I rented a three bedroom house from GK Houses with central heating and air and I found out that the unit had been stolen. It was misrepresented to me that there was a central unit. The house has upstairs and downstairs. The company took five months to attempt to correct this issue only to provide one small window unit upstairs and one small window unit downstairs which only cools one room. (pictures can be provided). My rent was $775.00 per month and now has increased to $815.00 per month. I am needing for them to replace these small window units with a central unit which is what my original agreement call for.

Desired Outcome

Other (requires explanation) I want a central air unit to be installed because that is I my contract called for.

We are in discussions with the owner about lowering the rent back down to $775, but it will ultimately be his/her decision. They have already let us know that they will not install central heat and air in the house after their units were stolen.

The next door neighbor***.Tell me this house unit having the same problems with the last renter.complaint about so they moved out because the air was not fixed. *** was the renter who move out the central air was working phone is ***.G.K.Housing know about this problem first hand but in your ad stated they had central air.I buy out money with fans and have to send my child away from this house when I at work or on errands. The cost for child care because house is to hot for my baby sitter to keep my child.This company owe me money for inconvenient.

We have spoken to the owner about this property. They are not willing to install central heating and air because the past several units have been stolen.

We cannot force the owner to spend several thousand dollars for central heat and air.

After multiple phone calls and emails, I have yet to speak to a anyone that represents Gk houses on the phone. All of their phone systems are automated and several lead to "I'm sorry the person you are trying to reach is unavailable,Goodbye!". I wanted to rent their property at 509 spears ave in Chattanooga, but no one has called me. I emailed the [email protected] to inquire if the carpet with holes in it could be replaced before move in, the response was "Thank you for the feedback on this property, we will look on to this." First, that is incorrect usage of grammar. Second, that did not answer my question. Lastly, no one has contacted me. I think this "business" she be shut down.

company failed to honor lease agreement to fix all issues reported in the first 10 days immediately. No response to broken heat in last 6 days.
I moved into my rental house at *** on Sat. March 3.I Notified GK by email on Sun March 4 that heat wont stop running even when turned off at thermostat. Also notified them that bedroom light isn't working. House has fuses not circuit breakers but fuse is not burned. I am worried that there is a short in the wiring and that house may catch fire. I also notified GK housing that water coming out of pipes is brown and undrinkable. Despite multiple phone calls and emails on a daily basis since Sun March4 It has been 6 days and I still have not heard from GK and these issues have not been addressed. I will not be able to pay my ever ballooning heating bill. I phoned the utility company to see if they could do something to shut off the heat and they informed me that this is costing me about $20.00 a day. I have records of all emails and phone calls that went unanswered. I paid my first month, last month and security deposit in the amount of $2,550.00 but have been abandoned by GK housing since I paid them.

Desired Outcome

I am requesting that GK housing honor our lease agreement and repair heating, light, plumbing and all issues they have been informed of. I also want the cost of the heating bill for the days the heat remains unfixed deducted from next months rental payment. I would like an amendment to the lease adding the provision that if complaints are not responded to in a timely manner (within 24 hours) and that if repairs are not made within 48 hrs, the tenant has the right to have repairs done by an independent contractor at GK housings expense.

The owner of this property (we are not the owner, but the property manager) handles all of their own maintenance work. It is our understanding that the owner has reached out to *** to have these issues resolved.

Falsified claims for repairs. Witholding deposit money. False written checks. Excess charges to my bank account for stop check. miscommunication
We have record of all prior damages and lack of paint and repairs on the provided gk houses move in check list. GK houses attemped to charge us for painting and replacing a light bulb for $336. I gave them sufficient time for our deposit to be returned. over 60 days have passed and we finally received a check for $897.77. They wrote the check out to me and handed it to me personally at their office. I went to check my bank account and the charges were stopped and removed from my account. I was also charged a $15 stop check from Regions. This company is a fraud. They owe me $1800 from not receiving the full security deposit within 60 days.

Please advise.

Desired Outcome

We should be paid $1815 to make this right by law. We deserve double our original deposit and also the $15 that i was charged from the stop check that was fraudulently given to me.

We actually sent *** a disposition letter along with a check prior to the 60 day period. They had a disagreement with that amount and came to the office to dispute it. They told us that they had not received the other check. On the day they were in the office, we cut them another check for the entire amount because they said they had not received the first check. When we were able to check our bank, we realized *** had deposited the first check and so we put a 'stop payment' on the second check we gave them in the office. Because we sent the initial check well before the 60 day period, we do not owe them the double deposit...but we would agree to pay the $15 stop payment fee.

This response raised many red flags here as one can assume. Why were we being charged for painting a bedroom in excess of $300? A security deposit covers damages, and this was not a damage. It was normal wear and tear. We have it documented in the move in checklist that the whole condo needed to be painted and the owner did not want to have it painted. Is this what gk jouses attemps to charge all of its tenants when they move out? Why was there a separate representative at every step in the process handling money and writing out checks? Why was there no checks and balances to see that they have already written us a check the first time? Also, why was a check written for $897 instead of the total $900 the second time? We still have yet to receive the final amount of our deposit. Why are these funds still being withheld?

We handled ***'s move-out and disposition letter like we have for the thousands of clients before ***. If we believe that a room has more than normal wear and tear, that is going to be the tenant's responsibility. The fact that we did not include the entire home is evidence that we believed that room in particular needed painting beyond what normal wear and tear had done. We have a very distinct process for handling move-outs as well as the funds and check writing. As we mentioned before, we would cover the $15 stop payment fee.

gkhouses lacks the professionalism to properly communicate and take care of their tenants. This includes taking care of simple maintenance requests.
The Birmingham branch of gkhouses has a number of problems that mostly stem from communication. They do not have a direct phone line and hide behind emails and technology. When I initially applied for the house it took them 3 weeks to finally verify the status of my application, despite the fact that they state on their application page that you will hear back in no more than 2-3 business days. Since moving into the house my experience has not been any better. We have had maintenance request orders we submitted during our first week in the house nearly 3 months ago that have still not been addressed at all. This is despite multiple email correspondences and my driving 45 minutes to visit the office myself. Unsurprisingly, they were just as unprofessional at their office as they were online. During my time at the office they spent more time discussing football than addressing the problems of myself and the other tenants that were waiting in the lobby. The current problems that we are wanting to be fixed (a cracked window and a large hole in the wall) are not threatening in an way. However, the way that gkhouses has handled the situation removes any faith that I would have in them if a more serious request came up. In fact I have read reviews and heard stories of others tenants having their A/C stop working and gkhouses not fixing it until several weeks later.

All in all, I do not feel as though gkhouses respects their tenants in any way at all.

All that I would like is for gkhouses to complete our repair request and to be more professional and responsible in the future.

We sent our glass vendor to make a repair on *** home but the vendor got the addressed confused with another house on the same street that he was serving. This caused a communication breakdown and resulted in a delay with us getting to *** repair. We take full responsibility for this error and will work hard to make sure that it doesn't happen again.

I appreciate their response and understand that it can be difficult to maintain the best communication when outsourcing things such as repairs to a third party. However it is unacceptable that it took me filing a complaint with the Revdex.com for them to share that information with me. It is also inexcusable that my roommate and I have had to be the ones to initiate any and all communication with gkhouses following our initial work order submission. When you move into a rental home you expect the business managing the leasing to place the tenants' best interests first in the same way that the tenants are expected to treat the house with respect. We have held up our side of that and now we expect gkhouses to follow suit.

The rental company(GKHouses)advertised the house to be in Hoover and upon moving into the home I found out that the house is actually in Bessemer.
When I was searching for a rental house, I was ONLY interested in renting a house in Hoover. The house I chose (***)was advertised by GKHouses to be in Hoover. In fact, the very first line of the advertisement states: "This is a 4 bedroom and 2 bath home, located in Hoover." When I tried to enroll my daughter at Deer Valley Elementary which is zoned for Hoover, she was denied because they said my address falls within Bessemer city limits. I moved to this house for a 10/10 school zone and now I'm stuck in a 1/10 school zone. The school is very poor in safety and ratings so I am forced to homeschool my daughter until I can get out of this house. I contacted *** and *** at GKHouses both in email and in person to report the issue. I want to break my lease and leave because this property was falsely advertised and now my daughters can't even go to school here. I am a single mom and I moved here hoping it was my last move to gain stability for myself and my kids and now I have to move again. This is very stressful on myself and on my kids. My daughter loves school and now she can't even attend. I would've never moved into this house if I knew it was in Bessemer. The entire neighborhood of ***s zoned for Hoover except this road which I was not informed of until after I moved here. I begged and pleaded to GKHouses to reach out to the owner to allow me to break the lease and leave since I've only been here for 4 days and because the house was falsely advertised but they didn't give me any way out without MAJOR penalties that I, as a single mom, cannot afford. I told him that it wasn't fair that I got tricked and lied to and stuck in a house I don't want to be in. He informed me that all the information they use comes from the owner. The owner had never even seen the house before until Tuesday afternoon when he stopped by to look at the finished product. I told GKHouses that ***, a member of the Hoover City School Board, told me in person that I am one of more than 7 people who have been lied to and tricked into buying a house on that street with the intention that it was zoned for Hoover. *** called GKHouses himself to notify them that they need to stop advertising that these houses are in Hoover because they aren't and it's ruining families lives. He said that all GKHouses could tell him was basically that it was none of his business.

Desired Outcome

I wish to break my lease without penalties ASAP with or without refunds for the false advertisement and hassle this has caused my entire family. I want to move out of this house immediately so I can get into a better school district ASAP. I do not want to use this rental company anymore. They have not been good with correspondance and showed absolutely no remorse for the huge mistake that was made on their behalf. I feel that I should be able to move out without all the additional fees and penalties or montly rent until a new tenant rents the house. The house had a Hoover zipcode (***) and was listed under Hoover and I never thought any of this was going to happen.

We are sorry about this unfortunate situation for *** However, our website clearly states that any tenant should verify information with the appropriate authorities. ***actually spoke with the Hoover school system and they told her the home was zoned for Hoover.

We asked the owner about letting ***out of the lease but they will not, but instead asked that ***follow the early termination policy stated in the lease.

This response is NOT satisfactory. They KNEW this house wasn't in Hoover as reported to me by the Hoover school board who notified them a year ago. Even AFTER I notified them of the situation they still listed ANOTHER property as Hoover on that same street KNOWING that it is not Hoover. It is intentional and false advertisement and I'm not going to stand for it. I want out of my lease immediately WITHOUT penalties and fees!

From what we understand, ***actually verified with the Hoover school system and it wasn't until after she rented the home that they told her it was zoned for a different school system. We are sorry that she was not able to register her children for the school she desired, but there was a clear notice on our listing that everyone should verify all information with the correct authorities. It is the tenant's responsibility to verify all school information. The owner of this home will not allow ***to break the lease without adhering to the 'early termination' clause found in her lease.

GKhouses is attempting to charge additional fees AFTER we received terms in writing regarding our early lease termination (with *** PM)

It is my hope that enough people come forward so eventually mechanism(s) like the Revdex.com can help stop the predatory business practices we perceive by this company.

Based upon the other complaints regarding this company, charging extraneous additional fees and then damaging someone's credit as a result of any "resistance" to blindly paying those extraneous fees: constitutes predatory business practices.

We are certainly exploring mechanisms within the State of TN (where the rental property is located) at least to notify the proper agencies of our experience with gkhouses.

GKhouses Purchased the Property Management Company (*** Property Management) we had our original lease agreement with.

We turned in our 30 day notice and agreed to early lease termination penalties (with *** PM - which is all documented).

Once we moved out (May 27th, 2017) we could not get anyone to respond from gkhouses/*** PM to give us an update regarding the walk through results and to pay the remaining penalty (extra month rent according to lease agreement AND reply from *** PM to our 30 day notice). We could not even get someone to respond regarding the results of the walk through (June 7th, 2017).

On August 21st, 2017 we received a disposition letter from gkhouses attempting to charge us an additional 2,250 in penalties and fees.

We attempted to contact someone at gkhouses several times but could never talk to an actual person. (The operator told us everyone was too busy to talk with us).

We even shared the reply to our 30-day notice from *** PM regarding the penalties agreed upon but gkhouses would not even acknowledge it in their e-mail replies. We also could not even get them to clearly identify the breakdown of the amounts of the additional erroneous fees.

We have already submitted payment for the additional month's rent as we acknowledge this is part of the agreed upon early lease termination penalties with *** PM).

We initially tried to pay via the online portal on June 3rd, 2017 but our account was deleted and we could not get anyone to respond).

Desired Outcome

We expect gkhouse to hold to the original agreement with *** PM (which we have as part of our documentation) which was forfeiture of our security deposit and an additional month's rent of $1075.

We have done everything legally required of us regarding this matter and have notified GKHouses that the Fair Credit Reporting Act provides legal recourse for the willful AND/OR negligent inclusion of inaccurate information to our credit report. Including actual/statutory damages, attorney's fees, court costs and punitive damages.

They have also been notified if there are any more issues regarding this matter, or we receive another phone call from a collection agency, or damage to our credit occurs we will be force to pursue legal remedy and damages accordingly.

They took over our management I year ago and it's been a nightmare. We signed our lease and sent it in to the office twice and keep on receiving new leases from them. The accounting department is the worst. This past month we accidently made two rent payments one on line and sent one check in the mail. Then today I get a email saying we owe 400.00 in late payments. What a joke.

I've tried to get them to cut some overgrown trees on their property cut down that have either fallen in our yard or are about to reach power lines.
On July 6th I went to gk houses office and spoke to *** and prior to that I spoken to them around May 3rd about the trees overgrowing an d falling onto our property and back in March of 2017 I e-mail the company at gkhouses.com and explained and no one has done anything to correct the issue. Prior to us contacting them we paid someone to cut their trees because they had grown to a point that the limbs were fallen over. No one was in the house at that point. It's simple just cut the overgrown trees so that they don't fall in our yard and cut the limbs so that they don't continue to damage the fence that separate our properties.

The home referred by *** is indeed managed by us. However, the owner handles all of his own maintenance on his houses.

Also, we have informed *** that if the limbs are coming onto his property (presumably next door), he has the right to trim them back off of his property.

My response is that they should trim the trees back so that they don't come over on our property. It's their trees they should be the ones to handle it I can't go onto their property and cut the trees done.
And this is the first time we've even gotten a response from anyone about this matter. We've been ignored every time we've contacted anyone about this.

We have notified the owner of ***'s complaint. Since we do not do any of the maintenance on this owner's house, and only manage the tenant, we are not able to cut down any trees or limbs.

I paid a $50 application fee for a place that I was told was available. Then they tell me it was not available and will not respond or return that fee
I am relocating to the area and looking for a home to rent. I found their website on several different apps...*** and ***. I contacted them and chatted with someone online. Very friendly and helpful. But that is where it all ended. I visited several of their properties on 062417 through ***. None of the homes I visited on their own site or *** showed to be in pending status of an application as others appeared on both sites. The 1st site I visited was great. The second site was okay but had some damaged areas. The next site was also great. The last two sites were disgusting. The fourth site had roaches everywhere. The last site had this nice looking fridge but once it was open, bugs were everywhere. Someone also showed up to measure the floors to be replaced. He stated he will let them know about the roaches. I filled out site surveys on each home for ***.

We chose to apply for the 1st place, filled out the application and paid the application fee of $50 online because the property still did not have any indication it was pending an application on their site or the others. I waited and never received a call but saw the money was taken from my account. The next day, I notice I did not see the property on their site anymore but everywhere else. I emailed them to ask. But between that time I access their page again and the house showed to be listed again. Hours later, they finally received an email from *** and he stated someone put a deposit down that day and did I like anything else's. I told them no and I wanted my money back because I was sent a list that property was available, plus their site and all the other sites did not show there was an application pending for that property. No one ever responded again. I tried calling numbers on their website (***)***, ***, plus the number in the email signature for him (***)*** but they all the numbers defaulted to the same voice mail.

I emailed again on 06282017 and asked for my money again and I still have yet to receive a response. They are a scam. I have let *** know as well Lack of communication and running a scam for application fees is sad. I would like my $50 application fee back.

I would like my full refund back of $50. I feel they are taking money from not only me but others in informing people looking for a place on their website as well as other websites that places are available and once people pay for them they are no longer available. After this happened I looked into them more and found this has happened to many of people. I want my $50 back and nothing more or less. No help with locating a place or anything. Besides that you can never talk to a real person to try to resolve any issues. I just want my money back. This company is a scam.

After speaking with the realtor association, they paid. Me back my money and I did receive it. The issue was resolved and I am no longer doing business with them.
