We had to redo many parts of our paperwork over and over again. Don't know what management did with them. She claimed we had never signed it after we had just signed the exact document a few days before. The closing date (we were also told we could move in at that time) for our home was changed an hour before closing. We only found this out when WE called the manager to ask if we were meeting at the trailer or the office. The referral bonus for our friend that told us to come took five months. The manager kept telling our friend that we needed to sign more papers to close the loan. We had already moved in and the closing agent that I talked to personally, Kathy, had told us that there was no more paperwork needed and our loan had closed. The manager just flat out made it up. We were told we would get a booklet to send our first payment. The loan officer told us that takes 30-45 days. We had to make a payment 16 days after we moved in. (Which is also virtually unheard of. Most places give you 45! We did not get the booklet until five months later either.) The loan service they use is a total joke. Do not get your loan through them. They lost three payments from us. Who does that? We had to go back and prove that we had paid it and they still wanted to charge us late fees for their mistake. We have branches the size of most tree trunks hanging entirely over our house. We told management about it and they said all branches were our responsibility but they would have a guy come out to access the tree and get rid of the main part. They said they come once a month. That was four months ago and a not a word from management. We also have no outside access to water. I have literally never seen a trailer with no Spigot on the outside, as it is a fire hazard to not have the ability to put out an eternal fire. They also broke our door on our trailer. We constantly left messages for the management and would frequently get voicemail. We were told by management that she didn't even have access to it and could not retrieve messages! She would also never be in the office, and 90% of contact was through an email address. We were told on move in that our first month would be rent free and should cover most if not all of the next month. We then paid a deposit to live there that wasn't mentioned until after we had already started the closing process. We ended up paying the whole thing for rent the next month. We were told we did get our free month because most people pay double the deposit we did because "Most people don't take care of their lot." Hmm, like the people we bought from that left all kinds of trash, screws, nails, piles of branches, and old tires? We have to dispose of all that and it's not your problem? It was covered by snow when we first came in so we had no way of knowing any of this when we bought it. Paying almost 600 dollars for a ruined lot that is very small? Yeah, nice. They also have someone living in the office now that constantly has vehicles and children's toys in the middle of the road. No one else is allowed to park on the streets overnight and a parking lot is ten feet over but they have to park in the middle because they are special? Management told us when we went to make the first payment that we would have a fifteen dollar relocation fee we had to pay that was part of our rent now. We got a letter four months later saying that there was a one time relocation fee of fifteen dollars. So we were only supposed to pay one time and she said that it was part of our fee for rent. We paid for several months! Management has shown incompetence since day one.

Rent is raised every year, we have no activities, no security, manager is only there half the time even though she lives on site. when you complain about something to the manager it takes forever for it to get resolved even the simplest things take forever. Rules are not enforced. or followed up on.
It is 3 months since closing on my home and I have yet to recieve my title. All I get is the run around from both the park manager and district manager. They deliberately block you from being able to contact anyone who can actually resolve the problem.
I purchased a home in Blaine, MN with Park of ***. I finally paid off my loan and have been requesting my Lien Release Card for quit some time now. I have been in contact with *** Financial Services who is their "3rd Party" service and who I paid my loan off with for a few weeks now and they have not been successful getting a hold of someone from Lakeshore. There is no contact information for this company. I have reached out to Lakeshore through their contact page on their website and have not received a call or reply back from anyone. I went to the park Manager for help and all she could do is e-mail *** Financial and not someone from Lakeshore MHC which is who she works for. Not only is this company's service a problem, it is the main reason I decided to sell my home and leave. The customer service at the park is terrible and trying to get in contact with someone is a nightmare. I demand to speak with someone from Lakeshore and retrieve the information I need.
I have purchased a mobile home through fleet wood with Lakeshore management managing the property I have made them aware two weeks ago that the installation for the electrical part of the mobile home has been causing a fire hazard due to breakers going off. I had *** which is my light company come out and do an assessment and it has nothing to do with them they advised me it has to do with the installation of the mobile home to the power I have reached out to everyone I possibly can To get this resolved as it’s a fire hazard and yet still no response three days with no power this is unacceptable to anyone. This has been the worst purchase experience in my life and this would be my third home purchase. I still have no power and no response in regards to the situation till this day. In addition to all the sparks being caused by my breaker room one TV has blown out due to this not even sure if the washer and dryer works as I’m scared to plug it back in.
Thank you for bringing this concern to our attention. We have sent our electrician to the site, as well as the manufacturer’s electrician to ensure that the electrical issue is resolved.
I am pleased to say that although my situation was reported on March 29 Brad has done a wonderful job and making sure that my electricity issue is going to be resolved I should be getting an appointment date soon for them to come and replace the situation. I’m still waiting on his response on any Compensation towards the lot rent to help me out and fixing the TV and dryer and for the long term inconvenience that it caused me and my children including four days with no power. With all he’s done I’m hoping for a positive respond.
home park in Hollywood, FL was purchased by this company just a few years ago and has gone rapidly downhill ever since. Basic rules are not followed by the company nor are they enforced on the tenants. Rates go up ever year while the park in general declines.You are lucky to get any response at all from the park manager and even then nothing is followed up on, just empty threats and promises.

THIS COMPANY IS LOW LIFE.. THEY ARE TRYING TO EVCIT MY MOM OVER POTTED PLANTS.. THIS CRAZY THERE IS NOTHING IN RULE BOOK ABOUT HOW MANY YOU CAN HAVE.. SHE HAS GIVE AWAY OVER HALF OF HER PLANTS AND THAT IS STILL NOT GOOD ENOUGH FOR THEM.. THEY GAVE HER A LETTER STATING ON WHATS NEEDS TO BE DONE ON HER LOT.. MY BROTHER AND I SPENT 5 HOURS TRIMMING AND CUTTING WEEDING AND CLEANING UP THE LOT.. WE TRYED TO CALL HER ALL THAT DAY TO LET US KNOW WHAT NEEDED TO BE DONE AND SHE NEVER ANSWERED US BACK.. SHE COME AT THE END OF THE DAY WHEN WE WERE BACKING UP.. AND IT WAS STILL NOT GOOD ENOUGH FOR HER.. STILL ON HER CASE ABOUT PLANTS.. THEN GIVE HER A 30 DAYS TO MOVE.. SHE HAS BEEN IN THAT PARK OVER 15 YEARS NEVER EVER LATE ON RENT... AND HARRASS HER OVER PLANTS... SO BE AWARE OF BUYING FROM THIS MANAGMANT COMPANY!!!!
Horrible business horrible company horrible customer service horrible employees horrible all around! His company should be put out of business and not allowed to run any properties. Management treats tenants who pay high rates to live here. They expect you to follow their rules but they do not enforce what they are to do around the property with keeping things up in maintaining things. have actually had to call the EPA and report them to the city where numerous issues and violations were issued to the property management and to their maintenance guy who is unlicensed to do any repairs anywhere on the land. if you can avoid them at all costs you should!!!
I have no clue how this company maintains an A+ rating. They constantly violate basic tenant/landlord statutes, threaten tenants constantly with eviction for not making excessive and expensive upgrades to property out of their own pockets. These people are heartless monsters.
I live at their Madison, WI trailer park and many of us residents now have to turn to the city to prosecute them for harassment and leaving the roads here in ruin for over THREE YEARS right before fixing them and then suddenly threatening us all with eviction.
