I am writing you today regarding the two e-maisl we received and several calls we received while you stated you would be away with military duty and unable to handle finances. I am sorry that you are frustrated. We treat everyone the the same according to landlord tenant law and Equal... Housing at Zenith. Zenith e-mailed two different reminder notices to you (one on 06/13/16 at 1:42 PM, and another on 06/27/16 at 9:12 AM) regarding our holiday hours and payment options. All residents always have the option to pay in office, by mail, online, or using the PayLease cash pay option. You were given your PayLease cash pay card at your lease signing. Even if you did not have keep this card, your account number still remains the same. For this reason, in our reminder notice, we encouraged all residents to inquire with their property manager if they had questions about using the cash pay option. If you were unable to contact Zenith for this account number, PayLease has a 24 hour/7 days a week phone number to call to get an account number over the phone. This phone number can be found in several different places on PayLease’s website, and highlighted in the Support section. Our office hours last week were the same they have always been, with the exception of Friday, where we actually extended our office hours by 2 hours to ensure our residents would have sufficient time to come in and pay if they wished. If you are unable to come to the office, you are permitted to have someone drop off a check on your behalf. Additionally, you are also always permitted to mail a personal check, cashier’s check, or money order to our office. As always, rent is due on the 1st and you are permitted a grace period through the 4th to pay without penalty. Because of this reason, along with the several options for payment and the fact that you have been late before, I cannot waive your late fee of $150.00 for July. If you need an arrangement to make payments for this fee, I will be happy to discuss that with you. Otherwise, please remit this with your August 2016 rental payment.

July rent is stated that it is due on the 1st; however, due to our work schedules and a long holiday over the 4th, we had to submit our rent check early because Zenith warns us that it could take 7-business days to process rent checksWe had to submit the rent check a day before my paycheck get deposited in my bankZenith processed my rent check before July 1st, resulting in an overdraft penalty fee from my bank, another 'return-check' fee from Zenith's bank, and because of the holiday, it will result in a late rent penalty fee when we are able to resubmit the rentI am in the Army and I am on a very tight financial incomeThis posses a financial hardship for meI tried talking and stating my situation with the property manager in a professional attitude, make the desperate state of our situation clearI explained how hard it is to submit rent each month and I risk having an issue like this often, because of my pay dates from my work and the lag time it takes Zenith to process

Very poor rental company, seems like all they care about is the money they could careless about their tenants

Zenith has done such a great job of handling my rental house over the past year Zenith provides great monthly reports and also does needed repairs efficiently and without my involvement, no matter what is the emergency for the tenant
This year, not only was Zenith able to get my tenant to renew but at the same time the firm obtained a substantial increase in the rent, which was warranted by the hot rental market which the firm is based in
They have a crack team and are aggressive yet VERY professional
I really feel that Zenith "has my back" They are the real deal

The fees are WOW!!! Late fees in the $and up range They even charge you $for just working with themA finders fee! LOL They are very power hungry too If you call to ask questions about fees they tell you they will revoke the leaseThey threaten you and c=scare you I just want to know why so many fees and so high
I did sign the lease and they are very thorough and have a ton of paper work I would guess as an owner they are very good at raising rent and collecting fees of all kindsAs a tenant however, it is crazy Caution if renting! They scare me

I meant to clarify a couple of points before I hit send WE WAIVED OUR LATE FEE OF $ Even though we strongly feel this was the responsibility of the tenant to pay his/her rent on time
We feel we are being more than generous waiving our late fee for a NSF check We are not reimbursing a the tenants bank charge or waiving our bank charge Our business follows our rent collection policy that is clearly stated and applied to everyone fairly We do not hold checks Aside from that policy we were never informed that the check was indeed not good
