Our records indicate that*** have been clients of Timeshares
By Owner since October 26, 2017 with marketing for their ***
and *** points received annually. ***
purchased marketing from Timeshares By Owner on October 26, 2017 and signed
two contracts in the amount of $1699 to market his timeshares on our website and in
our walk-in ofces. Before *** purchased our marketing and we could accept
his fees, contracts were signed, which included the fact that there was a ten-day
cancellation timeframe. As with all clients, we also conducted a Quality Control call
after the purchase in which *** completely acknowledged his understanding of
our terms and conditions. If there was not a complete acknowledgement of our terms
and conditions in the Quality Control call or if he did not understand what he
purchased, a refund would have been processed.
In the correspondence prepared by ***, he indicates that he would like both of
his timeshares to sell as promised or a refund issued if not sold within 60 days. In
response, our guarantee is to advertise a client's timeshare and that is exactly what
we have been doing for***. We cannot guarantee a timeframe for renting or
selling a timeshare, nor can we indicate what price may be received when there is an
offer, all of which was covered in the contract as well as in the Quality Control call
that was conducted on October 26, 2017. In fact, our records show that *** and
*** have received at least one offer, which took place on March 1. With
that said, to resolve matters in reference to*** Revdex.com
complaint, I will take further action. First of all,*** has immediately been
placed on the "do not solicit" list so that he is not contacted again to purchase
additional marketing. Second, he will be provided with additional marketing in the
*** program with another *** and the exclusive ***
*** Magazine at no further cost. Thirdly, a refund of the second part of the two-part
purchase will be issued in the amount of $699 (the full advertising for both
timeshares will continue despite the refund), and finally the Concierge Department
will immediately go to work on finding any offers that meet the criteria of ***
timeshare, and I will personally oversee *** marketing to ensure that we are
doing everything we can to provide him with successful offers. All representatives of
the Concierge Department that provide*** with an offer will work with him from
offer to completion, be it a rent or sale of his timeshare. Timeshares By Owner is
successful at what we do and in just the month of March alone, we generated
$9,165,300 in transmitted offers to our clients,
Unlike other timeshare resale marketing companies, Timeshares By Owner provides
the marketing that is contracted and promised. We advertise in the *** as
well as major city newspapers, billboards, TV (***, and
***), direct mail marketing, internet, and other forms of media. We also
attend trade shows on a regular basis in which we display client ads, we distribute
the *** on a monthly basis to the top vacation areas, and
we sponsor our own podcast; "Vacation Time" broadcast every week live from the

On September 1, 2017 they charged us $999.00 guaranteeing that they would be able to find customers who would be able to pay $1200/week in any destination that has a *** Resort facility. Since that time, they have only brought one customer who offered less than $1200 for a week in *** - Orlando FL. I have spoken to one of their representatives then was transferred to a nasty supervisor. They have not met their guarantee or even close to a guarantee since they collected their money. Their associate that promised this was on the phone contacting every few days until they received their money. Once they convinced me of their guarantee, I did not get their paperwork but they took their money They made one outrageous request which we did not accept and we have not heard from this organization since I called them.

market a client's timeshare--we cannot guarantee a timeframe for finding a renter or
how much will be offered in reference to renting any client's timeshare. All of the
pricing is negotiated between the owner and renter and availability also has to be
determined by the owner. Of course, we have a very involved and active Concierge
Department that will provide as much assistance as possible every step of the way.
As for a supervisor that might have been involved from Timeshares By Owner, all
contact with a client is documented and l have no record of any indication of specific
management involvement or difculties in the communication between client and
Timeshares By Owner representatives. As stated, a contract was signed in advance
of purchase and a Quality Control call was conducted that covered all of the
Timeshares By Owner policies and marketing promises, which certainly indicates
that all the services were provided as guaranteed and contracted. ln fact, our records
show that at least three offers have been presented to*** on
Nov. 15, 2017, Nov. 16, 2017, and Jun. 16, 2018. With that said, to resolve matters
in reference to*** Revdex.com complaint, I will take further
action. First of all, *** have been placed on the "do not solicit"

I am amazed that they should think that they did the job that was offered to us. We paid them $999 in September 2017 and an offer was made in November. Our timeshare points are not for a specific week in a certain resort. One offer in November which turned into a situation that required assistance from the "nasty" supervisor which, of course, was not documented. NO offer was made on June 16th. I am a realtor that keeps accurate records of where, when and what work was performed. My journal clearly states that I covered an open house, the names of the clients that visited, the phone calls that were made, the schedule that was projected. I am not on a "do not call" list but if I am having a conversation on the telephone, I simply click a button that indicates that I am not available to talk. I then call the number back. In my industry, I do not get paid until the completion of a transaction. They got paid $999 to get one offer that was unacceptable. I gave up on them by March when I filed a complaint with Revdex.com. I received a call from the representative that initially made numerous phone calls when they were selling us on the concept of their services. There must have been more than a dozen phone calls when they were soliciting our $999. At the time that he wanted to discuss my complaint, I advised him over and over that I could not take the time to look for my folder with my notes. I had an scheduled real estate appointment that I could not be late for. Did he make another attempt to call me at a more convenient time. No.. They are satisfied that TWO offers in TEN months earned them $999. Their righteous claim is that their notes do not indicate the names of the people but they did what they promised. We have been a part of their scam and want others to be AWARE.

I don't know what else I can say in regard to this client's further correspondence. Yes I believe that Timeshares By Owner provided the service that was required of us. Our guarantee is to market a client's timeshare and that is exactly what we did and continue to do. We are also very aware that the client has *** Resorts points and that it is not for a specific week. When we provide rental offers to clients that have *** points, we know that they will have to check with *** Resorts to determine if the week is available that the client is requesting in the geographic location that they want to travel. We have had a great deal of successful rents with clients that have floating time or points associated with their property. Most people do not have a specific week of availability only.
I'm sure that Ms. is good at documenting, but we document administrative notes in reference to every correspondence we have with a client. My point was that there have been offers and whether there is an offer or not has nothing to do with any refund entitlement. When offers are provided, we always include information on what it consists of--and I was not trying to justify whether zero, one, three, or a 100 offers constitutes satisfactory results for any particular fee paid. Our promised and guaranteed service is to provide marketing and we have certainly been doing that. I'm sorry that I don't have anything on someone being "nasty." The word nasty is subjective and because Ms. thought someone was that way does not mean they thought they were. I can tell you that I have been accused of being rude, but I generally find that the word is associated with not agreeing with a particular resolution or denying someone something they want. I learned long ago that I cannot be all things to all people. However, I try my best!
I had already agreed to provide more services at no additional cost and I placed Ms. on our "do not solicit" list so that she is not contacted again to purchase more marketing. Yes she is on our "do not solicit" list. I am providing additional marketing in the Elite Plus Magazine and Timeshare Trader Magazine, and when there are offers on her timeshare, a representative of our Concierge Dept will contact her. Her marketing continues. Finally, I was not trying to be righteous in any way--I was being factual.
I'm sorry that Ms. believes that we are a scam and I'm sorry that she does not like my response. I stand behind what I said and my decision in this matter.

I don't know what else I can say in regard to this client's further correspondence. Yes I believe that Timeshares By Owner provided the service that was required of us. Our guarantee is to market a client's timeshare and that is exactly what we did and continue to do. We are also very aware that the client has *** Resorts points and that it is not for a specific week. When we provide rental offers to clients that have *** points, we know that they will have to check with *** Resorts to determine if the week is available that the client is requesting in the geographic location that they want to travel. We have had a great deal of successful rents with clients that have floating time or points associated with their property. Most people do not have a specific week of availability only.
I'm sure that Ms. is good at documenting, but we document administrative notes in reference to every correspondence we have with a client. My point was that there have been offers and whether there is an offer or not has nothing to do with any refund entitlement. When offers are provided, we always include information on what it consists of--and I was not trying to justify whether zero, one, three, or a 100 offers constitutes satisfactory results for any particular fee paid. Our promised and guaranteed service is to provide marketing and we have certainly been doing that. I'm sorry that I don't have anything on someone being "nasty." The word nasty is subjective and because Ms. thought someone was that way does not mean they thought they were. I can tell you that I have been accused of being rude, but I generally find that the word is associated with not agreeing with a particular resolution or denying someone something they want. I learned long ago that I cannot be all things to all people. However, I try my best!
I had already agreed to provide more services at no additional cost and I placed Ms. on our "do not solicit" list so that she is not contacted again to purchase more marketing. Yes she is on our "do not solicit" list. I am providing additional marketing in the Elite Plus Magazine and Timeshare Trader Magazine, and when there are offers on her timeshare, a representative of our Concierge Dept will contact her. Her marketing continues. Finally, I was not trying to be righteous in any way--I was being factual.
I'm sorry that Ms. believes that we are a scam and I'm sorry that she does not like my response. I stand behind what I said and my decision in this matter.

It is not often enough that someone will actually take the time to report the positive services they are receiving from Timeshares By Owner. If anyone ever wants to take the vacation of a lifetime and stay in luxurious timeshare accommodations at a price generally much less expensive than any hotel, they should just give the Timeshares By Owner Concierge Dept a call at toll-free (888) 364-9212.
Ms. B (Concierge Department Account Manager of Timeshares By Owner) contacted me last week regarding two clients who were looking to rent a 2 bedroom unit at a resort for one week during the summer. Since I have an ownership at*** and have excess points that I can not use, I contracted with Timeshares by Owner to try to rent out some of the weeks. Ms. B was very instrumental in assisting me in this matter. We had several phone conversations. In the end, I was able to book a one week vacation for one of her clients for the summer. Without her help I would not have been able to complete the vacation reservation for the client. Thank you, Ms. B, for recommending your client to me.

They took $800 to sign up and get listed, then took another $1800 to get listed in a premiere marketing that said it would be sold that week and to make sure I was buy my phone to receive an offer. No I am getting calls from another Timeshares saying they are Corporate and for another $1900 that can guarantee that it will be sold at this level we as before I was only at the regional marketing level. They keep promising to to be sold. 2 week ago I revived a call asking what the min I would take and I said just bring me any off as it was Bike week in Daytona and they said it would be sold no problem gain no word..

Dear Ms.,
I am in receipt of the recent complaint filed with your office by ***. Our records indicate that Michael and *** have been clients of Timeshares By Owner since March 30, 2017 with marketing for their Holiday Inn Club Vacations Fox River Resort in Illinois. Mr. purchased marketing from Timeshares By Owner on two different occasions with two different signed contracts. The first purchase was for both the monthly magazine and website/walk-in office advertising that remains active through December 2018. The last purchase took place on June 14, 2017 and was specifically for another edition of the Timeshare ***. Each time Mr. purchased our marketing, before we could accept his fees, contracts were signed, which included the fact that there was a ten-day cancellation timeframe. As with all clients, we also conducted a Quality Control call after each purchase in which Mr. completely acknowledged his understanding of our terms and conditions. If there was not a complete acknowledgement of our terms and conditions in the Quality Control call or if he did not understand what he purchased, a refund would have been processed.
In the correspondence prepared by Mr., he indicates that he has purchased our marketing on two different occasions for different programs, yet he continues to be contacted to purchase more marketing. He also indicates that he is being informed that the new purchases are supposed to guarantee the sale of his timeshare. In response, I do not doubt that Mr. has been contacted to purchase more marketing based on the fact that every magazine marketing requires another fee, but it does not mean that more marketing is required or that there is any guarantee to sell or rent a timeshare associated with the purchase of another marketing program. The idea behind more marketing is more exposure with a better likelihood of receiving successful offers. Our guarantee is to advertise a client's timeshare and that is exactly what we have been doing for Mr.. In fact, our records show that he has received at least two offers on June 15 and November 1 in 2017. With that said, to resolve matters in reference to Mr. Revdex.com complaint, I will take further action. First of all, Mr. has immediately been placed on the "do not solicit" list so that he is not contacted again to purchase additional marketing. Second, he will be provided with additional marketing in the Elite Plus program with another Timeshare *** and the in the exclusive Elite Plus Magazine all at no further cost. Thirdly, a refund of the last marketing purchase will be issued in the amount of $734, and finally the Concierge Department will immediately go to work on finding any offers that meet the criteria of Mr. timeshare, and I will personally oversee Mr. marketing to ensure that we are doing everything we can to provide him with successful offers. All representatives of the Concierge Department that provide Mr. with an offer will work with him from offer to completion, be it a rent or sale of his timeshare. Timeshares By Owner is successful at what we do and in just the month of February alone, we generated $8,595,710 in transmitted offers to our clients.
Unlike other timeshare resale marketing companies, Timeshares By Owner provides the marketing that is contracted and promised. We advertise in the *** as well as major city newspapers, billboards, TV (***), direct mail marketing, internet, and other forms of media. We also attend trade shows on a regular basis in which we display client ads, we distribute the Timeshare Trader publication on a monthly basis to the top vacation areas, and we sponsor our own podcast; "Vacation Time" broadcast every week live from the studios of the Timeshares By Owner corporate office. That is just a little of what we do. We have the tools to rent and/or sell a client's timeshare and have been successful at doing just that since 1998.
Again a refund will be issued in the amount of $734 and we will take a number of actions to resolve matters.
