Twin Oaks as been a little busy with the response to and later issues from hurricane Irma, that this letter may be outside of the 10 day response.Priorities need to be set when dealing with any maintenance issues. as leak or AC issues. I will not waste anyone's time addressing dates and times of various repairs. Plain and simple we are talking about a clothes rack that is over loaded. Mrs. [redacted] has shoes in shoe boxes, from the top of each closet rack to the ceiling on all three racks contained within the closet. On all three racks there are full length dresses, wall to wall, side to side. There is simply TOO much weight on each shelf. It has zero to do with the age of the rack or how they were installed. I, assisted the maintenance man install the third set of 'Closet Maid' racks and informed Mrs. [redacted] that there was too much weight on the racks and she needed to get rid of some clothes. Even the installation was hampered by shoes stacked all over the 5' x 7' closet. I stacked dresses on top of the bed that nearly reached the ceiling fan. I was amazed at how many dresses came out of the closet. I counted 104 shoe boxes, that were taken down from the center rack. This combined with the dresses, I did not count, is simply TOO MUCH WEIGHT for the closet.This third rack was installed with six brace supports at each stud, 16" on center. If this rack comes down or breaks it will only be replaced by the purchase of a commercial grade rack by Mrs. [redacted].The 'behives' (hornet nests) under the eves of the second story area above her porch are sprayed or knocked down on a regular basis. Its Florida, there are pests outside, these are treated through normal maintenance requests.The 'odor' or smell coming from the AC system is non-existent. First, Freon does not have a 'gas' smell. Freon is a gas. When it leaks it evaporates into the atmosphere. IF, Mrs [redacted] AC unit was leaking Freon, her AC would not work properly to cool her apartment. It was checked, cleaned and serviced at her request and nothing was found in need of repair. The day I was in to help install the closet racks, the apartment was quite cool.Mrs. [redacted] does have an attached garage she rents. Something stored in her garage could be leaking and may be causing this 'gas' smell. Twin Oaks is only 12 years old and very well maintained. There are No gas appliances or gas supplies on the property.
