There could not possibly be "confusion" on the lot choice as the sales rep gives you the lots that you can select to build your homeWhere would confusion come into place? The "confusion" is a mistake on their behalf that they are not owningThey made a mistake, correct it. The kitchen island in the home was falsely represented by their sales consultant, which is sounding or starting to look like commissions fraud. Some one reaching out to me from Maronda Homes has NEVER happened. They have made no true attempt to make this right. I am not going to let them do this to another customers as they have now opened an entire new section for new homes. There sales rep is just telling people what ever they want to hear and you sitting in the corporate office are hiding behind paper work. The WORST customer experience EVER. There are other customer in the plan area that have had this same issue. They need to make this right.

Dear Mrs*** I have had the chance to review this home personally as well as our service manager for the areaWhile we where at the home last, we did investigate the issue with the homeownersWe had removed drywall in the one location where it had showed moistureThere did
appear to be an issue at one time int he front corner of the homeThis area is covered by the steps that the homeowner had recently installed, and the only spot that we could find was a crack int he step to stoop area int he concreteMaronda had sealed this area as a precaution in an attempt to solve the issueWhile we do feel there are two desperate issues, one being what was just described, and the other being a condensation issue on the block wallWhen I was at the home there was very little to no visible moisture on the block Our service manager did have an appointment set for early last week but had to be rescheduled on the homeowners part due to an emergency Our service manager did have a chance to go to the home this week as we have had a significant amount of rain, and found that both areas of concern where dry at this pointhe did mention that he would stop back in a few days to see if the issue will show again We will review further if need be. As for the steps, the home does have a railing leading from the walkway to the stoopThe steps leading from the driveway up do not require stepsOn some homes that the homeowners may be referring to, customers with VA loans are required to have railings, and if the inspector on a FHA loans requests or requires one, railings are addedThose are the two instances where a loan dictates the railingsThey are not part of the standard build process. last home is built and it may be possible for a vehicle who is sub contracted by Maronda Homes While we do our best to have these sub-contractors keep the site's clean it is possible and has happened that the overflow and rain does wash construction debris on the the streetUnfortunately , unless we have proof of the issue and where the nail came from, it is our policy that nails in tires are not covered. Firstly I want to thanks Maronda for understanding the problem and giving offer to touch up the lawn.I had a month home inspection on 10/06/and was able to go over the lawn issue in detail with agent from Maronda and how just touch up will just add the cost to maronda but not resolve the underlying issue (Attached are the pictures for your review) Other alternatives were discussed with the inspector and I am waiting on the response from thatI would like to get it straightened before the winter arrives

Dear Mrs*** I have been able to review the response from Mrs*** and offer the following in responseConcrete - Unfortunately Maronda Homes does not warrant the spalling of the concrete as stated in the warranty manual as stated in the Service Policy under the asphalt drives & concrete section. " It is the policy of Maronda Homes not to replace or repair concrete with cracks or scaling caused by extreme weather conditions, or by freezing and thawing cyclesWe recommend the application of a concrete sealant to help rd the deterioration of the concrete surfaceA copy of the page is attached As for the stoop, it is correct that Maronda does NOT install support rods to affix their stoops to the houseMaronda does not do this as we do not want an entry point for any water infiltration into the homeWhile settling may occur we do install stone beneath the stoop to minimize this As or the furnace, I have confirmed with our HVAC designers that the unit size is correct per the design layout and pre check for the original energy testingWhat I am willing to do is have the testing company come to the home and check the unit to confirm that the correct balance of the unit is in placeThe pantry location does sit above the main trunk line for the HVACThere is not an insulation barrier there which is why the homeowner may see a tempdifference in that locationUnfortunately there is nothing we can do with the layout for that area.
