First off let me start out by saying my family and I vacation in the Orlando Florida area at least twice a year and for the last 3 years we've stayed at properties that are managed through Executive Villas. We've stayed at ***, *** and *** at ***. This time due to us booking later than usual we decided to try the Highlands Resort, biggest mistake ever! When we arrived at the property about 9pm we walked to the pool to check it out and there were 2 snakes swimming in the pool! I immediately called the emergency line and no one answered, I then called the property manager Andy and explained to him what was going on. His response was "Well, there are snakes in Florida," That is completely true in fact there are snakes everywhere to be technical but I'm terrified of snakes and we have little ones with us ages 6 months through 12 years old and at that point I was very afraid for everyone's safety so we decided to leave and stay at a hotel for the night until we could get the issue resolved which Andy told me he would get someone out first thing in the morning. The next day I spoke with Andy and Lyn to see about getting another home to stay at, he explained that he sent someone out to get the snakes and that the property is fine, I was not comfortable staying at the property so they sent us to another property that was smaller and with less rooms than the originally home and when we arrived the house was completely filthy and smelled horrible, and hadn't been cleaned. When I called Andy back he told us to just leave the house for a few hours a and he would have it cleaned this was at about 2 pm, I asked if they had any properties available at the previous subdivisions that we've stayed at before and we even offered to pay whatever difference to stay there, he stated that no other homes were available even though on their website there were at least 5 properties that were showing available through our time period. He told us that he got someone to take the snakes out the pool and the house was ok to go back to, we finally got tired of fighting with them and decided to go back to the first property because we was exhausted and had traveled from Texas which was a 14 hour drive for us, so all we wanted was to rest up. Well when we got back to the property we discovered that he lied about having someone to remove the snakes, so the guys decided to just take over and remove the snakes themselves, however over the next three days there were 2 other snakes that showed up in the front of the house, even though the snakes were said to be harmless its the point that we had to encounter them despite being terrified of them I had to deal with them because we didn't really have the money to go pay for a hotel or to get another home for the week. I understand that snakes may be common in Florida but I feel like they didn't handle the situation like they should've, I expressed my fear of snakes and the little ones possibly encountering them and even requested to pay whatever difference needed to get somewhere comfortable and they flat out refused, they managed to turn what was suppose to be a fun family vacation into a very miserable one and one that we will never forget. Also I should mention that the pool was filled with algae and they kids were only able to use it 1 day out of our 6 days there to. Thank you Executive Villas for making this trip so horrible for us!

Florida is a semi tropical environment and it's not unusual to see snakes etc

Snakes may be common in Florida and everywhere else however, 4 snakes around a vacation home in less than 3 days is unacceptable. When I talked to you about it the next morning you told me that someone had come to take care of it yet when we returned the snakes was still in the pool so you lied to me. I even sent you two emails and one included the pictures of the snakes and the pool, but I never got a response back. I also spoke with both of the neighbors and one stated that you were aware of the snake problem. I understand that your income comes from renting out properties so you dont fully disclose some things, but I need you to understand that there are people out here that are actually terrified of snakes and for you to brush it off like its nothing is very disappointing. My siblings and I get together one time a year for vacation and I can honestly say you ruined our vacation, my sister was so terrified that she stayed at a hotel. This was suppose to be a fun and memorable week for us but instead the memories were filled with having to constantly deal with and be on the lookout for snakes so that the kids dont encounter them. I feel as though you should've went above and beyond to try and fix the problem instead of trying to send us to a house that wasn't even clean and was smaller than the home we was originally at. If I was in your shoes I would've did everything that I could to make up for the inconvenience such as move the family to a different and better home to try and make up for it. I feel as though you felt like since you already got the money for the house you didnt care what the problem was because you got paid already. I just think you need to do a better job at managing your properties so that people get what they pay for and that's a comfortable, clean, home to stay in while on vacation. The way you handled the situation is what upsets me the most, you didnt even try to care.
It's completely impossible and unreasonable to think we have anything to do with outside wild life as explained it's not uncommon to see snakes in Florida.
I guess I'm not making myself clear enough, I'm fully aware that snakes are common in Florida. I personally have stayed in over 10 different rental properties specifically in the Orlando area and never have I experienced having snakes around the property like I did at this property. The thing that bothers me is when I spoke with the neighbors about it, both the husband and wife told me that the owner is fully aware of the snake problem there. I feel as though that is something that you should disclose when families look into this property especially when kids will be occupying it as well. I am not going believe for one second that you didn't know this property had a snake problem, because the neighbors assured me that you or whomever the owner is, is aware of the issue. So next time you have a family that's looking into renting this property be sure to disclose the issue so that they can make a decision on if they want to deal with it.
My family members and I stayed during the week of August 19 - 26. A couple of days into the stay, I noticed itching bug bites. By August 24, there were many more severe bites. Then I found live bedbugs in my bed and my room. I was treated by my hometown physician, I have scars from the bites, and I had to discard my clothing and luggage to be sure I did not take the bedbugs home with me. Since then, the property owners/managers refuse to compensate me at all.

The property was inspected by the hotel and restaurant department of licenceing and no bed bugs where found

The inspection was done AFTER an exterminator was sent out to the location,and not during the stay when I had the actual bites!
After being assured this rental was clean we paid and once we arrived the place was filthy and could get no response from management.
We rented this 5 bedroom villa for October 18 thru the 26th and were assured it was "professionally cleaned and managed" and that there was "a flatscreen HDTv in every bedroom". The villa was filthy and we had to clean the entire place including washing all the bed linens after finding hairs in our beds. Also we had a problem with ants in the kitchen and could not leave any food/bread on the counter next to the stove. We called, texted and emailed management about these problems more than once but we got no relief at all. In fact, they said they would send housekeeping but never did.
We paid a total of $2,200.40 to rent this villa for 9 nights. Since we had to clean for the first three days of our vacation and we had already bought tickets for *** that we could not get refunded, we are requesting a refund of $1,100.00 from Executive Villas because they did not hold up their end of the agreement to provide a "professionally cleaned" villa.

We are sorry to hear about your unsatisfactory experience during your stay in one of our vacation homes.
Our records do indeed indicate that we were contacted regarding a few issues with the villa that we however reacted to and completed in a timely manner ( attached work orders ), as far as the ants issue , we do suggest to guest that ants are attracted to anything left on the counter top so we recommend not to leave any food out.
As far as the cleaning service we have no record of reporting , our cleaning crew is well trained and we do not get many complaints regarding cleanliness, so we apologize if villa was not cleaned to your satisfaction and you had to do a "touch up" yourselves while on vacation .

I have text messages showing management was contacted more than once about cleanliness issues and they indeed said they would send housekeeping around but never did. We did not have to do "touch up" to the villa, we had to clean everything including bed linens before we could even sleep in the bed. Several photos are attached to show the food stuff on the dining room table and chairs as well as the ants and dirty bed linens.

This unit is a new unit and the fact that it was confirmed as new and clean was not dishonest , as this is a new luxury unit ( pics attached) and houses do get cleaned after each guests departure and as previously mentioned we do not get complaints about Cleanliness, we do apologize about miss communication with housekeeping and looking into the advertisement of flat screen HDTV" in "all bedrooms". We are a company with a lot of great reviews and thousands of very satisfied guests , we truly are sorry we couldn't make your stay with us the same

I do not want to get into a "finger pointing" contest but I'm sure the unit is clean now since I personally cleaned it. As a side note, the manager came by the unit on approximately the 17th of October in response to our original complaint and he brought three new pillows still in plastic, and he removed the mop head from the handle because it was so filthy we could not use it and never brought us another as he promised he would. That would have made it a lot easier to clean! I feel that our photos stand for themselves as evidence that the unit was NOT clean as you can see the food stuff on the chairs and the table base. The mere fact that we had to let management know that the cabinet doors were falling off, that there were no door stops in any room, and that the unit was dirty is proof enough that no one bothered to complain to management.
