I am highly disappointed as the business and staff seem to lack a sense of urgency in handling these mattersI have had to repeatedly inquire and contact the staff about my prior payments and possible future resolutions to this situation rather than be offered anything for my trouble and time as a prospective client.

This residential management company can be described in one word; predatoryThey will do anything they possibly can to charge fees and make accounts delinquentIn terms of their accounting methods or basic customer service, again, predatoryThey want every tenant to experience some issue so they can make more moneyThey require certified checks for everything, even if it's to correct their mistakeThere are also a lot of "miscellaneous" and building wide charges on your accountIf you have a basic question or request of the management offices in their building, you will never get any helpThey are incredibly over staffed, but they are only interested in helping people who are potential tenantsThe turnover is unbelievableManagement and everyone else will plead ignorance to any issues or concernsThey blatantly lie, and trick you when you move in to get you to sign off on extras and less favorable terms to you as a tenantIf you confront any member of management you will never hear back

As previously stated, Broadstone Estates and Alliance have accommodated her requests to the best of our abilities, but to falsely report that payments were made in full and on time is just not possibleThe Business Manager called *** again yesterday and explained the situationThey are not able to change a resident’s payment history as everything is integrated with our system, and they can clearly see that she paid late for monthsWe apologize that she did not understand paying rent late will incur late fees; however, that is standard practice across every Alliance communityWe maintain our original response and again state for the record that Broadstone Estates, in good faith, has done everything ethically possible to assist this former resident

I lived in an alliance property from July 2012-June I moved out in June and they have turned over "rent" of $to collections for the month after my lease endedI sent move out statements verifying this was falseAlliance sent it back stating it was a valid claim and now it is listed as dispute affecting my credit when it is completely information They are crooks and you should never live at one of their properties!!!!

This letter is in response to Revdex.com complaint #*** regarding a current resident of *** Apartments located at *** ** *** *** *** *** ** ***. The staff at *** has attempted to complete any and all maintenance
requests on numerous occasions; however, the resident has denied us entry to the apartment to complete the repairsI offered to complete repairs to the fireplace on 7/2/14. The resident indicated she did not want repairs completed at that time and requested that we return on 7/11/at 2:p.mThe appointment was scheduled per her request, but was canceled by the resident on 7/11/at 1:p.mI asked the resident to arrange for a date and time when she would like to reschedule the maintenanceWe never received a response.
*** also offered to complete repairs to the leaking windowOn 7/15/14, the resident granted management access to the apartment to assess the cause of the leaking windowAt the time maintenance entered the apartment, there was no visible damage to any personal affects and the carpet and curtains were dryI followed up with the resident the day we were notified of the leak to inform her of necessary exterior building repairs, which could not be performed in rainy weatherDue to the rainy weather forecast, I told the resident that repairs would not be completed until 7/or 7/The resident indicated this was unsatisfactory since her apartment and personal items were soaked with waterI informed her that the carpet was dry when our maintenance technician entered the apartment, but I would personally examine the carpet and schedule the necessary work, including a carpet extraction if it was indeed wetI was denied access to assess the wet carpet or complete repairsExterior repairs were completed to fix the leaking window on 7/and I contacted the resident to determine when the maintenance staff could enter her apartment to complete any drywall repairsI never received a response.
The resident paid June rent one day late, which resulted in late fees being assessed to her accountHowever, *** waived these late fees as a courtesy
There were no hazardous fumes resulting from the sealing of the concrete balconies*** provided MSDS sheets of every chemical utilized indicating their non-toxic nature to our residents*** also offered to pay for up to two nights at a hotel for any resident bothered by the smell while the work was performedThe resident did not approach management with any concerns regarding this work.
The resident did not inform *** about her lack of hot water until 8/12/when she called the emergency maintenance line at approximately 9:p.mThe on-call maintenance technician responded and arrived at her apartment within an hourHe repeatedly knocked and identified himself, but no one answeredWhen he got a key to enter the apartment to attend to the emergency maintenance request, the privacy bolt was locked, indicating that someone was home and refusing him entryHe left without ever entering the apartmentMaintenance returned at 11:a.mon 8/13/per the resident's request and performed the necessary repairs to the hot water
All complaints regarding noise and smoke have been addressed with neighboring apartmentsThe resident has been unable to identify the exact source of these issues, so *** is unable to move forward with legal action against any specific resident
Given our prompt and appropriate response to all of the resident's complaints, *** is unwilling to waive the lease-break feeThe resident can give a 30-day notice and pay the lease-break fee of $if she prefers to terminate the lease contract before its end date.

This letter is in response to Revdex.com complaint # *** regarding a former resident of Broadstone Estates in Albuquerque.My regional manager *** *** and I have been working with this individual for more than a month now The former resident did reside at Broadstone Estates from
September through November During her residency, she unfortunately fell upon hard times and was unable to pay her June rent In an effort to cooperate with her situation, it was agreed upon that the she would make bi-weekly payments until the balance was paid in full Unfortunately, her account remained with a balance exceeding $100+ month after month and was never paid in full However, she was able to pay it down to $by 12/31/In January 2011, she was unable to pay her rent on the first of the month A partial payment was made January and a balance of $was left unpaid, thus causing another span of recurring balancesHer account remained delinquent throughout the rest of her residency In addition, the former resident was unable to fulfill her lease and moved out early and was assessed a termination fee Because she carried a balance of more than $each month, she was charged late fees not exceeding 10% of her monthly rent per her lease With an ongoing balance and then adding in the termination fees, this individual moved owing Broadstone Estates $2, A payment arrangement was made in effort to be as cooperative as possible Unfortunately, this individual was unable to maintain the payment plan as agreed upon and her account was sent to collectionsBroadstone Estates was not made aware of her bankruptcy until she contacted Broadstone Estates on January 20, We explained that we would need a copy of her Bankruptcy Notice to send to the collection company and have the claim removed She provided us the documentation on January Upon receiving the documentation, Broadstone Estates immediately sent over the information to *** *** requesting the claim be removed (see attached document) Per her request, *** *** was able to remove the claim as of February 3, She was immediately notified of the update The former resident then requested to have her account history changed to reflect that she did not pay lateIt was explained to her that this could not be done. Several conversations occurred explaining that she was on a payment plan due to her monthly recurring balances which carried for more than months*** *** is the third-party company that reports unpaid claims and rental history Broadstone Estates does not have the capabilities to report to the three main credit agencies and is not able to reverse a resident’s payment history Broadstone Estates has accommodated this individual’s request to the best of our ability, but to report that a payment history was paid in full and on time when it was not, is just not possible Attached is the email request and confirmation to and from *** *** confirming that Broadstone Estates, in good faith, has done everything ethically possible to assist this former residentSincerely,*** ** *** | Business ManagerBroadstone Estates | Alliance Residential

This is a copy of my *** review in regards to the Patty, Thomas, Jessica and Julia at the Vaseo Apartment complex in ***THE worst customer service ever! If there was a review for negative stars, I would have clicked on that! The grounds are nice and the convenience store is nice, but just hope you never have to deal with the office staff or maintenance! The customer service at this apartment complex is horrible!! My husband and I have lived her for months and any small issue is turned into a large issue by the horrible employees working in the back office! They can never seem to find our rental checks when we go in and are always asking us to supply them with a copy of itAlso when you go in to claim a package, they have told us multiple times it is not there, but it isOh and then two weeks ago as we were getting ready to leave town, I was washing down the back patio and I couldn't get the hose bib to turn offSo I had running waterIt was early on a Saturday morning so I went to find a maintenance personWhen we found one they told us that they had to get the leaves out of all of the pools first and they would get to it later in the dayWe told them that we were leaving town and did not want to leave the apartment with water running! So after fighting with them, they sent a person over minutes laterEven that maintenance person couldn't believe they told us that pool leaves were a higher priority then running water! Then my most recent poor customer service experience was today! I had a dispute with Patty, Julia, Jessica and Thomas over some paperworkApparently last week when I came into the back office to talk to Julie about my issue she was suppose to have me sign paperwork, but it was never mentionedThen again when I returned to their office on Saturday morning to do what we agreed to on Thursday they again mentioned no paperworkSo I guess it was my job to tell them that they needed me to sign paperwork? Both times, it was my fault that they did not have me sign the paperwork? Then today after leaving the back office to go to the front office to talk with the Manager, "Thomas" (who mysteriously disappeared from the time I drove from the back office to the front office) no all of a sudden he is not returning today? Then Patty managed to follow me from the back office to the front office to walk in and tell me that she just got off the phone with Thomas and that he was not going to be returning today and that any of my requests had to be put in writing and turned into their legal department? I told her I would hang out a bit to see if Thomas returnedThen a few minutes later I realized that I still never received this so called "paperwork" that I was suppose to receive last week, so I drove back to the back officeI walked into Patty's office and she was not thereJessica (with an attitude) told me that they were not going to give me any paperwork and that I would have to go to their attorney's for itThen she asked me to leave and told me that she was going to call the cops if I didn't leave! (Because I was asking for paperwork that I was already suppose to be given?) I said that's fine you can call them, but I still need paperwork and your attorney's name and numberShe only gave me the name but would not give me the numberThen finally Patty walked in and gave me the phone numberSo,this complex was just sold and I can only hope that the new owners decide to switch to a different property management company! I have already placed a call into the actual new owner of the buildings as well as the corporate office of the current property management office to voice my concerns for their lack of skillsSo now over a simple request that you would think they would have the competency to resolve onsite, I have both their attorney and my attorney involvedI would not recommend this property to my worst enemy! There are other complexes near by with better customer service!

In reviewing Mr[name redacted]’s letter, please allow me to respond to his concerns. We do not require residents to pay a full month’s rent if they are moving in the middle of the month Our accounting system is unable to pro-rate the final month’s rent and will always reflect
the full month of rent Residents that are moving out are told to come to the office to get their final month of pro-rated rent however, Mr[name redacted] paid his full rent online without question His overpayment was not used to pay any of his outstanding charges. I am unsure as to why Mr[name redacted] is disputing his cleaning and pet charges He was initially charged $total for carpet of $125.00, pet treatment of $110.00, and cleaning of $ The balance was for water billing for the period of 3/16/through 5/17/of $ The only item that has not been reversed are the carpet and water charges Mr[name redacted]’s initial refund was $ After revisions, he was refunded an additional $ Although the amount of the carpet is actually over square feet, I will agree refund the replacement cost of the carpet An updated Move Out Statement is attached This will leave the only deduction of $which covers the final water bills for his apartment. Never have I ever run into such rude and unprofessional peopleThe way they handle their business is unacceptableSTAY AWAY FROM THIS COMPANY! The slammed a $fee to us, months after moving out of our apartment in FloridaThey claimed our move out date was a full month after we actually did move outThey waited months to send us a Second Notice (after never receiving a first notice) and claimed we only had days to payIn the next days we called and all calls went straight to voicemail, we finally sent a long and detailed email explaining that we had purchased a house, sent proof that we rented a uhaul and turned off electric and waterI had also gone into the office to ask how to cut ties and if there was some kind of form or anything to get this documented? the office "assured" us it would be noted in our fileThe office was never open during a person's working hoursWe did inform them we would not renew and we would be out prior to our lease endIt wasn't our fault that the office staff never did as they saidOur email was replied to with a one sentence email, months later, that basically said we had no proof and that we still owed the moneyIt was also followed up with a third notice after trying to get in contact further to no avail, and we finally had to ask to speak to a manager and someone forwarded our information to a senior representativeThey did finally reply but basically threatened us for our money and that our account was scheduled to be sent to a collections officeWhen we turned in our keys the office was supposed to be open, but nobody was thereThis being the only day we could move, we had to turn in the keysThe man locking up, "assured" us that he would note our move outHe would not allow us personally to enter the building to leave a note or proofOnce again, our problem was that we trusted that their employees would do what they said they wouldWe counted on them and they let us down in a big wayThey closed early and lied to us about our move out processNow we are being forced to pay $after being away from that unit for almost a year nowThis business is unprofessional and just heartlessYou can't only give people days, but never answer a phoneYou can't "pride" yourself in being a company that "cares" about the customer, when that is the last thing you doI honestly don't know how they can sleep at night being like this towards their customers

Warning: Do not do business with this apartment complex or the property management company - Alliance Residential CompanyI moved into the complex over two years ago with promises of a new gym, a safe community (it is gated), and a friendly environmentTwo years later - a tiny, smelly gym with broken machines, stolen packages from my front porch by a neighboring resident (with no repercussions to the resident, by the way), a complex full of people from around the community using the basketball courts and pool facilities so often that residents are not able to utilize them, and no parking at all for guests (the few visitor spots around the community were painted over with numbers, but ended up actually being allocated for maintenance staff to park)I was offered a free carpet shampoo with each lease renewal, but was never able to redeem them, despite numerous requests to schedule themNow after moving out, I'm being charged for hours of cleaning (where there was maybe an hour to do) and a carpet shampooFunny, no? I was offered a complimentary $shampoo two years in a row, those were never able to be done and now I'm being charged $for a shampooNot only are they some of the most expensive apartments in the area, they now nickle-and-dime you even after you move outRenter Beware

I moved into the *** ** *** *** in At that time, *** *** managed this property and it was immaculate, clean and beautifulAt the beginning of this year we re signed our lease for another year, because we were so happy with *** ***Unfortunately, a month and a half ago the owners of the apartment community changed management of the property and it is now under AllianceSince then, the grounds have become extremely unhealthy
The pool area has been filthy and inconsistently open to the residentsThe water is a consistently green in color and the trash is horrible at the poolIt has been closed multiple times by the new management in weeks, but at what point do they keep closing it instead of fixing the water/filth? We pay for a pool – keep it clean for us instead of continually closing it down and not fixing the problemThere is a horrible smell as you walk near the pool area
The gym is continually dirty as well as the pool bathrooms99% of the time you can’t use the bathrooms at the gym because there is no toilet paper, soap or even paper towelsTwo days ago, there was human feces all over the gym doorAfter telling an alliance worker, it took until this morning for the gym door to be cleaned
The machines are not being fixed and management is NOT providing sanitary wipes – container has been empty for days – with requests by at least me to fill the wipes
There is standing water near the electrical transformer at all times – which is now starting to grow a moldy substance
There are apartments with refrigerators on the patios, see picture attached
At this point, I have been told in order to move and break our lease that isn’t up until next year; we have to pay $This seems so unethical, due to the circumstantial changes in our communityComplaints with the City of Phoenix (Blight Department) have been made, but unfortunately they notify Management before coming and doing an inspection and miraculously NO VIOLATIONS were foundThis place smells horrible when I get out of my car, when I go on my morning walks – I can’t walk my apartments anymore because it’s FILTHY!!
I have reached out to their corporate office and have left voice mails with Tina S***, the REGIONAL MANAGER of Alliance at *** *** *** and have NEVER received a phone call backI have left calls and emailed the Office/Property Manager, Jamie H***, and have not heard back

*** *** ***, a property owned by Alliance residential has a Maintenance Manager [Tom R***] who not only has ridiculously low quality standards for their [lousy] repairs, but he also doesn't even care
The GenManager [Tom C***] won't even respond to emails about problems and the leasing staff lies, doesn't keep promises and will say just about anything to lease an apartment
If you want to move there make sure that you don'tr take their word [especially Brian M***] for ANYTHING, get EVERYTHING in writing and DO NOT sign a lease until you have actually INSPECTED the apartment you're [taking a chance on] renting
These "people" cannot be trusted, the maintenance is hack work and the management doesn't care

Please excuse the length of this complaint I spent the better part of a day off trying to figure out what to put inI live in a complex that was taken over by the alliance corporation I had no say in and if I hadn't miss calculated how many months I have left on my previous lease so that I left myself and able to move at the end of it I would not be here nowI can promise you I will not be here at the end of this lease
This is quite a large apartment complex what I figure to be probably over apartments it comes with access to a pool and exercise room,a hot tub a decent playground for the children and if I remember correctly a couple outdoor barbecue grills similar to the ones you would find in a parkThe grounds of the apartment are fairly well-maintained but then again they always have beenBy all accounts the out of the complex looks fine
When alliance to go over they make subtle changes to begin within and around the complex removing the smoking but cans and moving the trash cans into positions where they stated were to benefit the residence but in fact they just wanted to take the trash can away from the officeI got it but they moved that trash can into a position that they can't actually shovel snow in the winter anymore and well it's been hit by car twiceAs I predicted.Simple changes that didn't seem to amount to much but I did start to get very very bad feelingI never really had much contact with the previous management I tend to live quietly and I don't like to be bothered and I didn't really have too many problems getting things taken care of like maintenance issues because the original maintenance man was an older gentleman very experienced and extremely efficientHe and his second-in-command would take care of problem immediately even with the size of this apartment complexI never waited more then I think minutes from start to finish for problem to be taken care of with the exception of the water heater that was replaced and that's just because the basic steps take longer than a few hoursI noticed that shortly after they took over he was no longer walking around the apartment complex anymore and I never saw him, I should've taken that as a sign that I needed to get myself ready and moved out of here by the end of my lease but I didn'tIt is a mistake I will regret for the next year.After thinking about the issues living in this complex I've come to two that should keep you far away from anything managed by alliance
Rent, every month I get a bill in the mail from a company charge me $to tell me what my rent will be the next monthAll other places I have lived my rent is as described and laid out in my lease, including I may add this apartment complex until alliance took overEvery month I see you *** lining out for me what the upkeep and utility costs of the common areas are and as I said there are over apartments in this complex there are that many common areas unless of course they're hiding one so either they have the most expensive utilities and upkeep options chosen for our common areas or someone's making a little extra on the side
My latest bill that I got for my rat shows a charge listed only as previous other for $From speaking with others in the complex I know that this charge could not be from a previous months rent that I did not pay because if you are even so much as $off your current amount due you will be threatens with being sent to their lawyers if it isn't taking care of within days of the first of the monthGet these money orders here you have to use cashiers checks they prefer you pay it on their website online which they want to charge you at least $for, no I've never actually looked at any other rental properties website to find out if that's charge it could very well be but let's just say I will not pay to pay my rent anymore than I'm already paying to get my rentI consider calling the office starting a two-week game voicemail phone tag realized that they would spend an extremely large amount of time trying to explain it with every excuse in the book I never really telling me what it was for and I would end up pain anyway because if I went past the 10th of the month I wouldn't be talking with their lawyers and the head it just didn't seem worth it so I can get it
If that's not enough to keep you running in the opposite direction from a property manage by alliance let me let you in on what it's like to get maintenance done here
I work at home I don't really complain or make trouble and I think it is just common courtesy that if someone has not once in over seven years been late with the rent when they make a request that you work around their work schedule for maintenance issues that unless there is actually no other choice such as in an emergencyAlliance took over and worrying about their residence convenience or requirements doesn't even seem to compute in their policy
I had a electrical problem that started in a spare bedroom in hallway when I reported it, it was intermediate and at the time not extremely emergency related but needed to be taken careVery nice young man came to the door said he was the head of maintenance and well I'm sure he's very capable of general handyman tasks there is no way he is ready for the responsibility of running a maintenance department for this large of a complexWhen the original maintenance supervisor left they should've put his second in command in charge, he was also very efficient as well and very pleasant to work withInstead they hire some young kid I spend almost a month trying to get an electrical problem in my apartment fixed that ended up growing and taking out my kitchen my laundry "closet" my heater half of the bathroom and the hallway and bedroom that it started in
The management never even apologize for the length of time that it took for them to fix the problem which eventually caused me to lose a day of pay and overtime hours that I worked because they needed to turn the power off to fix itThey chose a day that I was supposed to work over and all the ones I didn’t, and the whole process ended up taking exactly minutes from beginning to end but I ended up having to lose the whole day because no one would give me a clear time of when they were going to turn off my power
During the entire process the only thing that the management had to say to me was that I was welcome to move to a newly remodeled apartment after paying $and increasing my rentI was never offered any kind of money off of my rent for the month that I pretty much lived in an apartment that in the middle of winter in Utah would be considered a violation of health code lawsIn fact I only got a minimal apology for the situation after I called the office and by pure luck got a hold of the person I assume runs the office and told her that I was very unhappy with the whole process
To be honest with you I should've figured this out when they first came in and I saw how quickly the previous head of maintenance leftThey spend so much time patting themselves on the back saying how great a management group they are and I got better service living in slum apartment
These are only a couple of the issues here there are far too many to list and I actually want to spend some on my day off enjoying it but if you're reading this please run as fast as you can and find any other apartment to live in because there is nothing beneficial about living in a complex that is managed by the Alliance group, I would not be so harsh if I hadn't seen that others are having the same problem I had considered that it was just this complex but after seeing what I saw here I have to say I was right save yourself and if you see the Alliance group on your lease be smart find someplace else to live

I was a faithful tenant for nearly years and in Jan '16, I transferred into a new unit and signed a new mo leaseUnfortunately, I had to move out of state half-way through the lease and followed the early termination lease rules that resulted in $4,feesHowever, when I asked about my original lousy $deposit from the original unit (paid in 2013), I am given the run around for four weeks only to be handed a bill of $65....from a move-out over months ago and after I have paid more than $4,to leave in June, left both apartments moready (carpet shampooed, pristine cleaning - just a slap of paint and boom, another tenant can move in for the run around)Seriously expected more from this lease staffVery disappointed
