I was a first time home buyer who wasn't ready for this big step and with the hurdles we had to go over and everything that was needed, Robert made it a good experience for us and helped us with any questions or problems for us to reach our goal in becoming home owners.

Lynn was amazing throughout the whole process. She was always available to me and provided all the information we needed to make a good decision. I can't tell you how wonderful it was to work with Matt H. With something as terrifying as buying your first home, we were extremely nervous. Matt was there throughout the entire process answering the multitude of questions we had and providing all the reassurance we needed to stay focused. He made this experience so easy that we were able to really focus on the "fun" aspects of this process. We cannot wait to work with him again in the future. :)

This has been the worst experience I've ever had with a lender. From the get go, there has been one mistake after another. Starting with a USDA preapproval that took over a week to go through due to what we were told, essentially putting all the docs thru as if we were getting the loan. Which means the lender had every bit of our data. We are going thru to c lose and already file an extension because of small mistakes made by the lender upon entering our information. Each little error cost another week. Lender wouldn't take ownership and instead continued to blame the realtors for getting him a contract 5 days after it was signed. 6 weeks and we are to closing, we are denied in underwriting because we are over income for a USDA loan. They knew our income before we made the offer. We had a preapproval, entered thru GUS. The lender tells me we have to convert to FHA. 3 more weeks and he then says he's "converting" to FHA, and instead of converting he is reentering all info and starting fresh because it's easier. Now, I am allowed on the FHA type loan, but he doesn't put me on it because of "extra hassle" and he said it would be smoother. Also, I have questioned him about repeated credit inquiries. 3 hard inquiries for my husband, 1 for me. We are at 101 days to close, 70+ days past original close date. I am not on the loan, but assured I would be on the deed. Extention after extension have been filed, sellers want to pull out because of the extentions and continued promises that are not fullfilled. We have to pay more and more money to keep everything on board. The final day comes to sign, and my husband drives 4 hours to come sign papers oly to be told the docs aren't ready. We then BOTH drive back 4 hours to where he is working for the week and they are to send mobile notary the next day. We wait all day, documents arrive with notary and my name is nowhere on the documents. We have no choice but to sign and get the loan funded so we are not homeless. Our current home has been rented and we have the weekend to clear out- because of more errors, the loan won't fund on time. Which effects us getting keys and getting clear if the property we are in. The seller doesn't want to grant 1 day early occupancy so we aren't homeless..but honestly with all the inadequacies of the loan handling I do NOT blame them. Neither party has any faith in this lender or his primises.
Now, waiting for this to fund and it's over the weekend..there is still the issue of me being eliminated from all the documents, including the title. Not being on the loan, requires a tefinance. And the title, requires more time and money to file to add. This has been a complete shot show from day one. I will never recommend this company, nor this lender. Absolute worst experience I have ever dealt with. All parties involved were effected negatively and has been quite costly.
Academy understands the frustration for the length of time that passed to close this loan. Academy will attempt to address several of Mrs.’s concerns directly.
Mrs.’s desire to be on the loan is understandable. The reason the LO proceeded without her as a borrower was either miscommunicated or misunderstood. After making an initial joint credit inquiry and gathering some preliminary information the LO recognized that Mrs., as a student with no income and additional liabilities, would increase the Debt-to-Income (DTI) ratio above the USDA program limits. The LO then processed the loan without Mrs. as a borrower, which required another credit inquiry with Mr. as the sole borrower. The LO also requested an appraisal performed under the USDA program.
Sometime after the successful appraisal, in a conversation with the LO, Mrs. disclosed that her husband received expense reimbursement checks from his employer outside his normal paychecks for expenses incurred while away from home. This fact had not previously been disclosed and the LO immediately requested more details. After generating an estimate of the additional income, Mr.’s income was elevated above USDA standards for a family of two. This required the LO to seek the FHA program to qualify the borrower.
While it was true that the LO could have attempted to process the loan through the FHA program with Mrs. as a borrower, the LO processed the loan without her as a borrower because the only effect Mrs.’s situation could have had on the loan qualification would have been to increase the joint liability of the borrowers. Additionally, to attempt to gather all required documents with Mrs. as a borrower would have caused additional delay in the process. The LO already felt a heightened sense of urgency because of the required change in programs.
Processing the loan under FHA program guidelines required a new loan file be created, a new appraisal to be performed under FHA program guidelines, and another credit inquiry for Mr.. From initiation of the FHA loan to closing, it took Academy 43 days. Funding occurred on October 30, 2017.
Mrs. requested that Academy absorb fees. Mrs. stated that she incurred a $100 cancellation fee for the insurance binder when the program was changed. The LO was aware that there could be a cancellation fee but was never provided evidence that it was incurred. The LO was prepared to ensure that Academy provided an offsetting lender credit at closing if the fee was incurred and documented, which it was not.
Mrs. requested that Academy include her on the titled document for the property. The title company has prepared a document that would accomplish that request, and the LO has communicated with Mrs. that the document is ready to sign and that Academy will pay for the recording of the document. The Branch Manager has also attempted to communicate with Mrs..

David F was the best Mortgage Broker I have worked with in over 20 years,. The buying process was (almost) seamless and that does not happen in this day in age! We had a great deal of paperwork to complete, from my end, and David and team worked through it with ease. There were some frustrating situations with the sellers, David provided professional expertise to help guide me through the stress.
