Dear Sirs,
We welcome a dialogue on this issue with the Revdex.com and the customer. We have reached out multiple times to help this customer receive what they wanted as well as discussed this with their attorney. We did not make any commitments about the fence which has been requested to be
installed, if fact, we made it very clear that we were not the approval party (the HOA is) and that we were not writing any contingent contracts. The customer did apply for the fence and the needed variance but they did not follow up or have an open dialogue with the HOA. We even brought this up at the next HOA meeting trying to get the HOA to approve something for them but the customer did not attend the HOA meeting
When this non-contingent contract was written, this customer requested over $25,in flooring upgrades which we allowed them to customize to their wishes. Their $20,deposit does not even cover the upgrades they requested. We did offer to market this home and pay back the customer their deposit if we were able to sell it for the same sales price and it still closed on time. This compromise was rejected by the customer.
In the end, we would still want this customer to close on this home per the contract. They have chosen to walk away from a non-contingent contract which states very clearly on page that there are no verbal agreements outside the contract. If there are any questions we would welcome a phone discussion. Please call our main office at ###-###-####. The contract can be sent over upon request
Dear *** ***, We received your complaint letter reference # After researching, it has been determined that the yard has been graded correctly per the attached site plan The site plan shows where the water is to be directed via a swale in the rear yard I have also
included some photos of the area that were taken this morning at 10:am These photos show that there is no standing water in the swale area just minutes after the tremendous amounts of rain that came though our area this morning In the photos there are several things that could be affecting water flow in this area Large rocks placed in swale, swing set, fences installed touching the ground and splash blocks missing Below is our warranty information in reference to yard drainage This information is provided to all our homeowners in our Limited Warranty and Guide to Your New Home. DrainageDrees has graded your yard very carefully to direct the flow of water away from your homeIn some cases, lots are subject to drainage easements in order to provide for the proper drainage within the neighborhoodIt should be noted that it is common for water to be visible in such drainage areas during wet conditions and for the drainage areas to remain soggy several days after periods of heavy rainNo structure, planting or other material should be placed in any drainage easement or drainage channel that would interfere with the direction or flow of water in these areasYou are required to maintain the area within the drainage swale so that the direction and flow of water is not inhibited or diverted• For the term of the one-year coverage, Drees shall repair major erosion in swales carrying large amounts of waterHowever, it is common for water to remain standing in drainage areas during wet weather for a period of hours or moreIt is recommended that you and your neighbors establish a common watering schedule that will allow the drainage swale the opportunity to dry between irrigation cyclesDrees has formed a drainage pattern that provides a one percent grade, or meets the city-approved grading plan and is confirmed by the final grade survey provided at closingProperty owners are required to maintain the area within the drainage swale so that the direction and flow of water within the swale is not inhibited or divertedPlease note that structures such as storage sheds, swimming pools, swing sets or large plant beds that are installed after the time of closing that could alter the established drainage pattern, will terminate Drees’ warranty for yard drainage.Rusty M***Production ManagerDrees Homes WDC
On
the date of *** ***’s complaint, corrections were already underway to
address her two concerns. The pest treatment company had contacted the
***’s and given them options on how to correct the situation. On the
date of this complaint, 6/9, they were waiting on a decision
from the ***’s
on how to proceed. Our Warranty Rep had also told *** *** that we were
going to be working on the grading issue in her back yard and a work ticket had
gone out to our landscaping contractor prior to her complaint. That work
was completed on 6/
I will send a manger out to look at this situation

I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this does not resolve my complaint. For your reference, details of the offer I reviewed appear below.
My request for an itemized list of cost to build my house has not been addressed to my satisfaction. Am I paying for carpets and hardwood floors?I saved all documents that I signed. I do not have the documents that Drees submitted (blueprints/plans) showing wiring for cable and internet. I did receive, from [redacted] County Department Of Planning And Development, the Blueprints/Plans that was supposed to be used to build my house. These Blueprints/Plans were not followed. The deck was not erected according to Blueprints/Plans. This change caused a change in the placement of the security cameras. There was several loose wires hanging on the outside of the house. No one would tell me why they were there. Drees folded them up and put them in a metal box on the side of the house. After several months of trying to get the cable and internet wiring corrected Drees rerouted the wires up the wall and over the ceiling to allow installation of cable and internet. There is still a lot of warranty work that Drees has to do.A reputable company would not hire professional builders that are not proud of the work they do. Professional workers would never leave different color covers over holes (they would Automatically match them with the color of the building). Professional workers would never leave loose wires hanging out side of the house. Professional workers would never install electrical outlets upside down. A professional, with any common sense, would not have to be told that one camera over another camera is not necessary. Because of these irregularitiesI grade Drees builders with an F.Regards,
[redacted]
The documents are attached. The selection sheets from the contract he signed 2/22/16 and the Division President counter-signed 3/2/16. Please let me know if you need anything else. I did not notice the second note from Mr. [redacted]. All of the information he’s looking for...
should be on his executed final sales contract. I’ll see if I can get a copy of that from the Division and forward it. Again, he should have received a copy of it once the contract was counter signed by the Division President. Marla [redacted] | Executive Assistant to Ralph and David Drees

[To assist us in bringing this matter to a close, we would like to know your view on the matter.]I get it that time has passed and no one complains, but I can tell you these incidents of frozen lines have happen. It's bad enough that I have to rip my fireplace out just to get to the waterline, why would a building inspector sign off of something like that. It's cost my insurance company more than 15k between my claims and my neighbors claim and guess whose insurance gets to go up.

I spoke to Mrs. [redacted] on Friday the 27th of May regarding her complaint. I identified to her that we are willing to try and help investigate options allowing her to get the Tax abatement. I told her I had called the [redacted] county auditors office and I had also sent an e-mail to [redacted]...
asking for his help to help her receive the abatement. I also called the Tax office and was told that Mrs. [redacted], could make the tax payment over a 2.5 year period, if this issue could not be resolved. I also called [redacted] office who is the administrator of the tax abatement for the city, he has not returned my call yet. In the end the decision to correct this administrative error is in the hands of the city and county. Mrs [redacted] is clear that she believes Drees should have given her clearer direction on applying for the abatement. This is the first customer I have heard had an abatement problem out of over 100 homes we have sold in the city. I am very sorry this happened to the [redacted]'s and we are going to do help do what we can to help. I told her we would let her know of any response we get from the city and County.
