In August 2017, Timeshares By Owner contacted me about selling my timeshare. I did my research and saw many positive reviews (obviously staged) so I went ahead and gave them $749 to market and sell my property. There was no mention of there being a higher level of marketing available, just that they would do all possible to sell it for their $749 fee - no more. In November 2017, I was contacted again and told that if I paid another $1984 my property would be placed in the *** which would certainly get it sold quickly. And I was suckered again.In early 2018, I was initially contacted by Jeremiah H from "corporate" telling me that for another $1450 this office would put the timeshare in a "showcase" that would definitely get it sold. I was also told that I was previously working with a "franchise" but now that my portfolio has been "sent up" to corporate, the property should sell quickly now. I said no and please sell the property like they promised to do in August and November.Since then, I have gotten calls from Robert P Robert ***, David, Josh and Ryan, all starting out that they "have good news" and leading up to asking for $1450 more for improved marketing. After Josh on 2/20, I spoke with Wade Mc***, a manager, and told him my story. He recognized that I was very upset and agreed that his people were harassing me. He said the fees they were requesting would be covered and my property would be placed on the highest level of marketing.Today, 3/7/18, Ryan called with the same spiel as the others and didn't seem to know that I'd spoken to Wade a few weeks ago. Emails to TSBO go unanswered and I am next going to speak with the Revdex.com.

I am in receipt of the recent complaint filed with your office by ***. Our records indicate that *** has been a client of Timeshares By Owner since August 22, 2017 with marketing for her Vacation Village at Weston timeshare on south Florida. *** purchased marketing from Timeshares By Owner on two different occasions with three different signed contracts. The purchases included website/walk-in office advertising and marketing in two different editions of the monthly Timeshare Trader Magazine, along with the Elite Plus marketing program, which included the Timeshare Trader Magazine, the Elite Plus Magazine, an Elite membership card, and exclusive contact telephone number. Each time*** purchased our marketing, before we could accept her fees, contracts were signed, which included the fact there is a ten-day cancellation timeframe. As with all clients, we also conducted a Quality Control call after each purchase in which she completely acknowledged her understanding of our terms and conditions. If there was not a complete acknowledgement of our terms and conditions in the Quality Control call or she did not understand what she purchased, a refund would have been processed.

In the correspondence prepared by ***, she indicates that she has purchased our marketing on two different occasions for different programs, and that she has been contacted again and again for more marketing programs that she has refused to purchase. In response, while *** has likely been contacted to purchase more marketing, it is not necessary that she do that, even though such marketing would expand her advertising exposure to give her more opportunities of receiving offers. It is also fair to say that Ms. Richardson's marketing that has already been purchased should certainly provide her with the necessary exposure to receive offers on her timeshare. With that said, our guarantee is to provide marketing, which is exactly what we have been doing for Ms Richardson. To resolve matters in reference to . *** Revdex.com complaint, I will take further action. First of all,*** has immediately been placed on the "do not solicit" list so that she is not contacted again to purchase additional marketing. Second, she will be provided with additional marketing (another Elite Plus program) at no further cost. Thirdly, a complete profile and photo have been added to her first ad to give it more prominence on the website and in the walk-in offices and it has been renewed through August 2018. Fourth, the Concierge Department will immediately go to work on finding any offers that meet the criteria of Ms. Richardson's timeshare, and finally, I will personally oversee Ms. marketing to ensure that we are doing everything we can to provide her with successful offers. All representatives of the Concierge Department that provide Ms. Richardson an offer will work with her from offer to completion, be it a rent or sale of her timeshare. Remember, our guarantee is to advertise a client's timeshare, which is exactly what we have been doing for Ms. Richardson, and we will continue to do so for as long as she owns her timeshare. Timeshares By Owner is successful at what we do and in just the month of February alone, we generated $8,595,710 in transmitted offers to our clients.

Unlike other timeshare resale marketing companies, Timeshares By Owner provides the marketing that is contracted and promised. We advertise in the USA Today as well as major city newspapers, billboards, TV (***), direct mail marketing, internet, and other forms of media. We also attend trade shows on a regular basis in which we display client ads, we distribute the Timeshare Trader publication on a monthly basis to the top vacation areas, and we sponsor our own podcast; "Vacation Time" broadcast every week live from the studios of the Timeshares By Owner corporate office. That is just a little of what we do. We have the tools to rent and/or sell a client's timeshare and have been successful at doing just that since 1998.

Timeshares Direct seems to be taking several steps to achieve what I paid for and I appreciate their response.

In August 2017, Timeshares By Owner contacted me about selling my timeshare. I did my research and saw many positive reviews (obviously staged) so I went ahead and gave them $749 to market and sell my property. Paid multiple times for service to sell timeshare and was contacted my multiple people over a year's time always asking for more money.

On 2/20/2017 we contracted with Timeshares By Owner through Bryan C1 and paid $499 for what we were told was the Platinum Rental Program. We never received any offers.
On 5/31/2017 we were contacted by Neil Maffeltone license #TP5667 and paid an additional $1499which we were told was the full program to get our timeshare sold. We never received any offers for rental or sale.
On 8/28/2017 we were contracted by Taylor B and paid an additional $2099 for what we were told was the Platinum Rental program and the Elite Plus Marketing program which would get our timeshare in front of the right people and get it sold or rented. We also spoke to Beth G who said she was Taylor's supervisor and were told we would get updates weekly from Taylor on activity on the efforts she was doing to sell and/or rent our timeshare. No offers were received. Only received 2 update calls.
We tried to contact Taylor for an update on 10/16/2017 and received no return call.
Called again on 10/18/2017 and left a message and received no return call. We asked to speak to Taylor's supervisor Beth G. Beth returned our call and we asked her to lower the selling price and to make sure it was noted to be rented.
Called Beth G again on 12/7/2017 and left a message and received no return call.
On 12/17/2017 we were contacted by Kevin B who asked if we were still interested in selling our timeshare. We told him yes and that we were already signed up for the extended services through Beth G and Taylor B and that we had requested Beth lower the selling price. Kevin did not have the updated information on the selling price. He told us he would check and get back with us. Never received any update or return call.
On 1/22/2018 we were contacted by Amanda A who asked if we still wanted to sell our timeshare. We again responded yes. Amanda told us she was speaking to us on behalf of the corporate office. She asked for additional money for the program she was offering. We said we were not paying any more without seeing some results.
On 2/1/2018 we were contacted by Jim who said he was with the corporate office who asked if we had a fair market analysis. He said he would have one done at no charge and would get back to us. Received a call from Jim again on 2/2/2018 and he transferred us to Ryan U at the corporate office. Ryan U said he would get the fair market analysis and get back to us. He did contact us later that day and gave us information on the analysis. He gave information on closing costs if the timeshare sold and then told us that we would have to pay up front another $4988. We declined to pay more and he came back saying that $2000 could be taken off and we would need to pay upfront $1998. We said we would not be paying any more money as it had been a year and we had no results, but had been contacted multiple times by multiple people who always said the same thing and always asked for more money.
On 2/26/2018 we were contacted again by Amanda A who told us she was representing the corporate office and asked if we still wanted to sell our timeshare. Again, we answered yes. Again, we were told we would have to pay an additional $1000 for the program she was offering. Again, we told her we were not willing to pay any more money to Timeshares By Owner without seeing any results or offers.
This company has not followed through on anything that was stated and has passed us off to multiple people all saying that what they are offering for more money is an upgraded program. We have paid them a total of $4097 and have received no offers to rent or sell our timeshare, but have received multiple calls from multiple people from Timeshare By Owners asking for more money.
We are requesting our investment back of $4097 as Timeshares By Owner has done nothing but ask for more money from us with no results and the same pitch from multiple people saying the same thing.

Desired Outcome

We are requesting our investment back of $4097 as Timeshares By Owner has done nothing but ask for more money from us with no results and the same pitch from multiple people who have repeatedly told us they bring people in and will get our timeshare rented to offset the cost as we wait to have it sold.

The purchases included website/walk-in office advertising, marketing in two different editions of the monthly Timeshare Trader Magazine, and the most recent purchase was specifically for the Elite Plus program, which included the Timeshare Trader Magazine, the Elite Plus Magazine, and Elite membership with membership card and exclusive telephone contact number. Each time *** purchased our marketing, before we could accept her fees, contracts were signed, which included the fact there is a ten-day cancellation timeframe. As with all clients, we also conducted a Quality Control call after each purchase in which she completely acknowledged her understanding of our terms and conditions. If there was not a complete acknowledgement of our terms and conditions in the Quality Control call or she did not understand what she purchased, a refund would have been processed.

In the correspondence prepared by ***, she indicates that she has purchased our marketing on different occasions based on the premise that the services were necessary in order to receive offers, yet she has received no offers on her timeshare. In response, yes *** has indeed purchased more marketing on different occasions that has expanded her advertising exposure to give her more opportunities of receiving offers. Our guarantee was to provide marketing, but we could not guarantee that her timeshare would sell or rent within any certain timeframe or for any particular price. Rich H, Sales Director/ Manager of the Palm Coast and Jacksonville Offices has recently discussed *** concerns in reference to her Revdex.com complaint, and promised the following action to resolve all matters: *** has immediately been placed on the "do not solicit" list so that she is not contacted again to purchase additional marketing; she will be provided with additional marketing (another Elite Plus program) at no further cost; if she has any reserved weeks available, we will market them in the "Reserved & Ready" and "Hot Deals of the Day" features; her marketing will be placed in the "Vacation Time" live podcast; new rentals will be added; the Concierge Department will immediately go to work on finding any offers that meet the criteria of *** timeshare, and Rich Hollis and Kevin will oversee *** marketing. I have agreed to the solutions discussed between *** and Mr. H and will ensure that we are doing everything we can to provided *** with successful offers. All representatives of the Concierge Department that provide Ms. Reilly-Dyer an offer will work with her from offer to completion, be it a rent or sale of her timeshare. Remember, our guarantee is to advertise a client's timeshare, which is exactly what we have been doing for ***, and will continue to do so for as long as she owns her timeshare. I have been contacted by Mr. H and he has stated that I will not be contacted again by any of their sales people, I do not believe that their marketing is honest as their sales people state things that I now understand are not in the contracts and were never true. I will wait and see if anything happens, but have no confidence in this company or any of their representatives and do not expect to receive any offers from their marketing. I will have to mark this up to a mistake to expect anything after the first 2 times we were pressured and assured that their marketing efforts would result in offers and write the investment off as one of the worst investments I have ever made. I would never recommend this company to anyone.

Paid multiple times for service to sell timeshare and was contacted my multiple people over a year's time always asking for more money.

On 2/20/2017 we contracted with Timeshares By Owner through Bryan C1 and paid $499 for what we were told was the Platinum Rental Program. We never received any offers.
On 5/31/2017 we were contacted by Neil Maffeltone license #TP5667 and paid an additional $1499which we were told was the full program to get our timeshare sold. We never received any offers for rental or sale.
On 8/28/2017 we were contracted by Taylor B and paid an additional $2099 for what we were told was the Platinum Rental program and the Elite Plus Marketing program which would get our timeshare in front of the right people and get it sold or rented. We also spoke to Beth G who said she was Taylor's supervisor and were told we would get updates weekly from Taylor on activity on the efforts she was doing to sell and/or rent our timeshare. No offers were received. Only received 2 update calls.
We tried to contact Taylor for an update on 10/16/2017 and received no return call.
Called again on 10/18/2017 and left a message and received no return call. We asked to speak to Taylor's supervisor Beth G. Beth returned our call and we asked her to lower the selling price and to make sure it was noted to be rented.
Called Beth G again on 12/7/2017 and left a message and received no return call.
On 12/17/2017 we were contacted by Kevin B who asked if we were still interested in selling our timeshare. We told him yes and that we were already signed up for the extended services through Beth G and Taylor B and that we had requested Beth lower the selling price. Kevin did not have the updated information on the selling price. He told us he would check and get back with us. Never received any update or return call.
On 1/22/2018 we were contacted by Amanda A who asked if we still wanted to sell our timeshare. We again responded yes. Amanda told us she was speaking to us on behalf of the corporate office. She asked for additional money for the program she was offering. We said we were not paying any more without seeing some results.
On 2/1/2018 we were contacted by Jim who said he was with the corporate office who asked if we had a fair market analysis. He said he would have one done at no charge and would get back to us. Received a call from Jim again on 2/2/2018 and he transferred us to Ryan U at the corporate office. Ryan U said he would get the fair market analysis and get back to us. He did contact us later that day and gave us information on the analysis. He gave information on closing costs if the timeshare sold and then told us that we would have to pay up front another $4988. We declined to pay more and he came back saying that $2000 could be taken off and we would need to pay upfront $1998. We said we would not be paying any more money as it had been a year and we had no results, but had been contacted multiple times by multiple people who always said the same thing and always asked for more money.
On 2/26/2018 we were contacted again by Amanda A who told us she was representing the corporate office and asked if we still wanted to sell our timeshare. Again, we answered yes. Again, we were told we would have to pay an additional $1000 for the program she was offering. Again, we told her we were not willing to pay any more money to Timeshares By Owner without seeing any results or offers.
This company has not followed through on anything that was stated and has passed us off to multiple people all saying that what they are offering for more money is an upgraded program. We have paid them a total of $4097 and have received no offers to rent or sell our timeshare, but have received multiple calls from multiple people from Timeshare By Owners asking for more money.
We are requesting our investment back of $4097 as Timeshares By Owner has done nothing but ask for more money from us with no results and the same pitch from multiple people saying the same thing.

Desired Outcome

I am in receipt of the recent complaint filed with your office by ***. Our records indicate that *** has been a client of Timeshares By Owner since February 20, 2017 with marketing for her 16,500 Diamond Resorts points received on an annual basis.*** purchased marketing from Timeshares By Owner on three different occasions with five different signed contracts. The purchases included website/walk-in office advertising, marketing in two different editions of the monthly Timeshare Trader Magazine, and the most recent purchase was specifically for the Elite Plus program, which included the Timeshare Trader Magazine, the Elite Plus Magazine, and Elite membership with membership card and exclusive telephone contact number. Each time *** purchased our marketing, before we could accept her fees, contracts were signed, which included the fact there is a ten-day cancellation timeframe. As with all clients, we also conducted a Quality Control call after each purchase in which she completely acknowledged her understanding of our terms and conditions. If there was not a complete acknowledgement of our terms and conditions in the Quality Control call or she did not understand what she purchased, a refund would have been processed.

In the correspondence prepared by ***, she indicates that she has purchased our marketing on different occasions based on the premise that the services were necessary in order to receive offers, yet she has received no offers on her timeshare. In response, yes *** has indeed purchased more marketing on different occasions that has expanded her advertising exposure to give her more opportunities of receiving offers. Our guarantee was to provide marketing, but we could not guarantee that her timeshare would sell or rent within any certain timeframe or for any particular price. Rich H, Sales Director/ Manager of the Palm Coast and Jacksonville Offices has recently discussed *** concerns in reference to her Revdex.com complaint, and promised the following action to resolve all matters: *** has immediately been placed on the "do not solicit" list so that she is not contacted again to purchase additional marketing; she will be provided with additional marketing (another Elite Plus program) at no further cost; if she has any reserved weeks available, we will market them in the "Reserved & Ready" and "Hot Deals of the Day" features; her marketing will be placed in the "Vacation Time" live podcast; new rentals will be added; the Concierge Department will immediately go to work on finding any offers that meet the criteria of *** timeshare, and Rich Hollis and Kevin will oversee *** marketing. I have agreed to the solutions discussed between *** and Mr. H and will ensure that we are doing everything we can to provided *** with successful offers. All representatives of the Concierge Department that provide Ms. Reilly-Dyer an offer will work with her from offer to completion, be it a rent or sale of her timeshare. Remember, our guarantee is to advertise a client's timeshare, which is exactly what we have been doing for ***, and will continue to do so for as long as she owns her timeshare. Timeshares By Owner is successful at what we do and in just the month of February alone, we generated $8,595,710 in transmitted offers to our clients.

Unlike other timeshare resale marketing companies, Timeshares By Owner provides the marketing that is contracted and promised. We advertise in the USA Today as well as major city newspapers, billboards, TV (***), direct mail marketing, internet, and other forms of media. We also attend trade shows on a regular basis in which we display client ads, we distribute the Timeshare Trader publication on a monthly basis to the top vacation areas, and we sponsor our own podcast; "Vacation Time" broadcast every week live from the studios of the Timeshares By Owner corporate office. That is just a little of what we do. We have the tools to rent and/or sell a client's timeshare and have been successful at doing just that since 1998.

I have been contacted by Mr. H and he has stated that I will not be contacted again by any of their sales people, I do not believe that their marketing is honest as their sales people state things that I now understand are not in the contracts and were never true. I will wait and see if anything happens, but have no confidence in this company or any of their representatives and do not expect to receive any offers from their marketing. We booked with this service for a nice week in*** with the kids. We were very pleased with the accommodation. It was clean, comfortable and had a full kitchen, which was very convenient for preparing meals for baby. The only difficulty was that check in took long because they use different reservation numbers on separate systems and we came after hours.
