Water drainage in back yard
We have been working on this issue for a year and a half. While the house was still being built, the landscaper was installing a swale which was low in the middle and high on both ends. There is an additional low spot where water collects. The on-site supervisor for Trust told the landscaper that the swale was not going to work. There are two low spots which turn into lakes when it rains. That area is muddy and hard to mow the grass. No change was made. I have contacted the warranty agent at least a dozen times and he assured me it would be taken care of. I was told another landscaper would come out and look at the problem but he never showed up. The agent has stopped replying to my texts now.

Desired Outcome

The swale needs to be made so the water can drain away and the low spot needs to be filled in.

Thank you for taking the time to request more information. We have sent the appropriate parties to the site to evaluate the drainage area. There is no water standing within 10' or more of the base of the house. It appears that there are a few low spots in the mid and back of the property that are preventing water from draining off the lot within 72hours. Trust homes will be sending a contractor over to fill in and potentially regrade a small area to further allow drainage. Trust Homes warranty manager has spoken to property owner and has made aware of the steps Trust Homes will be taking to correct the issue. Pending weather, we hope to have this resolved this week or as soon as possible.

This is the action we have been anticipating to correct this issue.

Construction and damage of personal property
Trust Homes is building new homes in our neighborhood, our home is directly next door, they connected our sidewalk to the new part of the neighborhood. They have refused to clean up the debris that was left in our yard from digging to put the side walk down. We have contacted and contacted with zero response. Our yard has suffered and we are getting fined from our HOA because they will not take care of it. They have also drive tractors through our yard and ripped up our grass and never fixed the tractor marks.

Desired Outcome

We want them to clean up the debris from the side walk, fix our grass from the debris being left as well as fix the grass from where their tractors have gone through our yard.

Hello,
I have followed up with our on site agent and our builder in that community along with our online marketing team. We apologize as we cannot find any instance where the complaint was received. With that being said when we built the home in question we had to come back and add that side walk. It is actually on common property and was done after the fact. We did not want to wait for the developer. I have seen a picture of the sidewalk the work that needs to be done. It is on schedule to be complete in the next few days as far as removing the debris and fixing the landscaping around the newly poured sidewalk in the natural area between the two lots. We apologize if we missed the correspondence. We do have an onsite agent that is in the community on average 5 days a week and can help with any concerns. Our goal is always to be a good partner. We apologize for this issue and will have it up to standards in the next few days.

We have contacted the agent on site. She specifically said she received my emails and forwarded them to the builder. I have also sent other emails with no response. The dirt And debris have been there for over a month. The agent on site was rude and unhelpful. If it isn't cleared up in a few days, we need a direct contact to take care of this.

Trust hasn't followed through with appointments, doesn't communicate with us, and is not upholding their legal end of our home buying contract.
We built our home with a trust and closed on 2/28/18. From the beginning, there were problems. We closed late, and ended up losing our interest rate because they didn't even try to accommodate us. They never communicated properly with us when problems arose. When we moved in, they hadn't even cleaned our house, so I had to clean sawdust off of baseboards, showers, etc. at 6 months pregnant. As part of our contract, they were to fix cosmetic issues within the first year as the house settled. As a school teacher, I had two whole open months when they could come. They did not fulfill this obligation. We have had contractors come to do work unannounced because Trust set things up without telling us, or come at a completely different time when we aren't available, even receiving calls at work that people were here to work but no one was home. We are currently living with blue painters tape all over our walls marking spots they are to fix, alongside halfway done spackling work on the walls that needs to be painted over. From the beginning, they even had promised us a jack and Jill bath, and ended up building it differently without telling us. However, we did receive an update in our home at no cost to compensate for that mistake, and were satisfied. They also didn't remove stickers from windows, complete electrical work to make our master bedroom fireplace work, finish our attic floor, install toilet paper or paper towel holders, among other things that you would think would be part of finishing a house. We also have shoe prints in our hardwood stain, scratches on our "unscratchable" floors, cracks in our bathroom tiles, and speckles of paint on our hardwood where they did sloppy work and didn't properly cover to protect things. There are also several places within our carpeting where nails have been found sticking up, which is quite a hazard with two small children. They also set up pest control without our knowledge before we took ownership of the home, as well as leaving our HVAC unit on with an emergency setting option between midnight and 6am, which ended up costing us a lot of unnecessary money. (We only discovers this when our bill was large and called the power bird to have it investigated last winter).

Desired Outcome

We would like them to finish important work that they started, and to keep lines of communication open and accessible to us, as was agreed upon in our contracts.
