“Wonderful location...Will nickel and dime you at move out.”

Never before have I had this many problems with moving out of an apartment complex. Me, my roommate, and my cat lived in the apartment for 3 years (May 2017 - June 2020) and we were told that we had to get the carpet professionally cleaned (even though we had lived there long enough for them to have to replace the carpet and repaint anyway) before moving out. Due to our lack of funds because of the pandemic, we decided to take the hit and let them keep our security deposit. We still cleaned, vacuumed, and emptied the apartment. We did however forget to clean the oven and replace the drip pans ($37 max).

The staff hit us with a $355 fee not including the $300 security deposit they were keeping. After 7 Weeks of going back and forth through emails with pictures and documentation of what we cleaned, they still charged us $180 which they refused to document on the resident portal. I paid the fee because they threatened to put a collection out on us which would've damaged the credit score I have been working very hard to build.

This company does not care about its residents and are the kind of people that will send a collection agency after you for a measly $180. In times of Covid-19 that is a month worth of food and supplies, that is a decimal to the Las Brisas company. Due to this egregious business tactic, I will no longer recommend Weidner apartment complexes to friends, family, or on the internet. We had recommended this place to 5 different friends and they all had moved in and out during those 3 years.

The staff when we moved in were respectable people and up until the end of 2018, our friends had no problems with moving out and they didn't have to have the carpet professionally cleaned. Here's the kicker, they ALL got their security deposits back.

On move-in day 8/26/2019 I noticed many issues with the apartment but only a few were noted on the lease. The issues began with the countertops in the kitchen. First off, there were chips on the surface that needed paint, as well as the countertops, were not what was promised, the color that I paid for was white (white cost more during move-in than brown). Next, the drawer in the bathroom cabinet had fallen off and the AC panel in my bedroom closet needed paint and adjustment. However, there were many issues that were not stated therefore I put in a work order with maintenance to be fixed. A week after move-in the requests had been stated as “Completed” by maintenance as if all my complaints were resolved. Once I found that they had skewed the information I called the front office which took weeks to get ahold of someone. Shortly after the call, the bathroom drawer was the first reason maintenance arrived. But after watching the service maintenance carelessly drilled back the drawer they did not address the chew marks on the cabinets or the bathroom door. Which still has yet to be fixed after 11 months of living here. As well as the sink countertops and AC panel. I used my own resources to cover the sink countertops to avoid more discoloration and chipping in the paint. I also bought my own supplies to drill in the cabinets and AC panel (Pictures are provided in the PowerPoint).
On 6/18/2020 the AC unit broke and maintenance took two days to fix the issue. I had to spend two days and one night in a hotel. Maintenance did not answer their emergency number and I also could not contact the front office. (Pictures)
On 7/5/2020 the door draft stopper on the front door fell off and I put in a work order which was never done, so I did it myself. (Pictures)
On 7/10/2020 the front door did not shut correctly and it allowed for gnats and other bugs to enter my home which was very enticing due to the heat. I put in a work order through the online portal for maintenance and have yet to hear from them. On the same day, I decided to deep clean to try to rid of the gnats myself and I found a leak underneath my kitchen sink that had been attracting cockroaches from the sewer. I had also found a colony of gnats along with mold next to the dishwasher that I have never turned on since I moved in. I still find dead gnats in my freezer and fridge. I currently spend my days at work trying to call the front office because I have bugs and mold in my house. However, the front office still has not tried to contact me to resolve these issues. Dear Resident, After reviewing your maintenance requests I see there were 7 completed requests for your unit. 2 of those requests could not be completed at the correct time because the door was not answered upon our arrival and your phone was also not answered. Because you had previously told us we did not have permission to enter your unit alone, we could not go in. Because of this, we came back a week later, 8/5, and fixed your leak. We then discussed and scheduled that the maintenance team would come back to your unit to check on the work that was completed to make sure everything was working correctly. On 8/7 they came back, but no one was there to let them. We called but called you but did not receive an answer. On 8/8 we came back to try again but there was no one home again. Because of this, and because our phone calls to you were not returned, we assumed that everything was going well and the leak did not continue. Upon your move-out, we reimbursed your $200 deposit fee despite having to change your carpet from an unauthorized pet. We are saddened that you did not have a more positive experience with us. But we will not provide you with a reimbursement for your rent or an additional deposit. Thank you.

Tierra Vida apartments advertises to the public as "Tierra Vida Luxury Homes". I've lived here 12 years and have experienced the opposite. For example, I recently submitted a maintenance request to fix a leaking kitchen faucet at its base. The faucet is more than 20 years old and unsightly. See attached picture). I asked for the faucet to be replaced being consistent with this being a "luxuary apartment home" Fixing the leak requires disassembling the faucet. Why not replace the faucet while fixing the leak?
The leak was fixed. The faucet was not replaced. I submitted pictures with my work order for management to review ahead of the repair.

Company promised a quiet and comfortable environment to live in and, for a variety of reasons has failed to live up to that since the first day.
Upon move in 08/2017 there have been frequent and numerous problems with my apartment. When I signed the lease a comfortable and quiet home was assured, with quiet hours from 10p-8a daily. From the first week I have experienced problems with flooring and loud neighbors which was worked on but never entirely resolved. In an attempt at peace I decided that since it was decreased the tiniest degree that I would do my best to live with it. Also there is a large pest control issue. Recently I have had neighbors who infringe on my right to a quiet living environment by constantly being awoken at ridiculous times. The apartment will not enforce an eviction in spite of numerous warnings to tenant about quiet hours even with video evidence. I was told today that they will not even certainly be able to file for eviction without corroboration from a third party, which they are not willing to provide for me, instead only offering to deplete the county's resources by calling the police. My only option is to move, at my own expense when the company has not lived up to their pet of the lease.

Return of a portion of the $200.00 security deposit for *** Apartment XXXXX after vacating residence at end of lease.
We, my wife *** and I , ended our lease with Tierra Vida Apartments on October 31, 2017. I turned in the keys on October 31, 2017. I was told my deposit would be returned after deducting for a charge of approximately $70.00. I asked for a walk through of the apartment with management but was refused. I found this very odd. It has been over a month now and we have not heard from Tierra Vida. I have called several times during business hours and left messages on voice mail because no one answered the phone. I would like assistance in resolving this matter.

Thank you for reaching out regarding this concern.

We would very much like to answer this residents questions and concerns, but cannot address them in detail publicly in order to keep their identity and personal information private. We have not heard from this resident regarding this issue before, either by phone or in writing. Our phone calls to the resident have not been answered or returned and all written correspondence has been returned by the USPS.

Per the lease, security deposits are first applied toward any rent due, final utilities, and damages. If there is a balance due after moving out we reach out with a phone call, emails, and several mailed letters in order to amicably arrange payment. We also provide a detailed deposit accounting ledger along with an itemized move out inspection sheet. There are also photos of the move out condition upon request.

Please have the resident reach out to our office at their earliest convenience. We also have an internal customer service department if they would like to speak with someone at our corporate office. I will personally reach out to them with a phone call and email today in order to ensure they have our correct contact information. Thank you.

On Tuesday, October 31, 2017 I stopped in the office at Tierra Vida to check out. I was told that no walk through inspection would be done, no report of outstanding rent due provided, and a discussion of the unpaid utilities being taken from the deposit. I took pictures of the apartment after this meeting which are available upon request. I have never had an issue with move out like this. As stated, I was not given notice of any outstanding rent at the time I surrendered the keys to management. I would request that Tierra Vida accept payment for outstanding utilities. The apartment was in good repair. The carpet had normal wear and tear and was due for replacement. Tierra Vida chose to defer a walk through with me and didn't provide me with a total for "outstanding" rent because there was none. I do not believe Tierra Vida operated in good faith when ending the term of our lease agreement and did not provide me with full disclosure at the time I checked out.
