-*#*#I would be highly interested in joining or starting a CLASS ACTION LAWSUIT against them for this illegal policy. They are thieves!
They take 50% on booking day, 50% 30 days prior to your trip.
They took this money on a debit card (same as cash) and when the Chinese Virus swept through, they canceled our rental. They refuse to return ANY money, claiming it "was the county" that canceled the booking. Not true, as the county doesn't have the authority without a court order to cancel or void a 3rd party private transaction.
Regardless, they state: "we're offering a 100% dollar for dollar value for a future credit." THIS IS A TOTAL LIE. What they don't tell you, is that they have no ability to negotiate or offer the same deal at a future date for the same price. I booked the house because it was at a time and price convenient to me and my family (some coming from out of town)
At a future date that is agreeable to future family travel and weather, the price of the same rental is nearly DOUBLE. VACASA WILL NOT cover the price difference, and as a result, you're held hostage to a time and price that is convenient to them and not you. Not to mention that your "future credit" has a booking/usage expiration.
They then offered 110% of the value as credit. But that means absolutely nothing. At a 3 night rental for $800 110% is $880. The extra 80 dollars doesn't do anything when the price is 1.5 or 2 times higher in the future. A complaint on the Revdex.com website sums it up: "...with price and booking fees for 3 days rental today, you can't even get the same rental in the future for only 2 days, even with the 110% they claim to offer." (Because of "peak season" price increases, which they claim to have no ability to guarantee or negotiate with the home owner)
As a result, THEY ARE NOT ABLE TO OFFER OR GUARANTEE a true dollar for dollar future value, and as a result, they have to refund the money. We even offered a compromise to treat it as a standard Cancelation where they keep all the booking fees etc and they refused to compromise.
As a result, we went through our bank to prove that they refused to refund the money, or work towards any kind of compromise if it involved refunds of money.
CONCLUSION: DO NOT SUBJECT YOURSELF to their illegal business practices. They are a billion dollar corporation and they don't care about you because they know the chances of you suing them are very low.

I booked a property thru this company & as soon as I finished up my online booking, I received an email stating that my payment failed & they would hold my reservation for 24 hours until I resent payment. I then opened my banking app to check there before going back to the Vacasa website & paying again. The payment was already pending in my checking account within minutes of the reservation & funds were being held. I emailed Vacasa to let them know that the payment was in fact pending on my end along with a screenshot of my bank account so I wasn't sure why they were saying it failed on their side.
I understand sometimes things happens so I awaited a response. They responded telling me to give them a call. I waited another day to see if it would drop off of my bank account as a pending transaction. At that time, I was not going to pay again as instructed to do & have the funds held twice. I again emailed the following day another screenshot of it still pending in my bank. They blamed my bank for holding the funds & told me to contact my bank. I contacted my bank & was told Vacasa, the merchant, had to release them.
After multiple emails & screenshots of the payment still pending in my bank account, it is still not resolved. It's been three business days with a hold on my money & no reservation. I will never use them again. Buyer beware.
DO NOT BOOK THROUGH KAISER REALTY/WYNDHAM
We booked a vacation on Orange Beach through Wyndham Vacations and Kaiser Realty. Our stay was at Sunset Bungalow on Mariner circle on (across the street) from Orange Beach. We paid $3500 for the week July 13-July20. 5 bedroom 3 bath home not directly on the beach but we knew that. There were 10 of us staying there. When we first arrived we went to the Kaiser office to pick up the keys and were told that we wouldn't get them for a while because the previous tenants had left it a mess and they wanted to make sure it was really clean for us. We got the keys and when we pulled up we were excited about the house. Looked nice in a nice gated community. However, as we went through inspecting things here is what we found. The refrigerator smelled like dead seafood. It took 2 scrubbings with Pine Sol and leaving the doors open to dry out to half way get the smell out. We always check the beds wherever we stay. The first comforter pulled back had a big spot of blood on it. GROSS!! There was also blood on the bedroom closet walls. Disgusting. The next room we walked into had paper trash on the floor next in front of the night stand along with a dirty towel. There was sand in the bed so it was obvious the sheets had not been changed. The pillow cases were stained with makeup. We stripped all the beds and washed the linens. The next morning we went to sit out on the deck and 3 of the rockers were broken but set up so you couldn't tell until you sat in them. There was a bucket of nasty cigarette butts sitting by the front door. None of us smoke. The decor (pictures etc.) were disgustingly dirty. The rugs in both bathrooms were just trashed, old stained and worn out. The carpet in the master was stained and dirty. My feet were black after walking around for about an hour. The communication with Kaiser and Wyndham was awful. We made our first call and email Saturday evening and no response until Monday afternoon. No one would return my call or emails so I called the listing agent who had the property for sale to try to find a contact. (Kaiser realty asked to let them show the property on the first day we were there. NO way were we going to drag our whole family away in the middle of the afternoon).
I haven't even gotten to the run around I got from Kaiser or any of the people at their office about getting a Wyndham representative from corporate. They kept giving people in their office. I finally spoke to the rudest individual in customer service Tammy H. She was so nasty I put her on speaker for those with me to hear. Well I could go on and on and on. My husband and I used to travel a lot. I am disabled and my husband is retired and we aren't wealthy people. This was our first family vacation with our grandchildren and children. It took a year to save for it only to be disappointed that this was our experience.
I was told I would be refunded the cleaning and linen fee. (Patti offered to send someone over on Monday to clean, I told her we had already cleaned even pulled the refrigerator out and cleaned under it to make sure there wasn't anything living under it. I was not satisfied with being told basically too bad that's our policy. I was told I'd be refunded $97 plus tax on July 18 by Patti B (sp?) from the cleaning company she said it would take 5-10 days. Well yesterday was the eleventh day so I emailed her and she said there was a paper I had to sign and they would send it to me. I told her I was confused because she told me she requested the refund on July 18. She wrote back and said the refund would be coming today from Marshia S only after I told her I was expecting a return call back from Wyndham customer care did I get the money put directly in my acct. One other issue was I talked to Kimmie B in customer relations who was very very nice and took all the info and said she would forward it to the upper managerment. On Thursday and someone would contact me and if I didn't hear anything by Monday to call her back. I called Monday and she was off. I left a message with a representative for her to call me along with my email address. When I didn't hear back from her by 7 pm Tuesday I called her and she said she was sorry no one contacted me about this and she would take the appropriate steps to make sure this is resolved. Other than Madge and Kimi B no one wanted to help and I was pushed off on 7 different places and no one knew what or who I was talking about when referring to renting a house from Kaiser. So to get rid of me they gave me numbers to call.l and then they would give me a different number. This happened 7 times.
Kimi said she sent Anne with Kaiser all the info in the complaint. I didn't hear anything from "Anne" She contacted Kimi back about the situation basically saying they refunded the cleaning fee. Yes I got 107 back from them but that does not compensate me and my family for all the work, frustration and we did not get what we paid for. I think I should be refunded the first night rent. Because we stayed up cleaning until midnight.

We refunded the guest additional money and the refund was accepted by the guest as compensation. We regret the experience was less than expected and apologize for the the delay in a proper resolution. The challenge we faces was the condition of the property by the previous guest which had a departure date the same day this guest was scheduled to arrive. Sincerely Kaiser Realty.
