I moved out almost 2 monthsago. They refuse to stop charging me.
And will not return my deposit
Horrible management company!!!!! No ownership! They do not return emails. They do not send anyone to complete work orders after 4 attempts...still nothing!

I want to point out how deeply disappointed I am to have seen your community in the last few months. I visit my mother every other day and the last 6 months, homes have taken a turn for the worse.
1. how many residents per home are allowed? I see some homes that have 7-8 people residing at once, smoking and drinking outside like it's a tavern! I am a smoker myself but I do not go around throwing them on the floor like a lot of your new residents.
2. in the past, garbage, broken cars, sofas were not allowed in front yard/driveways. Now that is all I see in some of the homes.
3. Just because one lives in a mobile home does not mean that it should be allowed to have the amount of garbage some of these residences have.
4. You have a community of DRUG DEALERS RENTING NOW. Get a hold of this before I start reporting all of them and you end up with empty homes anyway!
Lastly, My mother is elder and has a small dog, your "newer residents" obviously have ZERO care in keeping people up at night. Constantly making noise at all hours of the night with their car repairs, fireworks, hanging out, etc.
*Previous management would NOT have allowed 1/4 of the things I see now. Extremely Disappointed and disgusted!
My next step is to send this same email to the local news since you seem to have ignore all other complaints from residents who have been in this community for YEARS!
Lakeshore MGMT did a setup with riteway moving company stating lot was ready and to do a tear down disconnect of my home on June 19 and to move and set up on June 22 2020. They didn't answer any calls but inform Ed us that water riser was not put in until after the teardown we are now indefinitely homeless cause of this. Nancy left a message stating water riser would be done in two weeks from June 19. City of Blaine said they never even pulled a riser permits in March and April yet. Nancy told me water riser was in when I called early May. She told riteway mobile home moving service it was in several times. They will not return our numerous calls I call at least twice a day.
No working with tentants out of work due to covid19. Closed pool dispite no order in this County. Making my poor manager's job difficult. We want an ammenity refund if we cant use our pool with certain protocol. This is horrible!
Kristina is manager at Candlestick mobile park in Newburgh NY and she revokes freedom of speech and with the virus going around and the law being illegal to charge late fees or more than what is expected for rent. Not to mention no week notice or anything received the paper the day before saying if you don't pay this by this date which was the following date upon receiving the notice you will be charged late fees they also just print papers and write trailer numbers on the notice papers and once the virus is over I will be going around and talking to people about their opinions and have them sign a petition if they feel the same way I do about candlestick mobile park in Newburgh which I read a few comments and seen a few and how the guy was here for 9 years no problem I was here for almost 17 years no problem and now there is a huge one can't even review the trailer park on google reviews
THE PROPERTY MANAGER its threats me to fine me Because the small ramp in my Desparation and no assistance or help from No one I payed 300.00 to a male that works in Construction to build me a small ramp to have access to my house.His name Jose O *** wich he knew all about code compliance etc.
He mention he will be doing as city requires and not to worried.he works within this community building stairs,decks,balconies',.He took my money with out finishing the Ramp uncompleted and no safe.
After 8 months Property Manager is Threatening me.and He is Discriminatory conduct to a single mom with Disabilities.
Also ...They promise SHED 'and Window design to decorate around it never placed.

I am rejecting this response. Thw Regional Manager Brad *** we talked over the phone as he at some point was getting eager attitude an remind me he was on the phone for about 1 hour.
I need the lot 296wich is causing a lot of subleasing issues and annoyance to my comfortable ENVIORMENT.since The landlord lot #296 wich make additional stairs on each side her house to make dwellings.According to Rules and Regulation "SUBLEASING"IS not ALLOWED.
THE RENTERS are constantly bothering with the back Doors wich landlord 296 make additional private Entrance"
This Tenants are constantly bringing noises at late night and any given time.
They need to STOP parking on the back Because my Dog BARKs everytime they walk by the grass and beside my Residency.
Isnt fair for me Because I can't sleep well .They arrived times where car alarm sounds..!!!
Then they talking on the back of the stairs they leave door open and they talk wich is next to my other bedroom.
The landlord tenant from 296 gets her profit and she rents 2 rooms.
So.,I want this stairs to be removed from the back since they added to their dwelling with out City Ordinances.

This mobile homes starting to have a different appereance..with the flow of too many visitors.
Also this Lady throws garbage outside the Patio for later disposal and this brings a SANITARY ISSUES.
She also installed an AIR CONDITIONING ..AGAIN NO PERMITTED WAS asked for.
I talk on the cellular phone, and he told me He was going to look at that.
I need answers because I pay too much to be living next to people that are bringing lotering and to much of annoyance.
This lady also gives me a bad Look and her young child and a male who is constantly with heR staying and sleeps over.
2. The Regional manager Doesnt want to give me a LOT RENTAL AGREEMENT WITH such amount 822.00 increase new rent each year and applicable fees.
3. Lawn mower suppose to be 25 included on the lot rent since 2008 and after 2009 new park owner increases many fees and increases the rent about 3%. My Original Base locked rent 575.00.And WHY they increase? I wouldn't never placed the home here.
I mention Im handicap to mowed the grass no longer and as a single mom I cant afford any more expenses.
If we dont own the PROPERTY why we have to cut the grass?.
They also increase PROPERTY TAX.
STORM TAX. , WATER' SEWER, THEN AGAIN WATER&SEWER.
THIS MOBILE HOME PARK DONT RESPECT TENANTS AT ALL.
THEY ADVERTISED THAT THEY LOVE OUR TENANTS.
IN REAL LIFE They only love is THE RENT MONEY..

Horrible argumentative so called Community Manager with an attitude and sprouting religious well wishes to customer in heated conversation. Pathetic!!! They will not return your calls and resolve issues. I advise anyone looking at any of these properties to look elsewhere and save yourself some aggravation dealing with those is!!! Someone needs to give them a lesson in good customer service. They have completely lost my respect and it will be a rocky relationship as I am taking no *** from them!!! They took over the property and I have been living there 9 years before they arrived with no problems.
This is not a 55 plus community as advertised and they provide no property upkeep as well as increasing rent and property pass through taxes
if you are thinking about moving or buying a mobile home in Lakeshore's New York mobile home park communities, you should re-evaluate your decision. The Revdex.com shows Lakeshore to have a triple "A" rating. How this rating is valid, is questionable to say the least. First off, the lot rents are among the highest in Orange or Dutchess counties in New York. Average lot rents in the Candlestick Park Newburgh NY location, are about $750.00 a month. While you are not responsible to a pay a portion of the property tax on the lot you rent, this amount of rent is still extreme. You'll get water, sewer and garbage pick up included in the rent. But not much else. The rules given tenants here make the tenant responsible for just about everything. Much of your responsibility may not even be legal under New York State laws which govern manufactured home parks. But challenging Lakeshore with regard to what is and is not your responsibility, as a Mobile Home Park tenant, is not easy. It requires filing a complaint with NYSHCR and waiting for a response from Lakeshore. Even if your complaint is valid, Lakeshore may still not comply and challenge your complaint. So it may not be worth it to file a complain at all. I find the community "manager" to be rather belligerent. After all, her concern is what's best for the company, not the tenants. There are certain tenants who are entitled to S.T.A.R. benefits, which is a grant given those eligible money to offset energy costs. Many tenants have not received STAR since Lakeshore and it's subsidiary, Candlestick MHP, had taken over the park in September 2018. Although I hear that Lakeshore may release the grants in January 2020. Lakeshore Management Inc. owns and operates Mobile Home Parks is several different states. It may be wise to investigate what some of the tenants in their other holdings have to say. All in all, the park's common area's are "fairly" maintained. But the tenants here were promised repaved roadways, a park for the kids to play and other "amenities" which we have yet to receive. In fairness, the park is located in a fairly isolated area. About 2 miles from route 9W in Newburgh. Crime seems to be a non issue in Candlestick MHP. However, from what I've found, it is near impossible to sell your trailer in the park once you purchase it. Even then, you will not get the full market value, even if you made improvements to the trailer or the surrounding rental property. I have heard, but cannot substantiate, that the community manager has been "inflating" the trailer values in the park, in speaking with prospective tenants. I suppose, if true, that this is to make those who would buy a trailer and rent a lot believe their investment would well founded. Especially since Lakeshore is about to put 5 new trailers in the park. Which of course, they will be looking to sell and get rents on the lots. It would be wise to contact the local Realtors and ask what the average value of trailers in the park are. All in all, while not at all a bad place to live, there are "issues" with Candlestick and Lakeshore that one may or may not want to deal with, as a lot tenant. Caution favors the wise.
I live at lamplighter on river. One of their communities in Tampa fl. I bought this house house in 2008 and I have to say since lakeshore has taken over this place has gotten horrible. The gated community is no longer gated. It broke years ago. They removed so many things that made this place appealing. Let anyone and everyone move in. We have been robbed 4 x 1x someone broke into my home ,2nd time my brand new $1200 scooter stolen right now my driveway and my sons $300 bike stolen right off my porch last all y solar lights taken from my yard . No one ever answers the phones when help is needed and messages are return DAYS LATER if at all. Not too mention lot rent has quadrupled and keeps going up so even tho I own my house now I can’t even sell it bc no one wants to live here nor pay $593 a month in lot rent on top of utilities. Not too mention the rodent and ant problem in the community that they do nothing abt. Security doesn’t even ride around at night anymore. It’s ridiculous. Horrible horrible place
The whole mobile home park is underwater destroying the property placed on it, repairs promised are never made, misrepresentation of property, flat out lying, and not fixing underground water issues resolving in flooding in the park and under the mobile homes, land not graded properly, and mobile homes not installed properly, the maintance team has accually damaged my property and refuses to repair the damage to the property.

We have recently re-poured the concrete slab for your unit in order to help with the water retention and grading issues for your unit. In addition to the concrete work we are going to repair the piece of siding that we believe may have been damaged by our landscaping crew. community manager Debra ***, is very rude, unprofessional and racist!
I’m currently renting a space at park of the four season in Blaine MN and I am experiencing discrimination due to my race ethnicity by the community manager Debra *** . It is mentally and physically affecting, and due to my pregnancy I can’t deal with all stress she is putting on me.
I've been trying to sell my mobile home and she has been very rude, unprofessional, disrespectful, and discriminating against me to the point where she has yelled and even made me cry by her attitude and rudeness. She has given me a hard time working with me but also has been very rude to a prospective buyer which, also happens to be a protected class due to ethnicity and also was very rude and disrespectful to him as well .
I just want to be able to sell my mobile and not deal with her no more, I’m really stress and I don’t want to deal with her no more! Last weekend I spoke to Crystal which she told me everything was okay and today my prospective buyer went to office and was very rude, disrespectful treated by Debra. I called her and ask her what had happened if from my understanding everything was okay again she just started being rude and yelling at me on the phone. I did tell her that her tone and rudeness was not necessary and she basically went on. I understand she might be the community Manager but she has no right to yell, be so unprofessional and discriminating towards any one! I just want to speak and deal with some one else beside her as I feel very stressed regarding towards her attitude.
I will be also contacting the MN Department of Human Rights regarding my tenant rights and discrimination and will be seeking legal advice needed.
I applied for community approval at *** MHC in *** Creek on June 11, 2019. Luke, the community mgr, informed me I was declined on June 12. When I inquired as to why the app. was declined Luke proceeded to tell me it was because of an eviction on my record. I called *** Consumer Relations Dpt. to dispute the eviction and was informed that NO eviction was ever reported to Lakeshore Mgmt and that the comm. mgr was incorrect.
Luke then proceeded to tell me that the second applicant Jonathon A. *** was the issue of why the adverse action was taken, (he has a credit score of 707 and no criminal/eviction records) and to apply with an additional guarantor and pay another app fee.
Per Luke's direction I then applied with Daniel *** (with a credit score of almost 800 and no criminal/eviction records) and was declined again. Luke then told me "it must be something really bad on you so have Mr. and Mr. apply together". We would of course, per Luke, have to pay an another application.
Currently we have paid $240 in application fees and with the 2 additional fees will be at $360 in app fees.
I have requested, from Luke, in writing several times to inform me why the adverse action was taken by Lakeshore Mgmt. The community mgr has refused to tell me why the app was denied. I have also, in person, requested from Luke a copy of the adverse action letter and was told it would be mailed to me at the NC address even though he knows I am in FL . When I was unable to get the information from the community mgr, I reached out to the regional mgr Brad Holcomb on June 25. I again requested in writing the reason the adverse action had been taken against me by Lakeshore Mgmt and requested an opportunity to dispute any inaccurate information. We have also left several messages for Mr. Holcomb on his direct number but have not received a return phone call from anyone. It has now been 3 weeks and no one from Lakeshore Mgmt will respond to an email or voicemails
For privacy reasons we do not want to discuss any specifics of the applicant’s adverse action notice, but we do want to offer a brief explanation of our application process. We use a third party to run background checks on applicants and our community managers do not have access to their background and credit reports. The third party sends a letter directly to the stated mailing address of the applicant and our community manager prints and provides any adverse action notices to the applicant which contains the contact information for the third party customer service department which the applicant can contact to review the notice.
Our regional manager, reached out to the applicant on 7/9 to go through the adverse action notice with the applicant and to help resolve any questions about the notice, or who to contact for further information regarding the background check.

I had to pay a security deposit of $1500 when I moved into a Lakeshore Community - ***, Pompano Beach. I was advised that I had to give a written 30 notice to vacate. I submitted this in February and moved into my new place March 1, 2019. I have been trying to get my $1500 deposit returned and the Property Manager, first misplaced my 30 day notice and requested it again in April, when I called to find out where my refund was.
The Property manager advised me that it would take a few weeks to receive my refund. Here we are in May and no refund. I called the Corporate office in Illinois and they gave me a number to call to speak to the Division Manager, Brad. I left 2 messages and no return call. I called the Corporate office again and left 2 messages again and still no call back.
I called the Corporate office yet again and was told that the Regional Manager would be contacting me by end of day. End of day, came and went and the only person that called me was the Property Manager, who explained the delays and frankly, I d not care what other people have done or didn't do in a timely manner. All I care about is that I did what I had to do and I want my refund of $1500. 6 phone calls in 3 days 2 months after I moved out over 2 months ago is being overly patient.
I want my refund sent to me immediately, either via ACH, wire or overnight a cashier's check to me. I am tired of waiting and I want, need and have every right to receive my refund and should have received it by now. My next step is to contact the Attorney General.

Our district manager has reached out to the customer on 5/8/19 to verify the best mailing address and apologize for this oversight. We have processed the customer’s refund and are sending it overnight via FedEx, they should receive the refund on 5/9/19. This mistake is being addressed internally by our district manager to ensure that it does not happen again.

If I could leave 0 stars I would. Our home has been without full time management for weeks now. Someone comes maybe an hour a day here and there, not consistently. Coming to a Senior park at 8 am and leaving in an hour is unacceptable. Many of our residents are very elderly and cannot get up and out by then, and when they try, there is no one in the office by the time they get there.
After many of us leaving calls, some of us for almost a month now, our calls go unanswered and unreturned. People are wanting to purchase homes here both park and private owned and there is no one here to apply to so sales are being lost. Perspective buyers calls are going unreturned as well. Just because there are problems at another Lakeshore managed park in the area doesn't mean this park should have to pay for that by being ignored. Just because we are Seniors doesn't mean we should be ignored. People are fed up and frustrated and that is why I am resorting to this.
We had an issue with the son of a resident and were told to let management know when this person, who was removed by the police, is in the park. we have been leaving calls and texts about him being here several times and those are not answered either. Something needs to be done. The next step is filing a complaint with NYS.
We bought a mobile home in a Retirement park and rented the land owned by Lakeshore Management. We sold the Trailer in February of 2019 to a person who had completed all the paperwork beforehand. The manager here quit and we have tried at least 20x to contact this business to let them know we were selling and moving out. We never got a return phone call. I emailed them and never received a response. When the new manager started, I went to the office and explained to him that we moved out and the gentleman that was moving in had done all the background paperwork and was appl. I informed him of how many times I had contacted the company asking that we be refunded our 1500.00 deposit we paid upon moving in and it said in writing on our lease that upon moving out our deposit would be returned. The new manager emailed the company to ask how he should go about returning the deposit and he said he would call me back as soon as he received an answer. That manager has since quit and we still have not gotten our deposit back or heard from the company. We just want our deposit back

Due to a turnover in staff this move out was overlooked and had not been processed. Our staff reached out to the resident to verify their mailing address and process the security deposit refund. The resident should receive their refund check in the next ten business days.
Very very poor excuse of a “management company” ... the parks manager is supposed to be the emergency contact information.. however only one resident of the park has that information (because they are ‘buddy-buddy’) ... Initially they took over as the new owners of the park and violated everyone’s rights by removing any and all fences without permission or permits of demolition. Nobody was reimbursed for that. They started cutting down state and historically protected trees. Again no permit. They began painting and requiring homeowners to paint “or we(tenant/renters) would receive a fine” , in west palm beach it is required u have a permit for painting.. I have addressed all my questions and concerns at meetings with very little to no answers... “We as renters are required to maintain our lawns”-lsmch “or else we the renters will be fined” when addressed at last meeting I verified we are “only responsible for land in a 3ft radius around our home”-Renee J. *** manager, yet if we don’t maintain the rest of the yard we will receive a 75$ fine. Our pool amenities have been taken away with no expected date as to when it will be made available to the community again, now I work for a pool construction company and there are no leaks or problems with the pool, maybe some outdated tile but that’s just aesthetics. Rent is raised every year in most communities and more if they are below average rental rates. Our late fees for my specific neighborhood are 35$ an initial late fee and 5$ a day every day after that.. “if you are late longer than 20 days your information will be sent to the lawyers office-where you will be required to pay the fees, and an additional 875$ charge will be applied” -Renee J. *** manager but I nor anyone else in my community have ever received a community manual, rental agreement, or anything where we signed agreeing to this. No one in my neighborhood (minus the new seasonal people they are allowing in) have ever signed a lease with the new owners or the previous owners... “we as renters are also required to be responsible for our own electrical boxes outside the home” ... even if they are on other lots !! This “management” company is a scam! Stay farrrrr away from anything that has a tree decal on it or says lakeshore management!!!
My most recent problem was 2/2/19 at 1:40 am my power was vandalized cutting 2 220amp feeds... I have a neighbor who has been messing with my power since December 2018 .. I’ve done everything I can in my power to prevent it!! I have installed cameras around my home (however because the box is not even on my lot, the electrical boxes are not in view) I have now filed 2 police reports. And gone to the park manager asking her to install cameras around the laundry mat and office for benefit of neighborhoods safety. I have even gone as far as to putting locks on my boxes by recommendation of a sergeant at sheriffs office , my lock was cut and power was shut off first time.. within a 20 minute time span after I flipped main breakers (outside on different lot) back on, my power goes out again this time when I went to flip main breaker back on my feeds were clean cut. Now I know exactly what neighbor is doing this. As I have 0 enemies. I’m very friendly I get along with everyone! I help anyone I can. Even if we have our differences. My one neighbor although I could careless about him seems to be coming after me and I fear for my safety! I’ve expressed my concerns and park manager says there’s nothing she can do.. I’m 9 mos pregnant due in a couple days and this isn’t something I DONT take lightly, the safety of my home and my neighborhood.. this is the 3rd time I’ve lost allllll the food in my 2 refrigerators! I’m very upset! Now as to fixing the box that’s not even on my property - whennnnn I have done everything in my power to stop this from happening - I am responsible for it. Again I have never signed anything nor been given a manual to be held responsible. I have spoken to Florida power and light as well as a licensed electrician and legal aide. Allll who say the same thing, I am not the owners of the property, I am not responsible for the boxes. And according the meeting I’m “only responsible for 3ft from trailer all the way around” sooo please explain to me how I’m responsible for the cost?!?! I had to pay out of pocket for an emergency service call to a licensed electrician on a Saturday! In order to have my an emergency hook up by FPL on Saturday, I had to call the emergencyyyyy number 911 when this happened for the 2nd time to make a report, yet no “management” anywhere.. norrrr after the only person who has her personal number contacted her. I waited 5 hours in the blistering sun at 9 mos pregnant because she was supposed to be coming she never showed so when I finally went to a sister neighborhood to get in contact with her she was supposedly in my neighborhood, I said I would be right there it’s only 5 minutes down the road and she said, and I reiterate, “oh that won’t be necessary im leaving” what kind of manager is this?!? Was she even actually there?!?
Now I’m also required to pull and pay for permits for the work that was done on a property I don’t own, for something that happened offfff my lot, when I’ve done what I can to avoid this!! .... When I take my trailer and leave I don’t take the electrical box too do I ?! No. Whyyy because not my property!! Yet again I’m responsible for something I never signed up for or was given any written information holding me liable.... I have never in my life been handled so poorly by people I’m paying money to.. that would be unfavoring on their end. Because now I want to move ASAP! ... I guess because this company is so large they can just mow right over you with no care or concern, anything to keep their pockets big, I understand it’s a business and they are there to make money, clearly! But there’s no customer satisfaction, there’s no comaplaint number, and you can want to take them to court allllll you want and you may even win a lawsuit but the people won’t ever truely win, justice towards this company will never be served until they are shut down , they will just mow over another neighborhood, trapping people into losing homes or even selling homes for wayyyy less than market value due to rigorous application processes, high renters rate, in low income areas with little to NO neighborhood security ! Again I urge anyone seeing this look else where!!!! Avoid even if u have to pay an extra dollar some where else!!! It will save u money in the end.. and if u are reading this and u have already been trapped my deepest empathy and sympathy goes out to u , I understand I truely do! ..... RUNNN BEFORE THEY COME!
Buyer Beware!!! Do not buy a mobile home from Lakeshore properties absolute worst property managers. Sandy *** is our park manager an we had a stabbing October 2018. The park was on lock down and of course manager would not even come out to deal with the problem. We had Brenda *** the mother of the *** shootings living in Home Mobile Home Park for Approx. 3 years. Once again was reported to manager Sandy *** once again nothing was done and Brenda finally moved after 3 years. There are so many other problems that is going on in this mobile home park due to Sandy *** poor managing skills. Many problems have been reported to Lakeshore but they also ignore the problems. So like I said this is a senior park and is not safe for seniors. Please think twice before buying any thing from Lakeshore properties you will regret the poor management of these properties..
For many years this trailer park was owned by the Mall family. Any problems that arose were handled in a fare friendly manner . Unfortunately the trailer park was sold to Lakeshore management . These people do not know what a good and fair way of dealing with problems are. They don’t even know the meaning of human rights . On morning that they took over the trailer park at 7 o’clock in the morning they were pounding on the door like *** !! With no notice of coming on my rent paid in full home
The manager of the trailer park continues to scream that she owns the park which is a bald-faced lie . She continues to right violations of the leases that don’t exist . This was a happy thriving community Did need some work ? Yes but I liked living in a neighborhood where I knew my neighbors, Landlord and could rely on thier help at any time . They have taken all the amenities away with no explanations Cut down 75-year-old protected trees Without a care of the community . When you ask for explanations of what’s going on in your community where you live in , you are told I don’t have to tell you anything... At one point I love living in this community I now want to move as fast as possible and I suggest anybody looking for a mobile home park to stay clear of this park and to look at any other parks owned by Lakeshore management and stay clear of those as well . In my opinion lakeshore management should have their license revoked to manage anything . And be ran out of the state of Florida that’s how deplorable they are . unprofessional, unrealistic , and untrustworthy . And if you read the reviews like I have , you will see the same review over and over again Sadly *** has become a ghost town due to the actions of Lakeshore management . It is so ignorant that management can’t get my name spelled right on the notices they keep posting on my door , or that just shows the level of the unprofessional?? I continue to deal with it I didn’t have a choice but you do.
For many years this trailer park was owned by the Mall family. Any problems that arose were handled in a fare friendly manner . Unfortunately the trailer park was sold to Lakeshore management . These people do not know what a good and fair way of dealing with problems are. They don’t even know the meaning of human rights . On morning that they took over the trailer park at 7 o’clock in the morning they were pounding on the door like *** !! With no notice of coming on my rent paid in full home
The manager of the trailer park continues to scream that she owns the park which is a bald-faced lie . She continues to right violations of the leases that don’t exist . Now all the amenities have been taken away . You speak out you get nowhere but notices of violation’s leading to evection or some BS fine and then (ho no ) you will go to the attorney . I would LOVE to see you in court WTF you pray on the poor for your own greed but you got the wrong BULL this time . I’m not poor nor am I stupid !!
