The misunderstanding began with the explanation to the Client of the difference between an 'A' Flood Zone and an 'AE' Flood Zone. Her home sits in an 'A' Zone and there is no base flood elevation published for theses zonesThe Client still requested that we fill out that portion of the form
We did survey the home and fill out Section 'E' of the form which established the difference between the ground around the home and the first floor and/or basement of the homeInsurance companies use this information to determine risk and the flood insurance rate to be usedYou cannot remove your insurance requirement if you are in an 'A' Zone. The Village of Hebron Floodplain Administrator established a Base Flood Elevation for this area at a later dateWe do not know how this was accomplished, as the Official Flood Maps do not have anything established for the Base Flood ElevationHowever, using that information, we could have filled out Section C for the ClientIn the interim, between our survey and the Client request date, FEMA changed the form and we would have had to redo the documentsThis was the reason for the additional cost of $150.In Summary, the Base Flood Elevation received from Hebron, placed the Base Flood approximately feet above the finished floor of the homeRaising a home that much would be very difficult, if not impossible
