Chesmar Homes recently built a home next door to my property. During their construction process their contractors damaged the sod in my backyard and front yard. After talking with my *** I eventually met up with the Chesmar construction manager Dan R on 05/01/20. He said they would fix the damaged sod in the backyard along the fence line as well as the damaged sod near the water meter that was dug up by chesmar 2-3 times during the construction phase. On 5/2220, Chesmar installed the sod for the property next door but did not replace any of my sod that was damaged. I emailed Dan the same day and someone came back out and sodded along the fence line but did not replace the sod in the front near the water meter. I emailed Dan about this issue on 06/04/20, but have not heard back this time around. I also emailed Tom M and have not received any response from him either.

My wife and I recently purchased a home from Chesmar Homes. After a month or so my neighbor brought to my attention an issue that, one would think, a construction manager would be able to resolve. After many attempts contacting ***, communications have grown silent. The issue being the grade of my lawn causing the inability of water to properly drain. This is also affecting my neighbor as it is prominently on our fence line. He has, as well as many others in the neighborhood, brought this to the attention of your employees. Again, nothing has happened. The issue of improper drainage has now affected the integrity of the houses foundation. Walking within a foots distance from where the foundation has cracked, the grounds instability cannot withhold even my own weight. How am I supposed to believe it will hold the weight of my house? This should never be the case with a brand new home. I'm worried if this issue isn't handled properly and expediently legal matters will have to taken. I'm hoping that this email will be met with competence and professionalism as I have not yet seen that from your managers. I would be more open to personally talk with someone via telephone. Thank you.

The customer failed to file a warranty claim with our warranty department, so our field team member was the only one aware of the situation. The common swale between his home and the neighbors home needed adjustment to improve the drainage. In addition, there is a ground water source coming from the rear of the neighbors yard, adding to the volume of water in the drainage swale and preventing it from drying out. Ground water is a naturally occurring condition, beyond the control of the builder, and isn't normally covered under warranty, but we are adding a French drain system to reduce the ground water condition. In addition, we have re-graded the drainage swale, and will be adding a surface drainage system to collect water from the gutter downspouts to further reduce the drainage concern. The gradework is complete, the drain system is in process, and all work should be completed next week. With 5' wide sideyards and wood fence, the side yard receives very little sunshine, making it more difficult to get the area dry. Once the drainage system and grade work is complete, the customer will need to monitor the amount and timing of irrigation to make sure he isn't overwatering and adding to the problem.

Over the past 3 years we have experienced various issues with our circuit breaker box, plugs not being wired correctly, having to pay for service visits from the extended warranty to fix issues that were not done correctly when the home was built. Each time we have to get someone out here, it costs us more money out of our pocket to get things fixed either through warranty or out of pocket. This has just left a sour taste in our mouth in the reliability and quality of chesmar homes for the future. We cannot in good faith recommend Chesmar Homes to future friends and family in the market for new homes if this is the type of quality to be expected from future builds. We have had additional issues with things, such as insulation in the attic, the type or duct or system not being the proper size for the type of home. Some rooms suffering from cooling/heating imbalance, just to name a few. For the promised quality and service we were promised, Chesmar homes has failed to deliver on several levels. We have now had to put in another request for 2-10 warranty to come and check our circuit breaker, and will probably have to pay them more out of pocket to inspect all possible plugs and sockets to make sure all wiring was done correctly. Also, our fire alarms are also randomly going off and resetting with the circuit not properly testing as well. He also mentioned that his manager was also aware of the problem and that nothing would be done to correct the mistake. My husband and I love our home and did not want to loose our home. We decided to take no further action as we where afraid Mike would try to take our home from us. After that complaint we did not receive further information on our home or time on our closing. We had to request information from the title company.

CHESMAR sales Representative Mike ***y in the groves was very unprofessional during the whole process. When we first went to sign the contract he spoke about his personal life. I understand all of us have personal problems, but when you are purchasing a home the attention should be on your customer. As a first time home owner I was not aware you should double check the codes that the sales Representative should be putting in correctly as I came to realize Mike *** made several mistakes on our contract too late. When my husband and I picked our color we showed him what we wanted not asked for the code as I am aware to believe that is his job to enter correctly.
When my realtor went to see if he could find a solution as he entered the wrong color for the backsplash and our carpet. Mike added colors he had reccomend, and I had told I disliked. Especially, when I am trying to get a response from Chesmar. I text and call with no call back. I moved in September 2018 and I am still waiting for my garage door to be fixed since I moved in. When It rains my back yard stays damp for about a week and Chesmar says there is nothing we can do. the property has a heavy slope that when it rains the water eats at the grass and dirt. The Tickets I put in for this is showing completed when no one has even attempted to fix the issue or verified it has been fixed.

The time, disappointment and anxiety that was caused by Chesmar Homes @ The Woodlands Hills is something I hope to never experience again. I will never forget nor stop advising others of their amoral business practices. We picked our house, our colors, our options/upgrades and we were excited. Our salesman advised that once colors are chosen, no other house with the same plan/elevation can have the same brick and paint, as it would make sense that there would be no matching houses on the same street- good for their word, honest? Nope. As I drove the neighborhood one day, I saw the same house/elevation with the same brick that we had chosen sitting in front of it as was ours four houses down on the same side of the street and the street is a cul de sac, not that long. Upon further inquiry, I find it also has the same paint colors? How did this happen? This house was an inventory home with totally different colors 5 months earlier. I know because we inquired about this house first and we were told the colors could not be changed, so I guess they just meant for us. We met with the salesman after numerous emails of concern with other Chesmar employees. Though we signed on the house 5 months ago with the word of the salesman that no house on the street would match- the salesman even admitting he remembered telling us this fact- his answer was "the brick in on the ground is the brick that will go on the house". Which of course would mean our house will match the house 4 houses down. They did offer to "let" us change our paint color and we should be excited that its not too late to change the paint. Somehow I was not excited. The most disheartening thing of all was how every employee we worked with and/or brought our concern to could not have cared less. I will not use names because I believe it to be unkind. They did return the full amount of our earnest money. They had no intention of letting us change our brick after waiting and planning for 5 months, I am sure they can sell the house but why did they not care about the customer they already had with time invested? I understand in business you want to make money and changing the brick would have taken a small part of the salesman's cut but really, to treat someone so as their time was not important? I feel it was a dishonest and an unprincipled attack on my emotions and caused undue anxiety just for someone to make a buck. I am so tired of businesses only caring about the bottom line and not about the customer. We all work for money but should it be at the expense of decency? Needless to say, we walked away because our trust in that builder was gone, to never return.

My parents bought a Chesma home in 2016. The house had a very good value. It had other features that are considered upgrades to other builder such as: widen and self-closed draws, included refrigerator, dryer and washer. The house has some minor issues. However, they have always responded promptly and resolved them. Before the one year warranty expired, we had the inspector checked the house and sent the builder the report to repair. The builder sent a superintendent working with us. He went through the list and informed us when to expect contractors to showed up. He was very happy and polite. Overall, we had a good experience from closing until warranty.

It had other features that are considered upgrades to other builder such as: widen and self-closed draws, included refrigerator, dryer and washer. The house has some minor issues. However, they have always responded promptly and resolved them. Before the one year warranty expired, we had the inspector checked the house and sent the builder the report to repair. The builder sent a superintendent working with us. He went through the list and informed us when to expect contractors to showed up. He was very happy and polite. Overall, we had a good experience from closing until warranty.
