BBMC Mortgage takes all complaints seriously Mrs [redacted] had been in contact with the branch prior to filing this complaint to discuss the loan It was explained that there was a legitimate reason that the file could not close under the ARM terms and had to be closed with a fixed rate (employment situation) The borrower's did receive a new GFE on 8/and was reviewed The business days also counted Saturdays as we were open then Mrs [redacted] did understand the the above when she spoke wih the Regional Manager We did everything we could to close this loan in days as the closing date was moved up and we accomidated the quick close We would like to help Mrs [redacted] with a refinance so that the borrower's can obtain an ARM loan as the previous Banker had explained
I got to this company through *** *** and was called on Dec 30th by Ryan *** who reviewed my goals of refinancing our vacation home During this conversation he told me multiple times how professional and good at what he does he is and repeatedly interrupted me when I asked questions or gave him information, since the situation is a little complex with an intent to remove one of land parcels included in the current mortgage and base the new mortgage on the house and land parcels Nevertheless, I decided to push on and see what the company had to offer and he pulled my and my husband’s credit and proceeded to say he could offer a year 3.62% (which could be bought down to 3.5%) and quoted me the company’s fixed price closing cost I asked about locking in the rate and he said we could but normally want to wait until the appraisal is done, which I didn’t want to do Then he asked me to send him all the information that you normally need for a mortgage which I rounded up in less than hours and sent him in a zip file At that time I decided to research BBMC and looked for reviews and went on the Revdex.com site and was a bit alarmed to find so many complaints and negative reviews So I wrote him an email saying that I was doing my due diligence and was confused by his address of AL at the bottom of his email and also somewhat alarmed by all the complaints and negative reviews and I usually never did business with a company with lots of negative Revdex.com review – what did he have to say? This morning he called me on the phone – accused me of not doing my proper due diligence because I had not found him personally on the bbmc web site, told me that complaints was perfectly reasonable and “he was going to respectfully decline my business”So either he is a very thin skinned and arrogant representative who thinks I should be begging him to do business with me – and oh by the way we do have excellent credit scores and high income Or he was doing switch and bate on the mortgage rate and did not intend to proceed with the rate he had quotedAltogether a very unpleasant and time-wasting experience I would avoid going down a path with this company unless you could deal with a more reasonable representative and be sure of what they were going to sign up for in terms of rates

Mortgage Banker from BBMC regarding a refinance application I submitted He provide a lot of detailed information via voicemail as well as email prior to our phone call
Rogue was very upfront regarding expectations as well as the value of both our time
After listening to my goals as far as refinancing was concerned, Rogue took notes and then anaylized my situationHe advised me at this time I should not refinance because I was at a very favorable rate
Although this did not result in business for BBMC, I was greatful for the homesty and upfront approach taken
I definitely look forward to doing business in the near future as well as working with Rogue as my personal situation improves
It was very refreshing to see we still have honorable mortgage bankers in the business
I will definitely refer friends to consider using BBMC in the near future

BBMC does not share mortgage requirements up front with potential home buyers seeking a home loan nor do they share detail credit history on applicant to review for accuracy, just summary scoresOnce an applicant gives their financial picture, they deserve to know from BBMC what requirements must be satisfied (conventional or FHA) as oppose to jumping through hoops with surprises on the back end, it's not fair and it waste a lot of time building hopeBBMC Mortgage Broker knew applicant was completing the mortgage application as a single home buyer, until the down payment was to be provided by another source with no strings or expectations of pay backBroker on back end decided the person putting down payment should be a co-signer to secure loan even though the applicant was led to believe the credit score was generally good, just pay off an old debtOnce the old debt settled more back end hoops even saying oh, you can refinance in a year to remove a co-signerBroker never said refinancing requires additional monies or any guarantee BBMC would remove co-signer who's assets obviously impressed BBMCNew applicants looking to purchase their first home need total facts up front, should be allowed to review credit score history if for nothing else accuracy; and must feel trust is there between them and the broker, sorry didn't feel that
I chose to refinance my mortgage with BBMC, mainly due to a program that BBMC touted to give donations to a veteran's charity Unfortunately my experience with BBMC was so bad that I regret having made that decision The people I worked with at BBMC were very non-responsive, lacked communication skills, and generally showed little interest in getting the loan done in a timely manner or in my satisfaction as a customer It took 1/months to close a refi that should have taken less than days, and the closing costs were not what was originally discussed and were excessive compared to other vendors I felt misled and was certainly not a priority as a customer It was by far the worst experience I have had financing or refinancing a home - and I have done that many times

Our loan has been in processing for six weeks I was given a Clear to Close two weeks ago and then one shoe after another began to drop! Underwriting stated we needed to do three things - we completed the items within a day! Then we were told a termite report was required I don't understand why were were not given a complete list of items required up front This would have helped us to determine if the process was right for us The loan processor failed several times to follow up as she stated she would and then could not be reached by phone and she did not respond to emails! On top of it all we now stand to lose $1,in a deposit we put down for a vacation because our financial situation in in the air All fees for appraisal, termite inspection, and paying down debts were out of our pockets We also were required to close all of our accounts The loan still has not closed despite a salary over 150K a year! This Veterans loan was said to be set for a fast pace!

Spoke with a certain John ***, out of California, who appeared to be a salesman and pleasant at the beginning He showcased his credentials, former military etc… After asking for pertinent information over the phone, he made it seem as though we were approved for a refinancing deal at 4.25% rate, and made us sign over a tonn of refinancing documents online-
Of course, when that happened, we thought it was almost doneTHAT IS WHEN they asked for payment !! they asked us to pay $for an appraisal fee when we had assumed that ALL the costs would be folded into the refinancing deal Since we felt we were almost done, having signed off on all the documents, we moved forward and paid for the appraisal feeBIG MISTAKE In spite of having filed all the paperwork and signed everything online, after said appraisal, Mr *** became scarce When we finally talked, he explained that the appraisal come in low but that the income of the household was fine When we pressed him to confirm the next steps, at that point, he was non committal Two months later --
TODAY, when I called him on his cell and his office, he avoided the call When I finally reached him, realizing who it was after a casual second conversation, he simply HANG UP on me I thought we had gotten disconnected and so I called back He did not answer and simply sent a text stating " Sorry, I am in a meeting, will call back after it is wrapped up" - All of the sudden he was in a meeting? What rude behavior -
He could have simply said that after having received payment he was no longer interested in moving forward with the refinancing After being out of $425, and having signed away a tonn of documents, we feel we have been MISLED> I am taking the time to write this review to ALERT anyone interested in this bank BUYER BEWARE

I was working with Renu *** from BBMC mortgage from April till June She promised me interest rate 3.875%So I agreed to work with herThe forms her team fill out had so many mistakesThey got my address and phone number wrongThe quotes for closing cost went upThat's not the worstIt took her two months to finish the caseAnd she said she will pay off all my credit cards tooSo I can't pay for anySo my credit ruined During the two months time, I received so many emails saying my loan was approved and then needed one more documentsAt the final loan document, she didn't even communicate with me, she jacked up my interest to 4.5%!!
I have never worked with such unprofessional team, with such dishonest peopleThey not only wasted two months of my time, wasted my money for me to get an appraisal, ruined my credit, and emotional roller coaster and at the end she raised my rate!
After a number of unpleasant exchanges that made me start to think I was being had, I told the mortgage loan representative, Daniel ***, that we did not want to move forward with an application and he went ahead and submitted it anywayThis resulted in a "denial" letter (note: had I completed the application, it would not have been denied - I have no debt and my credit score is 800)When I asked him why he submitted it, he said he was obligated to do so for "disclosure" reasons, but refused to respond to multiple folle-mails about who exactly the resulting "denial" was disclosed toThe e-mail address that he said was his manager's resulted in a bounce-back when I tried to write to himThe phone number he said was his manager's went to a general voicemail box that didn't even mention the company's nameWhat is most concerning is that this person was referred to us directly by a representative of the *** program, who said this company handled "all" their loansThere is definitely something amiss here
BBMC was very helpful in refinancing my VA loanThey were very reasonable on closing costs compared to other lenders I checked with during the refinance processThey were friendly and very easy to deal with during the whole process

Spoke with a certain John ***, out of California, who appeared to be a salesman and pleasant at the beginning He showcased his credentials, former military etc… After asking for pertinent information over the phone, he made it seem as though we were approved for a refinancing deal at 4.25% rate, and made us sign over a tonn of refinancing documents online-
Of course, when that happened, we thought it was almost doneTHAT IS WHEN they asked for payment !! they asked us to pay $for an appraisal fee when we had assumed that ALL the costs would be folded into the refinancing deal Since we felt we were almost done, having signed off on all the documents, we moved forward and paid for the appraisal feeBIG MISTAKE In spite of having filed all the paperwork and signed everything online, after said appraisal, Mr *** became scarce When we finally talked, he explained that the appraisal come in low but that the income of the household was fine When we pressed him to confirm the next steps, at that point, he was non committal Two months later --
TODAY, when I called him on his cell and his office, he avoided the call When I finally reached him, realizing who it was after a casual second conversation, he simply HANG UP on me I thought we had gotten disconnected and so I called back He did not answer and simply sent a text stating " Sorry, I am in a meeting, will call back after it is wrapped up" - All of the sudden he was in a meeting? What rude behavior -
He could have simply said that after having received payment he was no longer interested in moving forward with the refinancing After being out of $425, and having signed away a tonn of documents, we feel we have been MISLED> I am taking the time to write this review to ALERT anyone interested in this bank BUYER BEWARE

I was working with Renu *** from BBMC mortgage from April till June She promised me interest rate 3.875%So I agreed to work with herThe forms her team fill out had so many mistakesThey got my address and phone number wrongThe quotes for closing cost went upThat's not the worstIt took her two months to finish the caseAnd she said she will pay off all my credit cards tooSo I can't pay for anySo my credit ruined During the two months time, I received so many emails saying my loan was approved and then needed one more documentsAt the final loan document, she didn't even communicate with me, she jacked up my interest to 4.5%!!
I have never worked with such unprofessional team, with such dishonest peopleThey not only wasted two months of my time, wasted my money for me to get an appraisal, ruined my credit, and emotional roller coaster and at the end she raised my rate!
After a number of unpleasant exchanges that made me start to think I was being had, I told the mortgage loan representative, Daniel ***, that we did not want to move forward with an application and he went ahead and submitted it anywayThis resulted in a "denial" letter (note: had I completed the application, it would not have been denied - I have no debt and my credit score is 800)When I asked him why he submitted it, he said he was obligated to do so for "disclosure" reasons, but refused to respond to multiple folle-mails about who exactly the resulting "denial" was disclosed toThe e-mail address that he said was his manager's resulted in a bounce-back when I tried to write to himThe phone number he said was his manager's went to a general voicemail box that didn't even mention the company's nameWhat is most concerning is that this person was referred to us directly by a representative of the *** program, who said this company handled "all" their loansThere is definitely something amiss here
BBMC was very helpful in refinancing my VA loanThey were very reasonable on closing costs compared to other lenders I checked with during the refinance processThey were friendly and very easy to deal with during the whole process
