The amounts referred to by Mrand Ms***, our previous tenants were the initial estimated charges on their Preliminary Security Deposit Settlement, dated 9/11/(copy attached) At that time, the tenants had not provided a receipt for having had the carpets cleaned (a requirement of
their contract), and we had not yet received final utility charges (also a contractual responsibility of the tenants) Yesterday our office received email from the tenants complaining that they had not had any further funds refunded, and it was discovered that our property manager had inadvertently sent the details needed to ‘finalize’ their deposit refund to ‘accounting’ at a different company on 10/31/ Upon realizing this error yesterday, our agent, Christy R***, explained the delay to the tenants, and our office yesterday (11/28/17) also completed the Final Deposit Disposition and sent it, along with a final deposit refund check, to the tenants (copy attached). As the report itemizes, there are charges to their security deposit for damage outside wear and tear to multiple walls as a result of child-gates the tenants had apparently installed. We have photo documentation of the damage to the walls, as well as moand move-out photos showing the yard issues. The final disposition also revised and removed the charge for carpet cleaning, as the tenants provided a receipt for having had the carpets cleaned after the date of the preliminary deposit disposition. The final also reduced the charges for utilities to reflect actual cost vsestimated, and it added charges for missing or dirty refrigerator and furnace filters which the lease stipulates is a tenant responsibility
