This company has shady practicesWe had an agreed upon offer and signed document for a house at $550k this was $40k below the seller asking priceThey had my real estate agent sign an NDA, so you will not actually see the offer they submitThey sent an offer at $545k, not the agree upon $550Kthe seller reject the offer and then home partner submit the $550k offer but by then the damage was doneIf you are okay with the lack of transparency and integrity it might be an option for youIn my opinion they don't understand some of these markets and of course they are going to low ball which in some of these markets will not get a deal done

This company is a scam to get you to pay the $"credit check" fee I was completely upfront with them on my low credit score due to having no credit at I pay cash for everything and have come to realize that low scores are not just due to negative activity I told Home Partners this and they assured me that they could work with me Within hours of paying the $they said I was not approved

We are only into our 6th month of renting a home through Home PartnersA month ago a storm blew out some of the panels in our screen enclosure over our poolSo far its been a month and still is not fixedWe have made several calls in which we always get the standard answer " its being reviewed"They requested photos and videos of the damage but still no resolution We logged several complaints in the portal like they require but still nothing gets done We defiantly will be leaving this home when our lease is upThey have a very poor system to get repairs done and will NEVER return a call If you are looking into using Home Partners I suggest you run the other direction

We found HP to be easy to work with a fairWe found a great realtor Tawnia coulter in Seattle who helped us with the programWe are in Seattle and the housing prices are out of control! With HP we where able to find a home we loved, our rent is comparable to market for our home (very nice) is pretty spot on for our areaWith the rising cost I suspect we will have no issue When we decide to try to purchase (appraisal will be pretty spot on if market keeps going up)If the market drops out then we can walk away once our lease is upWe are very very satisfied and urge others who meet criteria but are not quit ready to buy the traditional route to use this programI feel they are fair in vetting who is good for the programThey want to be sure they are not setting folks up for faliure by ensuring you will be able to pay for what you are signing up forWe had low debt, good job history, first, last, deposits for pet and no criminal/evictionsOur credit was not quit strong enough but close so they approved usWe couldn't speak higherYes, of course they are going to try to make a little money to but that's buisnessPeople who pursue this program should be happy they are out there to give us a shot to get into a home in a ever increasing marketThank you HP!!!

HPA offered the complainant a significant good faith concession which could have resulted in rental revenue losses by us amounting to over $20,had she accepted itWe are sorry that she has rejected our offerIt was more than fair and represented a serious attempt to resolve this issueThe offer we made to her was our “best and final” attempt to close this issue under the Revdex.com process John S*** Home Partners of America *** *** *** *** Suite Chicago, IL j***@homepartners.com ***

Prospective residents who are interested in participating in Home Partners' Lease with a Right to Purchase program are required to apply for the program. Home Partners' underwriting approach incorporates evaluation of the applicant’s credit history, including income, job history, credit
history, public records such as eviction and criminal history. In the FAQs section of Home Partners' website, and refer the complainant to FAQs #2, #and # The website is clear that there are several factors considered with respect to an application, and the decision was based on such factors The complainant's desired resolution is a refund of the application fee As clearly stated on the website, the application fee is nonrefundable The costs incurred to process each application often exceeds the application fee collected

I'm a Realtor down On the WEST Coast of Fla, Home Partners has helped over a dozen of my clients find the right home..Their system works for all types of rental clients from the Executive one year moving in and outOR the family that wants their children in one school system for ALL yearsComforting, knowing in writing , you have the home for those high school tears
And no, they have never "low-balled" any of my dealsMy people get choose from dozens of available homes ThanksBob J

While Home Partners is sorry for the complainant's experience with the realtor, the realtor does not work for Home Partners Home Partners' re-iterates its response to the original complaint In addition, Home Partners has reviewed the conversation with the complainant and its customer service, and as previously stated, the conversation was not as described in the complaint The complainant was informed of the application refund policy and was not mistreated as described

Home Partners and their property management company, *** ***, are a group of unscrupulous and shady real estate peopleI signed a lease in June on a property in Matthews NCAlmost immediately unnoticed heated floor in the master bathroomI reported it and later found it to be hot water leaking in the crawl space of the propertyThey've been sending vendors since thenWhen I finally saw mold on the wall of the bathroom I notified them of my intention to do an early termination of the leaseThey refused unless an independent contractor comes in to verify that the piping in the crawl space was faultyThe contractor came and confirmed that the piping beneath the house was substandard and needed an entire overhaulingAnd for us to move out immediatelyHowever we've been paying $1000s in bills which they had so far refused to fully reimburseDon't believe their sales pitchTheir totally fraudulent practices should be avoided by innocent people

I am rejecting this response because: we do not agree to the terms that are statedThis manipulation by Homepartners to get us to sign a page contract has cost my family THOUSANDS of dollars and by trying to put a time limit or cap on our day notice clause, they
are once again attempting to manipulate the situationWe have tried very hard to be nice and fair but we are very unhappy with their responseI also take offense that John states they dispute our claims, I have recordings that back up my allegations and forwarded on one of those recordings directly to HomepartnersJohn vehemently states in that recording that we are NEVER passed the expense for an inspection, yet I have the documents that show we are responsible for those charges should we purchase the homeWe were given misleading and incorrect information in order for us to commit to a large monthly payment and when I tried to get answers from Homepartners for months, my requests for help and assistance were ignoredWe have a moldy door frame, we have moldy carpet, we have rocks falling off the home; all because Homepartners hired non qualified inspectorsWe paid for our own inspector after we were ignored for months to get repairs and our inspector has stated that many (expensive and safety) items were missedI think the part that is most upsetting is the attempt that Homepartners and *** (their managing company) are making to extort money from clientsWe were 'charged' items on a 'make ready' list that were NEVER completed and I can prove itAbsolutely disgusting display of manipulation, extortion, and price gaugingBuyers/renters beware!
Sincerely,
Melissa ***

We require a background check for all residents above the age of 18 that will be living in the home that we lease to our customers....

In order to conduct such a background check, an SSN or ITIN number is required, and we cannot make exceptions to this policy.
We worked with the consumer in this case to resolve the issue amicably, prior to receiving this complaint, and their deposit has already been refunded in full. It is unfortunate that we were not able to make this particular transaction work, but we believe that we have reached a fair resolution to this issue.
