I [redacted] accept the offer to arbitrate this complaint and move forward to mediationAzalea realty has failed to uphold their contractSome of these issues include but are not limited to: upon reasonable notice .azalea realty broke this twiceThis is relating to the requested maintenance in the apartmentThey did not call, email or anythingThey simply showed upThe contract states that they will provide reasonable notice when they need to make repairs or anything that has been requested By SC and by Azalea Realty, It states that they have days to fix any issues that have come about with the apartment or living propertyI sent in an email of everything that needed to be tended to about this apartment on February 2, Come February 16, 2014, nothing had been fixedNothing to this day has been fixedThree main issues, the toilet (health hazard issue), the shower, and the front door (safety hazard issue) all have gone unfixed Other issues relates to the apartment being dirty when I moved inIt states in the contract, “apartment is left clean, if the apartment is not left clean, a portion of the security deposit will be held and then the apartment will be cleaned.” If that was the case why did I walk into a dirty apartment? Tenet acknowledged recipient of the following: Front door key, “other” Mailbox keyI did not receive the mailbox key until three days later when I mentioned that it was a federal offense to hold a mailbox key, and that it was years in prisonI had the key within an hour (they did not call before they showed up, It was after the fact that I received an email stating that they would be at the apartment) Azalea realty, since day one has given me issuesFrom the mail box key to issues of a dirty apartmentThey had bot fixed anything, I have had to pay out of pocket fro: paint, paint supplies, and other things to fix the apartment (all of which I am asking back, well over 100)I had asked several times to see the apartment, and every time that I asked, I was told that I needed to make a $security deposit(money which I am requesting back because they have failed to uphold their contract), have the water turned on and have the power turned onI emailed the company several times stating that issues needed to be fixed they did nothing and have still done nothingNothing at all has been fixed I have safety hazards along with health hazard issues in the apartment.***, the office manager stated to me, “The contract is legally binding and must be followed.” If that is the case, why is Azalea Realty not following the contract? Why did I walk into a dirty apartment? Why is it that after days, nothing has been fixed in the apartment? Why are they blaming me for all of their [redacted] ups? There statement has been go to summary courtThey have made that statement two times, rather than say we [redacted] up we breached our contract let us fix the issuesThey do not careThe office staff is rude and they place the blame on others
The tenant(s) were in our office yesterday to address the complaint at hand We requested they submit all issues in writing and they failed to comply; the Landlord Tenant Act requires that all repair issues be in writing.Our maintenance man is heading out to the apartment today (6/25/15) to check on the leaks
We had previously addressed the issue with the floor in the kitchen We are sending maintenance back out to re-check the floor and the mildew issue in the bathroom The tenant, if not satisfied with the repairs, may move if he chooses to do so
There were belongings left at the premises, the grass was left un-cut, bushed left untrimmed, paint needed throughout house, holes in walls, oven was left dirty, smoke detector missing, back porch left dirty, etc Included is photos because that is all that it would allow me to attach.There will be a letter sent to the tenant regarding the issues found

Thr property damage they speak of was already there when we moved in and included in the photos and damage report at the time of move in and we were told not to do the yard when we moved outNot sure what property they are speaking ofThe home was checked multiple times for additional propertyAll smoke detectors were in the home and additional ones installed along with carbon monoxide detectors.
Lastly, according to Title 27; Chapter 40; Article 3; Section 27-40-the letter submitted on May 5, clearly started that the tenant requested her deposit back with the amount and forwarding address or written notification within days and the business did not comply with said law

The property is indeed now listed for sale. The $application fee is good for days for anything on our rental list. This was a new client of ours who had the home. We were unaware at the time the home was for sale since he did not notify us of it. The prospective tenant
was the one who informed us it was for sale, but applied for renting it anyway. On the application, it states it is non-refundable but we do not charge another fee if they were to apply for another home. We have several homes still available to apply for
The company did not install the proper equipment which resulted in failure of all the equipment installedTheir website did not state, nor did they state by phone, they were unfamiliar working with CPVC piping when they were contracted for the workThey also did not disclose what warranties were available on the parts or service at the time of service

To Whom It May Concern:Tuesday, April 21, 2015, a maintenance person from Azalea Realty's Office was sent out to inspect the property and work on the mildew issues stated
We are very sorry that Mr*** has had these issues with his CPVC pipingCPVC piping and fittings have only been used in new construction and remodeling for about 13-years now and history is showing that it is not a reliable product it can become brittle, split, melt for many different reasons
The industry is finding new ways everyday to deal with this product and as in any industry new product such as "Sharkbites" are being developed to help with transition from one type of material to anotherWe feel we have treated Mr*** fairly on each of our visits to his homeUnfortunately manufactures and contractors do not warranty materials or services for life, normally warranties are for 1-years onlyAgain we feel we have been very fair with charges and services rendered to Mr***.Again we are sorry that Mr*** feels as he doesOur warranty is for one year and we stand by our original statementWe will not be crediting his account for the full amount of service, although we did issue him a courtesy discount on this recent service already

The tenant took the apartment in an "as-in" condition. We have advised her on several occasions, if she feels she is in the right, she needs to take it up with Summary Court. Our maintenance men have tried several occasions to fix some issues she wanted addressed but would not...

The flap valve assembly will be taken care of by a technician, as I explained earlier. In the lease, it's stated that any issue with plumbing not caused by faulty plumbing will need to be paid for by the tenant. As she stated, the technician from [redacted] pulled out wet wipes from the...

I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this does not resolve my complaint. There is still leakage in our apartment ceiling. Maintainance addressed issues in the apartment above us, but not ours. Because there is ceiling leakage, mold can potentially grow, and we have a family here which includes babies who can get sick. Also, the kitchen light fixture and smoke detectors have water dripping from them, which can possibly spark a fire. We have sent written notices to Azalea Realty in the past about past issues, but they don't respond in a safe and timely manner unless we contact you (the Revdex.com). The issue is that Azalea does not take tenant concerns seriously.

There has not been any other issues reported by the tenant after our maintenance man went there. Our maintenance man was there at 1:20 PM FRIDAY, June 26, 2015.Please follow the Landlord Tenant Act and place all concerns in writing so we may address the issue
