law, we gave Mr. [redacted] the option of being present for a pre-move out inspection. He initially declined. It was only after we convinced him to have one done, did he agree. However, per his signed election, he indicated that he did not wish to be present during that inspection. As such, we went ahead did the inspection on the date that we provided him. It was only after he vacated and returned possession of the apartment did he request that he be present during an inspection, which defeats the purposes of a “pre-move out inspection.” Since he had already vacated, we declined his request that another inspection be completed. We have provided Mr. [redacted] with all of the photos and evidence of the damage that he left in the apartment, along with the evidence of our costs to make repairs. We are confident that the charges that were assessed against his security deposit are valid and well substantiated. Nevertheless, as a customer service gesture, we have already agreed to reduce the painting charges in half. He agreed to pay the balance of $101.92, last time we spoke. We see no reason to waive any additional charges. Thank you.

In the lease, multiple options are listed- direct deposit, addressing check to a co-resident (like a family member in my absence), and sending each to forwarding addresses. Any of these options would be fine with me to correct the mistake. This late in the game direct deposit or writing it to a co-resident of mine would be best. They have told me they have no other options to give me, which is blatantly against what the legal terms say in the lease.

Ms. [redacted] carpet was professionally cleaned prior to moving in and was listed on her move-in inspection form as “new” condition, to which Ms. [redacted] signed off on. At no...
point in time did Ms. [redacted] indicate that there was an issue with her carpet after moving in. Upon conducting a pre-move-out inspection, it was noted that a pet scan was necessary. At move out, a carpet cleaning vendor was called to quote and advise if carpet cleaning was possible. Due to excess pet urine and bleach stains, a full replacement was recommended. Additionally, we have notes and a photo documenting the damage to the microwave frame taken the same day Ms. [redacted] moved out. This information was promptly sent to Ms. [redacted].Ms. [redacted] was treated the same way as any other resident, in a professional and courteous manner.The damages were charged to Ms. [redacted]’s account consistent with her lease agreement.
