We resided at *** *** apartments in Franklin Mafor yearsThey are owned by Equity residentialWe had multiple issues with the property/management staff from the moment we moved in to their apartmentsNo one ever did a walk through with us pre or post move outAfter we left we were hit with a nearly 1,bill for "damage and cleaning" chargesWe never broke anything in the apartmentIn fact many things were broken and it appeared as if no one had cleaned prior to us moving inAlmost all of the appliances were so old and rundown they should have been replaced prior to us moving inWe have disputed these charges both with corporate and the local managementCorporate keeps sending us back to local manager Heather ***She is both rude and incompetentShe has sent us multiple invoices from her office for this supposed debtAll have had gross mathematical errors and multiple other inaccuraciesShe has also failed to comply with our requests for documents that we are
I contacted the Property Manager, *** *** on multiple occasions regarding the refund of my security deposit; however she has yet to return my voice or email message regarding my concernMy concern stems from a final move out statement and direct deposit of my security deposit in which $for cleaning charges was netted from my $deposit in spite of the apartment home being cleaned thoroughly
I requested an itemized statement to indicate the cleaning charges for which the Manager is stating that I owePer the landlord tenant law in California, a landlord must furnish a receipt in conjunction with a move out statement to indicate what charge amounts are applicable at the time of the delivery of the account statement within days of the move out dateJanuary 4, marks daysThe purpose of the receipt is to allow the resident the right to refute the landlords' claim for damage or fees

After seeing a listing on *** in December of 2016, I proceeded to view an apartment at *** Place Apartments (*** SNew *** Los Angeles, CA 90020) that was listed by the leasee for sublease
After viewing the apartment I was taken to the leasing office to complete a rental applicationDuring the application process I was told that I was being added to the current leaseholders lease and would not have my own lease to ensure an 'easier approval.'
I was told that I was approvedUpon arriving at the apartment I found homeless squatters in the underground parking facilityThe unit also had roachesI complained to the leasing office and after nights, decided and informed the leasing department that I did not want to stay here
When speaking with a manager I was told that they were ok with releasing me from the lease because it was done incorrectly by adding me to the current leaseholders lease instead of giving me my ownHe said this was done by the leasing
I had trouble accessing Equity Apartment's payment portal over the 4th of July weekendI tried multiple times to access the portal and submit payment but each time was unable to do soI received all sorts of technical error messages on my phone and my laptopSince I was unable to submit payment, I received a $late feeI sent my screenshots of these errors to Equity staff and was told that there was nothing they could do because the payment was lateClearly, the payment was late because of technical issues on their end that were completely outside of my realm of controlI just don't understand why this company is so greedy as to steal $from me when there was a readily apparent technical problem on THEIR portal that prevented me from paying! Their staff told me that I should have "signed up for auto pay to avoid these problems." I don't feel it's right to demand that I allow you to automatically withdraw money from my account in order to not be charged late fees when your t
I would caution anyone from renting from the Cupertino, CA location (City Gate at Cupertino Apartments)Here are some key things to be aware of:
the office staff: neither accountability or integrity are high on the list for this group of people; their lack of transparency and complete disregard for professionalism, coupled with their inability to tell the truth make for the perfect recipe for disaster
the office staff: they make it a point to suck as much money as they can from the residents
no security: there seems to a rash of car break-ins every month or two and yet nothing is being done aboutit's supposed to be a gated community but the gates are always broken
4: the office staff: they do not keep the office hours and out of times there is a line waiting for someone to return from the office I went to the office at 4:45pm and they told me they were closed when the office hours say to or to it changes based on who is workingThey also close the office for lunch
the management: this property is so poorly run and the manager (Monique) does not show any interest in the needs of the residents
the price: cupertino is a great area with great schools but the office staff are the worst I'm convinced based on my dealings with them that they make up charges and misquote figures to get more money from residents and new comers
My advise to upper management: fire these people and get new staff, these people make your company look bad and they don't care

The company issued a refund to me with my roommate's name on it- which I cannot deposit It was due to error- as we followed our obligations and gave required forwarding addresses to the company Now, in trying to correct the error, they refuse to split the check or direct deposit it These are options within the terms We were told from the beginning they would be splitting the checkNow we are stuck as we cannot deposit the check and they refuse to issue a new check with just my name on it, or to split it We met our terms and they are therefore legally obligated to send this refund in proper form

We lived at the Regency Palms they own in Huntington Beach, CA for yrsMaintenance at the end of our stay didn't even fix the things they were suppose toWe had a toilet leak into our downstairs bathroomWhich they left a hole in the downstairs bathroom ceiling for months and kept claiming it would get fixedWaited for us to move to fix the bathroom floor upstairs tooWhich the whole time we had a toilet leaning and we had questioned it when we moved in there but was told it was fineWhen we were ready to move out, we did all we were suppose to upon moving out with giving our notice days in advance, cleaning and having everything moved outHad signed the papers and set up the date/time for the preliminary walkthrough before we moved outWas never doneWhich I realize was not done on purpose so they can make up damages to charge you forCome to find out they are trying to over charge for cleaning the placeCharge us for painting and glazing kitchen counter topsI have been disputing thingsCounter tops were just as we got themThey know their layers of paint on the wall with whatever cheap stuff they use peelsTried to then lie and claim there was a hole in the wall and damage from a wall mountSorry but no holes and the place where the wall mount had been was filled in.They didn't even have pictures of this supposed damage but had pictures of peeling paintWhich the manager admits to knowing its an issue in their placesThey broke the law on not sending an itemized statement with what little they would give back on our security deposit too but yet think they have done no wrongThey also are falsely advertising they are a smoke free environment but you won't find that at allInstead you will find a place filled with not just cigarette smoke but drugs as wellDon't expect the bathroom fans to do their jobThey have no proper ventilation at all so mold can build up fastI could go on with all the issues in this placeAfter what we dealt with there and how we got treated after moving out, I would tell people to run, not walk, away from any place this company ownsThey will just rip you off in the end and treat you like crapNever have we had this happen by any other apartment complex in the past

Mr*** requested that the security deposit be refunded to him personally without providing sufficient documentation indicating he was eligible for receipt
In addition, he provided an alternate mailing address, where, after confirmation that the refund could be sent to him, the reissued check was sent

We moved into a 3-bedroom apartment at The *** in West New York, NJ July of After having challenges renting with our credit and also moving to New Jersey from out of state (no NJ rental history) we were very happy to see The *** were able to work with us and HAD a wonderful experience with the then office staff who did their best to go above and beyond to ensure quality service
The time we spent here has been decent but definitely not the "luxury"; There are bugs here No matter how much you clean or how much you spray they still come out and with the renovations, it’s making the issue worse Also, our apartment has had water leaks since mowith one of them still being a current issue and also a fire hazard since water is running directly into an electric outletThis is leak has been reported multiple times to management and the fix was to put a plastic draping over the leaking window that we’ve had on for over months and can’t see out of or use the win
In December of my wife and I moved into an apartment at *** *** Apartmens on *** *** Rdin Santa *** CA At the time my wife had active acute sarcoidosis We did not know at the time but we soon found out that second hand smoke was a trigger for her sarcoidosis to be come active When she was exposed to even small amount of cigarette smoke she would be unable to breath Unlike asthma sarcoidosis cannot be resolved with an inhaler We would have to take her to a clinic until the episode passed The nieghbors smoked on their balconies The smoke would seep into our apartment rendering it unlivable for my wife We spoke to the neighbors, we tried keeping the windows shut Unfortunately we were unable to keep the smoke out We took this issue to rental management at *** *** They offered to allow us to move into another apartment on the other side of the complex away from smoking tenants We agreed to move and signed a new lease for the new apartment an
