I am responding to a complaint that was filed against Gateway At Columbia, Complaint ID#***. When *** *** moved out of his apartment on 7/31/2015, his unit was walked to access damages. *** had a Dog during his residency from 8/18/14-7/31/15. Upon walking
his unit at move out, a horrific smell of pet urine and pet stains were found in his bedroom, as well as the common area. Due to the damage, we had to have the carpets replaced because there was no way for us to get the smell out and the padding had to be replaced as well. We provided *** with a copy of the invoice from Sherwin Williams upon his request, which I have included the email inquiry and reply, providing his with this information. As you can see, *** was not charged for the full carpet replacement, only the part that he was responsible for. We had to replace the carpet in the 2nd bedroom at the same time, in order to keep the carpets uniform and matching, which wasn't charged back to ***.His account did go into collections after his move out, and was handed over to FCO for collections. After investigating the claim that *** had about our records not showing the write off amount that FCO had settled wit, it FCO has the authorization to settle all collection accounts at 20%, as done with ***. The problem is that FCO never notified us that they had done so, so our records still showed him as owing $on his account. We are in the middle of a property sale, and were in the process of switching collection companies. The system dates were set to pull all past due accounts at move out, which is always on 7/31. Because his account was never corrected, it pulled his account into collections, however, the day after it pulled the account, a letter, as well as an email, was sent out to the accounts that were affected in error. His account was immediately corrected, well before the complaint was filed.In our defense, we provided all documentation upon request, as shown. The Sherwin Williams bill also shows the invoice amount and what we charged ***. Technically, we could have charged him the full balance, but we didn't.
