I agreed to have a contract with "Total Home Warranty" on the phone August 22, 2017. September 29, 2017 I received the policy after I filed a claim 38 days later and it was denied. First, Mark from "Total Home Warranty", in Philadelphia, said I cannot file a claim in the first 30 days according to the policy. It had been 38 days. Since that did not work, Mark said it was a pre-existing problem. The disposal had worked fine until the day before. Mark told me if I had waited another month, they would have replaced it. I had to have the disposal replaced that day because it had a hole in it. It was replaced by "***," Wayne; because he was there already with a disposal for "Total Protection." Even the plumber Wayne, from "***" said the hole could have happened anytime. ***. I called the next day to cancel my policy. The young lady offered me $80 if I kept the policy. I have not given her an answer yet.

*** ordered a home service plan on 8/22/2017. Coverage went into effect on 9/21/2017. On 9/29/2017, the consumer placed a claim for the garbage disposal, stating the unit is leaking water. When asked “when did this first start happening” the customer stated “a week ago”. We assigned *** to diagnose the unit. The technician stated the unit has been leaking from the bottom and needed replacement. The leak has been there prior to effective coverage with THP, as it takes time to crack and corrode. A leak of this nature does not happen overnight. THP does not cover known on unknown pre-existing conditions as stated:
A. The following are not included during the contract term; (i) malfunction or improper operation due to rust or corrosion of all systems and appliances, (ii) collapsed ductwork, (iii) known or unknown pre-existing conditions, deficiencies and/or defects.
This claim has been properly serviced in accordance with the Service Agreement - all contracts have inclusions as well as exclusions. I am rejecting this response because:I did not say 5 days. I said, I don't know maybe in the last 5 days. I received my policy AFTER my claim was denied. The plumber told me the hole could have happened yesterday. He called the company but they said they did not have the claim number so they could not look it up. The invoice number is ***. Wayne ***. The bill was $277.4
At Total Home Protection, we offer our sincerest apologies for any inconvenience this may have caused. However, per the policy, there are terms and conditions that are in place that state we do not cover pre-existing conditions.

I got a home warranty protection from , total home protection. In September, after been paying on this warranty for months. called them in September, about my over the counter microwave, not working right. it was running when it was off,so unplug it. and call the home warranty company. Two days later, a repair man was it my door. I paid a $45.00 SERVICE RUN, HE looked at the microwave, take some picture said its was still run when it off. but he couldn't repair it. he had to call them with his report, then the warranty people would call me, I was not happy with that, so I call them. I was told, they was going to call after the repair man got back to them. they called after back ,TO said they was going to fix it, that was doing a pay off on the microwave, and only paying $215.00, this was on the 12th of September, not happy but said okay, what could I do about it. The REP said it take 15 days for the paper work, than they will be sending out my check. not happy with this at all, just want it repair. how its time for my next payment, but account I had it set up for auto withdraw, I'm not using anymore, so I told I will do the pay next week when I get my new account set up, this on the 28th, but I asked about my check, she said it was on the way, alright mailed. but some call today October 2, I said I told them Thursday the 5thog October, but when is my checking going, I was told that I was not getting my check if I don't make my payment. so I was so upset with them, I talk with a manager in he said the same thing, told me good luck with getting your check, because I said I was going to close this account.I look over the contract, IT DONT SAID THAT, But I know that the company is planning not to paid out my claim, because that send a email today saying this cancellation request is in conjunction with the terms and conditions set forth in section XII of the service agreement and refund is due to you, but I read it and that not what, it said anything about not paying out a claim.

*** placed a microwave claim on 59/11/2017. The contractor diagnosed the unit stating it was not worth repairing. Per the policy, THP reserves the right to offer cash back in lieu of repair or replacement (V. We reserve the right to offer cash back in lieu of repair or replacement in the amount of our actual cost, which at times may be less than retail, to repair or replace any covered system, component or appliance.). The consumer failed to make her last monthly payment for service. We advised her that the policy premium must be current prior to releasing payment for policy benefits. Ms. Harbin refused to pay her monthly premium and we advised that we can only release the check once the policy is brought to an active status.

I am rejecting this response because:All my dues payment and my service fee was current prior to my claim, So release my payment to claim has anything to do with my next month payment.everthing was current when I did my claim, So holding my pay off, for the claim. Show me that this is a company I don’t want to do business with. What do next month payment have to do with my claim that was filed last month, when everything was good. Why do it take a while to get a pay off , he told me two weeks for the paperwork. I could have the paid the money, but the customer service person was rude, claims person , got rude after I said I was going to pay my bill then cancel, he said good lucks getting my check, so would I pay it. I just called back and canceled the contact.

I had a great experience with total home protection after the hurricane my home in Miami had issues and even though they don't cover storm damage they assisted me and covered my claim great job guys I will recommend your company to everyone I know thanks again for all your help a special thanks to Henry my salesman for all his support in my claim
I was with C Home Warranty for two years. After making 11 claims over two years, and having only two covered, I switched to Total Home Protection. They were cheaper and I was was fed up with not having claims covered. Within two months of having Total Home Protection, my oven went out. Made the claim in the afternoon, was assigned a tech the next morning who called shortly thereafter and set an appointment for three days later. He came out at the scheduled time, diagnosed the unit, and gave me a date when he would return to make the repair, which was two days later. He stated that he does the warranty work on the side, and had booked up his customers over the next two days. He came back fixed the unit, and it has not stopped working since. I placed three more claims over the next 7 months, ALL of which were covered. The customer service people are phenomenal. The technicians could be a little more timely, but they only employ 4-5 star rated technicians, which explains the demand for their company's services, unlike with Choice, who are in the habit of sending unlicensed technicians to the home. One came smelling like alcohol. Definitely never leaving Total Home Protection. They are everything a warranty company is supposed to be and more. It is rare to find a company that is upfront and actually cares.

I did brought Home Protection for my home. They are a fake service which are collecting money from clients but does not rendering any type of services when needed. They take your money and when you need them to fix something in the home, they do not fullfilled these services. I requested over one months ago for electrical and plumbing maintenance, to fix a few issues within my home. I called and made arrangements with appointments for these requested services to be render to my home. The electrical contractor who was suppose to do my electric maintenance never show up and kept providing me excuses via email, why he did not show up to appointment any of the two appointment agreed on two separate dates due to accidents on his family behalf was his excuses.
We did agreed for another day of services, he never show, called or send an email,for that day provided or never responded to email returned with his last excuse. This contractor provided by Total Home Protection was a no show for both appointment.
The plumber provided to come out to fix issue never called or email to come and perform plumbing services to my home. I called Total Home Protections and asked for a refund of my money paid to them; due to this displayed unprofessional service, never render. The manager I spoke too told me I will not received my full monies because I had already received services. He when on to tell me it was my fault that these services where not perform and I was going to be charge for service which I never received, because I did not called and allowed Total Protection time to fix the problem so he won't be returning my total paid and only partial refund. I told this manager I need my full money because I never received any service and he had no right to charge me partially for services never render. To make a story short, this is over one months I did asked for refund and my monies has never being refunded by this company in question to my debit card, which I had requested to be returned to my account ASAP.

On 8/10/2017 the consumer placed a claim for her plumbing and electrical system. The claims were assigned to an authorized technician whereas the consumer is responsible for scheduling a mutually convenient appointment. In the event the technician does not show or is unprofessional, we do monitor and track this feedback. Continued complaints against vendors will result in suspension or even dismissal from our vendor network.

I need a total refund of my money as soon as possible and I need it mail to my address : *** Chester VA ***, as provide. The Total Home Protection Company, should have being considerate of my request to have my money return to my *** account, debited from, upon customer request of refund returned.
But they chose to ignored me, as a customer, until I brought this complaint to Better Business Bueara, in order to get them returned my money.
I did chose this route of complaint because I could have taken the legal route but I just want my money back. I am not trying to cause any future problems with laws sues.
I am disappointed about the service provided and all I asked for was the returned of my money for services not render on a timely bases with provided excuses from contractors, from this company in question, to treat me with distain or less than human for asking for the returned of my money only to be ignored; due to my major disappointment for services not render as requested while receiving the run around.

I put in a claim for my air conditioner..the claim rep was very helpful.
the repair company came the next day I paid them $60 and he told me the blower motor broke and he had to get the part. they came the next morning and replaced an $800 part and my co pay covered it all. This was a smooth easy transaction from a very courteous and professional company.
What amazed me was the didn't even make a mess and took away the old parts and it only cost me $60!! Thank you Total Home PRotection ...YOUR GREAT!!!

Total Home Protection was such a pleasure to work with! Very streamlined sales, Customer service and claims.
My AC unit had a problem, I called up filed my claim, within an hour I had a Tech appointment scheduled.
The Tecnician was very professional and took his time to diagnose the issue. He took pictures of everything he did.
The capacitor was the issue, Total Home Protection approved the claim and replaced the capacitor. All I had to pay was my Service Call Fee!

On August 24th, I filed a claim with Total Home Protection regarding my AC unit not working. I called the Contractor; *** to set the appt. They came out on Monday; 8/28. When he came out, he stated that the compressor was shot and he needed approval to replace. The technician called his boss Anthony Lopez and advised him that the unit failed because it was "old". Since the company had not called him back, the technician stated that as soon as he heard from the company he would return. I called the company and spoke to Gill who advised me that the claim was denied. I asked why and he stated that per the notes it was due to the unit not being maintenanced. I asked to speak to a supervisor and spoke with Stacey who stated the same thing. I advised her that we have had the unit serviced before and that we were told that it was because it was old. I asked her where she got that information from and she stated the Tech. I told her that was not true and asked if they just pulled reasons out of the sky not pay claims. She stated that was part of their policy which is fine if that had been the case. the unit failed due to it being old. My husband called back and spoke to another supervisor by the name of Jason. He explained that the company had sent another technician out back on may 30th that advised the company that the compressor was going out and that it was low on Freon. the company approved refilling the Freon. Jason advised us that the technician should not have refilled the unit if the compressor was going out. Again we stressed that the company approved it. I have paid for the full year and I want my AC service honored based on the fact that it is old. We have had Tennyson Heating and Air out to service and Bell Brothers. I don't have the records but that should not be a factor since the company blatantly lied. Anthony Lopez stated that he would be willing to go to court with us regarding the lie that was told if needed because this company is known for this.
I am adding the invoice from the Contractor and no where does it state that the compressor was not serviced properly. Also, the compressor is a sealed unit and therefore unable to be serviced. Based on this information, my husband phoned again and spoke with Mark at extension 714. Per Mark: "we review what is being said and make our determination on what is going on here in the office". When asked how is that possible if your contractor is saying one thing and your company is "deciding" on something else. My husband stressed the fact and continued to asked how they could make such a determination without even seeing the unit or going against what the contractor states is happening. No response just a continued statement of denial due to maintenance.
I want may AC replaced based on what the contractor states needs to be done to get it operational again.

We had a washing machine quit spinning, water and clothes in it. Contacted Total Home and on the 15th we were issued a service person's number to call and set up an appointment. The service person kept saying was getting by there and on one call said he couldn't talk because on the phone with Total Home. He did not answer phone/text. Called total home and complained, they said that HE said we were never there to let him in. He had code to door 4 times. Finally went in and said he was refrigeration, not washers and said he told Total Home they needed a Kenmore service guy there. Called Total Home, of course no one has registered this call and told me they would find another tech and send me his number by 3:00 p.m. and for me to contact him and set it up. I asked what if he can't get to it for 10 days, she said it was between me and them. WHAT? Of course no number has come across as of 8/27 when it was promised by 8/24. Hell to get a manager, no one wants to transfer you and I finally spoke to Justin twice. Oh, and hung up or DISCONNECTED 4 times in this process. No one cares, just to sell you the policy that is worth what? I have now ordered a new washer and having it delivered and set up. This is such a bait and switch company, run fast from it. Once again I have been dealing with this for 14 days with no response.
We apologize for the experience you had with our company. We went ahead and cancelled your policy and gave you a full refund of $1,750.00.

I have medical problems and I pay a fee every month of 32.75 to total home protection on a home warranty been with them since april of 2016 this is my second issue with them and had to contact you before on the first issue now this time I have another issue on my water heater which went out on the 16th or the 17th not sure which date but it was one of those they were contacted as soon as I noticed it on one of those dates they sent *** out here to see what was wrong and they found the issue and the contractor for *** got a hold of the company for my water heater they suggested he change all the parts so there would be no more issues with the tank so *** for *** contacted them back and now there not wanting to go by what he is telling them and to pay to repair what he has told them he gave them the cost of what it was going to be and now there disputing it and wanting to send there own parts and the *** said they need all the parts to repair the issue and I am sitting here with no hot water and the contractor has tryed to talk to them and there not listening to him at all the heating and air conditioner contractoer can't proceed with out all the parts that there not wanting to pay for and all this is covered under my home warranty with total home protection if you need to contact the *** his name is *** and his number is I have been with out hot water since the 16 or 17 of august 2017 there not getting back with no one when they say they will and not even contacting me back like they said they would the manufacture suggested the water tank should be replaced with all the kit cause it may not be the gas volve they said if it's not that then it's the other part that come's in the kit they said all should be changed so wouldn't have to come back out here again and the contractor said that could possibly happen cause there not listening to what he has tryed to tell total home protection this

they fixed after the complaint it's just I waited 10 days to get fixed cause they would not take the plumbers advice and I was kinda put in the middle by total home protection because they didn't do what I paid them to do it's that I waited so long to get fixed they kept beating around the bush about things total home protection was this is why I wrote you thanks for every thing
I have a home warranty with this company. Their policy is if they can't repair the product they replace it. My over the stove 2.0 cubic feet microwave needs to be replaced. They issued me a check for 220.00. I cannot find an over the stove 2.0 microwave for that amount. The cheapest I have seen is 350.00. I don't think that is fair for them to not replace my microwave. Please help.

Total Home Protection was totally unresponsive to my claim. I filed the claim about my refrigerator not working in about March. They did not respond so I called back several times and left messages. I finally reached someone and they sent out a technician who diagnosed the refrigerator as being unserviceable "in the field" by the manufacturer. He said the compressor was not kicking in. That being the case, it needed to be replaced.
I called Total Home Protection repeatedly and was told the report was not back from the technician. This is the only time I spoke to a live person after the technician came out, but I had his name *** and he was a supervisor so I kept calling him and leaving messages. I sent email to him with the receipt provided with the diagnosis on it. I also called the technician's business twice to ask that their report be sent to Total Home Protection. They promised it would be sent. I called Total Home Protection every few weeks and never got a call back. Another month later and I still did not have a report or any answer from Total Home Protection.
I finally reached someone today--over 5 months after my claim was filed. He told me the refrigerator was not covered because it had a Freon leak. He said someone called to tell us that a month ago, which is not the case. We did not hear back from anyone at Total Home Protection and the supervisor did not return my calls or respond to my email. The refrigerator is a closed system that does not use Freon, and the technician did not test for or tell us there was a leak of any kind.
Total Home Protection was quick to take our money and sign us up for their home warranty program, but they are totally unresponsive to claims filed and follow up. They are making claims of contact that just did not happen. They are avoiding paying out for this claim, based on a lie (that there is a Freon leak).

Yes, I did receive the check. They mailed it to the wrong address, but fortunately mail forwarding was still in effect so I received it.
They did not send one to my home address earlier as they stated.
Contract with Total Home Protection Policy number . I bought this in Feb of 2017. In March I requested a repair on my hot water heater. It took a lot of calls and Repairs Are Us did come and put in a new pressure valve. This did not stop the leak. I continued to call. They came back and said the leak was normal. The leak got worse and I asked Total Home warranty to send another company. They sent the same company and the repair person said he was recommending a new hot water heater.I spoke to the person who sold me the contract and he referred me to Dane M. Dane assured me he would take care of this issue. Many phone calls later a Person Named Mark called to say a new water heater was not covered. I said OK can you send someone to repair the leak. He said no it is not covered. I spent 1500.00 for a platinum plan and was assured many times that if the product could not be repaired it would be replaced. This Is not the case. Ms. placed a claim for her water heater on 6/2/2017. The claim was assigned to *** LLC, who stated that the T&P Valve needed to be replaced. This repair was authorized by THP. The consumer later reported that the unit was leaking again. It was later found that the main, holding, or storage tank was leaking. This is listed as excluded under the policy (Ref 5.G. NOT COVERED - main, holding or storage tanks). In an effort to resolve the complaint and provide good customer service, we agreed to provide a goodwill payment in the amount of $600.00 to the customer. This verbal resolution was made with the customer on 9/15/2017; however, we are still waiting on official signoff and acceptance by the Ms..

I cancelled my home warranty at the end of June when they wouldn't cover a pool pump and wouldn't pay a well company for their service when our well quit working. I only had this contract with total home protection for less then a month. I have been told since July that my refund check is being mailed out. I still have not received my refund for $2800.00. The sales agent Nick P lied to us about several things and one was that he said there is no limit on a repair and that was definitely not true. My pool has not been in working condition since this company has scammed me.

I opened 2 claims over a month ago to have my AC and my washing machine repaired under my Home Warranty. Claim numbers are ***.
I have called and emailed several times and no one has called me back about the fact that none of the service technicians will contact me. I did make one appointment finally for the washer but the guy never showed up. I called the warranty people again who claimed that they assigned a new technician but no one ever called and I don't have the contact info for any of these supposed service technicians.

DO NOT PURCHASE ! I too bought this as I am a single homeowner and don't have a lot of money when things break .I first called in a claim July 25thfor my Air conditioner was told I would be hearing from them the next day ...by July 27th I still had heard nothing .So I called again only to be told the first claim was never filed ! I then filed yet another claim As of yet July 31st I still have no A.C. I live in South Texas it was 106 yesterday and 104 today ! I have called every hour and have been told sorry no vendor has accepted the work order ..however to fair they did offer me a reimbursement should I call and have it repaired ...10 -15 days for refund ...if approved ! I have 2 little dogs 12 lbs who will die in that house if I left them all day ...So for the past 2 nights I have slept in my car with A.C and took off work today as my dogs can't be left in the heat ...To me this unacceptable! If I had money to have it fixed I would not need the warranty ...I have paid for a service and for nothing .If you don't have vendors that will accept work orders then don't sell the warranty !
Pay for my AC: I purchased a Policy from this company and it resulted to be a nightmare. The Managers made up lies in order to deny my claims. There are two claims. The first one is my refrigerator. They send people to fix it who do not even have a company to repair things. I got screwed big time. I sucked it up. The second one was my AC. My AC was working perfectly normal after being fixed because a lack a FREON. When the *** SUMMER started to overwork the A/C it broke down. They send a dubious company to fix it but they could not fix it. In the mean time the house reached above 100 degrees with the family inside. I call many, many times and they promised to call me back the same day with a solution. It never happened. I called a reputable company to find the problem. it took the technician less than 5 minutes to find the problem. I called them and let the technician speak to a Total Home Protection supervisor. After being on hold for a while a supervisor from Total Home Protection told me that the claim was denied. Asked him why? He told me because the AC was rusted. There was NO rust in the AC and the technician did not mention IT or find rust in the AC. When that did not cut it, they say is a pre-condition. I got really mad because they scammed me from a new refrigerator with lies and now the AC. I ordered an AC to be installed. I am requesting $6,200.00 for the new AC. That is what I paid to the company.

On 3/31/2017, you purchased a policy with us for $1,501.50. On 5/1/2017, you placed a claim for your AC unit stating the unit was not cooling properly. We sent out a technician to diagnosis the unit. The technician informed us the unit was out of Freon due to a large leak in the condenser coil. The capacitors were failing and had rusted and corroded coils. The technician determined this was had happened over time, deeming the unit as pre-existing. Despite, the failure being pre-existing we went ahead in good faith and had the technician add 6 pounds of Freon to the unit.
On 5/30/2017, the customer called in a claim for their refrigerator claim *** UNFORTUNATELY THIS CLAIM was NOT APPROVED UNDER YOUR POLICY:
Diagnosis: The unit has a Freon leak that needs to be repaired. SECTION V: COVERAGE, LETTER C. REFRIGERATOR Note: Refrigerator must be located in the kitchen.
COVERED: All components and parts, including integral freezer unit, except:
NOT COVERED: Racks; shelves; glass; lighting; handles; doors, door seals, hinges, and gaskets; Freon; disposal and recapture of Freon; ice makers, ice crushers, beverage dispensers and their respective equipment; water lines and valve to ice maker; line restrictions; leaks of any kind; maintenance; interior thermal shells; freezers which are not an integral part of the refrigerator; wine chillers or mini refrigerators; food spoilage; noise without a related mechanical failure; multi-media centers and internet connection components.
Once again, in good faith THP issued *** good will for $450, in which the he accepted and a check was sent and cashed in the amount of $450.00.
Total Home Protection properly addressed this complaint and cited numerous sections of the policy, which are grounds for denial of coverage. In an effort to resolve and close the dispute, we will authorize a refund of $881.50 and cancel the policy.
