Scam
Sends unsolicited "offers" to buy your property. I hate to think what price they would pay.
Outright scam.

Thank you
I just got a letter from them wanting to buy my property in Montana. I thought I'd check them out and thanks to all you I'm desiring throwing the letter away is the smartest deal.

Beware of these shady people!
Tom Willis and his wife Traci would solicit us with low ball offers on properties we owned through his Atlas Properties company that mysteriously disappeared (could it have been all the negative Google reviews?), only to reappear as Atlas Property Relief with his wife Traci Willis as the new head of the business. Now I see they are involved in Wilco Land, LLC as well. Both companies work out of the same office in Sioux Falls, SD soliciting random people with offers to purchase property for absurdly low amounts and then pawn them off on other foolish investors and pocket the difference (read the review posted by caveatemptor2 for a good description on how they run their land business). Unfortunately those who choose to do business by selling their properties to them may be vulnerable people that are easily taken advantage of or are extremely hard up for money and are not smart enough to contact a local realtor to help them sell their property. We never asked for their ridiculous land offers, but solicit they do for anyone and everyone because they may get someone to take their bait. If you have received solicitations from Atlas Property Relief or Wilco Land, LLC do yourself a favor and throw it in the trash. Stay clear of these sleazy companies, as people like Traci and Tom Willis seem to have no problem taking advantage of anyone no matter how vulnerable they are. Sick people, go get a real job!

Caveat Emptor. Buyer Beware.
I bought a piece of land from Wilco Land LLC with their financing. I was green, ignorant, and stupid but I'm not any more. Wilco puts together maps from the internet and finds stock photos off the internet to make the property look nice. Wilco never actually visits the property or studies it or marks corners. That's up to you. I bought it without seeing it and without doing proper research. It was landlocked, and in addition permits to build are not possible to get for this land. The paperwork contract that Wilco had me sign was flimsy and doesn't give me any rights. Yes, these guys are rascals, but who's at fault? Me, for trusting them. Thanks Wilco you schooled me.

Insult offer
I have a home and property that is in the 900k - 1M price range and this i[censored] or i[censored] has the gall to send me a offer for 70k. Get real

Dishonest company!
This company plus their "other" company Atlas Property Relief are dishonest. Their owners Tom and Traci Willis are scam artists trying to buy properties in Northern Minnesota for a fraction of their value. They prey on rural property owners who may be in difficult financial times and try to present themselves as a family business making an honest offer. Beware of them and help expose them for the crooks they are

Ageism and won't hire veterans
Hiring practices...where to begin. I've applied for no fewer than 5 jobs at Wilco in Corvallis over the past 2 yesrs. Ever notice they don't hire anybody over the age of 25 to work in their stores? They actively discriminiate against people over 30 and veterans. Legally, I have a hiring point preferance and yet have never once been contacted for an interview, even for an Administrative Assistsnt position. As veterans, my husband and I are counting the days until Coastal opens so we can kick these jerks to the curb. They don't deserve our money or respect.

Wilco does Not enforce Covid masks
I was in the new Sonora Wilco and there were more customers Not wearing masks than wearing them. People Covid is Not over. New hospitalities daily here. Teller said they did not want to argue with customers. Is your life worth this.

Sent us an offer of 32K on a 200K property. Predatory. Avoid.

Wilco Response • Apr 06, 2020

Hi Chuck - thanks for your review. We create our offers based on comps and assessed value amounts, but it's not a perfect system and sometimes we make mistakes. Sorry if that is the case. If you would like to submit a counter offer, you are welcome to do so.

Of course, if you are not interested in selling, feel free to throw the letter in the garbage!

Thanks,
Tom

Really! What comps! Doesn't seem truthful.

Just another business attempting to bilk and scam people out of their money. Wilco LLC (aka Atlas Property Relief) is looking for potential victims to take advantage of. Offering $32,000 for land that's appraised (or last sold for) $78,000 to $87,000. Give me a break.

RESPONSE TO BE PUBLISHED WITH THIS CUSTOMER REVIEW:
Hi Frederick - thanks for your response.

Some of the benefits of selling to us include fast closings, payment in cash, ease, and transparency. Compared to listing it with a realtor, this can be big advantage.

We do our best to make fair offers on properties, but we are not perfect. Of course, if you are not interested in selling, you can throw the offer away :)

Thanks,
Tom

My husband and I received a letter from Tom *** for an offer to purchase our propoerty in Siskiyou County, CA. We counter offered and he accepted. We were asked to release the information on the dues and/or fees due on this parcel which we did and paid all dues/fees to date. My husband called Tom in early June to find out the status of the sale. He never spoke to him and Tom did not return his call. I then sent an email on June 13th and inquired about the transaction and did not receive a response. On June 26th my husband called again an Tom answered the phone. My huspband inquired about the transaction and was told by Tom that he and his wife Traci had decided not to persue the sale of the property. We my husband inquired as to why he had not bothered to contact us regarding his decision he simply said he "forgot". This family should not be in business and we beleive they are scammers. I would like to report them so no one else gets hurt or scammed.

RESPONSE TO BE PUBLISHED WITH THIS CUSTOMER REVIEW:
Hi - Thanks for the feedback Paul and Suzan, sorry we did not follow up with you in a more timely manner! We have improved our processes to resolve this issue in the future.

Sincerely,
Tom

Customer Response • Apr 03, 2020

No we are not custormers because you made us an offer and then conveniently changed your mind but neglected to let us know. When you "forget" to call a client regrading a transaction you offered to us; you have no credible consideration.
