Ms***,I am sorry that you feel that there is an issue with the posting of your paymentsThe payment that you mail to our lockbox arrives at the *** ***The *** *** then delivers it to our payment processing center, we process the payments at the center the same day they are
deliveredWe can not control the time it takes the *** *** to bring the mail to the payment processing centerWe have heard that it can take them three days to deleiver it to our centerWe are not trying to collect fees, we want the payments to post as soon as possible just like you doYou can make your payments a variety of ways but to avoid any fees you can use your bank's bill payment service, providing you have a deliver by date of prior to the 15th of the month and there would be no fees if you used that serviceYou can also pay online before the 6th with no service feesBecause the delivery of the payment is dependent upon the postal service it is always advisable to allow extra mailing timePlease let me know if I can be of any further assistance*** ***Vice President Customer ServiceFreedom Mortgage Corporation

Dear Ms***, upon receipt of your complaint I asked our tax department to review your concernThey advised that they had previously sent a request to our tax service vendor to address both delinquent taxes but it seems that they had only taken care of the Tarrant County paymentThey apparently
missed the fact that Denton was also dueWE reached back out to them and opened a new task for them to research and pay the billThis was completed on 4/12/when they disbursed from your escrow account and then they paid the penalty and interest in the amount of as they we the cause of the second delayInitially these should have been disbursed in November by *** *** before you loan transferred to usPlease let me know if I can be of any further assistance and I do apologize that this took such great lengths to be resolved.Sincerely*** ***Vice President Customer Service Freedom Mortgage Corporation

March 20, Dear *** *** FHA MIP payments are paid to the FHA monthly and we normally escrow for them monthlyThe MIP funds for each payment are deposited into your escrow account monthly and we pay the FHA monthly Since the term of your MIP premiums was ending during the within the year that your escrow analysis was performed, we spread the cost of the remaining MIP payments over the next months which enabled us to begin to reduce you monthly payments at the time of the escrow analysis effective date (6/1/2017) instead of after the December, paymentUnfortunately, our system calculates the escrow analysis this way when MIP premiums are endingPlease note that you will pay no more or less using this methodWe did not provide the option of paying the remaining MIP premiums as a lump sum as this would have overfunded your escrow account as of the escrow analysis effective dateThank youVery truly yours, Joseph PP*** Director

This is the worst mortgage company everWe have been doing a refinance since 10-There have been numerous problems with no communication throughoutI had to chase down my own appraisalThe lo asked what our house was worth and it showed as assessedInstead of the loan officer putting that in on the loan she put 200kNo way In a million years my house is worth thatSo guess what appraisal comes back worth 154, problemsNow shocker the loan has to be restructured and may not go throughI am so over this and want to be doneIf we weren't so far in we would walk awayIf it comes back and it's not ok we are walking away and not looking backDo not use themI could go on all day long.??

Mr***, I do apologize for the issues with your extra principal paymentsWhen you send in funds equal to two full payments our systems logic is to apply as two paymentsIt is more common for borrowers to want payment to be applied when sending in the equivalent of two payments than for
the second payment to be for principal only so that is why the logic was set up this wayTo accomplish what you are trying to do you would be better served to send the additional funds in an amount less than the full payment, or send a separate check to the address below for manual processingAt this time one additional payment has been reversed and applied to principal leaving your loan due for the 3/1/paymentIf we reverse another payment your account will be delinquent and we do not have any payments pending to pay the 3/payment at this timeAre you sure that you want to leave that one payment as applied to principal seeing that the account is now due for the 3/payment ?

Ms***, I do apologize for the issues you had with the payoff of your old loan during the refinanceWhen the payoff wire was sent is was short due to an escrow refund that had been issued to you the day before the funds arrivedThis caused a shortage and the payoff was retuned to the
title companyThere was a breakdown in the communication between the servicing center, the title company and our funding department and we did not realize that the funds had been returnedIt was not util you contacted one of our employees who brought the issue to the attention of management here that we realized there was a problemWe contacted the title company and they re-issued the payoff wire and the old loan is now paid in fullAgain I deeply apologize for this situationThe additional payments you made will be refunded to you shortlyPlease let me know if I can assist you further by emailing me at *** ***Vice President Customer ServiceFreedom Mortgage corporation

We submitted the correct immediately, the bureaus only update their records once per monthThat is why it will not show for one more cycleYou were mailed a letter in this regard on 1/A copy is attachedI will ask the escrow department to review the correspondence that you sent in regards to your escrow account or you can send it to me directly and I will escalate
