We have been under a property management contract with Yosemite Vacation Homes as an out-of-state owner since June 2019. Due to multiple issues with the company and owner, we gave a 30 day written cancellation of the contract on March 17, 2020. We are due rental income for the month of March and April which is due to be sent to us by the 10th of the following month. To date, we are non-receipt of our funds due. We also asked to be reimbursed for his use of a dumpster bin rental for at least one month plus dump fee due to the fact that manager was using it for his office trash. On multiple occasions, the manager rented our home to guests after he blocked out the rental website calendar. Once the calendar is blocked, it indicates zero payment due to the owners. When we spoke to him on this, he said we would get paid for those days. We knew the house was occupied and that he was using our dumpster because our neighbors witnessed it. We have a string email where the manager states the 'blocks' were from people extending their stay, however by blocking the dates we do not get paid based on the report. We have documentation showing the days blocked for 'maintenance' without a corresponding maintenance issue and pictures taken of the guests cars at our house during the 'blocked out' dates. We have a copy of the March report and ledger showing days rented in April since the report was not available when manager deleted our access to the reports. In the aforementioned string email, the manager states he is holding our funds to pay for spa service invoice. We hired the same spa maintenance company who states he has not been paid for March 2020 from Yosemite Vacation Homes. On April 24th the manager stated in attached email the account is being closed out and our funds will be issued Monday, April 27th. We have received nothing and our mail service has no delays. There are several issues, however, we want the money due us and an end to the retaliation by property manager for cancelling the contract.

At the end of March I’m sure you are aware of the Covid situation. We had a local walk into the office who was looking for a place to self isolate with parents and kids. They told me what they could afford and with cancelations pouring in I told them I would find them a place. We didn’t even charge them a cleaning fee to clean the home after which is normally 300 dollars itself. In this instance your home was available so while she was checking with her family I put a block on your home. This transaction was done on 3/18. I have been dealing with around 1000 people at that time trying to cancel or reschedule, so being behind is an understatement. Your algorithm theory doesn’t apply as it was a walk in.

Now since this is such a big issue ill send you an extra $300 for the room rates since I discounted the family so much because of the situation, I don’t have too but I will.

The dumpster, We have our own dumpster at our office for Contractors and Trash. If your neighbor seen something then this should of been brought to our attention so we could of talked to the contractor hired to clean the home, not when your mad 2 months later.

As far as the invoices, if someone didn’t put them in the system that is our fault at the end of the day. At the end of the day though you still owe for those items and we only collected on one.

The final check has the $200 included that we hold on each account. This brought the total to 1662.10
Also once again, We did not charge you for the Service Call by Thrasher Pool of 169.40 nor did we charge to $100 dollars for 3 months of service. So now that Im seeing all this put together, we only charged you the $888.96 as a missed invoice. Everything else we covered in the amount of 469.40.

I made reservation for vacation home Forest Glen Yosemite West for 5/24-5/27/2020 on 10/3/2019. Reservation # 3916. Deposit $388.99 and service fee $131 were drawn from my credit card on 10/4/2019. Cancellation policy allows full refund if cancel by 4/24/2020. My plan changed. I called property manager both on his cell and his office number and emailed him on since 1/4/2020 to 1/22/2020 with requests to cancel my reservation. No response. He answered his calls on 3 occasions- once stating he was in the car and will check his message, once he was not in front of his computer and the last time 1/21/2020 said he will “look at the reservation “ and Email me “ this week”. I only have phone calls record from 1/11/2020 since I did not think To keep record prior to that date an email record.
