Well September 26 2015 I started the process of refinancing my home. I was told I would get about 4500 from my previous mortgage company [redacted] and miss 2 payments. I was handed a line that M&t would send me the money directly. Well after the closing I called M&t and I was told I had only 164.00 in my escrow acct. BBMC used my escrow acct to pay my taxes and my homeowners ins. And to top it off I paid them 3500 for 6months of taxes. As far as I'm concerned they lied and misrepresented themselves. I would have never refinanced my home if I wasn't going to get that escrow money back. Now I don't have the 4500 and my mortgage is 11000 more. I will never refer anyone to these crooks. In my hud agreement they were suppose to pay my homeowners ins. I have sent several emails to the company and not one person has responded to me.

BBMC Mortgage followed all protocol to have the value reconsidered. The reconsideration process did help although the value was still below what the borrowers expected. Due to the short fall on value we did our best to propose another option to the borrowers. The borrowers elected to continue with the new option. The borrowers always have the option to withdraw the loan at any point. The new option still had a net tangible benefit to the borrowers. The loan closed on October 14th and the closing paper work contained a first payment letter that clearly stated that the first payment is due December 1, 2016 and was signed by both borrowers. We do understand that the borrowers were disappointed with the appraised value, which BBMC Mortgage has no control over, and as an act of good faith we will refund the borrowers their appraisal fee.

to get a loan, especially multiple ones. No matter how many hoops the mortgage companies require you to jump through, sometimes it's still just not enough for them. When I posted the complaint, I was extremely angry but I've had some time to think things over and realized that there is no way the denial of my loan could possibly come down to one person. I made assumptions about who did or why my loan was denied that were not based in fact whatsoever. I would like to praise every individual at the local branch in Cleveland for going above and beyond to try and make my loan happen, but just couldn't make it work. They really put their sanity on the line trying to close my loan and I just want to make sure that is noted! The people at Cleveland BBMC are truly dedicated and hardworking, they did the best they could and I cannot feel right with myself about blaming their company or the people who run it for my loan not working out. The only other thing besides this email that I wish to relay to the company is a suggestion, get rid of the automated email "clear to close". That is what made me so angry about the entire process. I wish nothing but the best to everyone at the Chicago Revdex.com and BBMC Mortgage!

11/12/2015. On 11/16/2015 the investor would not approve. The borrower was contact immediately on 11/16 to discuss other courses of action. The issue were explained to the borrower. We had to remove some credit issues not just pay them off. The emails look clear but may have been misunderstood. With the removal of the credit issues the desired out come may have been in our favor. The investor did send out the denial accordingly. As an act of good faith BBMC will be processing a refund of the appraisal fee to the borrower on 11/29/2015.
Feel the entire process with BBMC was misleading at best if not a down right falsehood. My first contact kept giving us the run around about wanting to help vets etc. When he finally gave us some preliminary numbers we decided to stay with our present mortgage. A day or so later we received another call from Marcuis who said he was the other guys boss and he was going to make this work. Should have stopped there but we did not. Marquis sends us this list of documents (later than promised) and expected us to return the next day. We made copies on Saturday and sent them off. Next came the appraisal nightmare. I told Marcuis there were NO comps close by and when the appraiser finally contacted us 2 weeks had passed. I also told Marcuis I did not think we had enough equity to which he replied "no problem, we are a VA loan company". 100% bla bla bla. Well as I suspected the appraisal was a total joke, she even listed schools miles away when we have 3 new ones less than a mile away and her comps were a joke. Went by one and it looked like a manufactured home. Any way no need to tell you the outcome.
Would not recommend this company at all as I feel their tactics are not in the best interest of the customer. I should have known better when the fist voice mail I left said and the message said "I will return your call at MY earliest convenience".

They send the appraisal orders to certified appraiser in the state of Georgia. The original appraisal was completed as a condo. The legal description clearly indicated that it was not a condo. We sent the info to the appraiser and requested the change but had difficulty with the appraiser. The original appraiser would not adjust the report. We then had to order another appraisal, which BBMC paid for on behalf of the borrower. Due to the rural location this appraisal took some time to complete. It was completed correctly but the value became an issue. BBCM mortgage tried an appraisal rebuttal and supplied more information to the appraiser but the value stated the same. The appraisal process on this particular loan was a very unfortunate one for the borrower. BBMC did not charge the borrower for the multiple rate lock extensions that were required to preserve the rate. We do wish that the 3rd party items such as the appraisal would have been a smoother process. BBMC Mortgage did close the loan on Oct 14th.
Michael C. at the Carlsbad, CA Branch has the ability to be very professional and be personable at the same time. Previously, we had a bad experience with [redacted] and Michael did all he could to make things happen in a positive manner. He kept us up to date on all transactions and we were in constant contact during the whole process. On many occasions he would ask how things were with the family to make sure the stress of this Refi was not getting in the way of our personal lives-something other banks never do. Our bank, [redacted], created a lot of delays as you might imagine but Michael made the Refi happen with a lot of work on his part. I would also like the credit inquiry removed from my credit file.[redacted] 100% ran my credit without permission. I spoke with his junior processor My the week before speaking with[redacted] and made it clear to her that I did not want my credit ran when she was asking me a bunch of financial questions. She said she did not have authorization to do this sort of thing and that[redacted] would not run my credit until getting my approval. When I spoke with[redacted] a few days later he started asking me a bunch of financial questions as well and I stopped him and told him I just wanted information and if I decided to move forward with his company I would let him know. Apparently he ran my credit right then without ever getting permission from me. This is how I originally spoke with [redacted] because I wanted the credit inquiry reversed due to this violation of my personal information, but I ended up being talked into giving them a second chance. It was not until July 6th that I even received any paperwork and agreed to move forward.[redacted] wanted me to just sign the papers that he had created on June 29th (when he did not have my permission to run my credit) and I demanded updated paperwork because I was not going to trust that I was getting the lower rate that he was now offering me. I have an email where he clearly requests that I back date the original documents to 6/29 and then date the new documents 7/6. When I questioned why I had to sign any "old" documents when they were not going to have any bearing on the new rate I was being offered I was told they couldn't give me the new rate without showing the old rate paperwork- that was also probably a lie. I don't appreciate that they are trying to use back dated documents as proof that they did not violate my rights as a mortgage consumer. They absolutely have no documentation that was ever signed by me prior to July.

My wife and I are first time buyers and after all the calls we got after registering on lending tree Richard [redacted] from BBMC stood out as he called us on a Sunday spoke very well of how they take pride in helping us veterans and was very quick to respond to any questions we had any day or time. After a lengthy debate with my wife about going to the local military credit union I convinced her to go with Richard as he was always accessible although we were not even in the same state (BIG MISTAKE!!!!) after starting the process we got our "pre-approval" in days and began house hunting. We found a home not long after and went under contract on February 14 (a Sunday) sent in the contract to Richard and his associate received a call back that day!!! (A SUNDAY) and promised us a closing date of 30 days or less which would work out great being that our lease on current home ended in 24 days at the time.
Now this is where it all went down hill, we are first time home buyers so we don't know anything and still don't know anything having been going through this process with Richard as we were never kept inform or made aware of much. After going under contract I have been unable to reach Richard, the one time I was able to reach him after the appraisal on the home was done as it took longer than it should for us to get the report (according to my realtor) I was basically told it is not in yet and don't call us we will call you.
After not hearing from Richard for almost two weeks we decided we need to give him a call to get an update on what's going on as we have been in the dark the entire time and it's close to the 30 day goal he set, we called Richard daily and sent him emails all of which went unanswered for a entire week (this is the guy who called me on a Sunday! ! and was always available before we decided to go with him as our loan officer) and to make matters worse we are on day 30 of our contract the closing date he promised at this point we had to go on their Web page and search for Richard boss Gregg [redacted] my wife spoke to Gregg and he assured her he would have Richard call her, two hours later wife spoke with Gregg again who this time walked to Richard and instructed him to call us and asked my wife to call him back if Richard didn't. Within five minutes a miracle took place as a robotic sounding, unhappy, yes, no and thank you saying Richard called to inform us of a problem with our loan stating he need more information on our student loans, how much we pay, deferment letters etc at this point we are pretty upset as those documents were already sent in before. we then asked how long as this been a problem? And when were you going to inform us so we could get it fixed? He ignored our questions and state he will do all he can to get this fix and request we send him the documents again that we already sent explaining our student loans.
Now 30 days after being under contract we are pretty much homeless as we had to leave our home at end of lease, I am hoping BBMC will do the right thing so we can close on time and not loose all that is already invested in the home (appraisal, inspection Ernest money.... over 4k not including money spent on storage movers and other unplanned expenses)

I would also like the credit inquiry removed from my credit file.[redacted] 100% ran my credit without permission. I spoke with his junior processor My the week before speaking with[redacted] and made it clear to her that I did not want my credit ran when she was asking me a bunch of financial questions. She said she did not have authorization to do this sort of thing and that[redacted] would not run my credit until getting my approval. When I spoke with[redacted] a few days later he started asking me a bunch of financial questions as well and I stopped him and told him I just wanted information and if I decided to move forward with his company I would let him know. Apparently he ran my credit right then without ever getting permission from me. This is how I originally spoke with [redacted] because I wanted the credit inquiry reversed due to this violation of my personal information, but I ended up being talked into giving them a second chance. It was not until July 6th that I even received any paperwork and agreed to move forward.[redacted] wanted me to just sign the papers that he had created on June 29th (when he did not have my permission to run my credit) and I demanded updated paperwork because I was not going to trust that I was getting the lower rate that he was now offering me. I have an email where he clearly requests that I back date the original documents to 6/29 and then date the new documents 7/6. When I questioned why I had to sign any "old" documents when they were not going to have any bearing on the new rate I was being offered I was told they couldn't give me the new rate without showing the old rate paperwork- that was also probably a lie. I don't appreciate that they are trying to use back dated documents as proof that they did not violate my rights as a mortgage consumer. They absolutely have no documentation that was ever signed by me prior to July.

Bridgeview Bank Mortgage is deceitful. They took my $450 to do a home appraisal and never paid the appraiser. I had to pay the appraiser directly. Now BBMC refuses to even talk to me to give me my money back. I cannot get Michael [redacted] or anyone else at BBMC. I am forced to resort to reviews like this. BBMC has dealt with me fraudulently. If I knew how to take legal action against them I would.
Danny [redacted] was the one who helped me in my loan application. He takes time in explaining every detail so I know what I am signing for. Very fast response, either email, text, or phone inquiry. Very satisfied experience.
My family and I recently closed on our new home and only wish that we could personally thank Cheryl [redacted] from BBMC Mortgage. We are here in sunny California while she worked out of her office in Ohio; but she treated us as if we were with her in her office through the whole journey. She has personally assisted my family and I for over a year to ensure that we would be able to finally purchase a home to call our very own. She was absolutely the most PROFESSIONAL and PATIENT person we have ever worked with in any of our dealings in any matter. While other mortgage lenders and loan officers gave us the "no" and you are not yet ready; she gave us direction and followed through on her word to get us a home. We could not thank her enough. Cheryl and her staff at BBMC made our dream of home ownership a reality. My wife Bernadette, my sons Brenden and Rylen, and my daughter Kailey sit here today enjoying our lovely new home. If you are like me who don't like to read long reviews to sum up below RUN!!! RUN AWAY FAST!!!
I'M AT RISK OF LOSING A HOME WE HAVE UNDER CONTRACT, 4K ALREADY INVESTED AND POSSIBLY GOING TO HAVE TO TAKE LEGAL ACTION AGAINST BBMC AS MY LOAN OFFICER HAVE NOT BEEN DOING HIS JOB AND DOES NOT EVEN LET US KNOW WHEN THERE IS A PROBLEM SO WE CAN GET IT FIXED BEFORE IT IS TOO LATE.
My wife and I are first time buyers and after all the calls we got after registering on lending tree Richard [redacted] from BBMC stood out as he called us on a Sunday spoke very well of how they take pride in helping us veterans and was very quick to respond to any questions we had any day or time. After a lengthy debate with my wife about going to the local military credit union I convinced her to go with Richard as he was always accessible although we were not even in the same state (BIG MISTAKE!!!!) after starting the process we got our "pre-approval" in days and began house hunting. We found a home not long after and went under contract on February 14 (a Sunday) sent in the contract to Richard and his associate received a call back that day!!! (A SUNDAY) and promised us a closing date of 30 days or less which would work out great being that our lease on current home ended in 24 days at the time.
Now this is where it all went down hill, we are first time home buyers so we don't know anything and still don't know anything having been going through this process with Richard as we were never kept inform or made aware of much. After going under contract I have been unable to reach Richard, the one time I was able to reach him after the appraisal on the home was done as it took longer than it should for us to get the report (according to my realtor) I was basically told it is not in yet and don't call us we will call you.
After not hearing from Richard for almost two weeks we decided we need to give him a call to get an update on what's going on as we have been in the dark the entire time and it's close to the 30 day goal he set, we called Richard daily and sent him emails all of which went unanswered for a entire week (this is the guy who called me on a Sunday! ! and was always available before we decided to go with him as our loan officer) and to make matters worse we are on day 30 of our contract the closing date he promised at this point we had to go on their Web page and search for Richard boss Gregg [redacted] my wife spoke to Gregg and he assured her he would have Richard call her, two hours later wife spoke with Gregg again who this time walked to Richard and instructed him to call us and asked my wife to call him back if Richard didn't. Within five minutes a miracle took place as a robotic sounding, unhappy, yes, no and thank you saying Richard called to inform us of a problem with our loan stating he need more information on our student loans, how much we pay, deferment letters etc at this point we are pretty upset as those documents were already sent in before. we then asked how long as this been a problem? And when were you going to inform us so we could get it fixed? He ignored our questions and state he will do all he can to get this fix and request we send him the documents again that we already sent explaining our student loans.
Now 30 days after being under contract we are pretty much homeless as we had to leave our home at end of lease, I am hoping BBMC will do the right thing so we can close on time and not loose all that is already invested in the home (appraisal, inspection Ernest money.... over 4k not including money spent on storage movers and other unplanned expenses)
