policy book, we grade and seed lots to 50" away from the home or the toe of the slope. While the property line may extend beyond that, the seeded portion is to 50" This is what the customer is referring to, and states the other homes are done the same way. This is correct, and up to the code for the township. Our supervisor will stop at the home tomorrow to review if material had been dumped in the far section and if so will be removed. We will also review the yard stakes and determine if any yard has been lost. the lot next to this customer is under construction and the property line will be completed with seed once construction is completed. The swail in the rear of the yard is just that. It is a swail to promote proper water flow around the home. I am not sure why this would not have beenrelayed to the customer as we do not install piping or French drains on any home, and the swails are our drain system, I apologize if this was not relayed to the customer but this information is also in our warranty handbook should it be needed. I did view the pictures sent in by the homeowner which shows effervescence on the rear corner. What I would propose is we can preform a water test if the homeowner would approve. We would be willing to soak the foundation from the outside to show that water is penetrating to the inside. Again from the outside I see no signs of that that are visible. railing has been re installed. From my understanding with supervisor, the new concrete slab did not match the customer steps. I will have our production manager stop to install a longer grab rail to eliminate the gap seen. The grout that was used in the bathroom was cracking. We have had a design change and do not install the grout where it meets the pan. I will confirm that the right product was installed and have our service manager contact the customer. The next three items have been addressed. It is possible to see condensation on the windows during extreme cold days, or where the humidity in the home exceeds outside. This has been relayed to customer on earlier emails. The carpet has been addressed by Maornda and our Flooring company. The carpet was selected prior to the home by the homeowner. The carpet does carry the manufacture warranty as well. I believe there was a claim submitted to the manufacture but was denied. Sliding door lock has been replaced on two occasions. We assume the door is being opened while locked thus causing the issues. No further replacements will be done under the warranty. Maronda Homes uses a center return air system HVAC system. it is not calculated on the standards the homeowner sent in to us, nor is based on square footage alone. I will confirm that correct unit per our HVAC designer is installed and notify the homeowner. First of all, as per our conversation, we never received a copy of the asphalt drives or concrete in either our warranty book nor in [redacted]'s email response. This was brought to your attention in our phone conversation. In response to the specific concrete issue, our issue is that the concrete was poured in inclement weather and not properly protected by the contractor. There is clear evidence that this particular concrete froze. It is evident, just by viewing the concrete, please review photos previously sent. The surface of the concrete should in no way shape or form be effected by freeze/thaw cycles. Nonetheless, concrete that freezes before it is properly cured can cause the current condition. We understand that the rising and falling of concrete poured on grade can be effected by such cycles hence our concern in it not being tied in to the foundation. Maronda's concern about water infiltration is unfounded, due to the fact, that said rods would be surrounded by concrete into a wall that is dead space and the concrete is above grade. Lastly, if settling does occur then the riser dimension will become inconsistent and subsequently unsafe. As far as HVAC system, the compressor unit is a 3 ton unit, the square footage of this house far exceeds the capability of this unit to cool the home-please reference previous attachments. We are requesting the results of the J Load testing [redacted] confirmed with the HVAC designers. In regard to the pantry, if it was intended to be heated then there would be a vent. Since there is NOT, one would believe it isn't meant to be heated except by ambient air temperature. In response to [redacted]'s comment "nothing we can do with the layout", did Maronda design the home or not?? Did Maronda authorize the heating system within the home? I don't understand why it takes almost year to get some of these issues resolved and why I had to contact the Revdex.com to get anything resolved. On the issue regarding the grout in the shower, they filled in the missing grout with the incorrect color from what they originally put it. That needs replaced and done correctly. In regards to the carpet, I did select the carpet, but was never shown what padding would be under it. They use a very thin padding which is unacceptable. In regards to my sliding door, I am not opening it when it is locked. It is very easy to tell when it is unlocked and locked. The lever is either up or down. In regards to the air conditioner, that needs replaced. They are replacing and fixing many in this neighborhood because of various issues. I would also like to see how they calculate what ac goes in each home. I am very disappointed with the low quality products that maronda uses in every aspect of their homes. I would have never built a house with them.

Dear Mrs. Cook, Maronda Homes did offer, as a courtesy, to build the homeowner a new set of steps. We where not using the old material. We where only using the railing section where applicable. Again the steps fell not because of the style of construction, but due to aged and rusted screws that broke off. This is typically a maintenance item. I have checked with [redacted] building codes office, as well as the PA State building code, and as far as attachment of the steps there is not a " code" on how they are to be attached. While Maronda does still build the steps the same way today, it is an acceptable practice for installation. The building officer reviews the steps prior to home owner taking over the house. This was completed on this home as well, and was approved for occupancy. The code only states the the height of riser, and tread length etc. Maronda Homes has offered to replace the steps with new ones as a courtesy, but will not re reimburse the homeowner a dollar amount. I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this does not resolve my complaint. For your reference, details of the offer I reviewed appear below.Maronda is replied by saying they would built us the exact same steps, using the same broken/cracked railing. This is not acceptable because I had an inspector as well as three certified contractors come to look at them. The steps were not ever up to code. Steps do not simply fall off the porch if attached correctly. And, by reattaching that way it will not meet my townships minimal requirements. All we are asking is for the money to replace them correctly.
Also, it clearly states on their website that all warranties are transferable. See attachment.
