We are very pleased with the efficiency and pleasant manner in which our request for a villa at Marriott's Ocean Watch at Grand Dunes was handled. Arnie K was helpful and was back to us within 24 hours with exactly the request we had made.

Not only was Ms. B pleased with our services, but so was the client that was able to successfully rent our out their Marriott resort property. They keep asking you for more money. And when you tell them you don't have any more money and they what a credit card from you. We think it is a scam. They say that they can sell your timeshare if you give them more money every time they all you haven't seen any results yet.
No further contact by the busi Would like to get our money back that we put into the timeshare by owner. If we can't get our money back , please refer them to the attorney general in florida, for further action.

I am in receipt of the recent complaint filed with your office by ***. Our records indicate that *** and *** have been clients of Timeshares By Owner since January 24, 2017 with marketing for their 45,000 Diamond Resorts International points received on an annual basis. Mr. purchased marketing from Timeshares By Owner on three different occasions. On January 24, the purchase was for website and walk-in office advertising that remains active and renewed through January 2018. The purchase that took place on May 8 was for a monthly edition of the Timeshare Trader Magazine, and the purchase from August 9 was for the Elite Plus Program (that includes a monthly edition of the Timeshare Trader Magazine, the exclusive Elite Plus Magazine, and Elite lifetime membership). Each time Mr. purchased our marketing, before we could accept his fees, contracts were signed, which included the fact there is a ten-day cancellation timeframe. As with all clients, we also conducted a Quality Control call after each purchase in which Mr. acknowledged a complete understanding of our terms and conditions. In the calls, Mr. acknowledged that we are not affiliated with his resort and that we do not have a buyer or renter waiting to purchase his timeshare. If he had not acknowledged his understanding of our terms and conditions, a refund would have been processed.
In the correspondence prepared by Mr., he claims that we keep asking for more money and that there have not been any results from his marketing. In response, Timeshares By Owner does have a number of marketing programs available to our clients, which all require a separate marketing purchase and all of the programs simply add to the a client's exposure in being able to find renters or buyers for their timeshares. There is no requirement in purchasing additional marketing and all a client ever needs to say is "no." Our guarantee is to advertise a client's timeshare, which is exactly what we have been doing for *** and ***. In fact, just in the month of November, we generated $9,342,810 in transmitted offers to our clients. Based on the fact that we have been providing the marketing as contracted, there is no entitlement to any refund; however, in the interest of resolving matters, a refund of Mr. last marketing purchase on August 9 will be fully refunded in the amount of $3098. Mr. will also be placed on our "do not solicit" list so that he is not contacted again to purchase any additional marketing. Of course, that does not stop a client from receiving offers through our Concierge Department. Based on the fact that we have provided the services as contracted, there is no entitlement to any refund.
Unlike other timeshare resale marketing companies, Timeshares By Owner provides the marketing that is contracted and promised. We advertise in the USA Today as well as major city newspapers, billboards, TV (ESPN, A&E, Weather Channel, and Travel Channel), direct mail marketing, internet, and other forms of media. We also attend trade shows on a regular basis in which we display client ads, we distribute the Timeshare Trader publication on a monthly basis to the top vacation areas, and we sponsor our own podcast; "Vacation Time" broadcast every week live from the studios of the Timeshares By Owner corporate office. That is just a little of what we do. We have the tools to rent and/or sell a client's timeshare and have been successful at doing just that since 1998.
Again, a refund in the amount of $3098 will be issued to resolve matters. How are they going to refund our 3,098 dollars? Are they going mail it to us or what.

I was contacted by timeshare by owner and offered a service to sell my timeshare for me. I listen to their offer and signed a contract for them to sell it and paid for that service a few months later I received a call from them that said since they had not sold my timeshare that it would be moved to a corporate account and should be showed rather quickly but they ask for more money this time $1,800. Which I paid hesitantly. In a few minutes I received another call saying that they needed to move my account to a corporate account which was supposedly what they did the last time. And they wanted even more money I explained to two different people that called that I was not going to pay them any more money. That we had a contract that they were going to sell my timeshare and they had not done that. And I was not going to pay any more money for them to sell it when we already had a contract for them to sell it. I recorded the very last conversation that I had with a gentleman who was rude and because I refused to pay any more money his very last comment to me let me to believe that they we're not going to make any effort to sell my timeshare. On a recorded line the gentleman said to me enjoy your timeshare and hung up. I have heard nothing from them since and I do not believe that they are going to sell this I believe this is a rip off. So I would like them to return my money and no longer do business with them since I believe that they are not a reputable company. , I am seeking them to return my money that I have paid them since they obviously will not fulfill their end of the contract and after they have returned my money no further contact with this company.

Ms. first purchased marketing on October 25, 2016 in the amount of $1473 with subsequent purchases on January 17, 2017 for $670, and April 13, 2017 in the amount of $1800 (two separate contracts for $1000 and $999). The purchases include website and walk-in office advertising, placement of ads in the monthly Timeshare Trader Magazine, and marketing in the Trader *** and Elite program. Each time Ms. purchased our marketing, before we could accept her fees, contracts were signed. After each marketing purchase, we also followed up with quality controls in which a script is followed. Ms. acknowledged her understanding of our terms and conditions in each of the quality control calls that were conducted. Had Ms. not acknowledged her understanding of our terms and conditions in the Quality Control call, a full refund would have been processed.
In the correspondence prepared by Ms., she claims that the representative that sold her our services had claimed that the last purchase for marketing would be placed into a corporate account to show it quickly. Ms. also states that yet another call was received in which it was indicated that more marketing fees were needed to sell her timeshare--and that the timeshare would likely not sell without the additional fees. In response, Timeshares By Owner does sell multiple marketing programs that includes two different magazines, website and walk-in office advertising, and an "Elite" membership that includes a membership card and specific telephone number. No one should be made to feel that any marketing purchased will not be sufficient for receiving offers; we only suggest more marketing for more exposure and of course nothing is required. Furthermore, our guarantee is to market a client's timeshare, which is exactly what we have been doing for Ms.. As was indicated in the contract and in the Quality Control call that was conducted, it was stated that we cannot guarantee a timeframe in which a client will receive an offer on their timeshare and/or successfully sell or rent their timeshare. We also cannot guarantee what price will be received in regard to any successful offers. Everything was understood and acknowledged by Ms. in the Quality Control calls. We also happen to generate over $3 million in transmitted offers on a monthly basis. In fact, in the month of August 2017, we actually generated a record $7,192,631 in transmitted offers. It also appears that there have been at least three offers on Ms. timeshare that took place in April and October. Based on the fact that we have provided the services as contracted, there really is no reason to provide any refund; however, because of a misunderstanding in regard to the last marketing purchase, two refunds will be process for $1000 and $800 for a total amount of $1800. I have also placed Ms. on our "do not solicit" list, so that she is not contacted again to purchase additional marketing. Of course that will not stop her from receiving offers through our Concierge Department when they are received.

I paid this company for a service which has NOT been provided in any way, shape, or form. I have been in contact w/ my assigned agent several times and have also spoken w/ her manager who assured me that the services in which I paid for would be provided. After several phone calls, and emails there has been no progress or attempt to resolve the situation. I have done everything asked of me to provide the information needed to resolve the situation. I have not had any correspondence from my agent or her manager in approx. a month now w/ any regards to the ongoing dispute of service. I have made it clear that I feel I was "scammed" in to buying a product that is just a money making scheme on their end. I was talked in to this product by false promises.

I was hesitant about the purchase immediately and called back, but was reassured that I would recover the money I put in within a month of purchase. It has been 4 months now and I have not received any funds nor have I had any contact from anyone @ the company in over a month. Basically they got me talked in to purchasing their service and then walked away..... a complete SCAM!!!!!

Our records indicate Ms. has been a client of Timeshares By Owner since June 21, 2017 with marketing for her BPPC at Gran Bahia Principe Punta Cana timeshare in the Dominican Republic. Ms. purchased marketing in the amount of $999 to advertise her timeshare on our website and in our walk-in offices. On June 22, 2017, we received a notice of cancellation via email and a refund was written up accordingly for processing by our Accounting Department. However, before the refund was processed, Ms. elected to stay on board with our services and signed a Continued Advertising Authorization Form (CAAF). On June 27, Gigi B in our Quality Control Department conducted a Quality Control call in which Ms. acknowledged her full understanding of the services that we provide (see script). Had Ms. not acknowledged her understanding of our terms and conditions in the Quality Control call, a full refund would have been processed.
In the correspondence prepared by Ms., she indicates that she is entitled to a full refund based on believing that we are scam. She also claims that it has been four months and that she has not yet recovered her funds and was allegedly promised that she would within a month of purchase. In response, our guarantee is to market a client's timeshare, which is exactly what we have been doing for Ms.. As was indicated in the contract and in the Quality Control call that was conducted, it was stated that we cannot guarantee a timeframe in which a client will receive an offer on their timeshare and/or successfully sell or rent their timeshare. We also cannot guarantee what price will be received in regard to any successful offers. Everything was understood and acknowledged by Ms. in the Quality Control call. This response is ABSURD. I made several attempts to contact and discuss the supposed "services" that you offer. I was skeptical from the beginning. This would explain me calling June 22, 2017 w\ the intent to cancel the service, at which time I was "convinced" or "talked in to" continuing the service. I was persuaded to believe that I would recover my initial costs of the service w\ in a month of my purchase yet AGAIN!! I scheduled a phone meeting w\ Nikki, but never received a call. When I complained about this I was told you are not a "call center" and are not open 24/7. I understand this, but a scheduled apt. should be kept! At that point a supervisor was in contact w\ me & assured me that the services I purchased would be recoverable & profitable. I am only aware of "2" offers being sent my way. I did what was asked of me as far as making sure dates were available, cost, etc. and never heard anything back. The last communication I received from anyone is Aug. 14, 2017. Now it has been 6 months total w\ no additional offers and NO communication on your end. You tell me I am a "client"??? Is this typical business practice to treat a "client" this way? No contact for 3 months? I WAS SCAMMED, and once you received your initial payment I was just another "sucker" who got talked in to this SCAM! You can throw out all the numbers you want as far as "generated offers" go, but in reality I have been completely dismissed by your company as a client, a person, or anything else. It is quite obvious that I do not matter as a client. I think 3 months of no correspondence on behalf of your company is PROOF of that!!!

I really don't understand the argument coming from Dawn *** in reference to my response being absurd.
First of all, as stated in my correspondence, Ms. signed a contract in advance of her marketing purchase for $999 and she certainly did cancel her services within the ten-day cancellation timeframe. In fact, she canceled the services the day following her purchase (and quoted our cancellation policy in her notice of cancellation). However, she elected to stay on board with our services after the sales representative that sold her our services had convinced her to remain on board. Based on that decision, our Client Services Department sent her a Continuing Advertising Authorization Form (CAAF) for her to sign via email, which she signed and emailed back to me. Upon receipt, we conducted a complete Quality Control call in which a script was followed. On June 27 at 10:01 am, Gigi Beluso conducted the Quality Control call in which Ms. acknowledged our services and the fact that we could not guarantee a timeframe in which her Gran Bahia Principe Punta Cana would rent and or for how much. A script was followed for the Quality Control call and if Ms. had not acknowledged an understanding of our services and wanted to remain on board with our services, we would have deemed that the Quality Control call was not successful and a full refund would have been processed. I had provided copies of the script, the contract, and the signed CAAF in the correspondence I sent to both the Revdex.com and to Ms. in response to her complaint.
Subsequent to the signed CAAF, there have been at least three offers on Ms. timeshare. The three offers took place on July 17, August 9, and August 24. We also have a fully staffed Concierge Department that will provide assistance whenever there is an offer. Aside from Nikki providing assistance, we have a fully staffed Client Services Dept and Concierge Dept that can provide assistance. The telephone numbers were provided in the contract and mail-outs. The Client Services Dept can be reached at toll-free (888) 707-8463 or (888) 402-0280 and the Concierge Department can be reached at toll-free (888) 364-9212.

I paid this company for a service which has NOT been provided in any way, shape, or form. I have been in contact w\ my assigned agent several times and have also spoken w\ her manager who assured me that the services in which I paid for would be provided. After several phone calls, and emails there has been no progress or attempt to resolve the situation. I have done everything asked of me to provide the information needed to resolve the situation. I have not had any correspondence from my agent or her manager in approx. a month now w\ any regards to the ongoing dispute of service. I have made it clear that I feel I was "scammed" in to buying a product that is just a money making scheme on their end. I was talked in to this product by false promises.

I was hesitant about the purchase immediately and called back, but was reassured that I would recover the money I put in within a month of purchase. I am in receipt of the recent complaint filed with your office by ***. Our records indicate Ms. has been a client of Timeshares By Owner since June 21, 2017 with marketing for her BPPC at Gran Bahia Principe Punta Cana timeshare in the Dominican Republic. Ms. purchased marketing in the amount of $999 to advertise her timeshare on our website and in our walk-in offices. On June 22, 2017, we received a notice of cancellation via email and a refund was written up accordingly for processing by our Accounting Department. However, before the refund was processed, Ms. elected to stay on board with our services and signed a Continued Advertising Authorization Form (CAAF). On June 27, Gigi B in our Quality Control Department conducted a Quality Control call in which Ms. acknowledged her full understanding of the services that we provide (see script). Had Ms. not acknowledged her understanding of our terms and conditions in the Quality Control call, a full refund would have been processed.
In the correspondence prepared by Ms., she indicates that she is entitled to a full refund based on believing that we are scam. She also claims that it has been four months and that she has not yet recovered her funds and was allegedly promised that she would within a month of purchase. In response, our guarantee is to market a client's timeshare, which is exactly what we have been doing for Ms.. As was indicated in the contract and in the Quality Control call that was conducted, it was stated that we cannot guarantee a timeframe in which a client will receive an offer on their timeshare and/or successfully sell or rent their timeshare. We also cannot guarantee what price will be received in regard to any successful offers. Everything was understood and acknowledged by Ms. in the Quality Control call. We also happen to generate over $3 million in transmitted offers on a monthly basis. In fact, in the month of August 2017, we actually generated $7,192,631 in transmitted offers. It also appears that there have been at least three offers on Ms. timeshare that took place on July 17, August 9, and August 24 in 2017. Based on the fact that we have provided the services as contracted, that the policies were clearly understood, a contract was signed in advance, a CAAF was signed, and offers were provided, there is no entitlement to any refund.
Unlike other timeshare resale marketing companies, Timeshares By Owner provides the marketing that is contracted and promised. We advertise in the USA Today as well as major city newspapers, billboards, TV (***), direct mail marketing, internet, and other forms of media. We also attend trade shows on a regular basis in which we display client ads, we distribute the Timeshare Trader publication on a monthly basis to the top vacation areas, and we sponsor our own podcast; "Vacation Time" broadcast every week live from the studios of the Timeshares By Owner corporate office. That is just a little of what we do. We have the tools to rent and/or sell a client's timeshare and have been successful at doing just that since 1998.

Ms. purchased marketing on three different occasions. The first purchase was specifically for website and walk-in office advertising that remains active and renewed through January 2018. Subsequent purchases on April 19, 2017 and August 16, 2017 were specifically for marketing placed into monthly editions of the Timeshare Trader Magazine, the Trader Elite Magazine, and the "Elite Plus" program with specific membership and exclusive telephone number. Before we could accept Ms. fees for any marketing purchase, contracts were signed. By signing a contract, it was a complete acknowledgement of Ms. understanding of our terms and conditions, which included the fact that there was a ten-day timeframe from the start of services for requesting and receiving a full refund. Directly after each purchase, a complete Quality Control call was conducted in which Ms. acknowledged her understanding of our terms and conditions as covered in the Quality Control script. If at any time during the Quality Control call, had Ms. not understood our policies or disagreed with any of our terms, a refund would have been processed for the full marketing purchase.
In the correspondence prepared by Ms., she indicates that any call from Timeshares By Owner is only a request for more money for more marketing--and all she wants to do is sell the timeshare to pay off her bills. Based on the complaint she is filing, a refund is the apparent remedy. In response, Timeshares By Owner does generate over $3 million in transmitted offers on a monthly basis. In fact, in the month of August 2017, we actually generated $7,192,631 in transmitted offers, and our guarantee is to market a client's timeshare, which is exactly what we have been doing for Ms.. It also appears that we did provide one offer to Ms. on August 17 for which there apparently was no availability. As for purchasing marketing, a client never has to purchase additional marketing, as it is always their decision if they want to purchase another marketing program. Based on the fact that we have provided the marketing as contracted, there really is no entitlement to any refund; however, to resolve matters, on behalf of Timeshares By Owner, I will go ahead and issue a refund of Ms. last purchase that took place on August 16, 2017 in the amount of $984. I have also placed Ms. on our "do not solicit" list so that she is not contacted again to purchase additional marketing. Of course that will not stop her from being contacted by our Concierge Department when there is an offer on her timeshare.

Ms. purchased marketing on three different occasions. The first purchase was specifically for website and walk-in office advertising that remains active and renewed through December 2017. Subsequent purchases on July 16, 2016 and November 10, 2016 were specifically for marketing placed into monthly editions of the Timeshare Trader Magazine, the Trader Elite Magazine, and the "Elite Plus" program with specific membership and exclusive telephone number. Before we could accept Ms. fees for any marketing purchase, contracts were signed. By signing a contract, it was a complete acknowledgement of her understanding of our terms and conditions, which included the fact that there was a ten-day timeframe from the start of services for requesting and receiving a full refund. Directly after each purchase, a complete Quality Control call was conducted in which Ms. completely acknowledged her understanding of our terms and conditions as covered in the Quality Control script. If at any time during the Quality Control call, had Ms. not understood our policies or disagreed with any of our terms, a refund would have been processed for the full marketing purchase.
In the correspondence prepared by Ms., she indicates that as a resolution or settlement, she wants a full refund of all marketing fees, and while she is requesting copies of all recordings of conversations, those are for training purposes (as started before a recording commences) and we do not just provide recordings of every conducted conversation to clients based on any request. We do ensure that clients sign contracts in advance of their purchase and we also conduct Quality Control calls in which scripts are followed. Again, if Ms. had not acknowledged her understanding of our terms and conditions during the Quality Control call, a refund would have been processed. Had Ms. not wanted to purchase our marketing services, then she should not have signed any contracts. Her comment that she would like Timeshares By Owner "ultimately put out of business" is a rather cruel sentiment, when we are a company that employs people that really try to do what is right for our clients and we actually generate over $3 million in transmitted offers on a monthly basis. In fact, in the month of August 2017, we actually generated $7,192,631 in transmitted offers. Our guarantee is to market a client's timeshare, which is exactly what we have been doing for Ms. since she purchased marketing in 2014. Timeshares By Owner cannot guarantee a buyer or renter for any timeshare within any certain timeframe or for any particular price as was covered in the contract and in the follow-up Quality Control calls. It also appears that there have been at least six offers on Ms. timeshare that took place on Apr. 9, 2016, Sep. 20, 2016, Oct. 25, 2016, Nov. 2, 2016, Nov. 3, 2016, and Nov. 17, 2016. Some of the offers were refused by Ms. because she felt they were too low and then she removed herself from receiving rental offers on her timeshare. Only wanting a purchase offer on a timeshare does reduce the number of inquiries, as we tell clients that we receive rental offers much more than we do sale offers. We remind clients that renters do sometimes become buyers. Based on conversations with Ms., we did place her on the "do not solicit" list on Nov. 16, 2016 so that she was not contacted again to purchase more marketing. Of course, that does not stop a client from receiving offers through our Concierge Department. Based on the fact that we have provided the services as contracted, there is no entitlement to any refund.

I agree I'm part that Time Shares by Owners does not guarantee sales. What upsets me is the over promising and under delivering of which is verbal and tape recorded and not reflected o. Written contract to my dismay. A female called me back as part of the Quality control issue, conflict or disagreement regarding the virtual tours part of it in November 2016 in which I specifically asked her if I give Timesharrs my credit card payment would they PROMISE ME VISBLE OFFERS, not guarantee me a sale, and she said a clear CUT YES answer! That should have been tape recorded because I understood it to be a QC call.
Please clarify "6 offers", that would be rents offers but not one sale offer, all of which were considerably lower than the $1250 to cover me my maintenance fees. This does not include the $169 I pay out of pocket expense to book or hold the spot they are requesting. These clients want something for nothing and at a ridiculous price which is why I declined . would lose all of it and seeing I would not get any reasonableness offers within the 48 hrs I was forced to use them. Also, as part of the agreement I promised to keep 5000 points available as part of the SALE agreement. As such, I could not use those to rent .
Please clarify the $7 million in sales for the month of August, or $3 million monthly , is that in rental offers, successful sales or just monies earned from the pockets of consumers agreeing to this marketing?
I do not think it is reasonable to cancel anything in 10 days as it is not reasonable to sell my property within that time frame and takes much more time than that to ascertain if this is agreeable.

As I informed you in previous correspondence, there is no guarantee in regard to how long it will take to rent or sell your timeshare or how much will be received when your timeshare sells or rents. Our only guarantee is to market your timeshare, which was clarified in the contracts that you signed in advance of purchases as well as in the Quality Control calls that were conducted after your purchases took place. There was nothing that compelled you to sign contracts or to agree to what was stated in the Quality Control (QC) calls. If you had not acknowledged our services in the QC, then a refund would have been issued. Perhaps the offers were only for rental opportunities, but you had marketed your timeshare for both rental and sale-- and timeshares receive rental offers over sale offers by at least a 10 to 1 ratio. Renters do also become buyers. They rent for a week, like the timeshare and realize that you are selling for less than the resort and then make an offer to purchase. The $7 million in offers I referred to (that was our best month) are transmitted offers, which I specifically indicated. Our concierge Department provides those offers based on rental pricing of said timeshares and adds them up. It would be wonderful if all were successful rental and/or sales, but with our full-time growing staff in the concierge department the rental and sale successes are adding up daily. I believe that I have already responded to your complaint in my previous correspondence, and based on the fact that we have provided the services promised and contracted, there is no entitlement to any refund. However, just as an appeasement and not because there is any entitlement to a refund, I will issue a refund for the very last contract signed in the amount of $949 purchased on November 10, 2016. I will not agree to any further refund. Ms. marketing will continue with additional placement in upcoming Timeshare Trader and Elite Plus magazines-- no purchase necessary!

3) You buy the timeshare from me at a price agreeable to both parties and sell it for a high return and profit for the price Jerem thinks it's worth, about $40 or $45,000. This would be a win-win for both of us cause I certainly don't care about a huge profit
And if it doesn't sell at an incredibly low price I'll know I've either been black listed case of this complaint and it has been buried or thrown away or proven my point of false promises that my time share "will be sold by fall" before my credit card payment and interest 22% kicks in. I am still making payments on the second one and at an interest .
All I want is what is fair and equitable here.
I was assured that my timeshares would be sold or rented out if I paid for showcasing, it did not happen, I was a fool to believe the salesmen.
On 8/10/2016 for two timeshares I purchased a one time marketing fee listed in the contracts in the amount of $3996. On 11/17/16 I was called and told there was a showcasing and the fee would be $3098.00, I paid it and I was called again On 3/7/17 for another showcasing and paid $4,400; I later was sent a catalog of sales/and rentals and my one timeshare was not listed, all the information was not in the add, it boiled down to being a suggestion by one of the salesmen he asked if I would be satisfied with a $3,000 refund (out of a $4,400 charge; I accepted that refund I was told I would no longer be charged for adds, but I also did not have any advertising as promised in two of the magazines I was sent. I was also sent copies dated March and June. THe service I had paid for was not provided and I feel I was really taken and a fool for paying all this money, no sales or rentals were contracted; I was assured that by showcasing I would definitely sell and or rent my properties both in very good locations,that did not happen. I would like the $8,494.00 in a credit card refund.
I feel That I deserve to get the amount of $8494; the salesmen were really convincing; I should have gone with my gut feeling and never paid up front for marketing, advertising. I feel I have been a victim of fraud.

I am in receipt of yet another complaint filed with your office by***. I had already responded to a similar complaint filed by Ms. previously (see letter dated April 11, 2017). As stated previously, our records indicate Ms. has been a client of Timeshares By Owner since August 10, 2016 marketing her Westgate Smoky Mountain Resort at Gatlinburg and Sedona Summit resorts in Tennessee and Arizona respectively. Based on the previous complaint that she filed, on behalf of Timeshares By Owner, I ensured that a refund of $3000.00 would be issued to resolve all matters. In fact, Ms. signed a Partial Credit Authorization Form (PCAF), which demonstrated her acceptance of the partial credit refund. I personally followed up with a Quality Control call ensuring that she understood our services and accepted the refund to resolve all matters.
In the latest correspondence prepared by Ms., she claims that she is not receiving the marketing in magazines and that offers provided to her have not been successful. In response, we have indeed placed marketing in magazines (see attached copies) and I have promised that I will be placing more of her timeshare marketing in upcoming magazines--I will continue to do so at no additional cost. As they are published, a copy of the magazines will be sent to her with her advertising. As for offers, our records indicate that offers have been provided to her from our Concierge Department. Offers took place on Nov. 8, 2016, Nov. 17, 2016, Jan. 5, 2017, Apr. 5, 2017, Jun. 25, 2017, Aug. 9, 2017, and Aug. 15, 2017. If the offers did not work out, I'm sorry that happened, but that does not mean that more offers will not take place and that any future offers will not work out. We do have an actively involved Concierge Department with four different representatives working with our clients to ensure that rentals and/or sales of timeshares are successful.
As I stated in prior correspondence, we are not like other timeshare resale marketing companies. Timeshares By Owner provides the marketing that is contracted and promised. We advertise in the USA Today as well as major city newspapers, billboards, TV (***), direct mail marketing, internet, and other forms of media. We also attend trade shows on a regular basis in which we display client ads, we distribute the Timeshare Trader publication on a monthly basis to the top vacation areas, and we sponsor our own podcast; "Vacation Time" broadcast every week live from the studios of the Timeshares By Owner corporate office. That is just a little of what we do. We have the tools to rent and/or sell a client's timeshare and have been successful at doing just that since 1998.
Again, a refund of $3000.00 has already been issued on April 11, 2017 in three different parts (for $1599, $649, and $752) that took care of the last complaint filed through the Revdex.com. I spoke to an attorney in Cleveland and he told me there should be no up front fees charged,no monies until a sale is completed; is this legal?
On a local news channel there was a segment with a similar situation;it was implied this was a scam and the man was advised to pursue this with the Revdex.com and Atty General in Ohio.
On Friday Sept. 29th I called TSBO and asked to speak with Kevin W. Sally K said he was not at his office and she asked if she could help me.I told her I was receiving more requests for
rentals but I did not receive any rental/sales agreements to date.
I know Mr. W did not want to reimburse me any more of the money I paid so I asked Sally if I could have a longer contract with TSBO. Sally told me they would extend my contract for a year,which would take me to August 10, 2018.
Mr W told me I would not be charged any more money when I spoke to him in April, he also said he told the staff not to contact me for the
showcasings in the future but my adds would be in the TSBO magazines that are published ,I believe every other month. I would have preferred a
refund since I had no active sales or rentals for 13 months but if I have advertising for a year in the magazines, on line ,and in their trade shows
I may have some success per the salesmen who promised sales and rentals before I signed up with TSBO.

I am in receipt of the recent complaint filed with your office by *** A. ***. Our records indicate Ms. has been a client of Timeshares By Owner since December 23, 2014 marketing her Historic Powhatan Resort timeshare in Williamsburg, Virginia. Ms. purchased marketing on three different occasions. The first purchase was specifically for website and walk-in office advertising that remains active and renewed through December 2017. Subsequent purchases on July 16, 2016 and November 10, 2016 were specifically for marketing placed into monthly editions of the Timeshare Trader Magazine, the Trader Elite Magazine, and the "Elite Plus" program with specific membership and exclusive telephone number. Before we could accept Ms. fees for any marketing purchase, contracts were signed. By signing a contract, it was a complete acknowledgement of her understanding of our terms and conditions, which included the fact that there was a ten-day timeframe from the start of services for requesting and receiving a full refund. Directly after each purchase, a complete Quality Control call was conducted in which Ms. completely acknowledged her understanding of our terms and conditions as covered in the Quality Control script. If at any time during the Quality Control call, had Ms. not understood our policies or disagreed with any of our terms, a refund would have been processed for the full marketing purchase.
In the correspondence prepared by Ms., she indicates that as a resolution or settlement, she wants a full refund of all marketing fees, and while she is requesting copies of all recordings of conversations, those are for training purposes (as started before a recording commences) and we do not just provide recordings of every conducted conversation to clients based on any request. We do ensure that clients sign contracts in advance of their purchase and we also conduct Quality Control calls in which scripts are followed. Again, if Ms. had not acknowledged her understanding of our terms and conditions during the Quality Control call, a refund would have been processed. Had Ms. not wanted to purchase our marketing services, then she should not have signed any contracts. Her comment that she would like Timeshares By Owner "ultimately put out of business" is a rather cruel sentiment, when we are a company that employs people that really try to do what is right for our clients and we actually generate over $3 million in transmitted offers on a monthly basis. In fact, in the month of August 2017, we actually generated $7,192,631 in transmitted offers. Our guarantee is to market a client's timeshare, which is exactly what we have been doing for Ms. since she purchased marketing in 2014. Timeshares By Owner cannot guarantee a buyer or renter for any timeshare within any certain timeframe or for any particular price as was covered in the contract and in the follow-up Quality Control calls. It also appears that there have been at least six offers on Ms. timeshare that took place on Apr. 9, 2016, Sep. 20, 2016, Oct. 25, 2016, Nov. 2, 2016, Nov. 3, 2016, and Nov. 17, 2016. Some of the offers were refused by Ms. because she felt they were too low and then she removed herself from receiving rental offers on her timeshare. Only wanting a purchase offer on a timeshare does reduce the number of inquiries, as we tell clients that we receive rental offers much more than we do sale offers. We remind clients that renters do sometimes become buyers. Based on conversations with Ms., we did place her on the "do not solicit" list on Nov. 16, 2016 so that she was not contacted again to purchase more marketing. Of course, that does not stop a client from receiving offers through our Concierge Department. Based on the fact that we have provided the services as contracted, there is no entitlement to any refund.

I agree I'm part that Time Shares by Owners does not guarantee sales. What upsets me is the over promising and under delivering of which is verbal and tape recorded and not reflected o. Written contract to my dismay. A female called me back as part of the Quality control issue, conflict or disagreement regarding the virtual tours part of it in November 2016 in which I specifically asked her if I give Timesharrs my credit card payment would they PROMISE ME VISBLE OFFERS, not guarantee me a sale, and she said a clear CUT YES answer! That should have been tape recorded because I understood it to be a QC call.
Please clarify "6 offers", that would be rents offers but not one sale offer, all of which were considerably lower than the $1250 to cover me my maintenance fees. This does not include the $169 I pay out of pocket expense to book or hold the spot they are requesting. These clients want something for nothing and at a ridiculous price which is why I declined . The timeshare they trying sell was under litigation by the state of Nevada and they could not sell even if they tried and they did not know that.
The problem I have with this company: When I signed the contract in June of 2016 with Tamika M, she told me that the Timeshare would by August, which never happened. Every time I called I was told she was not there. On the 13th of August I had an appointment with a company named Groupwise, and they told me that the timeshare(Sapphire Resorts) was under litigation by state of Nevada and that timeshare cannot be sold and it was under litigation before I signed a contract with Timeshare By Owners to sell the Timeshare, All this time since I paid Timeshare By Owners to sell my Timeshare they could not because of the timeshare is under litigation. The timeshare is under new ownership but it cannot be rented or sold because no one will buy it or rent any rooms for whatever reason. Timeshare By Owners sent me a sheet of people who supposedly wanted to rent rooms but the new management told me that they did not have vacancies or they do timeshare in those states or countries. Every time I called Timeshare By Owners they would state that "Oh we dot have any offers or we will get back to you or we will have it sold by next week and this has been going every since I paid this company 499.00 almost 2 years. My next step is to get an attorney. This country has made it to easy for people to get ripped off.
This company did check to see if this was a valid Timeshare Company, because The company called Groupwise, who I interviewed with to get rid of my timeshare told me that Sapphire Resorts was in litigation in the state of Nevada and was allowing people to get out of their contract and I wrote to the Nevada Attorney but I have not heard back and probably will not. So since this company (Timeshare By Owner) should have checked to see if this timeshare was valid, because they were going to sell or rent it. They would have to contact the company at some point. At any rate, this company cannot sell or rent this Timeshare and they know that. They have been telling me a different story every time I call. It has almost 2 years since I paid them 499.00 to sell or rent my Timeshare and nothing has happened. So they are just stringing me on, but I will not give up, and my next step is to get an Attorney, I will not let them rip me off like they have done 51 others

I am in receipt of the recent complaint filed with your office by ***. Our records indicate Mr. has been a client of Timeshares By Owner since July 18, 2016 to market his Sapphire Resort at Kingsbury Crossing timeshare in Nevada. Mr. marketing purchase in the amount of $499 included website and walk-in office advertising that remains active and renewed through June 2018. Before we could accept Mr. fee, a contract was signed. By signing the contract, it was a complete acknowledgement of his understanding of our terms and conditions, which included the fact that there was a ten-day timeframe from the start of services for requesting and receiving a full refund.
In the correspondence prepared by Mr., he indicates that at the time he purchased our marketing, his timeshare was under litigation by the state of Nevada and that he could not have sold his timeshare even if he had wanted to. He further claims that Tamika M had informed him that his timeshare would sell by August. (it was actually Angenique T that sold our services and it was Tamika M from our Concierge Department that simply provided Mr. with offers on his timeshare). In response to Mr. stated issues, Timeshares By Owner representatives would not know whether a lawsuit has been filed against a particular timeshare resort or owner. It would be the owner of the timeshare that would know that information and then indicate whether or not he/she could purchase the marketing we were offering. As for rental opportunities, if the client is a member of RCI, as indicated by Mr., then rentals could certainly take place. Timeshares By Owner cannot control whether or not a timeshare is available when a potential renter may want a specific week. It does appear that Mr. has received at least two different rental offers on his timeshare. In regard to the availability of his timeshare, it is prominently listed as a "gold crown" resort on the RCI website (resort code #***) with no indication that the timeshare is under any litigation with the state of Nevada. I also conducted a Google search and could not find anything indicating any current issues that would prevent the sale or rent of his timeshare. Even if there was a problem at the time of his purchase, it appears that everything was soon rectified and Mr. would have been able to sell his timeshare if the right buyer was found. When Mr. purchased our marketing over a year ago, our guarantee was to provide marketing, which is what we have done and continue to do. Obviously, we cannot guarantee a timeframe for selling or renting a client's timeshare, which is spelled out in the contract. We also cannot indicate what price might be offered or received. Based on the fact that we have provided the service as contracted, there is no entitlement to any refund. We will continue to market Mr. timeshare as contracted; however, I have placed Mr. on the "do not solicit" list, so that he is not contacted again to purchase additional marketing. That does not mean that he will not be contacted by the Concierge Department when there is an offer on his timeshare.
Unlike other timeshare resale marketing companies, Timeshares By Owner provides the marketing that is contracted and promised. We advertise in the USA Today as well as major city newspapers, billboards, TV (ESPN, A&E, Weather Channel, and Travel Channel), direct mail marketing, internet, and other forms of media. We also attend trade shows on a regular basis in which we display client ads, we distribute the Timeshare Trader publication on a monthly basis to the top vacation areas, and we sponsor our own podcast; "Vacation Time" broadcast every week live from the studios of the Timeshares By Owner corporate office. That is just a little of what we do. We have the tools to rent and/or sell a client's timeshare and have been successful at doing just that since 1998.

The response from Timeshare by owner is all untrue, I have called Timeshare By owners numerous times and each time it is a different person and they tell me they will sell it shortly and nothing ever happens and a lot of times they will get smart and hang up, so it looks like I will have to get an attorney, these people have to be put out of business and there many complaints about this outfit ripping off descent hard working people and it has to stop. I will attached some of the many complaints against this company and something has to be done and I will never stop until something is done. I will send you 2 attachments, one is about complaints and the other is what timeshare Owners sent me to get rentals which they were suppose to do and all of these destination were bogus according to Sapphire Resorts, so I Timeshare By Owners is a company that should be shutdown and I am going to see that happen, this is wrong and Florida should take note.

After careful review of Mr. rebuttal of my response to his original complaint, I stand behind my original response. We marketed Mr. timeshare as contracted and provided offers. His timeshare exists and has for quite some time--I'm sorry that he believes that it could not have been sold based on litigation, but as stated previously, I see nothing that would have prevented a sale or rent of his timeshare. Based on providing the services as contracted, there is no entitlement to any refund. However, Mr. has been placed on the "do not solicit" list. Of course that does not stop him from receiving offers when they are received through our Concierge Department.

Timeshares by Owner introduced themselves in the process of being approved by the Revdex.com. In the year I have been with them, they have passed me along to 12 different contacts. I was offered a special sale catalog where my property would be showcased for $1000. as they had buyers for my location. I did not receive the catalog for 3 months and found errors in the ad. I called to complain and was told it would be corrected. In the meantime I received a call asking for more money to get special consideration for selling my property. It took several more months to receive the corrected catalog which was now outside of their prime selling season. I feel they have duped a widow who was vulnerable in trying to reduce her outstanding debts. I may have been naive to their selling pressures, but do not feel they were truthful in what they could accomplish or their input as to how I should price the property. I lost $1500 on their exaggerated or misleading sales pitch.

Our records indicate Ms. has been a client of Timeshares By Owner since June 21, 2016 marketing her Wyndham Palm-Aire timeshare in Florida. Ms. purchased marketing on two occasions. The first purchase was specifically for website and walk-in office advertising that remains active and renewed through June 2018. The second purchase took place on September 20, 2016 and was specifically for the placement of advertising in the Timeshare Trader Magazine. Before we could accept Ms. fees for either marketing purchase, contracts were signed. By signing a contract, it was a complete acknowledgement of her understanding of our terms and conditions, which included the fact that there was a ten-day timeframe from the start of services for requesting and receiving a full refund. Directly after each purchase, a complete Quality Control call was conducted in which Ms. completely acknowledged her understanding of our terms and conditions as covered in the Quality Control script. If at any time during the Quality Control call, had Ms. not understood our policies or disagreed with any of our terms, a refund would have been processed for the full marketing purchase.
In the correspondence prepared by Ms., she indicates that she has been passed along to ten different representatives of our company over her time as a client of Timeshares By Owner and that when she received the Timeshare Trader Magazine, there were errors in the listed advertising in the magazine. Ms. further states that there were alleged buyers for her timeshare through the magazine marketing. In response, Timeshares By Owner cannot guarantee a buyer or renter for any timeshare within any certain timeframe or for any particular price as was covered in the contract and in the follow-up Quality Control call. In regard to contact or updates to a client's marketing, there is a Client Services Department that should always be contacted, and the sales representative that sold the services should always inform the client to contact the fully staffed Client Services Department for marketing questions or updates. It also appears that there have been at least two offers on Ms. timeshares on April 26 and June 20 respectively. Based on the fact that we have provided the service as contracted, there is no entitlement to any refund; however, based on the misunderstanding of the last purchase that took place on September 20, 2016, I will ensure that a refund in the amount of $999 is processed and credited back to Ms.. We will continue to market Ms. timeshare based on her first purchase and I have placed her name on the "do not solicit" list, so that she is not contacted again to purchase additional marketing. That does not mean that she will not be contacted by the Concierge Department when there is an offer on her timeshare.

In the response received from Timeshares by Owner they alluded to two offers presented to me for my property. I have never received any offers for the sale of my property. This is a misleading statement as to the service provided by the company. The only offer ever received was for a rental.
Supposedly I will receive a refund in September. Hopefully this will occur and no further communications will be necessary.
TO WHOM IT MAY CONCERN, ON 10/20/ 2016 I ENTER AN AGREMENT WITH TIMESHARES BY OWNER. AN ADERTISING AGENT. FOR THE PROPERTY DESCRIBED AS(WESTGATE LAKES RESORT AND SPA.THE PROPERTY WAS TO BE RENTED OR SOLD. THE PRICE FOR THE RENTAL WAS STATED AROUND 1,600 AND 18,000 SELLING PRICE. I PAID 980.00. I WAS TOLD THAT THE PROPETY WOULD BE RENT OR SOLD BY THE END OF MAY 2016. IN JUNE 2017 I NOTIFIED TIMESHARES AND WAS TOLD I HAD TO PAID ANOTHER 980.00 TO CONTINUE ADVERTISING. Ms. first purchase included website and walk-in office advertising that remains active and renewed through October 2017. Ms. most recent purchase on March 30, 2017 was specifically for marketing placed into the May edition of the Timeshare Trader Magazine. Each time Ms. purchased marketing from Timeshares By Owner, before we could accept her fees, contracts were signed. By signing the contracts, it was a complete acknowledgement of her understanding of our terms and conditions, which included the fact that there was a ten-day timeframe from the start of services for requesting and receiving a full refund. Both purchases were also subject to a Quality Control call within a day after the purchase to ensure that she understood the program that she purchased. If Ms. did not accept the purchase or acknowledge her understanding of the marketing program during the Quality Control call, a refund would have been processed.
In the correspondence prepared by Ms., she indicates that she was promised that her timeshare would be sold or rented through our services and that she had to pay an additional fee to continue with her marketing. In response, Timeshares By Owner, has provided the services that we said we would. Our guarantee is to provide marketing, which is what we have done and continue to do. Obviously, we cannot guarantee a timeframe for selling or renting a client's timeshare, which is spelled out in the contract and in the follow-up Quality Control call that was conducted. We also cannot indicate what price might be offered or received. As for offers on a client's timeshare, it is the Concierge Department that will contact a client with an offer--and thus far we have been generating over $3 million in transmitted offers on a monthly basis. Our records indicate that offers have been provided on March 7, March 9, and May 26 in 2017. Based on the fact that we have provided the service as contracted, there is really is no entitlement to any refund. However, to resolve matters and eliminate any further issues in regard to the most recent purchase of marketing, a refund in the amount of $1150 will be issued for the purchase from March 30, 2017. Ad #*** from October 26, 2016, will remain active and we will continue to advertise the Westgate Lakes timeshare for Ms. based on that ad. In addition, *** is being placed on the "do not solicit" list, so that she is not contacted again to purchase additional marketing. That does not mean that she will not be contacted by the Concierge Department when there is an offer on her timeshare.

All this company does is take your money. Constantly have to tell them to correct errors w/ trying to rent/sell my timeshare. They don't really help you, just keep taking money to supposedly advertise the timeshare for a 6 month period. Even if they aren't doing a good job, they keep calling to get more money to advertise. Multiple people will call daily/weekly even if you don't have more money to give them! They will harass you until you give in and loose more money w/ them.

Mr. G purchased marketing on two different occasions, first on January 8, 2016 and then on April 8, 2016. The first purchase included website and walk-in office advertising that remains active and renewed through January 2018. On April 8, 2016, the second purchase was for placement in the June 2016 edition of the Timeshare Trader Magazine. Each time Mr. G purchased marketing, before we could accept his fees, contracts were signed. By signing the contracts, it was a complete acknowledgement of his understanding of our terms and conditions, which included the fact that there was a ten-day timeframe from the start of services for requesting and receiving a full refund. All purchases were also subject to a Quality Control call within a day after the purchase to ensure that he understood the program that he purchased. If he did not accept the purchase or acknowledge his understanding of the marketing program during the Quality Control call, a refund would have been processed.
In the correspondence prepared by Mr. G, he indicates that Timeshares By Owner does not really provide assistance and that we only call for more money to advertise. In response, Timeshares By Owner guarantees to market a client's timeshare, which is exactly what we have been doing for Mr. G. In fact, our records indicate that Mr. G has been contacted on at least five occasions for offers on his timeshare (offers took place on March 9, April 22, June 16, July 19, and August 16--all on 2016). Our guarantee is to provide marketing and we cannot guarantee a timeframe for selling or renting a client's timeshare, which is spelled out in the contract and in the follow-up Quality Control calls that were conducted after each purchase. We also cannot indicate what price might be offered or received. As for offers on a client's timeshare, it is the Concierge Department that will contact a client with an offer--and thus far we have been generating over $3 million in transmitted offers on a monthly basis. As stated in the contracts that were signed in advance of the marketing purchases, Mr. G was informed to call the Client Services Department for any updates or questions in regard to his marketing. Telephone numbers provided were toll-free (888) 707-8463 and (888) 707-8463. Certainly, Mr. G did not have to purchase any additional marketing, and he could have called our fully staffed Clients Services Department with any questions or concerns that he might have had. He was also provided with a telephone number for our Concierge Department in each of the offers that he received via telephone and email. Based on the fact that we have provided the service as contracted, there is no entitlement to any refund. However, to resolve matters, I have placed Mr. G on our "do not solicit" list so that he is not contacted again to purchase more marketing. That does not mean that our Concierge Department will not continue to forward offers when received. I will also go ahead and place Mr. G into our Elite Plus membership program, which will provide him with additional marketing in our next Trader Magazine and exclusive Elite Plus Magazine.
