, after review of the issues, felt the drip was runoff at the top of the screen door. Maronda Homes did return to the home to check the stone front, door, and window above the door and found to issues. We did apply a waterproof silicon to aid in anything we could not see. Maronda Homes is willing to return on another occasion to review the door issue and confirm there is not water getting in to home itself. Hello,This is regarding my complaint with the ID [redacted]. I stated in my rejection letter that I did not feel comfortable without having a company come to ensure that all mold was removed. Maronda assured us that all mold was removed, but you can clearly see that even after the new door was installed, we still have mold growing in the door frame and will inevitably be making its way to the new door just like happened before.When I pointed it out to them yesterday, they had no response other than they would have to see about it and that "there's really no harm in having mold growing there" as though it was acceptable for there to be mold visibly growing. I am so unbelievably disappointed and at this point (after being ignored to my face while they were here) I do not know what else to do. They are completely disregarding all of my concerns and trying to validate the fact that their apparent design flaw (their words) is no big deal. I just don't see how mold growing rapidly is no big deal. I am attaching photos to show what I mean. These were taken moments ago (Friday evening) after they assured me Wednesday that the mold was 100% taken care of and gone. Thursday I pointed out the mold and was ignored. Tonight this is what it looks like. I know it's the weekend, so if you could get back to me ASAP Monday and tell me how I should handle the next step since I have already rejected their response and don't know if I should contact them directly or not.Thank you so much for your help,[redacted]

Homes installs a starter lawn that consists of seeding and topical mulching.  It will not germinate into a starter lawn without daily watering, overseeding, and fertilizer & weed control. The top soil used is the original soil taken from the plan and may contain roots, rocks and other organic debris which may allow the growth of weeds within the starter lawn. I have attached pictures of the customers lawn, and most of the grass did take. While I do understand that the yard has weeds, and as mentioned above about control, the yard does not appear to be a botched install. I will offer as a courtesy, a one time patch for the bare spots of the original grade. This will consist of raking the areas that are bare, seeding, and straw. It will then be up to the homeowner to water and fertilize and maintain the spots and yard. This will not include the area behind the home that was filled in by the homeowner. The swail in the yard to move water from the property was filled in by the homeowner and is not recommended by Marodna Homes and thus, will not be seeded as it is not the original grading of the property.   Thank You,  Bob G[redacted] Maronda Homes
