As an agent of the homeowner association, there are several issue with this companyDenise R***, has not followed the governing documents of this communityI have reported issues with owners not following the leash lawDog poo in my yard and almost being bitten by a dog of it leash The property management company which is the Management Trust and our board of directors are not keeping the values up in our communityI have pictures to show the neglect because our (CC&R) are not followed
I agree with Trio management that the property management does not clearly take care of the property The house next door is not properly maintained the owner is doing all the repairs himself by repairing the sidingThere are old appliances and sinks in driveways
All of my complaints are valid and adhered to our governing documentsincluding the parking issue in this development which does not allow owners to park their cars on the community Street in front of our homes

Received a bill on behalf of my deceased mother for a yearly association payment due that I never knew existedLate fee added on what basis? I paid a payment on the date that it was scheduled to incure a late fee I paid the late fee but someone decided to send a collection letter on the same day as the payment was made I was not told that a collection letter could be issued on the date the payment became a late payment and that a collection letter fee could be assessed I have paid other payments on or after the date the payment became late and never received a letter or a collection letter feeSince then they have sent me other collection letters, without reference to this letter fee and since I had made my payments and appropriate late fees, I assumed at first it was payments and letters crossing in the mail When they continued I tried to get an explanation and from 4/1/to 12/5/I was unsuccessful When I discovered what they were doing, I send emails to Nhu D*** and Michael H***, both of Management Trust I received an email on Dec 24th from Nhu saying "We review all accounts on the 25th and we charge

I just tried to submit a "testimonial" to the Trust Management websiteand for some reason my "1" star testimonial was not added Not that it surprised me in that I feel this company lacks integrity and professionalism to include:
- Poor service
- Lack of follow through
- Unprofessional and condescending
- No accountability
- Unorganized
- Consistent accounting errors
I've reached out to several of my neighbors and it turns out I'm not the only one who has had a terrible experience It makes me question if our Homeowner's Dues are being properly managed if they can't get simple assessment billing accurate Not to mention, they can't seem to find the document I mailed with all of my account information I sent to set up an auto-deductOne more thing, they deliberately make it impossible to speak with a manager There is certainly something very disturbing regarding how they do business
We have automatic bill pay set up with The Management Trust so we do not have to worry about annual HOA due paymentsEvery year TMT makes excuses that the payment did not go through, which is counter to what our bank tells us and they charge us $50-hundreds of dollars in late fees This is obviously a racquet because it happens every year and conveniently they do not accept payments over the phone

I called them on 1/25/and spoke to someone that said they noticed some type of error and would fix it, and then follow up with me to provide an updated bill with details of the charges later that same day, but they never did

We were selling a rental home in the home owners association managed by the Management Trust To sell the house a HOA demand is needed from the management company The management company requires days to supply the demand and our Title company initiated the demand documents weeks for the the closing date for the house The Title company contacted the Management Trust on 9/1/and again on 9/7/ The Title company received information on 9/8/and on the same day, sent the necessary documents to *** (a company used by the Management Trust for the demand) They did not receive the information from *** until 9/12/and at this point I received an email stating that we would have to pay an additional fee of $60-dollars to get a rush delivery on the demand to be able to close of the date wanted I called the property manager, Kathy H*** about it who said that she did receive the voicemails, but didn't get to them right away I have also communicated by ema

The Management Trust (TMT) was hired by the Board of Directors (BOD) of the Oak Knoll Homeowners Association after Superior Community Management resigned from its position/role, sometime in the latter half of January 2016, TMT facilitated the creation and passage of the Street Tree Resolution signed by the BOD that effectively amends and modifies Section of our CC&Rs without the required 75% vote of the homeowners stipulated under CC&R and and ORS 94.590(1)(a)Both the BOD and TMT is cognizant of the fact that a 75% vote is required to amend or modify the CC&Rs, but having failed that in Sep2011, they conspired with this Street Tree Resolution drafted by an attorney with Vial F

This company is one of the least ethical organizations I have ever had the displeasure of encountering Ever since my HOA contracted with this firm (for reasons that will probably never be explained to me) my HOA rate increase from $91/month to $per month The attorney they hired to represent The Bluff at Bornstedt Village homeowners in a lawsuit against the developer didn't even work hard enough to avoid the individual homeowners from being billed an additional $construction defect repair assessment But somehow that attorney is still on retainer
To top things off, if you want to sell your property, it will cost you nearly $to get the payoff quote from The Management Trust to your title company I was supposed to close a sale on my townhouse on August 9th My title officer submitted the payoff request on August 1st, but we were told I wouldn't receive my payoff quote until August 19th Really? Nearly three weeks to provide a payoff quote? The resolution: pay an ADDITIONAL $RUSH FEE These bullies hold your payoff quote hostage until you pay the rush fee! I am not joking: the MOMENT I paid the fee so that my closing date wouldn't elapse, my title officer received the paperwork What is ridiculous is that they could have emailed my file at literally any moment in time, but didn't until I paid their usurous fees
Avoid any HOAs, developments, or affiliations with this company They will gouge every penny from you, and I will not waste a moment's hesitation to tell anyone who will listen about this company's mode of operation and how they treat homeowners Vote with your dollars, people

The Management Trust (TMT) is fining us for violations that are incorrect, were cited erroneously, and this has been confirmed by our HOA boardSeveral of their alleged violation notices were sent to us via the TMT agent trespassing onto our neighbor's lawn so they could view into our side yard, which is highly inappropriate, if not illegal We are disputing these claims with the boards, have worked consistently to resolve these claims, and have written confirmations that the violations are in error, yet TMT continues to send us fine notices, each one with a different amount so it is impossible to know what their exact amount in question is, and they have ceased communication all together, making it impossible to resolve thisThe HOA Board requested an audit of our account from the management company and they have failed to provide those details and are unavailable

She then hung up. We have not received a return call since.Friday, August 4th - left two voice messagesTuesday, August 8th - left voice messageThe Management Trust's policy and process for records examination is reasonable and compliant with the RCW. This process allows us to provide records access in a logical, expedient, and businesslike manner. Our Tacoma office is not staffed to provide the appropriate support to homeowners requests for records examination. Therefore we require that appointments are made to visit our main office in Kirkland, Washington which is the registered address for our client associations. We make every effort so that the production is as complete as possible per the written request; however, we cannot guarantee that all records requested will be available. The request process provides an opportunity to confirm, in advance, that the records the homeowner wishes to examine will be available upon their arrival at our office, that there is reserved space in which to conduct their examination, and that an employee owner is available to support the homeowner through the process. It is our practice to cooperate with homeowners requests for records examination and our process has served this objective well over the many years we have been in the business of serving homeowner associations, the boards that govern them, and their member homeowners. The financial records and reports that we prepare for our client associations are complete as presented to the board of directors. The board of directors of this association has not made a complaint or claim that the financial reports are inaccurate. We have no reason to believe that the financial records and reports are inaccurate or incomplete.We are happy to speak with Ms*** to assist and ask that she return Ms***'s calls to her so that we can move forward. Unfortunately we are unable to fulfill a records examination request without a signed request. We have been responsive to this complaint but are unable to resolve it without Ms***'s cooperation and engagement in the process.
