Borrower’s Complaint Filed with the Revdex.com: I paid off this loan according to the statementBalance due on November 23rd was 13,I spoke to the manager at the time by the name of *** *** of my intentions to pay this loan in full A payment was going to be sent to the Loan Depot directly from the new lender for the amount due., I asked him to please be patient and not to give me any late fees because it was going to be paid before the next payment due in December 23, Mr*** said it was fine Loan was paid for the amount due,, recent lender contacted them and that is the amount Loan depot quoted them13,and that is the amount the check was forThe new lender sent them the check , which they received on the 9th of decemberEverything seemed ok and Since February the Loan Depot has been calling saying we owe them another paymentThe Balance was paid in full , the next payment was not due until Decthe prior payment was due on November 23rd We paid it off on December 8- 9- Please help us since we are retired , and according to Mr*** he agreed to the terms Customer service keeps calling they are the one's constantly harassing with this situationWe have tried to contact Mr*** , but he is never available Borrower’s Desired Resolution: To accept the fact that we do not owe them any more payments !! I spoke to Mr*** on November 15, to tell him that since the balance for the amount due was being processed could he wait for the november payment until the check was sent , He AGREED !! Full payment was received by Loan Depot on Dec8th, next payment was not due until the 23rdTheir payments were automatically withdrawn from my checking account every 23rd of the monthThis loan was ta*** on Janin the amount of 14,and paid off Decfor the amount of 13, loanDepot Findings and Response loanDepot regrets if Mr***’ experience with loanDepot was anything less than satisfactoryAs with every customer of loanDepot, we do our best to be as accurate with the information given to the customer and/or third parties In January 2016, the customer originated a personal loan with loanDepot in the amount of $15,The loan had an origination fee of $leaving net proceeds to the customer of $14,250.00, with an APR of 27.58% As requested by the new lender, loanDepot sent a payoff demand on November 16, showing a balance due of $14,through November 30, 2016, to the fax number of ###-###-#### and email of ***@fortren.com provided. Unfortunately, the lender sent payoff funds in the amount shown on the borrower’s current statement of $13,856.17, short by $on December 9, 2016. loanDepot has reached out to the customer to explain the amount due. The customers feel this is not their fault, as the check sent by the lender was cashed by loanDepot. It is an unfortunate situation for the customers as they believe this is a closed issue, but they are still under contract to pay the amount shorted of $plus interest and penalties. loanDepot apologizes for Mr***’ experience and regrets that we were unable to close the account with a balance due. well until it was time for disbursementMy disbursement
date was December 22, I had to call to see why the funds had not been
disbursed; was told it disbursed on 12-23-2015; it would be in the bank
12-24-These dates came and when no disbursement, so I call back
12-28-The closing agent said he sent a email to funding to see what was
going onHe email me back later on that day to say that the disbursement was
on 12-24-2015; would be in my account by the end of the dayCall he back
12-29-2015, voice mail said he was at homeI am extremely disappoint about
this whole situation.

The incompetence of loandepot is staggering. As is plainly shown in the documents I have attached my monthly payment went from $to $an increase of $not a paltry $as loandepot would have you believe. I was told in one of my multiple phone calls to them that this increase would be for "ONLY" months because there needs to be $in the escrow account at all times. When I explained that $x months was $not $I was told the increase will be for months. I could have collected cans for the $if I needed to, which I didn't; however, an additional $I could not handle. I would not have qualified for a loan with the payment of $2186.93.

I took every step to make sure LoanDepot got everything
they needed in order to close my loan within days as promisedI was
cooperative and prompt with everything that was requested by LoanDepotI made
constant follow ups by email and phone calls to get an update and to help move
things alongMy loan ended up going over my lock rate and as a result,
LoanDepot increased my rate in the endWe made this loan process top priority
and even took time away from our jobs to make sure everything was provided back
to LoanDepot and timely mannerI expressed that we are serious about closing
this loan within days as promisedSadly, the only time we would get any
update from LoanDepot is when I had to either follow up by email or phoneI
started the loan process and locked in my rate on 10/21/I signed on
12/24/2015! Keep in mind, this was due to my due diligence in constant follow
ups!!I figured this loan would have taken a lot longer than it did if I
wasn’t constantly following upI got really taken advantage of and the bait
and switch comes in because since the loan process took extremely long
resulting in my lock rate expired, LoanDepot had to raise my rate higher in the
endWhy should me and my family be penalized and get charged more for being
cooperative and prompt!?? Why should any customer be charged a higher rate when
they did everything possible to move the loan process forward? LoanDepot should
have acknowledge how slow they were moving and kept my original rateThere are
records with every phone call and email that proves I was prompt and fast with
everything asked of meThere should be an internal investigation done on this
matterI was so far into the loan process at this point and I felt trapped
like an innocent victim with no other option but LoanDepot.

Company was unable to reach Mr*** until November 2, to schedule the
appointmentThe appraisal was completed and received on November 4, At
that time, Mr*** requested to appeal the appraisal for further review of
the appraised valueloanDepot received a comparables report from Mr***
from the surrounding area to appeal the appraisal on November 11, A
review of the report was completed on November 11, and it was determined
that the comparables provided by Mr*** were not in allowable proximity of
the subject property to be considered
Due to the low value, loanDepot
restructured the loan to provide other options available to Mr***
loanDepot was able to adjust the loan product to a 3.875% LPMI Fixed Super Conforming
Year loan on November 13, to fit Mr***’s financial needsAlso,
Mr*** requested to add his wife to the loan on November 17, and
provided all required financialsThe loan was submitted to underwriting on
November 18, and received conditional approval on November 21,
loanDepot communicated the required conditions on November 24, The
outstanding conditions were received on November 30, and submitted to
underwriting for reviewDuring this time, the rate lock was set to expire on
December 7, 2015, in which the rate was extended until December 22, In
order to provide this rate extension, the Licensed Lending Officer communicated
to the Mr*** that the rate would increase to 4.000% to cover the closing
cost which Mr*** acknowledged and agreedThe file was submitted back to
underwriting on December 17, An additional rate extension was provided on
December 23, extending to December 29, We received final approval
and all documents were sent for signing to close the loan on December 21,
loanDepot again provided a rate extension good through January 5, to
ensure Mr***’s loan successfully funded on December 31,
In conclusion, loanDepot sincerely

On January 12, the customer entered into a refinance loan application with loanDepot. At the time of the application, the customer estimated the value of their home to be approximately 600,That amount was used in the preliminary loan qualificationThe loan amount was estimated at

I have received an email from Loan Depot stating that I mailed the original payment to the wrong address. This is not true. The address for Loan Depot payments did not change until November and payment was sent weeks prior to this date changeIn addition, my account now shows they did receive the second payment which paid my balance in full and now they are saying I have a balance of over $2500.00. I want this account reconciled and closed and a statement from Loan Depot that the account is paid in full. *** from Loan Depot spoke with me via telephone on 12/11/and stated she was investigating and would call me back on 12/12/17. I have not received any written correspondence from Loan Depot about this matterI have yet to speak with her again. This account is paid in full and needs to be cleared immediately. This has an effect on my credit report and can be resolved by showing the loan paid in full and the account closed by consumer

To whom it may concern,It appears Loan Depot spent the first paragraph explaining why the delay was my faultAnd the second paragraph apologizing for the communication issuesThese two are not mutually exclusiveThe delay (in part) was caused by Loan Depot not returning voicemails and emails in a timely mannerIn addition, to Loan Depot not following up in a time frame that was acceptableAgain, if I am such a bad credit riskwhy would it take three months to tell me that?The value I stated for the home at the time of the application was an "average case" senario guess based on the properties I have seen sell IN my county (***) in recent weeksThe appraiser brought the home value in at a very low number comparing to properties that have recently sold in the county (Fannin) north of meThe appraisal takes precident over any guess I providedI am not the expertThis example had nothing to do with the delay of the loan processThe loan was changed based off the new value and we were still on trackOnce the loan reached the hands of the *** ***, Senior Acct manager, is when the delays mountedFor example, Mr*** asked for a letter from my CPA stating the business funds in the business account would not in any way effect the business by using them as month reserve for the loanAfter some delay from my CPA, I provided the letter on a Monday morningThe following Thursday NIGHT (eastern time) Mr*** called me back stating he somehow deleted the email from his inbox and requested me resendNow I appreciate him being honest about the loss of the document, but I don't appreciate losing ANOTHER week because 1.) He had not sent the document to underwriting in days and 2.) He lost a document that took me a LOT of work to provideThis is a rookie mistakeThis caused delayAnother example of delay would be the muliple times Mr*** asked me to resend documents I had already sentI asked him at one point in an email if he liked giving me busy workI followed that with, "Mr*** I work two full time jobsI would appreciate not being given busy workOnce I send a document I expect that document to be in a place that is easily obtainable on your end"This is a rookie mistakeThis caused delay.I have many many more examples like the two aboveExamples not involving the lack of communication, but poor follow through with business activitiesThese examples are NOT in any way related to how credit worthy I was to Loan DepotAFTER my Revdex.com complaint Loan Depot came back to me with another optionIt's a stretch for them to say it was "beneficial"It added another $8k to my principal, another years to the term of the loan I am currently in, AND raised the paymentThey threw me a grenadeI declined the offerIn part because it was a bad deal for me, and secondly because (as I stated this in my decline email to Loan Depot) I had no faith after such a recent bad experience that Loan Depot would follow throught with anythingTherefore, the later offer from Loan Depot was never part of the original loanThis occured AFTER I asked that the relationship be terminatedI was honest about my past credit issues in February when the loan process started and Loan Depot pulled my creditThere was never any hidden information, as that would be extremely hard in loan process so arduous and detailed in natureIf I was so unworthy of credit, again, I wonder why it took three months to arrive at that decisionThe resolve I asked for was Loan Depot take some sort of ownership over the problems I experienced when dealing with themIt appears they have notThey apologized for the communication issues and I accept thatHowever, I regret they don't feel those issues lent more to the delayThey have not taken any responsibility for the three months of my life I spent on holdTheir reply does not resolve my complaintI would be glad to provide all email transactions as well as my personal records and logs of conversations at any point that becomes necessary

[redacted]The person ("[redacted]" claimed to a representative of
this companyHe would only provide that he was calling from PLano, Texas,
spoofing the phone call to have a [redacted] area code and that the company was
located in CaliforniaHe would not provide any information as to how he
obtained my cell-phone numberI am unlisted, and on every do-not-call listI
have no interest in mortgage quotes, would have no interest in mortgage quotes,
and feel they are either attempting to fraudulently obtain my personal
information/identityThis is highly improperHe would not state where he
obtained my contact information, and hung up the phone when questioned about
this information
