I am requesting a full refund of my 300.00 for the property on 942 S Champion Ave. I paid *** dollar application fee and a 300$ hold fee for the property. I was denied for the property in less than 5 hours and the house never came off you site. I spoke to one of your office assistant who explained to me that there would be no refund of the hold fee. It is unethical to take 300 dollars for a hold fee for a property that never came off your site also you denied my application in less than 24 hours to be exact it was 5 hours later. What are you doing with my 300.00? The processing of the application is only 55$. So your company think 's its alright to take 300.00 from someone for no reason at all? I called the Attorney General Office to complain about this issue and they will be in contact with your office shortly. I see that there is another complaint filed on 02/2020 and you mentioned that you sent an email. I also received an email but had NO MENTION of a NON refundable hold fee of 300.00 only a non refundable 300.00 pet fee. I have also put a call into the Ohio Department of Commence to complain about this groups predatory activity. I have put in a dispute to my bank as well. I would hope at this time in the country when every dollar counts for Americans your group would do the right thing and stop this predatory activity. I will also be calling the Governor’s office to let them know how your group operates.
Regretfully Disappointed
On 4/27/2020 at 9:29am an e-mail was sent to the e-mail
address provided in the rental inquiry. The e-mail listed in detail all of the
resident qualifications that we require our residents to meet in order to be
approved for the home. The e-mail also requests that we ask every potential
applicant to review our application process on our website before submitting an
application. A link to our website was also provided to view this information.
The following information is outlined on our website in
which each prospective resident is directed to review. "PAY THE APPLICATION & HOLD FEE In order to
process your application, a non-refundable application fee of $55 must be paid
online via credit card for each applicant. The $300 hold fee must be paid to
hold/reserve the home while processing the application. Hold fee will be
applied to the resident ledger at move in. Please Note: The hold fee will not
be refunded for any circumstances listed below once the application has been
submitted.- Provide fraudulent information on your application- Applicant fails to meet outlined qualification for application approval- Applicant fails to provide proof of income/residential history and any necessary requested information/documents needed on behalf of the background and credit screening. This information is the responsibility of the applicant and not the leasing agent. All requested document are needed within 48-hours of completing your online application.- Fail to sign the rental agreement within 48-hours of receiving signing request. - Fail to provided the additional funds required for occupancy. - Fail to take occupancy on or before the available move in date, regardless of the reason"We received the application on 4/27/2020 at 10:46am. Before
an applicant is allowed to pay the application and hold fee they must verify
they have read the terms and conditions as well as they see the below
information on the payment screen informing them of the next steps for the
application.
"- Upon Approval of application, you will no longer be able to edit the information contained in the application form.- Convenience Fees, if applicable, will be displayed after you select your preferred payment option and proceed to payments.- You will not be able to add, edit or remove any occupants after approval of application.- This property requires that you agree to be screened after payment of the application fees.- Please note that in order to continue the application process, all application fees & hold fee will need to be paid for both the primary applicant and if applicable, any additional applicants. The Application
was declined and reason for the application being declined was e-mailed to the
resident on 4/27/2020
I completed an online application for an apartment. I paid an application fee using ***, it was non refundable. They said I had to pay an extra fee to hold the apartment. I paid it. The application said I would get the money added to the rent if I paid with my card. And if I was denied I would be refunded.
but when I got denied they kept the money. They told me the application said the other money was non refundable too.
When I tried to go back to my application, they had deleted all my info and blocked me, so I can't prove what it said.
Prior to paying the application fee of $55 and the hold fee
of $300 the applicant indicates in the application they acknowledge: “Upon Approval of application, you will no longer be able to edit the information contained in the application form. We strongly stress in our rental inquiries as well as the
print marketing available in all of our properties in addition to our website
what our rental criteria is for every property. Two e-mail were sent directly
to the applicant (2/24/2020 & 2/25/2020) prior to submitting the application on 2/27/2020 stating the rental qualifications
for the property as well as the application process explaining the hold fee will not be refunded for any circumstances listed below once the application has been submitted. Provide fraudulent information on your application. Applicant fails to meet outlined qualification for application approval.
