The system was inspected per the American Society of Home Inspectors (ASHI) and was found to be operational at the time of the inspection, as witnessed by the client The system was clearly listed in the home inspection report as a "Major Concern." A "Major Concern" is defined as a system or component which is considered significantly deficient or is unsafe Significant deficiencies need to be corrected and, except for some safety items, are likely to involve significant expense.We advised the client to have this system, and “all items listed (Major Concerns and Repair Items) evaluated prior to settlement and repairs made by qualified individuals.” This client chose not to act on the professional advice presented within the home inspection reportAs a local, family owned company we do not claim to be infallible; however we stand behind our inspections offering reimbursement and/or refund when warranted While we are sympathetic to this client’s reported financial situation, we are not responsible for it In the interest of good will, we will refund this client his full inspection fee of $489, subject to his signing the requisite releaseWe trust that this will be viewed as a reasonable response to a situation that would have been avoidable if the client had acted on our recommendations to have the system evaluated prior to settlement
