Ms*** upon receipt of your complaint I asked the escrow department to review your concerns regarding the disbursement for homeowner insuranceThey advised that it appeared that our insurance vendor, while attempting to verify coverage determined that there was a payment owed on the policy
and they disbursed it as an advance and set up an escrow account to recover the advanceThis should not have occurredThe payment was sent to USAA who have just recently returned the funds which have been applied to the negative balance in the escrow accountThe account has been changed to non-escrowedI do apologize for the frustration this has caused you and we will review with our vendor the procedures they should have followedPlease let me know if there is anything further that I can do for youSincerely*** ***Vice President Customer ServiceFreedom Mortgage Corporation

I am rejecting this response because: This business is supposed to be one of integrity and high standards I realize that FHA has guidelines, however, as a business and as information of importance, this information should have been shared with all parties as soon as it became available Secondly, all items I was told that wouldn't be needed during my initial conversation with Bill O were later requested during the processing of this loan, i.e., no out of pocket expenses, but loan application listed my escrow account and there other charges listed I was told that income verification was not required, however, pay stubs were requested I was told that an appraisal was not necessary, however, on the loan application, it indicated that an appraisal may be requested at my expense I was told during my initial conversation with Bill O on 2/10/that I qualified for the streamline loan He reviewed my credit history during that conversation The lateness was discussed along with other issues He indicated that those issues would not stop me from getting a loan approved under the terms listed and I should go to settlement around 3.10.2016, with my first payment due to Freedom Mortgage on May 1, The loan was being processed and I was kept abreast of the processing On 3/2/2016, I called Bill O to make him aware of my concernsAs a result, that's when he reminded me again of the latenessA letter was later received from Bill O dated, 3/2/2016, the same day I spoke to him, denying the the loan He indicated that it was denied due to another credit report that was below the required score It appeared that my loan was already approved, It appears that I was scheduled for closure on or about 3/11/ My questions are, why was another credit check required after my loan was already approved and secondly, when did your staff find out about the new regulations and when were you'al planning to inform me I get one response indicating that the loan was denied due to a mortgage lateness, however, Bill O letter indicated that it was due to a credit score I would like yo have my questions answered This is bad business practice.

We were approached for a refinance by Freedom mortgage and have since received the absolute worst customer serviceI would not use this companyI feel like they are trying to scam us everytime I speak with themThis was supposed to be a zero-cost refinance yet they have multiple times tried to sneak fees in on top of the principle amountI honestly feel that unless you are extremely persistent and know mortgage financing very well, you WILL get ripped offI have talked with different managers getting different stories each timeThey have admitted to multiple errors that if I had not caught I would have been charged for

Mr *** I responded to your email on Dec 11th with the following but did not hear backIf you concur with the numbers I would be happy to issue the refund mentioned below The was received by Freedom from Aurora in June of It was sent to Loancare later that month but your loan had already been paid off by the current mortgage and loancare had no loan to apply it toOn July 10th we asked loancare to return the money to us and we applied it on 7/14/The in August Aurora was asking that the funds be returned to themPer their request we reversed the payment and sent it to Aurora by wire on 8/Aurora was to have then sent the funds to you. I did an amortization schedule for your current loan without the curtailment and with the curtailment (as if it has been applied before your 1st payment.) The difference in interest paid is which I will round up to if you concur with the calculationsDocumentation is attachedPlease let me know if you have any questions. I am rejecting this response because: I have tried repeatedly to fix the issue with no success The point is there was an escrow shortage that was PAID in fullI also paid additional funds in an effort to hold the current monthly payment reasonably stable Freedom has REFUSED to adjust the monthly payment to reflect the additional funds PAID, instead they insist on billing as if NO payment was made All I was trying to do is maintain my budget Their "customer service" is nothing more than a high pressure collection agency trying to make me pay or verify everything over and over before even trying to look into this issue

***,This still does not make sinceThe customer service agent I spoke to yesterday said that I was supposed to make April's Payment and that's why my check is a different amount than $2,this is contradictory of all the closing officers and people I spoke with said I was supposed to skip April and May and make my first payment in JuneAm I now skipping May and June and first payment in July? So why am I not getting back exactly what I paid? I don't understand why I am getting back moreIs it being Financed in to the new loan? you need to break this down and spend more time explaining this than a poorly written emailThis still does not solve the issue of me getting my escrow check back, because it was supposed to be refinanced and completed in JANUARYbecause of Freedom's incompetence this kept getting pushed back until April and therefore I didn't get my escrow account backYou need to do betterOn top of this I still have not received my refund check, I was told this would be sent back to me within Business Daysthat time ended on the 20th of AprilI just spoke with a customer service agent on the phone and the check has not even been writtenYou are affecting my family and ability to pay billsDo I need to get a lawyer involved? If I dont see movement and responses in a timely matter I will escalate this furtherI opened this complaint almost weeks ago and this is only the second response I have from Freedom

I am rejecting this response because: I had numerous conversations with MrD and others in attempt to resolve my questions on the GFE for my VA IRRLAt no time was I ever presented with credits that Freedom was payingThe only thing I was presented with was over $5,in closing costs To say there were no incoming calls is untrue To say that I eventually got so disillusioned with the process and having to deal with at least or different people, starting all over with my situation every time, that eventually I did indeed stop returning calls from the closers is true - by then I had informed different closers via email that I was no longer interested in taking the loan with Freedom because I was just sick of dealing with the incompetence.Regarding the insurance payout: I did not receive payouts you list below - which again, I went over with at least different specialists on the phone In fact, the amount you list is in excess of the settlement - one of those payments never arrived, yet I would have to explain this over and over again every time I called to check on my 50% disbursement - which took exactly days to receive One specialist told me the check was mailed on 9/16, the automated system stated it was mailed 9/18, yet it was finally postmarked 9/22, a month after my 50% inspection was complete.Yes, I have now scheduled the 100% inspectionI will wait to consider this matter closed once the final disbursement arrives.We'll see if it's actually processed 3-days after complete this time, But to think that I had to resort to calling every single day and filing two complaints in order to receive money that was owed to me is shameful
